AURA elevates amenity living at Melbourne Square

Builder-developer Scion is the latest to target Sydney's booming Hills Showground Metro precinct, filing plans for more than 100 apartments within walking distance of the station.

Scion has lodged a concurrent rezoning and State Significant Development Application for <a href="https://www.apartments.com.au/new-apartments/27-33-middleton-avenue-castle-hill-nsw-2154">27–33 Middleton Avenue</a>, where it plans to replace four existing homes with an 11 and 14-storey mixed-use development comprising 109 apartments, six affordable housing dwellings, and a ground-floor café.

Designed by BHK Architects, the proposal includes three levels of basement parking with 174 spaces, more than 1,200 sqm of communal open space, and extensive landscaping across the 3,791 sqm site.

The development has been designed as two buildings connected by a recessed wintergarden spine, with the 14-storey building positioned to the south and the 11-storey building to the north.

The apartment mix has been weighted towards owner-occupiers, with 13 one-bedroom apartments, 55 two-bedroom residences, 31 three-bedroom apartments, six three-bedroom lofts, and four four-bedroom homes. Six apartments will be dedicated as affordable housing in line with the NSW Housing SEPP.

According to the Architectural Design Report by BKH, the proposal seeks to create "a place-responsive architecture" inspired by the natural landscape surrounding Cattai Creek, while strengthening the public domain through landscaping, active frontages and a neighbourhood café.

Atlas Urban, in its Urban Design Report, says the proposal takes a different approach to increasing density around Hills Showground Station by favouring a more slender, vertically articulated built form over a conventional mid-rise outcome. The report argues this allows for greater deep soil planting, improved solar access and a better public domain outcome, while still delivering additional housing close to rapid public transport.

The site sits around 500 metres from Hills Showground Metro Station, within a precinct earmarked for significant residential intensification following the opening of the Sydney Metro Northwest line. Planning documents accompanying the application note that Greater Sydney's population has grown by more than one million people since planning for the precinct first began, reinforcing the need to accelerate housing delivery around existing transport infrastructure.

Scion is expanding its development pipeline which also includes <a href="https://www.apartments.com.au/new-apartments/chatham-west-ryde-2-6-chatham-road-west-ryde-nsw-2114">Chatham in West Ryde</a>, 62 apartments which are approaching completion. They also have a State Significant Development Application with the NSW Government's Housing Delivery Authority for <a href="https://www.apartments.com.au/new-apartments/96-anzac-avenue-west-ryde-nsw-2114">145 apartments on Anzac Avenue</a>, also in West Ryde.

First look: Scion plots Castle Hill apartment development near Hills Showground Metro Station

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

Off-the-plan property explained: What is stamp duty?

Fortis has secured development approval for a premium residential project in the heart of Woollahra.&nbsp;

The prominent eastern suburbs developer has been working with the 14 owners of the 2a James Street address for the last 12 months, recently finalising the purchase of the 3,500 sqm development site, the largest ever land consolidation in Woollahra and now the largest privately held parcel of land in the suburb.

The current existing and dilapidated buildings on the site date back to the late 1800s and early 1900s and will be architecturally restored as part of the $170 million project.

Alongside the refurbished buildings, the approved concept will also feature a collection of newly built luxury residences, comprising two-, three- and four-bedroom apartments.. Funded by Pallas Capital, construction on the project is expected to commence late 2023.

Fortis paid around $50 million for the site.&nbsp; 
 
Fortis Director Charles Mellick says the team’s&nbsp;work at the nearby Pallas House Sydney and Gaden House demonstrates their commitment towards retaining Sydney’s architectural heritage.

“We feel privileged to have the opportunity to lovingly restore and reinvigorate this site, bringing it back to life,” Mellick says.

”We will be preserving the best architectural elements of the site so it can be enjoyed by future generations.

Mellick says the project is the first time off the plan apartments of this scale are being offered in Woollahra, also marking the biggest sqm regeneration in this suburb.

“Our aim with this project is to be sympathetic to its heritage and context, ensuring that the existing buildings are restored. A new build on the site will feature a collection of premium apartments, bringing together unparalleled quality and premium amenities in a location where new apartments are few and far between.”

​MHN Design Union have been appointed as the lead architects on the project, with landscaping by Wyer &amp; Co. The 1900s terrace interiors are being redesigned by local Phoebe Nicol, with a collection of two- and three- bedroom homes with north-facing gardens and secure car parking.

​The interiors of the luxury new residences are being undertaken by Alexander &amp; Co. The new build will comprise north facing, two-, three- and four-bedroom residences with large entertaining areas and ample outdoor space.

​The 1880s theatre will be restored by Mim design and converted into a single trophy residence, with an expected end value of $20 million. The interiors will be an ode to the historic grandeur of the original property, complete with its own basement, tunnel cellar, internal landscaped courtyards and pool.&nbsp;

​Woollahra, one of Australia’s most tightly held suburbs with generational wealth, is located five kilometres from the CBD in Sydney’s east, and is known for its timeless, tree-lined suburban streets and village-style shopping areas. Pallas Group is the parent company of real estate financier and investment manager, Pallas Capital, and property developer, Fortis. The expected end value of Fortis projects currently under construction or under a planning proposal is $4 billion nationwide.

Fortis secure approval for $170 million Woollahra development

Having completed One The Waterfront in Sydney's Wentworth Point, busy apartment developer Piety Group is onto its final stage of their Wentworth Point project.

They've submitted plans for two more buildings, at this stage just known as Building F and Building C, which will bring a further 155 apartments to the area which was not so long ago just mud flats.

The development will have 620 apartments across nine buildings with the new apartments since Piety Group started the $520 million development phase in 2010.

Turner Studio noted in their architectural report submitted to the Parramatta council that the architectural form of the two towers seeks to acknowledge the pattern of the substantially completed One The Waterfront residential development.

They noted that the&nbsp;built form of the previously approved development applications have allowed for stepping in the facade alignment, and substantial indents in the built form along Bennelong Parkway.

"These result in a highly articulated streetscape and urban design outcome," Turner suggested, adding that the proposed built form opens up view lines into the central podium courtyards to Bennelong Parkway that improves the permeability of the scheme.

"The new buildings are in keeping with their adjoining context and will marry with the remainder of the scheme. Their stepped building form will further enhance the articulation of the precinct’s streetscape."

They say the proposal significantly improves the building separation distances already achieved within the already completed components of the scheme.

Turner note that the proposal seeks to do better than 'business as usual' and has made the landscaping component key to the design excellence of the overall scheme.

"The proposal seeks to create a lush green landscape that frames and envelopes the proposed new Buildings E &amp; F. These new additional landscaped spaces will complete a network of green links that connect Homebush Bay to the Millenium Parklands, and the adjacent Bay Park to the Haslams Creek wetlands."

Turner note that the proposal seeks to do better than 'business as usual' and has made the landscaping component key to the design excellence of the overall scheme.

While buyers continue to watch the RBA raise interest rates which, in turn, is damaging prospective buyers potential spending capacity, Sydney developer Piety Group is looking to offset any fears of future rate rises.

As an industry-first, Piety Group, in conjunction with Laver Residential Projects who are selling and marketing the newly completed luxury lifestyle apartments at ONE the Waterfront in Wentworth Point are making a unique ‘freeze your rate’ offer to investor and owner-occupier buyers.

The busy South East Queenslander apartment developer Spyre Group, who recently set the record for the most expensive apartment in Queensland at their Glasshouse, Burleigh Heads project, are set to take on a new development in the same suburb.

They've lodged plans for Basalt, 46 apartments at&nbsp;1871 Gold Coast Highway, just one row back from Ed Harry Park and the beach and across the road from Burleigh Heads State School.

The design was all about the headland, DKO Architecture noted in their design submission to the Gold Coast City Council.

"The [Jellurgual] Burleigh headland area has been a place of special stories for the Kombumerri people for 30,000 years," DKO stated.

"The headland is a living museum and habitat for many rare plant species - dominated by a littoral rainforest, a dry form of rainforest which grows only by the sea.

"Taking inspiration from the [Jellurgual] Burleigh headland, the protective dense vegetation of the rainforest and the filtered views is reflected in the building's plan."

The building caters for a number of buyers, with 14 two-bedroom apartments and 32 three-bedders across the 18-level building, which complies with the 53m above ground level restriction in the area.

There's around 240 sqm of resident amenity, including a 90 sqm private dining space on level two, and a 10 metre pool, deck, and gym, on level three.

The building opens up to the views in the more public spaces in the apartment, DKO suggest, like the edge of the dry rainforest overlooking the rocky edged ocean.

Town Planning Report by Urban Strategies believes the development will deliver an innovative and attractive piece of architecture that will complement and contribute to the emerging Burleigh Heads skyline.

"A central feature of the design is to modulate the long axis of the building. Consequently, the typical tower floor plate is incredibly slender and has significant variation in plan form to provide articulation.

"Additional design features such as vertical landscaping (occurring adjacent to the core of the north and south façade) and a unique perforated metal spiral screen will provide built form relief and 3-dimensional effects. The screens span the full height of the building."

Spyre Group secured the $20 million sale of the penthouse in their nearby Goodwin Terrace development Glasshouse, earlier this year, which was not only the biggest off the plan apartment sale in Queensland, it was the biggest sale of any apartment.

Spyre recently launched their new Toowong apartment development, Arc Residences, a striking 28-apartment building by bureau^proberts.

Sterling Global deliver limestone-clad apartments to Toorak

Prominent Gold Coast developer Aniko Group is planning to bring over 1,000 apartments to a recently secured site in Mermaid Beach, pitched as being destined to become the southern gateway to the city’s central precincts of Broadbeach and Surfers Paradise.

Aniko, led by managing director George Mastrocostas, are still putting the final touches to the development plans, but there will be four towers homing the apartments, rising 25, 30, 40 and 45 levels.

The mixed-use development will also include more than 5,000 sqm of commercial A-grade office space, leveraging off the site’s prime position along the Gold Coast light rail while bolstering supply in a tightening Gold Coast office market.

Mastrocostas said Mermaid Beach has become the Gold Coast’s most dynamic beachside suburb, and the development will create a new beating heart for the area.

“This will be a unique community within one of the Gold Coast’s most desirable beachside suburbs that not only offers easy access to the beach and central Broadbeach but is truly a lifestyle location featuring the Gold Coast Exhibition Centre, Star Casino, Pacific Fair Shopping Centre and central Broadbeach all in the one precinct," Mastrocostas said.

“We have developed a scheme that includes an activated ground-floor waterfront fine dining precinct that will elevate our resident and visitor experience.

“Stepping up off the ground into commercial offices provides a supply of new office space that the area has been seeking.

“Capping off the scheme is a residential offering harnessing the incredible sight lines across iconic beaches into the open ocean and the hinterland, while residents and visitors will be just a short stroll from an array of Gold Coast beaches.”

Aniko Group is close to finalising plans for the Mermaid Beach site and expects to lodge a development application in coming months, with Plus Architecture already drawing up the designs.

“Being such a significant project, our design team is taking a considered approach to create a standout development in an increasingly discerning market,” Mastrocostas added.

“A site of this scale would normally take years to amalgamate, but we are now ready to go with a development that will create a vibrant new coastal community and leave a legacy that we believe will stand the test of time.”

In recent years, the Mermaid Beach residential market has achieved exceptional price growth which has positioned the area as the city&amp;#39;s hottest beachfront suburb. The Gold Coast’s famous multi-millionaires row, Hedges Avenue, is just a stone’s throw away from the site.

The sale of the site at Seaview Avenue was negotiated by Managing Director of CBRE Gold Coast, Mark Witheriff.

Aniko Group, which has successfully launched five luxury residential projects worth more than $500 million at Hope Island in the past three years, currently has a $105 million residential development in train at Chevron Island.

Hutchinson’s Builders have finalised works on the Doma Group development, The Crossing.&nbsp;

Set to settle in the coming weeks, the project will deliver 48 boutique apartments to the heart of the Civic precinct in Newcastle.

Built around an open breezeway and extensive landscaping, The Crossing comprises a mix of one, two and three-bedroom apartments; the residence benefit from views over the harbour and city.&nbsp;

The project was sold by Colliers Newcastle across 2020 and 2021, remaining true to the planned build schedule, with pre-settlement inspections occurring over the past weeks.&nbsp;

Colliers' Senior Executive Sales Agent, Christian Booth said the area has a huge demand for this project, with extensive buyer regret for those who didn’t act quickly, with significant growth for those who did.&nbsp;

“Colliers are thrilled to be meeting buyers in the coming weeks to handover keys and we know the buyers are keenly awaiting this,” Booth said.&nbsp;

The Crossing is the fourth residential development for DOMA in Newcastle, preceded by Edition and Lume on Honeysuckle Drive and Bishopsgate in Wickham.

Settlement of their fifth development, Huntington, is expected throughout October and November of this year.&nbsp;

Plans for Capital Corporation’s apartment project on the site of the Seventh-day Adventist Church site, Wahroonga Estate, have been given the green light by Ku-ring-gai Council.&nbsp;

Lodged on behalf of the Adventist Church, the plans were approved for&nbsp;136 - 144 Fox Valley Road, following extensive planning, community engagement and modification.

Designed by architectural consultancy firm, GroupGSA, the energy-efficient buildings aim to be visually interesting, contemporary and sympathetic to the surrounding area, with the building’s interiors also benefiting from designs by Coco Republic.&nbsp;

Ranging from four to six-storeys, the buildings will be constructed across two stages, with 143 apartments set for the first stage and an additional 34 in the second.&nbsp;

26 one-bedroom, 95 two-bedroom and 56 three-bedroom apartments will be delivered across the project, with a new two lane access road set to be built as well, providing an entry point to a shared basement.

The apartments will be located within the approved concept plan’s building envelope, just off Fox Valley Rd, with the DA approval coming 12 years after the State Government approved a Part 3A plan for the site, which included the expansion of the Sydney Adventist Hospital and a range of residential, commercial and higher education developments.&nbsp;

The entire Wahroonga Estate is divided into five neighbourhoods and includes 31.4 hectares of environmental conservation land.

Jim Hunter, Director of Capital Corporation, said the planning process was inclusive of the Council and community feedback to ensure the needs of the local area were met.&nbsp;

“The project has been years in the making. We carefully considered feedback from the community and made many amendments in response,” Hunter said.&nbsp;

“The collaborative approach we took with Council and the community ensured we are delivering a plan that meets the needs of the local community and this was evident in the amount of feedback received.”&nbsp;

A review of initial plans resulted in the reconfiguration of the residential development’s footprint, along with the addition of landscaping and open space.&nbsp;

&nbsp;“We are thrilled with the result and we are excited to bring this project to market in early 2023,” Hunter added.&nbsp;

The proceeds from the development will also unlock funding for reinvestment into facilities, new educational hubs and other community assets within the Wahroonga Estate precinct.&nbsp;
