Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

Construction has commenced on a six star luxury development on the Central Coast.&nbsp;

The $250 million master planned estate, Rumbalara Residences, is the work of Australian private investment group Alceon, in collaboration with builders Deicorp and architects Marchese Partners.&nbsp;

Whilst the Cross's character has been somewhat lost; Darlinghurst still is visibly a place of character and ideas, and increasingly is home to the next generation of personalities.&nbsp;

Persona and character are still ingrained in the original buildings that line the leafy streets with 349 Liverpool Street set to be the stage for the next influx of characters.&nbsp;

Sydney-developers Toohey Miller has lodged a development application for the 685 sqm site, with plans to demolish the existing residential building for a new seven-storey apartment building.&nbsp;

Designed by renowned architects, Woods Bagot, the residences will stay sympathetic to the site’s history and heritage, with plans to craft a modern interpretation of an art deco building, delivering 14 two and three-bedroom.

Two apartments will sit across each floorplate, spanning from 95 sqm to 150 sqm, with the level six apartments benefiting from a private rooftop terrace with a plunge pool and seating.&nbsp;&nbsp;

In keeping with surrounding roof terraces, the proposal celebrates the crowning space with a communal resident’s space as well, complete with dining and seating space in addition to the covered amenity space across the ground level.&nbsp;

The building palette is derived from the site through native planting, sandstone materiality, and detailing reminiscent of the original buildings that surround it.&nbsp;

Whilst the glimmer of The Cross has diminished, a resilient sparkle remains through natural metals, the most polished of which adorns the entrances of the buildings.

The 1970's was a particularly hedonistic period of Darlinghurst's history; filled with the character's that have become urban legends and colourful stories of questionable behaviour.

It was during this period that the terrace houses that once occupied the site succumbed to a particularly damaging fire, destroying all structure.&nbsp;

Remnants of these houses and the fire itself are traced through the contrast in brickwork of the adjoining apartment buildings, while a clear outline is preserved and made visible through the open balconies that flank the proposal.&nbsp;

The other remnant of the original terrace houses is the raised ground level that the terrace houses once sat upon which has to been preserved to create a dialog with the surrounding terrace houses.

In a nod to the original rhythm of Liverpool Street, a continuation of the sandstone fence that marks the boundary and entrance alignment is continued at the face of the new proposal.&nbsp;

“From the first glimpses of the site, this sits the building within the cadence of Liverpool Street at a human scale,” the development application says.&nbsp;

As an interpretation of the apartment buildings that surround, 349 Liverpool Street marks its entrance with a strong vertical element.&nbsp;

“Seen as a continuation of the sandstone materiality, this is an opportunity to identify the building through interpretive art or by overlaying the stories of the characters that once resided in the area.”

The proposed design maintains the original ground plane to preserve this visible link to the terrace houses that once occupied the site while the open breezeway also allows for natural light and air through the length of the building.

In collaboration with Dangar Barin Smith, the landscape design and plant selection for the proposal not only contributes to the liveability of the residences, but also speaks to the origins of the site pre-settlement.

Toohey Miller to build art-deco apartments on Darlinghurst heritage-conservation site

Traditionally, natural light wasn’t the number one priority in a terraced house. Original wrought-iron balustrades and intricate cornicing were more common and sought after features in some of the earlier terrace home builds which still line the streets of some of Sydney's premier suburbs, dating back over 100 years.&nbsp;

In some of Sydney’s inner suburb hotspots such as Surry Hills, Paddington and Darlinghurst, there just wasn’t the space to create large homes. Terraces were sandwiched together on small blocks, with little focus on how natural light can be let into the home.

However nowadays, following extensive studies and the well documented benefits to mental health and wellbeing, natural light is now one of the key features buyers want in their homes. Often renovations and reconfigurations of century-old terraces will seek to let in more natural light.

While the sheer definition of a terrace is a house built as part of a continuous row in a uniform style, which almost automatically rules out light streaming in from the side unless it’s an end terrace, architects and designers have evolved in their design thinking to create clever ways to let light shine through into the interiors.

Now it’s all about skylights and floor to ceiling windows and doors, two key features in Ashbury Terraces, the latest development from the award-winning development group Coronation Property.&nbsp;

The collection of just 59 two and three-storey terraces focuses on natural light and how it connects residents to nature, through both letting light into the home, as well as the surrounding landscaping of the wider Milton Street development.&nbsp;

SJB Director Adam Haddow said he had fond memories of living in a terrace house during his time at university in Melbourne.

“What we’ve done at Ashbury is to kind of contemporize that and give people the best things of a terrace,” Haddow says.

“I think people will be blown away by the opportunities that having a contemporary terrace offer them.”

Haddow took a lot of learnings from his own house design, which he says was an experiment, trying things that clients wouldn’t let them do on normal projects. 

"We took some risks on the way we designed it, and the Ashbury Terraces have learnt from us taking those risks," Haddow says.

“Things that maybe a couple of years ago people would never let us do, we're able to do, like punching a void through the centre of a terrace house to get light and ventilation to the centre.

“Being able to see the sky, being able to capture the breezes, being able to enjoy the views, there’s a lot of things taken from the home and put into the new project which I'm really excited about. I’m really excited to see how they translate into terrace typology.”

SJB went much further than just skylights and floor to ceiling glass windows and doors. They consciously designed a semi-circular stairwell, which created both a striking design statement and another clever way of allowing sunlight into the lower levels due to its positioning underneath an overhead skylight.

Each terrace also features multi-level atriums, which let in natural light from a void above.

The open plan kitchen, living and dining space on the ground level of each terrace is flanked by floor to ceiling glass windows and doors to let the light in, dappled through the extensive landscaping and planting in the private terrace.

On top of the added benefits to mental health, natural light is now becoming more and more of a demand for house hunters due to the ongoing energy crisis, which has seen energy rise some 140% compared to this time last year. There’s also the added benefit of cross ventilation from windows on each level, which acts as both an energy cost saver and a natural light bringer.

Coronation Property recently secured development approval for Ashbury Terraces, which has a display suite with a life-size version of the ground floor living space.

SJB's interior architects have developed two colour palettes directly inspired by the gardens of Ashbury. Buyers will get the choice between the Flora Scheme, which features soft pink and beige tones, and the Fibre Scheme, which has tones of white and grey.

Favouring soft textures, natural materials and cool tones, the finished palette has been curated to cultivate a rich and harmonious sensory experience, enhanced by plentiful natural light.

The pièce de résistance of the apartments is the chef’s kitchen, featuring a sleek wine fridge, state-of-the-art appliances, a butler’s pantry and a bar area, along with a striking island bench, designed to emulate the soft curves of the facade, adorned in a grey marble.
