One of Brisbane's last major riverfront redevelopment opportunities has taken a significant step forward, with Lendlease selected as the Queensland Government's preferred development partner for the former Visy site in South Brisbane.

The seven-hectare industrial site, positioned between South Bank and West End and 1.3 kilometres from the Brisbane CBD, will be transformed into a mixed-use precinct expected to deliver more than 4,000 new homes alongside extensive public open space and riverfront parkland.

The project is one of the largest urban renewal opportunities currently planned in Brisbane and is expected to play a key role in accommodating the city's growing population ahead of the 2032 Olympic and Paralympic Games.

Plans for the precinct include a network of riverfront promenades and boardwalks, new public plazas, parkland, amphitheatre-style gathering spaces and shared pedestrian and cycling links designed to reconnect the long-isolated site with the Brisbane River.

The Queensland Government is targeting delivery of the first homes and key public spaces before the 2032 Games, allowing the precinct to begin contributing new housing and public amenity well before the broader masterplan is complete.

The redevelopment is also expected to support more than 3,000 jobs across planning, construction and ongoing operations.

For Lendlease, the appointment adds another major urban regeneration project to its Queensland portfolio. The developer has operated in the state for more than 70 years and has delivered a number of large-scale mixed-use precincts in partnership with government.

Lendlease Development CEO Claire Johnston said the project represented one of Brisbane's most significant redevelopment opportunities.

"The transformation of the former Visy site represents a rare opportunity to reimagine one of Brisbane's most significant riverfront locations, deliver thousands of much-needed homes, and create long-term legacy," Johnston said.

"In partnership with the Queensland Government, we have the opportunity to create a new riverside destination that will help shape Brisbane's growth and how people experience the city for decades to come.

"This is exactly the type of large-scale, city-shaping development that will provide lasting benefits for Queensland, bringing together housing, jobs and world-class public spaces."

Deputy Premier and Minister for State Development, Infrastructure and Planning Jarrod Bleijie said the riverfront transformation would deliver a thriving new community precinct.

“The Crisafulli Government is delivering this golden opportunity to unlock a riverfront jewel for all Queenslanders,” Deputy Premier Bleijie said.

“This is a once-in-a-generation moment to reshape a significant slice of Brisbane and deliver lasting benefits – thousands of new homes, and public spaces for all Queenslanders to enjoy well beyond the 2032 Olympic and Paralympic Games – unlike Labor’s plan which would have delivered zero benefits and zero new homes.

“Queensland is well and truly open for business and through partnership with the private sector, we are accelerating delivery while ensuring strong housing, community and economic outcomes."

Early works on the precinct are expected to commence in April 2027.

Lendlease selected to deliver transformative South Brisbane riverfront precinct

Eddy Haddad's <a href="https://www.apartments.com.au/developers/level-33">Level 33</a> is levelling up its approved Wollongong development, as the coastal city south of Sydney continues to prove popular in the high-density development space.

Level 33, a longtime developer in the Wollongong area, has gone through the NSW Government's Housing Delivery Authority to upsize its approved two-tower development on the corner of Crown Street and Gladstone Avenue, just 100 metres from Wollongong Station.

The developer currently has approval for 252 apartments across two buildings rising to 19 storeys. It is now seeking approval for 33 and 38-storey towers that would deliver 467 apartments, including 67 affordable homes.

Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the development would comprise apartments above a three-level podium with around 1,100 sqm of retail space, along with basement parking for 448 vehicles.

According to the Urban Design Report by BKA, the proposal has the capacity to "reinforce the precinct's identity by strengthening links between health, education, and transport services, while also contributing to Wollongong's ongoing evolution as a key regional centre."

Wollongong is somewhat in vogue. Between Level 33 and Urban Property Group, the two developers have several thousand apartments planned across the city.

Level 33 is currently delivering Easterly Wollongong, one of its most boutique projects to date with just 21 high-end apartments, as well as Atchison &amp; Kenny, a 329-apartment development due for completion later this year.

The developer plans to redevelop the 13,088 sqm WIN Grand megasite into <a href="https://www.apartments.com.au/new-apartments/crown-square-216-238-keira-street-wollongong-nsw-2500">Crown Square</a>, a new $500 million precinct with nearly 600 apartments. It also has more than 900 apartments planned for the former Bunnings Warehouse site at the intersection of Gipps and Flinders streets.

Urban Property Group is also playing a major role in the city's transformation. Its five-tower Keira Place precinct will deliver more than 800 homes, and it has recently lodged plans for a further 300 apartments near Wollongong Station.

Just a week after filing plans for the final stage of its major Keira Place masterplan, <a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has unveiled another significant housing proposal in Wollongong, this time targeting a prominent site opposite North Wollongong Station.

The developer has lodged a State Significant Development Application for a 38-storey mixed-use tower at <a href="https://www.apartments.com.au/new-apartments/4-4a-flinders-street-north-wollongong-nsw-2500">4-4A Flinders Street</a>, around one kilometre north of the <a href="https://www.apartments.com.au/new-apartments/keira-place-wollongong-120-122-smith-street-wollongong-nsw-2500">Keira Place precinct</a> currently taking shape on the edge of the CBD.

Designed by Studio.SC, the proposal comprises a 38-storey mixed-use development containing 303 apartments, including 45 affordable housing units, alongside 174 co-living residences. The scheme also includes ground-floor retail space, extensive landscaping and public domain improvements.

Studio.SC noted in the proposal it "outlines a vision for a landmark transit-oriented mixed-use development centred around North Wollongong Station, designed to support the city’s future growth while responding to the NSW Government’s housing and planning reforms."

The architecture firm said the proposal responds to the opportunities and constraints shaping future growth within the 400-metre catchment of the station and represents "a coordinated and future-focused approach to urban intensification, contributing to the long-term evolution of North Wollongong as a connected, walkable and high-density station precinct."

The site occupies a strategic corner bounded by Flinders Street, Station Street, Stafford Street and the Princes Highway, directly opposite North Wollongong Station.

The proposal follows Urban Property Group's recent submission for the second and final stage of Keira Place, which would deliver a further three buildings comprising 657 homes opposite Beaton Park. It builds on the first stage, which features 150 apartments across two towers and recently commenced construction.

Urban Property Group CEO Patrick Elias said breaking ground on the first stage marked a significant milestone for Wollongong and reflected the developer's long-term commitment to regional cities.

"Today's groundbreaking is about turning approvals into homes and moving quickly to deliver much-needed housing in Wollongong's city centre," Elias said.

<a href="https://www.apartments.com.au/developers/arada">Arada Australia</a> has wasted little time expanding its ambitions in Campsie, lodging plans for a second major project in the rapidly transforming town centre just months after unveiling its three-tower One Campsie proposal on Beamish Street.

The UAE-backed developer has now taken aim at one of the suburb’s most strategically positioned sites, filing a State Significant Development Application for a <a href="https://www.apartments.com.au/new-apartments/10-north-parade-campsie-nsw-2194">33-storey mixed-use tower</a> at 10 London Street and 43 North Parade, directly opposite the future Campsie Metro Station. The proposal is currently on public exhibition and represents another significant vote of confidence in Campsie's emergence as one of Sydney’s key transit-oriented growth centres.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a>, the development would deliver 156 apartments above a podium containing retail and commercial space, creating a new residential and commercial gateway to the town centre. The scheme also includes a four-level above-ground parking podium and a dedicated residential amenity floor featuring wellness and recreation facilities. At least 10 per cent of the apartments would be allocated as affordable housing for a period of 10 years.

The proposal occupies a 1,631 sqm site bounded by London Street, North Parade and Dispensary Lane, immediately adjoining the future Metro station precinct and just metres from Beamish Street’s retail and dining strip. According to the Urban Design Report, the project seeks to deliver "a great place that prioritises human-scaled experience and provides spatial improvements to the area."

Woods Bagot describes the tower as a key marker within Campsie's next phase of growth.

"Located directly opposite the new Campsie Metro Station on North Parade, 10 London Street is a thoughtfully composed 33-storey mixed-use tower that contributes to the ongoing transformation of the town centre," the Architectural Design Report states. The report says the project is intended to provide "high-quality homes within a vibrant, connected urban environment, while helping define Campsie's future skyline."

A strong emphasis has been placed on the public realm. The ground floor incorporates over 500 sqm of retail space and active frontages along both London Street and North Parade, while the podium is wrapped by extensive landscaped planting intended to soften the building's scale and strengthen the pedestrian experience. The development would also widen surrounding footpaths and improve connections between the Metro station and the broader town centre.

Above the podium, residents would have access to more than 1,400 sqm of communal amenities, including a pool, gym and landscaped recreation spaces. A distinctive green-wall treatment extending across four podium levels forms a major architectural feature, helping differentiate the project within the emerging high-density precinct.

The tower's design is closely tied to the broader Campsie Town Centre Master Plan and the arrival of Sydney Metro. The Urban Design Report notes the proposal "directly supports the Campsie Town Centre Master Plan by delivering new homes in a location explicitly identified for growth, improved accessibility, and high-quality urban renewal." It adds that the project contributes to the master plan's vision for a strengthened town centre supported by thousands of new homes around the future Metro station.

For the first time in a long time, Australia's inflation story is starting to look more like a landing than a fight.

The latest Consumer Price Index figures from the Australian Bureau of Statistics showed annual inflation eased to four per cent in May, down from 4.2 per cent in April. On the surface, that might not seem like a major move. Inflation remains above the Reserve Bank's target range and some categories continue to record stubborn price growth.

But the significance of this result lies less in where inflation sits today and more in what it means for where interest rates are likely heading next.

The biggest takeaway is that inflation continues to move in the right direction.

Markets had been bracing for another sticky result after a period where progress appeared to stall. Instead, headline inflation came in softer than expected, helped by falling fuel prices and easing transport costs. Annual transport inflation halved from 6.6 per cent in April to 3.3 per cent in May, while automotive fuel prices fell 11.9 per cent during the month following lower oil prices and the impact of reduced fuel excise measures.

While petrol prices don't solve Australia's affordability challenges, they are one of the most visible and immediate costs for consumers. Falling fuel costs feed through the economy quickly, helping ease pressure on household budgets and business operating expenses.

The ABS data also showed headline inflation is now sitting at its lowest annual level in several months, reinforcing the broader trend that price growth is gradually moderating.

That trend is important because it aligns with what many economists and lenders have been saying for the last month.

Prior to this week's inflation data, ANZ, NAB and Commonwealth Bank had all shifted their forecasts, now believing the Reserve Bank had likely reached the peak of the interest rate cycle. Following the May inflation release, ANZ reaffirmed that view.

In its latest economic update, ANZ said it expects quarterly trimmed mean inflation to come in at 3.7 per cent for the June quarter, slightly below the Reserve Bank's forecast of 3.8 per cent. Importantly, the bank said that outcome, when combined with slowing economic activity, "supports our view that the cash rate has peaked".

The Reserve Bank has spent the better part of three years attempting to bring inflation under control through higher interest rates. If Australia's major banks are correct and rates have now peaked, the conversation shifts from how much higher rates could go to when they might begin coming down.

Westpac's caution comes from underlying inflation. The trimmed mean, the measure most closely watched by the Reserve Bank, increased from 3.4 per cent to 3.6 per cent annually. Housing inflation remains elevated at 6.5 per cent, reflecting ongoing increases in rents, electricity costs and new dwelling construction.

Electricity prices remain particularly problematic, rising 21.1 per cent over the past year following the removal of government rebates.

Housing construction costs are also showing signs of renewed pressure. ANZ noted new dwelling costs rose 0.9 per cent in May and are now running at an annualised pace of 8.6 per cent over the past three months. Builders continue to face higher labour, fuel and material costs, a reminder that inflationary pressures have not completely disappeared.

Housing affordability has deteriorated largely because of higher interest rates rather than higher property prices alone. Even modest reductions in mortgage rates would improve borrowing capacity, increase buyer confidence and reduce repayment pressure on existing homeowners.

While August is far from a certainty, the latest inflation result has strengthened the view that the next move in rates is more likely to be down than up. For borrowers, buyers and the development sector, that alone represents a significant shift from the conversation that dominated much of the past two years.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>

Off-the-plan property explained: What is stamp duty?

Redland Bay, on the east coast of Brisbane, is set for a new apartment development.

The four-level project will rise from&nbsp;4-8 White Street in Victoria Point, and will deliver just 17 apartments to the area's most easterly street.

Aptly named Victoria Palms due to the coastal location only separated from the ocean by Victoria Point Reserve, each apartment will take on a modern design by Queensland-based architects RC+ Design.&nbsp;

Each of the apartments will have three bedrooms and two car spaces, with the residences following an open plan design that takes advantage of the eastern orientation, with views to Moreton Bay.&nbsp;

Landscaping is proposed throughout the periphery of the site, with a particular focus at the frontage of the site to White Street, facing Victoria Point Reserve.

The three separate lots will be amalgamated to create a 1,457 sqm block.

The eastern suburb of Redland Bay has a charming country feel, whilst still maintaining its connection to the bayside.

It’s a sporting community, boasting an 18-hole golf course, tennis courts, cricket oval, cycling and walking paths, amateur fishing club, and one of the most picturesque and popular foreshore trails in the city.&nbsp;

Sydney property developers Fyve are heading south of the city for their latest residential development.&nbsp;

The group has lodged plans an amalgamated site in the heart of the Shire, with WMK Architecture behind the designs for the 36 apartments at 15-19 Pinnacle Street, Miranda.&nbsp;

A mix of apartment types will be delivered across a five-storey building, with four one-bedroom, 28 two-bedroom, and four three-bedroom apartments planned.&nbsp;

Following an open plan design, the living, dining and kitchen areas adjoin to generously-sized open spaces, in the form of balconies and terraces, connecting the indoors with the out whilst also providing additional living space.&nbsp;

Light and dark brown cladding will encompass a majority of the built form, with similar colours and materials used throughout, tying the project to the local environment.&nbsp;

In keeping with the natural surrounds, landscaping and greenery plays a pivotal role in the development, not only in the form of open communal spaces across the ground floor, but in softening the edge of the building and providing clear entry points into the building.&nbsp;

Landscaping will also enhance the privacy of the internal courtyards and balconies, without impeding views from the site. &nbsp;

Fyve has a steady pipeline of projects in the works, with the group also behind the plans for Liverpool's tallest apartment tower, which only recently launched to the market.&nbsp;

Dubbed The Liverpool, the 34-storey tower will deliver 193 apartments, along with a 93-room hotel, 6,500 sqm of commercial space, and a range of ground-floor retail tenancies.

While not only providing stock to a market that is strong in demand, especially in the Shire area, the proposed development also benefits from close proximity to public transport along with the Miranda Town Centre. 

Sydney developers Fyve lodge plans for Miranda apartment project

Carsales co-founder Steve Kloss has invested in Australia's largest off the plan listings platform, Apartments.com.au.

Kloss has secured $1 million worth of shares, with the investment split between Apartments.com.au and proptech agency Social Garden, which Bird and Glover co-founded back in 2013.

Apartments.com.au was formed in 2018 when co-founders Mike Bird and George Glover bought Melbourne news website Urban Melbourne. Since then they've changed the offering,&nbsp;turning the news site into the go-to place for off the plan property, with more than 20,000 off the plan property projects on the platform.

Urban works with the likes of national developers Mirvac, Lendlease and Cedar Woods.&nbsp;

Kloss will join the board of just Apartments.com.au.&nbsp;

The board seat was in recognition of Kloss' record of “delivering solid strategic advice and high-touch involvement”, Bird said.

“We’ve known Steve for a long time, and he’s informally coached us through some pretty key strategic decisions over the years, so we’re stoked that he’s backing us to deliver on the next phase of our strategy given his experience with high-growth marketplace businesses."

Bird hopes to emulate the success of Carsales, and transition from an advertising marketplace to a transactional one.

“We have taken a keen interest in how Carsales Select is transforming the purchasing process by taking transactions online.

“We want to do something similar and partner with the best agents and agencies in the market to deliver property developers a fixed price per sale which helps them manage cost and reduce risk.”

Bird said that one of the biggest things holding&nbsp;buyers back from purchasing off the plan is the lack of transparency some developers provide.

"We’ve built a free “project tracking” tool that enables anyone to track a property development from council application, all the way through construction and any changes to the all important move-in date."

Glover, who is the CEO of Social Garden, said while he and Bird were building&nbsp;Social Garden and property AdTech platform LeadTe.ch, they found it odd that there was no centralised place for buyers to see all of the developments available.

"We decided to acquire Apartments.com.au and build that solution ourselves," Glover said.

Kloss joins other Urban shareholders, including Social Garden co-founder Andrew Archibald (also co-founder of Solar Bay), Group CFO Charlie Read (former finance executive at ANZ), Arthur Charlaftis (former COO at REA Group), longstanding advisor and board member David Trewern (founder of Fliteboard), Wendy Bonici (founder of Vocation). Other shareholders include&nbsp;Urban Melbourne founders Alastair Taylor, Baljak Family and Laurence Dragomir, partnerships executive Aaron Bird, and early employee Brendon McFarlane.

As well as LeadTech, Social Garden and Apartments.com.au, Bird and Glover own a number of property related businesses, including edtech Student Garden and the US-based Snaplistings, a full-funnel real estate marketing agency which has offices in New York and Miami.&nbsp;The pair also acquired&nbsp;news website Property Observer, and integrated it within Apartments.com.au, in 2020.

The deal represents a remarkable milestone for the entrepreneurial duo, both 33 years old. Almost 10 years ago, they bought a one-way plane ticket to Melbourne – seeking success with nothing but the clothes on their back.

Prolific local development firm Sammut Group has been given the green light by the Sydney South Planning Panel to push ahead on its $350 million redevelopment of the northern end of Cronulla Mall.

The project, which will incorporate 112 apartments, a Harris Farm supermarket and 885 sqm of commercial space, is the first&nbsp;major urban renewal approval for the area since Northies Hotel in 1999.

To be called VUE,&nbsp;the development comprises four levels of basement parking, a two-storey podium including ground-floor retail and first-floor commercial and two residential buildings.

The project has a resort style feel, featuring a large communal terrace with a pavilion and pool located at podium level, while street-level landscaping and upgrades to the public domain will bring new vitality to the daily experience of the area.

VUE will sit on an amalgamated 5225 sqm site comprised of several retail and commercial buildings along the main entry to Cronulla Beach between Croydon Street and Abel Place.

Sammut Group lodged a development application for the site in June 2021. The approval comes within a month of the approval for another major Sammut Group project, PARC, a commercial building and hospitality venue PARC Pavilion they will own and operate in partnership with leading hospitality outfit Feros Group.

Sammut Group Chief Executive Officer Allen Sammut said he believes the project approval for VUE will see a reversal of fortune for the many local businesses that tackled the impacts of the pandemic.

“After a very tough few years for the local traders and retailers in the centre of Cronulla, we hope they will see this as the start of a great new time of growth and renewal. We’re extremely excited to bring a whole new life to our CBD,” he said.

The inclusion of Harris Farm as part of the offering had already generated significant enquiry for the additional retail spaces in the project.

VUE, which has been designed by PBD Architects will officially hit the market early in 2023, with reports of already strong interest from buyers wanting to secure an apartment.

Abadeen are no strangers to the lower north shore area, with a string of projects both completed and in the pipeline across the region.

They're currently also selling Koyo, also in Crows Nest and designed by Japanese architecture Koichi Takada. They are soon to launch Park Residences in Cremorne, and recently picked up a development site in Mosman.

Abadeen launch Northcote Collective in Naremburn

Having initially focussed on Sydney’s fast growing south-west corridor, Iris Capital has more recently taken a leap up the coast, dipping into the prospers of the Newcastle region to deliver the masterplan set to transform the suburb.

Encompassing a 1.66-hectare site, from Perkins Street to Newcomen Street, the East End precinct has been delivered across four stages, with the entire project slated for completion by 2027.

In a bid to realise the City of Newcastle’s Harbour to Cathedral Park ambition, the site has been divided based on experience, expertise and scale.&nbsp;

“We truly hope that this new connection will enable Indigenous planting to thrive along the north-facing slope of East End, once again cradling the silhouette of the cathedral in a green skirt when seen from the harbour."

Iris Capital’s Chief Executive Officer spoke to the prominence of the site in Newcastle, saying it is a critically important and significant development for the city that will create a long desired public domain connecting the Harbour to the Cathedral.&nbsp;

“The winning SJB, DBJ, and Curious Practice design unquestionably delivered in its purpose to achieve design excellence and has maintained the Cathedral as the city’s prominent landmark structure with a family of beautiful buildings that follow the topography and mesh with the built form of the hill,” Arnaout said.&nbsp;

“The winning design also was considered as the best outcome to incorporate the numerous heritage elements and considerable level changes across the site,” he said.&nbsp;

Like stage one which has been embraced by the community, achieving a sold out status, the final stages of the project will similarly be instantly recognisable through the adaptation of designs that draw inspiration from existing Newcastle architecture and retention of key heritage buildings.&nbsp;

Stage three and four of East End sees three buildings establish the marketplace, each following an archetypal form.&nbsp;

The ‘block’ of the heritage Municipal building, the ‘tower’ behind it and the ‘stoa’ forming the western edge, with the architectural gestures designed to provide companions to the Cathedral.&nbsp;

The composition forms an Uffizilike public square which allows for both pause and transition, encouraging passage through and connection to the green space beyond the Cathedral and its garden.

“We love the city and people of Newcastle. With the support of Sam Arnout and Iris Capital, and in collaboration with Newcastle City Council, we’re confident that as a design team will be able to renew this part of the East End for the entire community to be proud of,” Haddow concluded.

Cited as one of the country’s first large-scale urban regeneration projects, East End is focused on delivering a blend of residential, retail, entertainment and dining to Newcastle, in a collaboration between three practices, SJB, Durbach Block Jaggers (DBJ) and Curious Practice, following the group’s design competition win. 



Iris Capital launch final stages in Newcastle East End apartment project

Sydney developers JWDT Land are set to make a name for themselves in Adelaide in a ground-breaking fashion.

Future Urban, on behalf of the east-coast locals, has lodged plans for a mammoth 55-storey mixed-use development in the heart of the city, with the plans for 207-209 Pulteney Street on track to be Adelaide’s tallest tower.

The joint venture between developers, Jinwei and Datong, will eclipse&nbsp;the city’s current tallest building – The Crowne Plaza on Frome Street – by 18 levels, with the proposed 180 metre tall tower to deliver a collection of residential apartments, along with ground floor lobby and public dining space, small office/home office (SOHO) apartments, conference facilities, hotel accommodation, and a range of shared-use amenity space.&nbsp;

The tower would eclipse the city’s current tallest building – The Crowne Plaza on Frome Street – by 18 levels, with the proposed 180 metre tall tower to deliver a collection of residential apartments, along with ground floor lobby and public dining space, small office/home office (SOHO) apartments, conference facilities, hotel accommodation, and a range of shared-use amenity space.&nbsp;

Located on the southwest corner of Pulteney and Flinders Streets, the project will include a podium and sheer glazed tower, with two large recesses articulating the tower’s form, activated by shared amenity spaces.&nbsp;

The ground floor west facade is set back to provide a covered porte cochere for hotel drop-off and access to the above-ground car parking, with the porte cochere featuring landscaping, seating, and lighting that visually connect the space to the hotel entry foyer and lounge.

The podium will be approximately 37 metres tall, with the view to referencing existing buildings of this scale within the precinct.

Level one of the podium comprises car parking, hotel/residential loading areas as well as apartment storage and bike parking with change room facilities.&nbsp;

Levels two to seven will accommodate car parking and double height SOHO apartments that extend along the full Pulteney Street frontage and part of the Flinders Street frontage.&nbsp;

A double height shared terrace is located centrally on the eastern frontage on level six, while levels eight and 9 are full car parking levels, with conference facilities located on level 10.&nbsp;

The hotel rooms will feature across levels 13 to 20, with apartments from levels 22 to 50 and penthouses on levels 51 to 53.&nbsp;

Along with a string of hotel amenities, residents will also benefit from a triple height shared residential terrace on level 21, along with a Sky Lounge on level 50.&nbsp;

The hotel amenity terrace atop the podium will feature an array of restaurants, fronting both Flinders and Pulteney Streets, along with a pool and a spa.&nbsp;

The residential terrace will feature a communal lounge, cinema room, shared kitchen and dining area, kids play area and a landscape terrace with a variety of seating areas. An additional west facing terrace also features on the level, with landscaped planters, a variety of seating areas and a bookable multifunction room.&nbsp;

Sydney developers lodge plans for Adelaide’s tallest tower

Canberra locals JWLand has recently lodged plans for its next Braddon residential project.&nbsp;

Adding to a growing portfolio in the area, the group will develop the $500 million Braddon Place precinct on Northbourne Avenue between the Rex Hotel and Haig Park.&nbsp;

The 15,607 sqm site has plans designed by COX Architecture, which includes six buildings, three fronting Northbourne Ave and three with frontage to Henry Street.&nbsp;

The vision for the site is for a series of buildings organised around a central green spine, linking Haig Park in the South with the Rex Hotel’s heritage-listed Expansion mural to the north.

“Braddon Place will create a truly liveable precinct that makes a positive contribution to the established and envisioned urban fabric,” JWLand say.

Six buildings will be constructed across the 15,607 sqm site, with plans designed by COX Architecture.&nbsp;

“The vision for the proposed development is to create a vibrant mixed-use precinct adjacent to Haig Park.”

“The site presents an opportunity to reinforce the ACT Government’s broader vision for the Northbourne Avenue corridor, a corridor that is nationally significant as one of the main entries into the capital.”

Buildings one, three and five will front Northbourne Avenue, each topping out at nine-storeys, while buildings two, four and six will front Henry Street, climbing to six storeys each.&nbsp;

600 residences will be delivered across the project, with a mix of one, two and three-bedroom apartments.&nbsp;

A two-part hotel will also be constructed, with 239 hotel rooms penned for the corner sections of buildings three and five, in addition to space for a restaurant in both.&nbsp;

JWLand are currently developing other projects along Northbourne Avenue with stage three and four the next to be constructed in their $300 million mixed-use precinct, Northbourne Village.&nbsp;

ASX-listed Mirvac are taking to creating a hybrid community to form part of the group’s broader sustainability vision, as a way in which residential products can positively contribute to environmental concerns related to the built environment.

Stuart Penklis, Head of Residential, said within the property industry, Mirvac has the ability and a responsibility to influence change.

“In 2014, Mirvac made an industry-leading commitment to achieve net positive carbon emissions by 2030 as part of its ‘This Changes Everything’ strategy. The plan was revised in 2019 to define how the targets will be achieved, including maximising energy efficiencies and the inclusion of solar energy in all residential builds,” he said.&nbsp;

“Last year, Mirvac became the first Australian property company to achieve net positive in scope 1 and 2 carbon emissions, nine years ahead of our target and we continue to move steadily towards creating all-electric homes throughout our portfolio of future builds having piloted developments in Melbourne, Brisbane and Perth which will be all-electric as well to give customers solutions to power their all-electric homes with renewable electricity.”

The group has created a hybrid community on Sydney’s north shore, describing the project as a place “where residents can adopt electric living at their own pace.”

NINE by Mirvac, at the site of the former home of Channel 9 in Willoughby, has been built with the future in mind, allowing for residents to ‘opt in’ to an electric lifestyle including induction cooking and EV charging.

“The decision to create a hybrid model gave consumers the opportunity to opt in to electric living at their own pace, in line with consumer trends like those seen in the uptake of electric vehicles,” Penklis said.

A hybrid development model, to allow aspects of all homes to be electric as and when a resident wants, was the result of extensive consumer research that supported a step-wise approach to a more sustainable lifestyle, and has the potential to reduce ongoing energy costs by up to 20 per cent.

“NINE by Mirvac, is an example of this commitment in action, but we did so with our customers front of mind. Knowing that adoption of the new world of electric living takes time, we designed this development to allow for the transition to take place at each resident’s pace, and invested in increased sub-station capacity, upgraded backbone cabling to each building and enhanced submains to every apartment to allow a simple, progressive change towards electric living,” Penklis said.

NINE by Mirvac will also feature an all-electric building, Luma, which will be used as a pilot to identify, monitor, and adapt to usage trends over time.

“Luma provides us with the opportunity to test the market on uptake and respond to our residents’ needs. From this we will be able to gain valuable insights around water, power and charging use,” Penklis explained.

Notwithstanding the environmental and health benefits of an electrified community, the implementation of increased electric infrastructure will future-proof the site for potential technological advancements and sustainability enhancements – positively benefitting not just the initial sales strategy from a Mirvac point of view, but resale value and return on investment for customers.

Upon completion, the site will include approximately 1000 sqm of retail and commercial space, along with a 6500 sqm park, which will open the site up to the public for the first time.

Paying homage to the former history of the site, Mirvac has also incorporated recycled materials from the former TX transmission tower that was dismantled as part of the development.

The near $785 million NINE by Mirvac will feature 10 residential buildings in total, with the first residents due to move in mid-2023, with the whole project completion scheduled by end of 2023.
