A trio of Queensland property groups have unveiled plans for a $300 million mixed-use redevelopment of the former Noosa Bowls Club site, a proposal that would deliver more than 200 new homes in one of the Sunshine Coast's most supply-constrained markets.

Kilter Property, Frank Developments and Calile Malouf Investments are behind the plans for the 1.8-hectare site at <a href="https://www.apartments.com.au/new-apartments/99-noosa-drive-noosa-heads-qld-4567">99 Noosa Drive</a>, which would transform the long-vacant site into a new residential precinct featuring 208 apartments, retail, hospitality and public space.

The proposal comes as Noosa continues to grapple with housing affordability and a shortage of permanent accommodation, particularly for key workers. The site's location in Noosa Junction, close to shops, public transport and employment, aligns with the direction of Noosa Council's Housing Strategy, which encourages higher-density housing within established activity centres rather than continued urban expansion.

The draft plans include 48 affordable-by-design apartments and 48 rooming accommodation units aimed at key workers. Around 2,000 sqm of ground-floor retail and food and beverage space would activate the street frontage, alongside a new public town square and landscaped open space.

Frank Developments Founder and Director Frank Licastro said the development would continue the company's focus on architecturally-led residential projects while addressing one of the region's biggest challenges.

Calile Malouf Investments, best known for its role in Brisbane's James Street precinct and The Calile Hotel, will bring its place-making experience to the project. The company recently commenced construction on The Calile Noosa hotel and says the residential development will complement its growing investment in the region.

CMI Director Cal Malouf said the aim was to create a walkable precinct combining housing, retail and hospitality while remaining true to Noosa's character.

"We see a similar opportunity in Noosa to deliver a vibrant, walkable destination that combines exceptional housing, hospitality and retail in one integrated project," Malouf said.

Brisbane-based Cavill Architects has been appointed to design the project.

Noosa Bowls Club to be redeveloped into mixed-use apartment precinct

One of Brisbane's last major riverfront redevelopment opportunities has taken a significant step forward, with Lendlease selected as the Queensland Government's preferred development partner for the former Visy site in South Brisbane.

The seven-hectare industrial site, positioned between South Bank and West End and 1.3 kilometres from the Brisbane CBD, will be transformed into a mixed-use precinct expected to deliver more than 4,000 new homes alongside extensive public open space and riverfront parkland.

The project is one of the largest urban renewal opportunities currently planned in Brisbane and is expected to play a key role in accommodating the city's growing population ahead of the 2032 Olympic and Paralympic Games.

Plans for the precinct include a network of riverfront promenades and boardwalks, new public plazas, parkland, amphitheatre-style gathering spaces and shared pedestrian and cycling links designed to reconnect the long-isolated site with the Brisbane River.

The Queensland Government is targeting delivery of the first homes and key public spaces before the 2032 Games, allowing the precinct to begin contributing new housing and public amenity well before the broader masterplan is complete.

The redevelopment is also expected to support more than 3,000 jobs across planning, construction and ongoing operations.

For Lendlease, the appointment adds another major urban regeneration project to its Queensland portfolio. The developer has operated in the state for more than 70 years and has delivered a number of large-scale mixed-use precincts in partnership with government.

Lendlease Development CEO Claire Johnston said the project represented one of Brisbane's most significant redevelopment opportunities.

"The transformation of the former Visy site represents a rare opportunity to reimagine one of Brisbane's most significant riverfront locations, deliver thousands of much-needed homes, and create long-term legacy," Johnston said.

"In partnership with the Queensland Government, we have the opportunity to create a new riverside destination that will help shape Brisbane's growth and how people experience the city for decades to come.

Deputy Premier and Minister for State Development, Infrastructure and Planning Jarrod Bleijie said the riverfront transformation would deliver a thriving new community precinct.

“The Crisafulli Government is delivering this golden opportunity to unlock a riverfront jewel for all Queenslanders,” Deputy Premier Bleijie said.

“This is a once-in-a-generation moment to reshape a significant slice of Brisbane and deliver lasting benefits – thousands of new homes, and public spaces for all Queenslanders to enjoy well beyond the 2032 Olympic and Paralympic Games – unlike Labor’s plan which would have delivered zero benefits and zero new homes.

“Queensland is well and truly open for business and through partnership with the private sector, we are accelerating delivery while ensuring strong housing, community and economic outcomes."

Early works on the precinct are expected to commence in April 2027.

Lendlease selected to deliver transformative South Brisbane riverfront precinct

Eddy Haddad's <a href="https://www.apartments.com.au/developers/level-33">Level 33</a> is levelling up its approved Wollongong development, as the coastal city south of Sydney continues to prove popular in the high-density development space.

Level 33, a longtime developer in the Wollongong area, has gone through the NSW Government's Housing Delivery Authority to upsize its approved two-tower development on the corner of Crown Street and Gladstone Avenue, just 100 metres from Wollongong Station.

The developer currently has approval for 252 apartments across two buildings rising to 19 storeys. It is now seeking approval for 33 and 38-storey towers that would deliver 467 apartments, including 67 affordable homes.

Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the development would comprise apartments above a three-level podium with around 1,100 sqm of retail space, along with basement parking for 448 vehicles.

According to the Urban Design Report by BKA, the proposal has the capacity to "reinforce the precinct's identity by strengthening links between health, education, and transport services, while also contributing to Wollongong's ongoing evolution as a key regional centre."

Wollongong is somewhat in vogue. Between Level 33 and Urban Property Group, the two developers have several thousand apartments planned across the city.

Level 33 is currently delivering Easterly Wollongong, one of its most boutique projects to date with just 21 high-end apartments, as well as Atchison &amp; Kenny, a 329-apartment development due for completion later this year.

The developer plans to redevelop the 13,088 sqm WIN Grand megasite into <a href="https://www.apartments.com.au/new-apartments/crown-square-216-238-keira-street-wollongong-nsw-2500">Crown Square</a>, a new $500 million precinct with nearly 600 apartments. It also has more than 900 apartments planned for the former Bunnings Warehouse site at the intersection of Gipps and Flinders streets.

Urban Property Group is also playing a major role in the city's transformation. Its five-tower Keira Place precinct will deliver more than 800 homes, and it has recently lodged plans for a further 300 apartments near Wollongong Station.

Just a week after filing plans for the final stage of its major Keira Place masterplan, <a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has unveiled another significant housing proposal in Wollongong, this time targeting a prominent site opposite North Wollongong Station.

The developer has lodged a State Significant Development Application for a 38-storey mixed-use tower at <a href="https://www.apartments.com.au/new-apartments/4-4a-flinders-street-north-wollongong-nsw-2500">4-4A Flinders Street</a>, around one kilometre north of the <a href="https://www.apartments.com.au/new-apartments/keira-place-wollongong-120-122-smith-street-wollongong-nsw-2500">Keira Place precinct</a> currently taking shape on the edge of the CBD.

Designed by Studio.SC, the proposal comprises a 38-storey mixed-use development containing 303 apartments, including 45 affordable housing units, alongside 174 co-living residences. The scheme also includes ground-floor retail space, extensive landscaping and public domain improvements.

Studio.SC noted in the proposal it "outlines a vision for a landmark transit-oriented mixed-use development centred around North Wollongong Station, designed to support the city’s future growth while responding to the NSW Government’s housing and planning reforms."

The architecture firm said the proposal responds to the opportunities and constraints shaping future growth within the 400-metre catchment of the station and represents "a coordinated and future-focused approach to urban intensification, contributing to the long-term evolution of North Wollongong as a connected, walkable and high-density station precinct."

The site occupies a strategic corner bounded by Flinders Street, Station Street, Stafford Street and the Princes Highway, directly opposite North Wollongong Station.

The proposal follows Urban Property Group's recent submission for the second and final stage of Keira Place, which would deliver a further three buildings comprising 657 homes opposite Beaton Park. It builds on the first stage, which features 150 apartments across two towers and recently commenced construction.

Urban Property Group CEO Patrick Elias said breaking ground on the first stage marked a significant milestone for Wollongong and reflected the developer's long-term commitment to regional cities.

"Today's groundbreaking is about turning approvals into homes and moving quickly to deliver much-needed housing in Wollongong's city centre," Elias said.

"Keira Place will provide a diverse mix of homes close to jobs, transport and services, while setting a high benchmark for quality, durability and consumer protection."

First look: Urban Property Group plans next major Wollongong tower

<a href="https://www.apartments.com.au/developers/arada">Arada Australia</a> has wasted little time expanding its ambitions in Campsie, lodging plans for a second major project in the rapidly transforming town centre just months after unveiling its three-tower One Campsie proposal on Beamish Street.

The UAE-backed developer has now taken aim at one of the suburb’s most strategically positioned sites, filing a State Significant Development Application for a <a href="https://www.apartments.com.au/new-apartments/10-north-parade-campsie-nsw-2194">33-storey mixed-use tower</a> at 10 London Street and 43 North Parade, directly opposite the future Campsie Metro Station. The proposal is currently on public exhibition and represents another significant vote of confidence in Campsie's emergence as one of Sydney’s key transit-oriented growth centres.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a>, the development would deliver 156 apartments above a podium containing retail and commercial space, creating a new residential and commercial gateway to the town centre. The scheme also includes a four-level above-ground parking podium and a dedicated residential amenity floor featuring wellness and recreation facilities. At least 10 per cent of the apartments would be allocated as affordable housing for a period of 10 years.

The proposal occupies a 1,631 sqm site bounded by London Street, North Parade and Dispensary Lane, immediately adjoining the future Metro station precinct and just metres from Beamish Street’s retail and dining strip. According to the Urban Design Report, the project seeks to deliver "a great place that prioritises human-scaled experience and provides spatial improvements to the area."

Woods Bagot describes the tower as a key marker within Campsie's next phase of growth.

"Located directly opposite the new Campsie Metro Station on North Parade, 10 London Street is a thoughtfully composed 33-storey mixed-use tower that contributes to the ongoing transformation of the town centre," the Architectural Design Report states. The report says the project is intended to provide "high-quality homes within a vibrant, connected urban environment, while helping define Campsie's future skyline."

A strong emphasis has been placed on the public realm. The ground floor incorporates over 500 sqm of retail space and active frontages along both London Street and North Parade, while the podium is wrapped by extensive landscaped planting intended to soften the building's scale and strengthen the pedestrian experience. The development would also widen surrounding footpaths and improve connections between the Metro station and the broader town centre.

Above the podium, residents would have access to more than 1,400 sqm of communal amenities, including a pool, gym and landscaped recreation spaces. A distinctive green-wall treatment extending across four podium levels forms a major architectural feature, helping differentiate the project within the emerging high-density precinct.

The tower's design is closely tied to the broader Campsie Town Centre Master Plan and the arrival of Sydney Metro. The Urban Design Report notes the proposal "directly supports the Campsie Town Centre Master Plan by delivering new homes in a location explicitly identified for growth, improved accessibility, and high-quality urban renewal." It adds that the project contributes to the master plan's vision for a strengthened town centre supported by thousands of new homes around the future Metro station.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Sekisui House Australia has saved the best until last at West Village, their West End redevelopment of the Peter's Ice Cream Factory site.

They've lodged plans for the final tower in the incredibly successful nine-tower project, which they started redeveloping back in 2016. Since then West Village has won more than 40 awards, the most recent being the&nbsp;internationally renowned 2022 ULI APAC Award for Excellence.

Dubbed Callista on Park due to its premier location fronting Mollison Park, the most sculptural and refined offering in the village with north east aspect views, the new building is aiming to capture a different cohort of buyers compared to the more diverse towers that have come before it. The Callista on&nbsp;Park is boutique in nature and will feature just&nbsp;74 apartments,&nbsp;all&nbsp;three and four-bedroom configurations. There will be 34 three-bedroom apartments, each with a multi-purpose room, and 35 four-bedroom units. There will be a single two-bedroom apartment.

An extensive heritage impact statement was prepared for the building given its proximity to the heritage-listed Peters Ice Cream Factory, which sits next door.

But the designs by FJMT studio&nbsp;responds sensitively to the 1928-built factory, which acts as the focal point of the whole development. That now homes a farmers market, and sits opposite a lawn which hosts&nbsp;the annual Brisbane Ice Cream Festival, pizza and pinot evenings, gardening workshops and fashion events.

"The new podium facade adjacent to the Factory respects the built form, reflecting its human scale and overall proportions," FJMT studio&nbsp;noted in their architectural&nbsp;design submitted as part of the application.

"The materiality of the facade is a response to the natural stone in its immediate landscape context with a warm and earthy palette."

The new building is divided into two distinctly expressed volumes, with a green seam weaving through the facade. With the most impressive views and location in West End, Callista on Park will celebrate its garden character wrapping Mollison park up its façade plateauing on a true sky garden designed by RPS.&nbsp;

"As an extension of the glazed facade, the roof is expressed as a ‘lantern,’ anchoring itself as a beacon down Melbourne St where the open air conservatory sits as a celebration of Brisbane’s subtropical climate," FJMT note.

The roof terrace is a series of generous lush gardens with intimate break out spaces, an infinity pool edge a wellness area and dining areas with stunning views are nestled into the landscape. The open air conservatory with a rich planting palette crowns the top of an unified architectural form.

"A layered and dialectic approach of two contrasting materials is employed with the use of new and light materials for the northern volume and a warmer palette as a sympathetic response to the heritage building and the contemporary Queenslander vernacular for the southern volume,"&nbsp;FJMT&nbsp;state.&nbsp;

“The largely glazed northern volume provides a long perimeter of glazed facade to the most desirable orientation.&nbsp;The taller of the two volumes is characterised by a unified and continuous louvres on the outside, shading the north facing balcony gardens and living spaces.”

FJMT Studo said each unit is carefully designed to optimise views,&nbsp;natural ventilation, thermal comfort, and refined with its own unique character.

It was another month where units outperformed houses across Sydney, Melbourne and Brisbane.

The Sydney unit market was one of the worst affected across September, according to CoreLogic, down -1.0 per cent. However the housing market has been fairing considerably worse during the downturn.

Sydney houses contracted -2.1 per cent, more than double the losses seen in units (which incorporates both apartments and townhouses). It's unsurprising for Sydney to scale back more than any other state due to the heightened cost of its real estate in comparison to other capitals.

Sydney units are now back -2.6 per cent on the quarter and -3.3 percent on the year, with houses back -7.0&nbsp;per cent on the quarter and -9.2 per cent&nbsp;on the year.

It's a similar story in Melbourne, where units contracted -0.8 percent in September. Houses went backwards -1.2 per cent in comparison.

Melbourne's median unit value is now $603,276, down -2.6 per cent for the quarter and -3.3 per cent for the year. Houses are down -6.2 per cent down for the year.

The biggest divergence between the house and unit market was in Brisbane, where units declined -0.1 per cent and houses -2 per cent.

Brisbane's units are still up 8.7 per cent over 2022, with the median unit value still just over $501,000. Houses are up 3.7 per cent, but the rolling quarter has seen values fall back -5.1 per cent.

While the wider property market downturn in September wasn't as significant as it was in August, CoreLogic Research Director Tim Lawless said it is probably too early to suggest the housing market has moved through the worst of the downturn.&nbsp;

“It’s possible we have seen the initial shock of a rapid rise in interest rates pass through the market and most borrowers and prospective home buyers have now ‘priced in’ further rate hikes. However, if interest rates continue to rise as rapidly as they have since May, we could see the rate of decline in housing values accelerate once again,” Lawless said.

While the values continue to fall across the country, it’s suggested they would need to fall at least a further 14 percent before wiping out the gains of the recent growth cycle.&nbsp;

The reduction in the rate of decline came alongside an improvement in other indicators, with &nbsp;the flow of fresh listings continue to slide through the first month of spring, which is uncommon for this time of the year.

There was further good news for investors, with the&nbsp;national rental index increasing by 0.6 percent in September. The growth in rents however has been in a slowing pattern, which has been surprising given tightening&nbsp;rental vacancy rates across the country in recent months.

“A gradual slowdown in rental growth in the face of such low vacancy rates could be an early sign that renters are reaching an affordability ceiling,” Lawless added.

As rents continue to rise and dwelling values generally trend lower, gross rental yields remain on a rapid upwards trajectory. Capital city gross yields (3.36 percent) are now at the highest level since January 2021 after rising 40 basis points from the February 2022 record low. This was largely led by a 55 basis point rise in unit yields, while house yields rose by 23 basis points.&nbsp;

The first development of Soheil Abedian following the closure of Sunland Group has been granted approval.

Abedian's new Abedian &amp; Co venture will be developing Peerless in Mermaid Beach, not far from Sunland's successful 272 Hedges Ave which was recently completed.

The approval comes just four months after the plans for Peerless were filed with the Gold Coast City Council.

The project site at 35-41 Peerless Avenue will sit next door to the recently completed Bela by Mosaic.

Gold Coast-based Spatium Architects designed the plans for the 124-metre high tower, which focuses on the owner-occupier, dominated by a suite of three-bedroom apartments.&nbsp;

There will be 103 apartments in total, 44 two-beds which start at a generous 117 sqm internal living space and a further 11 sqm balcony.

Some 64 three-bed apartments are planned, which will start from nearly 200 sqm internally and have nearly 20 sqm balcony space. The sub-penthouse three-beds will span half a floor.

There will be a sole four-bedroom apartment, the sprawling rooftop penthouse, which will span over 400 sqm of living space and a further 280 sqm of outdoor area which will feature its own lawn.

A landscaped elevated podium will round out the recreational offering within the tower, featuring a 25 metre lap pool with a lagoon and inpool and spa, poolside garden pods, a garden barbecue terrace with lounge seating, a gym, a yoga room and a yoga lawn, along with two saunas and a steam room.&nbsp;

Away from the pool will also be a private bar and dining room with a green roof, which can be booked out by residents, along with further work from home space, provided in the form of a lounge with a library and meeting room.

It is proposed the development will become a landmark building along the southern high rise fringe, with the site maintaining high visual exposure from the Gold Coast Highway and Hedges Avenue.

"The vision for this development is simple in the desire to create a carefully crafted residential project which not only provides a beautiful living environment for the residents, but also pays respect to the community in the way it integrates with its street context and the city skyline," Spatium noted in the development application.

They said that all apartments are generously sized to provide genuinely liveable spaces and that the unit mix, rather than being focused solely on high income earners, provides well designed homes for a large cross section of the community in the form of two, three and four-bedroom apartments.

Abedian gets sign off for Mermaid Beach apartment project, Peerless 

Fabcot, the development arm of supermarket giant Woolworths, has gone back to the drawing board to increase the size of their Kangaroo Point, Brisbane, mixed-use development.

They've had local architecture firm Cottee Parker Architects add a further seven levels to the previous development approval, taking the total levels now to 17. That will see the apartment numbers increase from 62 to 130.

The project, slated for 25 Ferry Street which will also front&nbsp;Deakin and Prospect Street's, will have a mix of just seven one-bed apartments, 75 two-bedders, 44 three-bed units and four four-bed apartments.

Town planner Urbis noted the change application was through further design planning, and the acquisition of another lot to make a 3,197 sqm site.

"The site is in a well-positioned location that boasts strong connections to the river, CBD, Howard Smith Wharves dining precinct, the Story Bridge and a variety of walking and cycling paths," Urbis noted in their submission to the Brisbane City Council.

Approval for the former 10-level, 62-apartment project had been granted in December 2021.

The Kangaroo Point project is yet another application submitted by Fabcot so far in a busy 2022. In May they submitted plans in Sydney to&nbsp;reinvigorate an existing retail space in Neutral Bay Village, activating a pedestrian laneway and plaza and building 91 apartments above a Woolworths. The proposal also includes extensive office space.

It was revealed late last year that Woolworths were venturing into the residential development space, with the first announcement a $200 million mixed-use building in Sydney's Waterloo.

The project, to be known as Bourke &amp; Young at 923-935 Bourke Street, is being drawn up by&nbsp;Sydney architects Bates Smart. It is expected to have some apartments dedicated to affordable housing for key workers.

Fabcot plans similar residential and retail projects in Elsternwick and Glen Iris in Melbourne and at Scarborough in Perth.

First look: Woolworths plot larger Kangaroo Point mixed-use apartment and retail development

Veteran Gold Coast apartment developer David Devine is making his Esplanade, Miami apartment development larger.

He's scrapped plans for the sold-out $105 million Alba Residences, on the border of Miami and Burleigh, after buying the site next door. Now he's planning for a $400 million apartment tower designed by the renowned architecture firm Koichi Takada.

There will be 100 apartments planned for the 24-level tower, now on a 2024 sqm site across 264 and 266 Esplanade.

The project will now be known as Burly, and will also feature improved&nbsp;amenities for residents on the lower levels.

In the statement submitted to the Gold Coast City Council, Takada noted that Burly&nbsp;is inspired by the waves crashing against the beach directly across the road.&nbsp;

"With a fluid silhouette and dynamic facade, the building is designed to read from the street as a series of staggered wavelike forms floating above a more solid, grounded base," the report read.&nbsp;

"The building is located on an amalgamated site with a wide 40 metre frontage, affording the opportunity to position the development with generous setbacks to the side boundaries and still provide residents with extensive, lush landscaped areas and well-proportioned residential spaces.

The plans for Burly doubles DD Living’s development portfolio on the Gold Coast to $800 million after the company kicked off construction of its $400 million Royale Gold Coast in Surfers Paradise in August.

David Devine lodges new North Burleigh apartment plans 

Sydney-based developers, Billbergia and architects SJB will once again team up, forming part of the Rhodes East Master Plan.

Billbergia and SJB previously collaborated on the transformation of Rhodes from an industrial peninsula into a fully regenerated suburb, in a bid by the State Government to transform obsolete industrial lands on the shores of the Parramatta River adjacent to Homebush Bay Olympic Park.

Master planned in 2005 by SJB, the first stages of work wrapped up this year, with Billbergia and SJB now taking to 25-27 Leeds Street to expand on the long-term regeneration of the greater Rhodes area.

Unique designs by a collaborative team of SJB and Land Form Studio were chosen from a design competition, with a jury comprising representatives from City of Canada Bay Council, NSW Government Architect’s and Nation Architects.

SJB’s Director, Nick Hatzi said the group had a long-running connection with Rhodes, having completed the first Master Plan for the regeneration of the suburb in 2005.&nbsp;

“We’ve delivered many mixed-use buildings in the area including most recently Rhodes Central by Billbergia which forms the retail heart of the suburb,” Hatzi said.

“Our proposal for Leeds Street opens up new connections to the water and reflects SJB’s approach to permeable and civic-centric mixed-use development.”&nbsp;

“Being the first development under the master plan - we hope this precinct sets a high benchmark for the incoming community,” he added.&nbsp;

A collection of varying scaled buildings will be constructed across the site, with a defined podium of a singular material and lighter-coloured concrete forms.&nbsp;

Land and Form Director, Ro Iyer said the public domain will embrace the unique geographical setting and confluence of where the Parramatta River meets Rhodes.&nbsp;

“The foreshore design represents this transition from natural to urban, creating an iconic destination that looks to restore and enhance important ecological assets and allow people to actively engage with the Parramatta River, setting a high-quality precedent for the Rhodes East Precinct,” Iyer said.&nbsp;

At the site’s juncture, there are a number of key interfaces - the foreshore to the north, the historic bridge to the west, the transitioning industrial context to the east, and a proposed public school and grounds to the south.&nbsp;

Building layouts are optimised towards the views and orientated for solar access, with internal facing courtyard apartments also receiving glimpses through the building gaps towards the river ensuring at least 85 percent of the apartments have desired outlooks.

“This project will reimagine the Rhodes waterfront and forms a critical piece in the NSW Government's rejuvenation of the Parramatta River waterfront from Sydney Opera House to Parramatta Park,” said Kinsella.

Managing Director, John Kinsella said the project will breathe new life into the Parramatta River foreshore, making it not only greener and more attractive but more accessible as well. 

SJB win design for Billbergia's Rhodes mixed-use development 

Chevron One, the sky-high tower currently being developed by Bensons Property Group on Chevron Island, has secured the highest price per sqm for an apartment on the Gold Coast.

The four-bedroom apartment, part of the Daylight Sky Homes collection, sold for $9 million to a well-known Sydney family, who intend to make the luxury apartment a local base for their vacations and school holidays. The family also acquired a three-bedroom apartment for family members.

The $9 million sale of apartment 3802 transacted at $25,000 per sqm, topping the previous record of $24,725 per sqm. The four-bedroom apartment spans over 364 sqm.

Designed by global architecture practice Marchese Partners, the architects behind the iconic Bondi Icebergs, Chevron One Residences is rapidly earning the moniker of being the ‘millionaires’ tower’ with all remaining apartments priced well over $1 million.

The oversized, light-filled residences in Chevron One will feature panoramic views over Surfers Paradise, the Hinterland and beyond. Apartments will be kitted out with&nbsp;decadent fixtures and finishes, including bespoke stone, timber joinery and European appliances by Miele and SubZero.

Chevron One's super-penthouse is&nbsp;rumoured to have been valued at over $50 million. The double story, crowning jewel of Chevron One will be a Sky Mansion spanning close to 2000 square metres over levels 40 and 41. The super-penthouse is to be retained by Bensons’ Chairman and his wife Colleen, and offers a sky pool, a dozen car parking spaces, and bespoke interiors designed and finished to fastidious standards.

While there are only a very limited number of residences available for purchase at Chevron One, the sub-penthouse is expected to be released in the coming weeks. A leading Gold Coast estate agency has been exclusively appointed to market the whole floor residence, measuring nearly 1000 square meters.

The offering, which occupies the whole of level 39, is priced at $30 million and features curved floor-to-ceiling windows enveloping the residence, allowing views to be enjoyed from every room.

The residence comprises five entertaining and living spaces, a bar, cellar and wine room, outdoor dining and lounge areas, plus four expansive bedrooms all equipped with ensuites and walk-in-robes. The sub penthouse, known as 1-of-One is expected to be offered to the market in late October 2022.

Chevron One is currently well under construction with established builders ICON Construction, Senior Lender Banner Asset Management, with completion expected in Early 2026.

Chevron One secures Gold Coast sqm record in $9 million Daylight Sky Home sale

A member of the British Royal Family is behind a joint venture of one of the most luxurious projects to hit the Gold Coast.

The London-based Banda, headed by developer Edo Mapeli Mozzi, the husband of Princess Beatrice, who is the niece of King Charles III, has teamed up with the Sydney developer Rory O'Brien to deliver Masthead Ocean Club, a luxury tower in Main Beach.

The $250 million project designed by BDA Architecture with interiors by MIM Design, will be Banda's first project in Australia. They've developed luxury buildings across the world since being founded by Mozzi in 2007.

The announcement will likely garner international appeal for the development of just 28 apartments, soon to launch through Highland Property. They will be seeking more than $5 million for even the entry level apartments, albeit the entry level will have nearly 320 sqm of space and span a whole floor. There will also be one sprawling penthouse, two sub penthouses, and five sky homes with protected views of the Pacific Ocean, Broadwater, and hinterland.

Mozzi founded Banda in 2007 and has grown the company from niche London developer into burgeoning global design practice, known for crafting environments which are both intrinsically beautiful and faultlessly functional.

"This project forms part of Banda’s evolution and global expansion journey," Mozzi said.

"We currently have projects underway in London, New York, Doha, San Salvador and all over Europe," Mozzi said, adding that they had been looking for the right opportunity to enter the Australian market.

"Masthead is absolutely the project we’ve been waiting for.”

The development will feature ultra-luxe amenity, which will be known as The Ocean Club.

With membership only accessible via a Masthead apartment purchase, The Ocean Club, which spans two full floors of 650m2 high in the tower, will encompass premium in-home facilities including a sophisticated wine and champagne lounge, whiskey and cigar room, private dining space, coffee bar, sky high library and business meeting areas – all with panoramic ocean, coastal and Hinterland views.

Mapelli Mozzi and O’Brien are the inaugural members of Masthead Ocean Club, with Mr Mapelli Mozzi officially assuming the role as honorary Chairman.

O'Brien, who will be retaining one of the apartments for his own use, said Masthead Ocean Club’s facilities will re-shape the way residents experience their new beachside home and lifestyle.

"We wanted to ensure our amenities are never crowded and can be freely enjoyed by our small number of residents in ultimate privacy and seclusion."

O'Brien has developed several luxury developments over the last 30 years in Sydney, Los Angeles, and the award-winning project in the Whitsundays.

He said Masthead isn't your average luxury beachfront development.

Crowning the Masthead Ocean Club development are two ultra-deluxe sub penthouses spanning a massive 634m2 each, topped by a penthouse with over 1000 sqm of living space, including its own pool, gym and golf putting green. There will be a private owner's study in the "crow's nest", at the pinnacle of Masthead Ocean Club.

Masthead has all approvals in place and construction is anticipated to commence in the coming months with completion scheduled for 2024.
