<a href="https://www.apartments.com.au/developers/bridgewell-development">Bridgewell Capital</a> has lodged plans for a major mixed-use apartment development in the heart of Maroubra, seeking a significant uplift in height and density controls to deliver 120 apartments and a 120-place childcare centre near Maroubra Junction.

The State Significant Development application, filed through the NSW Government’s Housing Delivery Authority pathway, covers a 3,270 sqm amalgamated site at 251-257 Maroubra Road and 133-135 Garden Street. The proposal includes a concurrent rezoning that would increase the maximum building height from 12 metres to 35.6 metres and lift the floor space ratio to 4.02:1.

Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the project would replace a mechanic’s workshop and several detached homes with a 10-storey residential building above four basement levels.

The scheme comprises 120 apartments, including 27 affordable housing units to be managed by a community housing provider for 15 years, alongside 203 basement car spaces and 92 bicycle spaces. A childcare centre occupying nearly 900 sqm of floor area would sit at ground level and be capable of accommodating 120 children and 22 staff.

According to the Design Report, the project has been conceived as a “gateway proposal” that responds to Maroubra’s evolving urban character and its proximity to the town centre.

“Designed to complement the character of Maroubra’s town centre, this gateway proposal features a building scale that matches its surroundings,” the report stated.

“It integrates residential units above a ground-level childcare centre, fulfilling the strategic objectives of the Randwick City Council Masterplan.”

The apartment mix is weighted toward larger residences aimed at families and downsizers, reflecting changing demographics in the Randwick LGA and increasing demand for medium-density housing close to transport and amenity.

BKA Architecture said the proposal seeks to reinforce Maroubra Road as a civic spine while improving the pedestrian experience around the site through landscaping and upgraded public interfaces.

“The design capitalises on the following site opportunities: reinforcement of Maroubra Road as a civic spine, enhancement of pedestrian pathways and the public interface via new landscaping, and strong market demand for two and three-bedroom apartments to support families and down-sizers,” the Design Report noted.

The building has been designed with setbacks and articulation intended to transition between the commercial intensity of Maroubra Junction and the surrounding lower-scale residential neighbourhoods. Communal open space is proposed on level one, while upper-level apartments would secure views towards Port Botany, Maroubra Beach and Sydney’s eastern suburbs.

The development sits around 200 metres east of the Maroubra Junction intersection of Anzac Parade and Maroubra Road, within one of Randwick’s identified strategic centres. The site is close to Pacific Square Shopping Centre, major bus routes, schools, parks and future cycling infrastructure proposed under the Maroubra Junction Masterplan.

The Maroubra proposal aligns with broader NSW Government initiatives encouraging higher-density housing near established centres and transport corridors, particularly where affordable housing is incorporated.

The renewal of Waterloo South forms the first stage of the broader Waterloo Estate transformation and is set to unfold over the next 10 to 15 years. The estate currently contains 750 social housing dwellings and 120 private homes.

A major focus of the revised proposal has been increasing the social and affordable housing component. The Minns Government increased the affordable and public housing allocation from 35 per cent to 50 per cent after coming to office in 2023.

Minister for Housing and Homelessness Rose Jackson said the changes were critical to maintaining Waterloo’s social diversity.

“When we came to government, we immediately reviewed the plans for the Waterloo renewal and boosted the number of public and affordable homes from 35 to 50 per cent,” Jackson said.

“This was a crucial step to ensure Waterloo remains a welcoming place for people from all walks of life to call home now and into the future.”&nbsp;

Minister for Planning and Public Spaces Paul Scully said the project would reshape the precinct for generations.

“This concept DA brings thousands of new public, affordable and market homes on the doorstep of the Waterloo Metro station another step closer to reality,” Scully said.

“Importantly, alongside the new homes the plan also proposes new open space where residents and the broader community can gather, relax and play.”&nbsp;

The Social Impact Assessment prepared by Urbis describes the renewal as one of Australia’s most significant public housing transformations, identifying substantial long-term positive impacts associated with housing supply, accessibility, public domain improvements, and community infrastructure.&nbsp;

Stockland and Homes NSW have already commenced the first stage of resident relocations, with some tenants moved into newly completed homes at Waterloo Metro Quarter and the Boronia development nearby.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>

The boom in the southern Gold Coast property market has seen buyers encountering at least one of two problems; a shortage of quality stock, or anything priced under $2 million.&nbsp;The high demand from locals and interstate purchasers has seen beachside projects that may have been on the market for six months usually, sell-out in half of that time, some even selling out after a database send. That’s left buyers waiting and wondering when the next opportunity will be to buy into the highly coveted coastal strip.

The high prices being achieved for apartments has resulted in land becoming more and more difficult to find, and more expensive. That, paired with continually problematic build costs, makes it difficult for developers to enable boutique projects to stack up. They inevitably must pass those added costs onto the buyers, who are now paying a premium to be a part of the southern Gold Coast lifestyle.&nbsp;

But a savvy purchase of a prime Bilinga site by a local development team means Nusa, a collection of just six luxury villas a stones throw from the beach, can offer something that nowhere else in the immediate vicinity can.&nbsp;

“With substantial increases in land value and construction costs since acquiring the site, we don't see villas of this size, quality and proximity to beach being repeated at these prices," Matt Thompson from developer Coastech Projects says.

Olindah Property Group's Nicole Riley says there's nothing like this kind of development on the southern Gold Coast, certainly not east of the Gold Coast Highway, for under $2 million.&nbsp;

Prices at Nusa start from under $1.8 million for 243 sqm, and the attractive price point saw three of the six villas sell almost immediately when Olindah fired out the opportunity to their database.&nbsp;

Demolition is soon to start on the 760 sqm site, which currently homes an original block of flats dating back to the 1970s. Genco Construction will be on site next month, with new residents being able to move in by September 2023.&nbsp;

Genco and the developer, veteran local builder turned developer Coastech, are the same team who delivered the luxury home, The Bilinga Hideaway, down the road at 173 Golden Four Drive, which was completed earlier this year. The coastal home recently sold for just under $3 million - and Riley says it's been a confidence booster for prospective purchasers to be able to point to one of the best houses in Bilinga as a completed development with the team also taking some learnings to fine tune their target market.&nbsp;&nbsp;

Thompson says the team are delivering the same level of quality at Nusa.

“We identified a gap in the market for right-sizers looking to transition from their family house into a maintenance-free beachside lifestyle without sacrificing on size or quality," Thompson says.

"So, we decided to take a unique approach for a development, by under developing the site to pave the way for an ultra-boutique project of just six spacious villas, being the perfect hybrid between a house and apartment.

While there's a lot of exciting projects coming or underway in Bilinga, Nusa is the only non-apartment project, so we have a really unique&nbsp;point of difference for buyers” Thompson adds.&nbsp;

Just three Nusa villas remain, priced at $1,799,000 (Villa Two), $1,899,000 (Villa Three), and $1,929,000 (Villa One), each with a unique offering. Villa One has street front appeal and the option to add a plunge pool to the rear. Villa Three has been designed with northeast balconies to optimise ocean views.&nbsp;

Each villa has three bedrooms across 240 to 250 sqm of usable space, which includes two designated living areas.

The main living, kitchen and dining area is on the first level, and the three bedrooms on level two. Level three can be a multi-purpose space, with the option to have a fourth master bedroom, a second living area, a gym, or a home office. This level opens to a rooftop terrace with a kitchenette and views over the beach. The ground has a double car garage, storage and exclusive use yard.&nbsp;

Confirming the prime location, two of the buyers are from arguably the two best street's in their suburbs. One downsizer family is set to move from Palm Beach's Jefferson Lane, the other is building on Hedges Avenue, Mermaid Beach's millionaire's row.&nbsp;

The third purchaser came from Brisbane and intends to enjoy the villa for themselves when it's completed in mid-2023.&nbsp;

"We're very fortunate in that the property market in Sydney and Melbourne is seeing a modest correction, whereas the Gold Coast isn't suffering the same fate," Riley added.&nbsp;

"There's still new people moving here, wanting to park their money in the blue chip Gold Coast coastal strip, as they see long term growth in the area.”

Prominent Gold Coast developer Aniko Group are set to add another residential development to their portfolio.&nbsp;

The group is gearing up for its first foray into the Chevron Island market, as their plans for a striking new $110 million tower have been approved by the council.&nbsp;

Mastrocostas said they were extremely happy to have council approval behind them, as they now look to the next phase of delivering Aniko’s signature dose of luxury to Chevron Island

Pradella commence construction on final development in Riverside West End precinct

Renowned architecture firm Rothelowman have only lent their pen to a handful of projects on the Gold Coast, all in the high-profile glamour suburbs like Broadbeach, Coolangatta and Surfers Paradise.

Their latest Gold Coast apartment development will be&nbsp;in the small suburb of Labrador, at the northern end of the Gold Coast between Southport and Biggera Waters, where they've designed a striking 13-level tower just off the Gold Coast Highway.

Rothelowman noted the evolution of the housing typology in Labrador, from the early 20th century land lots with single storey detached homes, the ‘Australian Dream’, to the 21 century of high density rezoning and the introduction of the mid-rise tower.

"Gold Coast’s beachside suburbs have recently undergone intense investment in ‘luxury’ apartments that respond to an insatiable demand for beachside holiday homes from affluent local and interstate purchasers," Rothelowman stated.

"This overtly intense focus has partially overlooked the increasing demand for quality apartments in developing areas of the Gold Coast region such as Labrador with its strong key worker demographic and local demand for quality higher-density housing."

They said the&nbsp;intent for the project is to provide an equivalent level of design consideration that responds to the aspiration for improved quality of life in a way that is more accessible to locals.

The new development at&nbsp;11-17 Hunter Avenue, a vast 1620 sqm site sold earlier this year by development site sales specialists GV Property Group to a private developer, will have 82 apartments in total, eight of which have been designed under the national disability insurance scheme (NDIS).

There will be 70 two-bedroom apartments and 12 three-bed units.

"11-17 Hunter Avenue is founded on the vision to establish a sense of community that promotes health and wellness within all aspects of the project," Rothelowman added.

"This is realised in the curation of flexible apartment living in an authentic subtropical residential tower and the facilitation for engagement with street life at lower level to accommodate recreational program. A varied suite of flexible apartment layouts respond to the lifestyle and amenity requirements of the projected demographic seeking adaptability, quality of life and wellness.

"This perceptibly humble project seeks to engender higher order design considerations for a deserved and almost forgotten demographic seeking similar care to Gold Coast ‘luxury’ living through what are considered humble innovations and a generous eye for life."

Town planner Mewing Planning Consultants says the&nbsp;proposed development will contribute to housing choice and affordability in Labrador, in an area that comprises a strong make up of short-term accommodation and holiday letting units, and ageing housing stock.

"Given the mix of units, the dwellings will be delivered at an affordable price point within the current Gold Coast apartment market and will attract a range of people from demographics to live within the area, including those who are unable to afford detached dwelling blocks within the locale," Mewing's submission as part of the development application noted.

First look: Rothelowman set sights on new Gold Coast suburb

The beachfront Main Beach Parade strip is set for a new high-end apartment tower.

Gold Coast businessman and hotelier&nbsp;Bruce Donnachy has been given the green light by the Gold Coast City Council for a 20-level, 16-apartment tower at 3571 Main Beach Parade.

The plans were scaled back a tad from what was proposed nearly 12 months ago. Initially Donnachy sought 24 apartments across 20 levels. Now they're all full-floor apartments.

Donnachy had amalgamated two sites to create nearly 900 sqm on the prized beachfront side of Main Beach Parade.

Local architecture firm BDA were tasked with creating a coastal, luxury residential building that provides a five-star resort feel, with a range of large, sizeable apartments.

“The timeless architecture will set a new benchmark in the Main Beach Precinct,” BDA said in their submission to the Gold Coast City Council.

&nbsp;

“The architecture of the proposed luxury residential development is composed of simple curved and linear forms, white concrete spandrels, a textured and timeless material palette of travertine stone and timber screening, creating a rich and layered coastal effect.”

“A series of planters on the facade add a layering and softening of the built form, reinforcing the importance of sub-tropical design.”

The project offers a mix of apartment types. The majority of apartments have three bedrooms. There's two-level penthouses, and a two-storey beach house.

“The mix of high-end liveable apartment types provided will provide a five-star level of housing that is lacking in the Main Beach precinct," BDA added.

The communal recreation facilities containing gym, multipurpose room, pool, pool-deck and barbecue area are located at Level 10, allowing an opportunity for a building break and greenery to the facade.

New "five-star level" Main Beach Parade apartment tower approved

ASX-listed property developer Cedar Woods has achieved topping out of its final residential building in its Clayton South community, Jackson Green.&nbsp;

The Aster Apartments will add to the three existing residential buildings in the $230 million masterplan Jackson Green, which also includes 151 townhomes across 6.5 hectares.

Launched in July 2020, Aster Apartments received interest from both first home buyers and investors during and after the COVID-19 pandemic, with the building achieving 86 per cent sell-through in October this year.

Comprising 128 one, two and three-bedroom apartments, Aster Apartments are set across three buildings, with open-plan layouts, private courtyards and balconies and stainless steel appliances.&nbsp;

Aster is also on the doorstep of the Monash Employment Cluster, which boasts the largest concentration of jobs outside of Melbourne CBD.

Cedar Woods top out final residential building in Jackson Green, Clayton South community

The Andrews Labor Government is supersizing the popular Victorian Homebuyer Fund, committing $1.1 billion to triple the size of available support and help thousands more Victorians realise their dream of owning a home.

The new funding will add to the $500 million existing investment in the shared equity scheme that makes home ownership more achievable for many Victorians.&nbsp;

So far, the fund has helped more than 2,000 Victorians buy a home with an additional 1,000 applicants approved to start house-hunting knowing they have a secure funding partner.

Treasurer Tim Pallas said the fund had been popular for a number of reasons, namely helping people get into their own homes quicker with help from a secure partner.&nbsp;

“Thousands more Victorians will now be able to realise their dreams with this new injection. Combined with the First Home Owner Grant and first home buyer stamp duty relief, it can make a massive difference.”

Through the shared equity scheme, eligible participants require only a five per cent deposit and the Victorian Government provides up to 25 per cent of the purchase price of the home, reducing the size of participants’ mortgage repayments and also saving lenders mortgage insurance.

Participating homeowners can buy out the Government’s share at market value over time, with payments reinvested to help other aspiring homebuyers get into the property market.&nbsp;

The scheme is open to homes valued below $950,000 in Melbourne and Geelong, and $600,000 in regional Victoria.

The new investment will open the door to home ownership to a further 7,000 people, taking the total to 10,000.

More than half of the Victorian Homebuyer Fund’s successful homeowners are first home buyers, who are also eligible for other significant Andrews Labor Government grants and stamp duty exemptions and concessions.

The typical Victorian Homebuyer Fund member to date has paid an average deposit of $35,000 on a property purchase price of around $650,000, with the Fund contributing shared equity of $155,000.

The Victorian Homebuyer Fund was launched in October last year, working with the Commonwealth Government as it prepares its Help To Buy shared-equity scheme, which will add to the choices available to families and individuals.

The Labor Government’s support for first-home buyers last financial year topped $1.1 billion, with $801 million paid in stamp duty exemptions and concessions to more than 44,000 purchasers, $223 million paid in $10,000 First Home Owner Grants and $150 million contributed in Victorian Homebuyer Fund shared equity.

The extension of the Fund will be aided by a new lending partner, Indigenous Business Australia (IBA), which will be supporting more Aboriginal and Torres Strait Islander participants into the scheme.
