The proposal, now on public exhibition, outlines plans for around 3,300 new homes across the 12.3-hectare precinct. A minimum 30 per cent of residential gross floor area will be delivered as social housing, approximately 20 per cent as affordable housing, and a maximum 50 per cent as market housing. The redevelopment would more than quadruple the number of homes currently on the site and more than double the existing supply of social and affordable housing.

The renewal of Waterloo South forms the first stage of the broader Waterloo Estate transformation and is set to unfold over the next 10 to 15 years. The estate currently contains 750 social housing dwellings and 120 private homes.

The proposal, prepared by <a href="https://www.apartments.com.au/architects/sjb-architects">SJB</a> and Beam Planning, spans 10 street blocks bounded by Cope, Raglan, George, Wellington, Gibson, Kellick, Pitt and McEvoy Streets, directly adjoining the Waterloo Metro Station precinct and within walking distance of Redfern and Green Square stations.

Under the masterplan, building heights would range from two to 33 storeys, delivering approximately 282,485 sqm of residential floor space alongside at least 10,000 sqm of non-residential uses and a minimum 5,000 sqm of community space. The planning framework has been specifically structured to support the mixed-tenure outcome, with the residential gross floor area capped at a maximum 50 per cent market housing allocation.&nbsp;

The Urban Design Report describes the vision as creating “a unique and vibrant mixed-tenure housing precinct that supports the needs of the community and delivers much needed housing in response to National and State Government priorities.”&nbsp;

A major focus of the revised proposal has been increasing the social and affordable housing component. The Minns Government increased the affordable and public housing allocation from 35 per cent to 50 per cent after coming to office in 2023.

Minister for Housing and Homelessness Rose Jackson said the changes were critical to maintaining Waterloo’s social diversity.

“When we came to government, we immediately reviewed the plans for the Waterloo renewal and boosted the number of public and affordable homes from 35 to 50 per cent,” Jackson said.

“This was a crucial step to ensure Waterloo remains a welcoming place for people from all walks of life to call home now and into the future.”&nbsp;

Minister for Planning and Public Spaces Paul Scully said the project would reshape the precinct for generations.

“This concept DA brings thousands of new public, affordable and market homes on the doorstep of the Waterloo Metro station another step closer to reality,” Scully said.

The Social Impact Assessment prepared by Urbis describes the renewal as one of Australia’s most significant public housing transformations, identifying substantial long-term positive impacts associated with housing supply, accessibility, public domain improvements, and community infrastructure.&nbsp;

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

With construction group Hutchinson Builders commencing ground works on the precinct back in January 2019, on the site of Epping’s former Westpac Credit Card Services building, the project’s completion marks the conclusion of a momentous journey that began when Cbus Property acquired The Langston site in 2014.

CBUS Property wrap up construction on The Langston in Sydney’s North West

The penthouse crowning Arc Toowong, the newest Brisbane development from prominent South East Queensland developer Spyre Group, will be one of the priciest ever developed in the Queensland capital.

Spyre are seeking $14.5 million for the luxury 700 sqm spread atop the striking riverfront project designed by bureau^proberts.

The developer will be shooting for back to back records with the Toowong penthouse, having earlier this year secured the biggest price for any Queensland apartment, both off the plan and established, at it's boutique Burleigh Heads project, Glasshouse.

Bureau^proberts, who also designed Glasshouse, were again tasked with creating a visually-unrepeatable development.

The penthouse boasts&nbsp;100 metres of unobstructed river frontage across two floors, the largest river frontage for a multi-resident property in Brisbane. Rolling lockdowns are a thing of the past, but what isn't is working from home.

At the census, albeit conducted in or around lockdown, 31 per cent of workers living in New South Wales were working from home, up from just five per cent at the 2016 census.

In Sydney, it was a jump from four per cent to 39 per cent.

And despite everything from cafes to borders reopened, the working from home trend is still continuing, which is making apartment developers rethink some of the amenity they are offering.

At Astrid, the latest Castle Hill apartment development to hit the market, the local developers went full throttle on the working from home spaces, in a more refined way that others.

Their focus was to build a working from home space which actually took you away from the home, however without actually leaving.

Not content with just creating study nooks (which they also have done in most the apartments), the developer went out of their way to offer extensive opportunities to work from a different space through the project.

One of the most unique spots to work from is the outdoor cabana (main image). The innovative space is fully solar powered and has its own wifi. It will use&nbsp;only sustainable materials and the power of the sun.

Progressive Australian property developers Lindsay Bennelong are set to add a new landmark project to their burgeoning portfolio.

The group has lodged plans for a boutique development on a prime beachside site in Manly.

Just five apartments will be built across a four-level building at 61 North Steyne, four three-bedroom units and one two-bedder.&nbsp;

With close proximity to Manly’s town centre and the CBD, the area is characterised by a mix of building types which have evolved and changed over the years, with the latest residences set blend seamlessly with the coastal surrounds.

A feature screen has been incorporated in the design to maintain privacy to neighbours and between apartments, with the elements also creating visual interest and articulation to the building as well as providing an element of solar control. The building is also proposed to be constructed of concrete and masonry to enable heat gain to radiate in the cooler evening hours – again contributing to a comfortable temperature.

The site benefits from a portion of road reserve that was dedicated for road widening. That dedication has now been abandoned and the land to south at 60 North Steyne has incorporated the area into their landscaped front setback design.&nbsp;

“We feel that stepping down a corner site that is flanked by taller buildings would result in a less than desirable urban design outcome and as such feel a compatible building height is more appropriate," Platform Architects noted in their design submission.

Landscaping has been incorporated into the design to give all dwellings access to greenery, including large trees, shrubs and ground covers, contributing to the local flora and microclimate. Landscaping is not only limited to the ground floor level but is also incorporated at higher levels, with a green roof over the carlift and planters on the terraces and balconies. Landscaping thus plays an important role in the overall expression of the design, with the green spaces also for water absorption, re-use and filtering of the run off into the existing drainage systems.&nbsp;

The proposed density on the site is desirable due to the site’s close connection with job opportunities in Manly Town Centre, along with public transport to the city and other suburbs. In addition, the location of the site is well suited to accommodate future residents with easy access to public amenities and transport within walking distance.

Preston apartments Due North go green with sustainable design 

The City of Melbourne is on track to record more than $2.5 billion in new development applications in 2022, as developers continue to invest heavily in the city’s growing property market.

Forecasts show the City of Melbourne is set to assess more than $1 billion of new developments in 2022. This is in addition to the more than $1.5 billion of state assessed development projects which have been proposed for the municipality so far this year.&nbsp;

Deputy Lord Mayor Nicholas Reece said there is little doubt that Melbourne remains the number one destination for new developments.&nbsp;

“It’s a testament to the resilience of Melbourne that the city has attracted more than $2.5 billion in new developments in a single year. After so much COVID disruption, it’s heartening to see developers continuing to invest heavily in the future of our city.”

“With residential occupancy levels now back to pre-Covid levels and a record number of new hospitality venues opening in the city it is no wonder that development applications have taken off.”

The last time the City of Melbourne assessed more than $1 billion in new development applications was prior to the pandemic in 2019.

More than 600 planning applications worth an estimated $800 million have come before the City of Melbourne so far in 2022, with 85 per cent of applications for brand new developments. The remaining 15 per cent cover amendments to existing permits.

Melbourne’s CBD remains the hottest property market with 200 new development applications - the majority covering new businesses and shop fit-outs.

“The buzz is back and 2023 is shaping up as a year of exciting possibilities for Melbourne,”&nbsp;Reece said.&nbsp;

Carlton sits second with more than 70 developments, primarily for residential properties or additions to heritage homes. Development applications have also increased in Kensington within the new Arden and Macaulay precincts.

New development interest has continued to grow in West Melbourne since the gazettal of the City of Melbourne’s West Melbourne Structure Plan, including the $230 million development of the West Melbourne Waterfront Precinct.

Major state assessed developments for 2022 include a $750 million development over the Goods Shed in Docklands and a $264 million development at RMIT Village in North Melbourne.

For the first time, the latest data has also revealed the City of Melbourne suburbs which have made the most appeals against new developments.

Planning decisions in East Melbourne have attracted the most interest within the municipality, with more than double the number of appeals to VCAT compared to any other city neighbourhood.

The CBD has the second most appeals, while West Melbourne and Docklands have the fewest.

“It’s particularly exciting to see developments popping up in the city’s newest suburbs of Arden and Macaulay. The vision to transform West Melbourne into the next Fitzroy or Collingwood is also gathering momentum with some distinctive planning applications approved,” said Reece.&nbsp;

“As development interest continues to grow it’s never been more important for the City of Melbourne to prioritise high-quality design, architecture and amenities to ensure the best outcomes for everyone who lives, works, studies or visits our city.”

Melbourne CBD development booms

The recently launched Mansard apartments in Kooyong offer prospective buyers an opportunity to buy into one of Melbourne’s most affluent areas.

Developer BonYan RE has recently launched Mansard, a collection of just 16 apartments on Toorak Road.

Renowned architecture firm Carr Design was given free reign when designing the project, and Carr Managing Director Chris McCue has produced something unseen in Australia before.

The project's name Mansard comes from the Mansard roof, which originated in France. The earliest known example of a mansard roof is credited to Pierre Lescot on part of the Louvre built around 1550.

A Mansard roof is a four-sided gambrel-style hip roof characterised by two slopes on each of its sides, with the lower slope at a steeper angle than the upper.

Chris McCue said Kooyong is a really beautiful part of Melbourne.

"There's a lot of celebrated building works in the precinct from the 1930s, and that's what people love about Kooyong," McCue said.

"That's what we certainly love and that's what we wanted to respond to."

Head of Jellis Craig Projects Stephen Bowtell, who is marketing the project alongside Pontem's Fil Gacesa, said there’s nothing like Mansard on the local market.

"Kooyong had less than 1,000 people living in the suburb at the recent census," Bowtell says.

"Mansard really is such a rare opportunity to buy a brand new apartment. There's less than 500 houses and apartments in the whole suburb. These opportunities don't come around often."

Bowtell says the design by Carr makes the apartments more like homes.

Bowtell expects the project will resonate with downsizers already within the Kooyong, Toorak belt, or those who are wanting to enter one of Melbourne's most exclusive areas.

Mansard follows BonYan’s success in Glen Iris where they developed the luxury Oakden project. It set a suburb record in 2017 when an empty nester paid $3,617,000 to combine four two-bedroom apartments to create a 332 sqm unit on the ground floor.
