AURA elevates amenity living at Melbourne Square

Builder-developer Scion is the latest to target Sydney's booming Hills Showground Metro precinct, filing plans for more than 100 apartments within walking distance of the station.

Scion has lodged a concurrent rezoning and State Significant Development Application for <a href="https://www.apartments.com.au/new-apartments/27-33-middleton-avenue-castle-hill-nsw-2154">27–33 Middleton Avenue</a>, where it plans to replace four existing homes with an 11 and 14-storey mixed-use development comprising 109 apartments, six affordable housing dwellings, and a ground-floor café.

Designed by BHK Architects, the proposal includes three levels of basement parking with 174 spaces, more than 1,200 sqm of communal open space, and extensive landscaping across the 3,791 sqm site.

The development has been designed as two buildings connected by a recessed wintergarden spine, with the 14-storey building positioned to the south and the 11-storey building to the north.

The apartment mix has been weighted towards owner-occupiers, with 13 one-bedroom apartments, 55 two-bedroom residences, 31 three-bedroom apartments, six three-bedroom lofts, and four four-bedroom homes. Six apartments will be dedicated as affordable housing in line with the NSW Housing SEPP.

According to the Architectural Design Report by BKH, the proposal seeks to create "a place-responsive architecture" inspired by the natural landscape surrounding Cattai Creek, while strengthening the public domain through landscaping, active frontages and a neighbourhood café.

Atlas Urban, in its Urban Design Report, says the proposal takes a different approach to increasing density around Hills Showground Station by favouring a more slender, vertically articulated built form over a conventional mid-rise outcome. The report argues this allows for greater deep soil planting, improved solar access and a better public domain outcome, while still delivering additional housing close to rapid public transport.

The site sits around 500 metres from Hills Showground Metro Station, within a precinct earmarked for significant residential intensification following the opening of the Sydney Metro Northwest line. Planning documents accompanying the application note that Greater Sydney's population has grown by more than one million people since planning for the precinct first began, reinforcing the need to accelerate housing delivery around existing transport infrastructure.

Scion is expanding its development pipeline which also includes <a href="https://www.apartments.com.au/new-apartments/chatham-west-ryde-2-6-chatham-road-west-ryde-nsw-2114">Chatham in West Ryde</a>, 62 apartments which are approaching completion. First look: Scion plots Castle Hill apartment development near Hills Showground Metro Station

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

Off-the-plan property explained: What is stamp duty?

Plans have been lodged for a 14-storey residential tower in Brisbane's inner-city suburb of Woolloongabba.

The plans were filed by a company tied to former Olympian Edward Fernon, who since giving up athletics has been focused on property development. He is currently the managing director at Freedom Development Group and a development partner of Escarpment Estates, a new development on the grounds of the former Katoomba Golf Course in the Blue Mountains.

Mecone, the Sydney-based town planner who filed the plans on behalf of Fernon, said the intent&nbsp;of the development is to create a mixed-residential building which caters for a range of different housing needs.

39 apartments are set to be delivered across the 61 Regent Street site, along with 33 studio apartments for short term rental and three studios for rooming accomodation, designed by Sydney-based architects, Place Studio.&nbsp;

The mezzanine level and levels one to three will comprise the co-living residences, while the standard apartments will be housed from levels four through to 11.

A mix of apartment types will be on offer, with seven one-bedroom, 30 two-bedroom and two three-bedroom apartments.&nbsp;

The built form presents as 12 storeys to Regent Street and is of a consistent built form to adjoining approvals. The development has a well-articulated façade which incorporates landscaping to enhance the sub-tropical design.

The architecture will be well-articulated through a variety of building materials and finishes, with landscaping featured throughout the design through raised planters on the lower levels and on the rooftop, enhancing a sub-tropical setting.&nbsp;

Brick cladding covers the ground floor, contrasting the balance of the built form, which is comprised of rendered cladding.&nbsp;

The facade of the building will presents a darker paint finish on the southern side, with the northern side containing a lighter paint finish, while timber panelling features on the underside of each balcony slab adding a finer grain detail, particularly when viewed from the street, with a mix of glass and concrete balustrading adding further articulation to the façade.&nbsp;

514 sqm of indoor and outdoor communal space will be incorporated across the site, with the mezzanine floor set to include a barbecue area and shaded areas.&nbsp;

Crowning the tower will be 141 sqm of communal open space, with an additional barbecue area slated, along with a 100 sqm communal room leading onto a courtyard and balcony.&nbsp;

Woolloongabba is undergoing significant growth which is reflective of the high density residential zoning and the proximity to the University of Queensland, Buranda Village, Carl Street Park, the Princess Alexandra Hospital, and the Gabba Cricket Ground.

The site also has excellent access to the Brisbane CBD through active, public and private transport, with public transport accessible via the nearby bus stops on Cornwall Street and Ipswich Road, whilst the future Brisbane Metro 1 line will be accessible from the Buranda busway station, with the Buranda railway station providing further public transport options.

Active transport routes are also an option, with the Southeast Freeway Bikeway providing further connection to the city.&nbsp;

Recently&nbsp;Queensland developer Sarazin submitted plans for their next tower in Woolloongabba following the success of Silk One.

Analysis by Canstar showed that the&nbsp;number of owner-occupier first home buyer loans is over 31.3 per cent down over the 12 months to November, after numbers retreated a further 5.5 per cent over the month.

For a $1.5 million purchase in New South Wales, buyers would be expected to pay $67,000 in stamp duty, which is in addition to a minimum 10 per cent deposit, a total of over $210,000 upfront with both costs before taking ownership of the property.

Premier Dominic Perrottet said this choice will empower first home buyers as they head out to auctions and inspections over the weekend.

“Starting today, first home buyers will get a huge boost with a system that helps rather than hinders their journey to owning their first home,” Perrottet said.

“The opportunity starts now, with buyers able to choose the option that will suit their own financial circumstances and see them come out ahead in the long run.”

Treasurer Matt Kean said more than 6,000 first home buyers are estimated to choose the annual property fee each year.

High-end developer Fortis have submitted plans for a new project in Melbourne's St Kilda.

Fortis, who operate in Sydney and Melbourne's most sought-after areas,&nbsp;is seeking to create 39 apartments at 61-73 Fitzroy Street, a 2,661 sqm amalgamated site secured last year.

Fortis said they've long been interested in St Kilda, and in particularly Fitzroy Street.

"St Kilda has a colourful history, character &amp; charm and a unique position within Melbourne – immediate proximity to the CBD, parks and unrivalled amenity, yet distinctly coastal featuring one of Australia’s most well-known beaches," Fortis Director Charles Mellick, who co-founded the company in 2016 alongside Patrick Keenan and Dan Gallen, told Urban.

"Fitzroy Street is one of Melbourne’s most historic grand boulevards which has admittedly seen better days, but here lies the challenge and opportunity to breathe new life into the precinct."

Fortis have had Woods Bagot design the Fitzroy Street project, which will also reinvigorate Fitzroy Street and benefit the local community.

Fortis called it a "precinct defining opportunity."

The site has a 65 metre street frontage, and a&nbsp;strategic location, at the mid-point of Fitzroy Street.

"Our proposal will be a catalyst for rejuvenation,"&nbsp;the documents submitted to Port Phillip Council noted.

"This opportunity is to redefine the local area and play a key part in the Fitzroy Street’s return to former grandeur.

"The extensive frontage to Fitzroy Street offers immense opportunity for activation in what is currently a run-down retail strip."

There will be around 950 sqm of hand selected retailers, likely to be a providore, a bakery, or a signature food and beverage venture.

"[The retailers will cater] to the daily needs of surrounding residents, provide passive day and night activation and give everyone a compelling reason to visit Fitzroy Street."

The 39 apartments will be located above and behind the retail, focusing on "quality not quantity."

"Lucky future residents will enjoy refined common amenity on the ground floor, the retail experience, beachside living and everything St Kilda has to offer on their doorstep," the documents stated.

There will be just three one-bed apartments, 19 two-bedders, and 10 three-bedroom units.

The plans have 100 parking spaces, and 39 bike spaces.

Fortis say the existing architecture in St Kilda influenced the design of the project.

"This former grandeur has become a recognisable feature of current day St Kilda. Our proposal seeks to rejuvenate this charm through its façade articulation, balustrades and generous planter boxes. The intention is to add a further layer of contemporary charm and character to St Kilda."

Cobild Construction have already been appointed as the lead construction partner on the project, having already been appointed to 10 of Fortis' projects since teaming up together in 2018. Local landscape designer Florian Wild are in charge of the landscaping.
