The proposal, now on public exhibition, outlines plans for around 3,300 new homes across the 12.3-hectare precinct. A minimum 30 per cent of residential gross floor area will be delivered as social housing, approximately 20 per cent as affordable housing, and a maximum 50 per cent as market housing. The redevelopment would more than quadruple the number of homes currently on the site and more than double the existing supply of social and affordable housing.

The renewal of Waterloo South forms the first stage of the broader Waterloo Estate transformation and is set to unfold over the next 10 to 15 years. The estate currently contains 750 social housing dwellings and 120 private homes.

The proposal, prepared by <a href="https://www.apartments.com.au/architects/sjb-architects">SJB</a> and Beam Planning, spans 10 street blocks bounded by Cope, Raglan, George, Wellington, Gibson, Kellick, Pitt and McEvoy Streets, directly adjoining the Waterloo Metro Station precinct and within walking distance of Redfern and Green Square stations.

Under the masterplan, building heights would range from two to 33 storeys, delivering approximately 282,485 sqm of residential floor space alongside at least 10,000 sqm of non-residential uses and a minimum 5,000 sqm of community space. The planning framework has been specifically structured to support the mixed-tenure outcome, with the residential gross floor area capped at a maximum 50 per cent market housing allocation.&nbsp;

The Urban Design Report describes the vision as creating “a unique and vibrant mixed-tenure housing precinct that supports the needs of the community and delivers much needed housing in response to National and State Government priorities.”&nbsp;

A major focus of the revised proposal has been increasing the social and affordable housing component. The Minns Government increased the affordable and public housing allocation from 35 per cent to 50 per cent after coming to office in 2023.

Minister for Housing and Homelessness Rose Jackson said the changes were critical to maintaining Waterloo’s social diversity.

“When we came to government, we immediately reviewed the plans for the Waterloo renewal and boosted the number of public and affordable homes from 35 to 50 per cent,” Jackson said.

“This was a crucial step to ensure Waterloo remains a welcoming place for people from all walks of life to call home now and into the future.”&nbsp;

Minister for Planning and Public Spaces Paul Scully said the project would reshape the precinct for generations.

“This concept DA brings thousands of new public, affordable and market homes on the doorstep of the Waterloo Metro station another step closer to reality,” Scully said.

The Social Impact Assessment prepared by Urbis describes the renewal as one of Australia’s most significant public housing transformations, identifying substantial long-term positive impacts associated with housing supply, accessibility, public domain improvements, and community infrastructure.&nbsp;

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

Brisbane-based developers, SKF, has achieved a $24 million sell-out of Mermaid Sanctuary, a rare land offering on the central Gold Coast that has delivered a land sale record for Mermaid Waters.

Released to the market late last year, Mermaid Sanctuary delivered 12 homesites, generously sized from 628 sqm to 1,009 sqm, in an exclusive master-planned enclave on McIlwain Drive.

Located on an exclusive peninsular on the shore of Lake Wonderland, the 1.2-hectare Mermaid Sanctuary achieved a land sale record of $3 million for the lakefront precinct, drawing significant interest from local, interstate, and international buyers looking to secure a landholding in one of the city’s most sought-after coastal suburbs.

SKF wrapped up works on Mermaid Sanctuary early this year, with ten homesites already&nbsp;sold and two lots awaiting settlement.

The 12-lot waterfront subdivision, was once home to Gold Coast development pioneer and philanthropist Jock McIllwain, who helped shape the Gold Coast through key civil projects from Cavill Avenue Mall to the Isle of Capri and the canal estates of Mermaid Waters.

The former city councillor, who passed away in 2016 aged 89, was a close friend of the renowned father of the modern Gold Coast, Sir Bruce Small.

McIlwain, a great supporter of the arts and culture on the Gold Coast, played a role in many of the city’s transformational waterfront developments including Lake Wonderland at Mermaid Waters where he would later make his home.

SKF’s Director, Eric Zhao said the success of Mermaid Sanctuary pays tribute to McIlwain’s lasting legacy that has made the Gold Coast what it is today.&nbsp;

“Mermaid Sanctuary achieved a very high inquiry rate from buyers, many of whom were looking to upsize to a waterfront location which is extremely rare to find on the central Gold Coast today,” said Zhao.

Among the buyers to stake their claim in the Gold Coast’s development history are local and Brisbane business owners, property developers and property industry professionals.

Prices achieved at Mermaid Sanctuary ranged from $1.2 million to $3 million, with land sales reaching a high of about $3,000 per square metre among the last sites sold.

The $3 million record represented a 35 per cent price premium compared to similar waterfront lots sold during the same period for a site located across Lake Wonderland.

Each site at Mermaid Sanctuary offers wide lot frontage that allows maximum design flexibility for a new home, while each offers the option of adding a pontoon for direct water access.

The luxurious private community features 24-hour CCTV, security patrols, professionally created and maintained landscaping, including signature 30-year-old Canary Island date palms, a generous internal road with custom granite bands and high-quality LED street lighting to complement the modern home designs planned for the community.

A Brisbane team of professionals was enlisted by SKF Development to undertake the landmark project. Myers Ellyett Architects was responsible for the concept architectural design of Mermaid Sanctuary, while landscape architecture was delivered by Citicene Landscape Architects and civil works were undertaken by local contractor Alder Civil.

SKF’s current portfolio totals $100 million, with the company recently announcing their major infill development, Ashgrove Sanctuary in Brisbane, which will deliver 18 residential lots on the site of former caravan park where large portions of the site will be devoted to a nature reserve with more than 3,000 new plants set to be implemented as part of the project.&nbsp;

On the Gold Coast, the group is undertaking Baileys Reserve, an 83-townhouse development at Upper Coomera, building on SKF’s recent successful industrial development in Coomera.

Mirvac Constructions has become the first business in Australia to be awarded the highest possible 5 Gold Star iCIRT rating by regulated ratings agency Equifax.

The Independent Construction Industry Rating Tool (iCIRT) is designed to aid property buyers by assessing an entity’s capability, capacity and ability to deliver a trustworthy building, with Mirvac the first to achieve the prestigious rating.&nbsp;

The rating tool is one of several pillars of reform introduced in NSW in recent years and is intended to raise building standards and consumer confidence in built form within the state.

Head of Product and Rating Services at Equifax, Brad Walters, said the iCIRT rating has played a pivotal role in rebuilding trust and transparency in the sector following a difficult few years across the construction industry.

“It is important to recognise those that have and continue to demonstrate a high level of resilience and reliability in the delivery of trustworthy built assets,” Walters said. &nbsp;

Mirvac’s Head of Residential, Stuart Penklis said the 5 Gold Star rating had been earned through five decades of designing and building high quality, well-designed buildings across the commercial and residential sectors.&nbsp;

“We are incredibly proud to be the first, and so far, only, group in Australia to be awarded the highest possible 5 Gold Star rating,” said Penklis.&nbsp;

“Mirvac has consistently delivered a track record of quality development and now our achievement has been endorsed through an independent assessment process. Raising the standard of construction in NSW is critically important to protect purchasers and restore confidence in buying off the plan and newly built apartments.”&nbsp;

Mirvac is currently progressing with a number of residential apartment and master-planned community projects including Nine by Mirvac, Green Square and Langlee in New South Wales.&nbsp;

The first club, set to open its doors early next year, is located in Collingwood and will include a first of its kind wellness ‘food is medicine’ holistic bar and restaurant, with non-alcoholic cocktails and nootropics, alongside six distinct training performance and exercise zones, thermal baths, recovery, anti-ageing and bio-hacking experiences, holistic medicinal and ancient treatments, a members lounge and co-working space that will help embrace what Gurner says is one of the most important elements to health - social connection.&nbsp;

The move back into the health and wellness sector is an important and strategic move by Gurner, as he continues to diversify his business into adjacent industries while building the Gurner brand.&nbsp;

Amara City Gardens completes construction

Norwest parent developer Mulpha and the University of NSW Built Environment School have released the results of a two-year research study aimed at understanding how the Norwest precinct handles heat and assessing ways to mitigate its impact through smart building, infrastructure and landscape design.

The target of the project is to lower the local Urban Heat Island Effect (UHIE) by two degrees, which will deliver significant cost savings and health benefits to the businesses, residents and visitors to Norwest.

Urban Heat islands form as vegetation is replaced by asphalt and concrete for roads, buildings, and other structures necessary to accommodate growing populations. These surfaces absorb and re-radiate the sun’s heat, causing surface temperatures and overall ambient temperatures to rise.

Mulpha has adopted an urban heat response to minimise heat build-up in its Norwest developments, including its zero-carbon development Norwest Quarter.&nbsp;

Head of Developments, Tim Spencer said the design considerations adopted at an early-stage in any development will have a major impact on the climate variability and liveability in urban environments such as Norwest.

To reduce heat in Norwest, there is also the plan for substantial rewilding of the land surface, with a high percentage of deep soil planting and canopy cover, tree planting in both private and public spaces, and water features established throughout the precinct.

Over 70 per cent of the project is dedicated to green, open spaces, which will only bolster the effects of the new plan, with 2,000 residents expected to call Norwest Quarter home upon completion.&nbsp;

According to the NSW and ACT Regional Climate Modelling (NARCLiM), Sydney is expected to experience an increase in average maximum and minimum temperature for all seasons in the future, reflecting the broader phenomenon of global warming.

A Norwest-specific urban cooling guide has been published this week for the benefit of all developers and design practitioners working in Norwest to understand urban overheating and introduce suitable cooling strategies. This will improve the performance of developments, create a more liveable environment and address the challenges of climate change at a local level.

This marks the culmination of two years of monitoring and analysing Norwest’s microclimate from a network of 15 environmental sensors around the Norwest precinct to determine how the precinct performs now as well as how it will develop as the climate continues to change.

Dr Negin Nazarian, Scientia Senior Lecturer, UNSW Built Environment, said heatwaves are becoming more frequent and severe, which has serious consequences for public health, liveability and functionality of urban environments.

“Heatwaves in Australia kill more people than any other natural disaster, Nazarian said.&nbsp;

“With the increased rate of urban development, city and precinct scale climate is dramatically changed, resulting in additional warmth brought about by the urban heat island effect.

“It is paramount that we understand and closely monitor not only the climatic factors, but also the urban design characteristics that impact human health and well-being in the face of such heat events, and further promote smart city strategies to address this.”

Mulpha and UNSW release plan to reduce urban heat in Norwest by two degrees

Bespoke property developers, Feltham Property Group are inching closer to a sell-out in their most recent luxury residential project, Oakman Residences.&nbsp;

The $250 million marina harbour front residential precinct, The Gateway on the Burnett River is proving to be one of the Queensland Coast’s newest hotspots, with more than $12 million in sales in the past five weeks.

And it seems locals have embraced the project, with 40 per cent of the residence sales coming from the local area.

The Gateway has been designed to deliver a vibrant mixed-use village overlooking what is known as one of the safest north facing Queensland harbours. Just 15 minutes from the Bundaberg CBD, the Burnett River is also the gateway to some of the regions most iconic attractions, including the Southern Great Barrier Reef and Fraser Island.

The Chinese property developer Megland is set for its next Sydney apartment development.

With a reputation for high rise mixed use developments in China and having previously been involved in Vista in Chatswood, Megland has filed plans for a collection of residences in Wollstonecraft on Sydney’s Lower North Shore.&nbsp;

The group have amalgamated a 2,348 sqm site across 3-5 Morton Street,&nbsp;where they’ll deliver a total of 29 apartments designed by Surry Hills-based architects PBD.&nbsp;

Reflecting the local market demand, 20 two-bedroom apartments will be on offer in the four-storey building, along with nine three-bedders. &nbsp;

Wollstonecraft is characterised by a predominantly medium to high density residential area within a moderately steep, tree-lined street. Most of the existing buildings comprise low-rise, post-war flat buildings and townhouses which are set across gentle sloping and undulating sites.&nbsp;

Considering the materiality of the existing neighbourhood, the project will feature a consistent base material of face brick to respond to the surrounding context, while building articulations are clearly defined in the facade, creating the appearance of two separate buildings when viewed from Morton Street.&nbsp;
