The proposal, now on public exhibition, outlines plans for around 3,300 new homes across the 12.3-hectare precinct. A minimum 30 per cent of residential gross floor area will be delivered as social housing, approximately 20 per cent as affordable housing, and a maximum 50 per cent as market housing. The redevelopment would more than quadruple the number of homes currently on the site and more than double the existing supply of social and affordable housing.

The renewal of Waterloo South forms the first stage of the broader Waterloo Estate transformation and is set to unfold over the next 10 to 15 years. The estate currently contains 750 social housing dwellings and 120 private homes.

The proposal, prepared by <a href="https://www.apartments.com.au/architects/sjb-architects">SJB</a> and Beam Planning, spans 10 street blocks bounded by Cope, Raglan, George, Wellington, Gibson, Kellick, Pitt and McEvoy Streets, directly adjoining the Waterloo Metro Station precinct and within walking distance of Redfern and Green Square stations.

Under the masterplan, building heights would range from two to 33 storeys, delivering approximately 282,485 sqm of residential floor space alongside at least 10,000 sqm of non-residential uses and a minimum 5,000 sqm of community space. The planning framework has been specifically structured to support the mixed-tenure outcome, with the residential gross floor area capped at a maximum 50 per cent market housing allocation.&nbsp;

The Urban Design Report describes the vision as creating “a unique and vibrant mixed-tenure housing precinct that supports the needs of the community and delivers much needed housing in response to National and State Government priorities.”&nbsp;

A major focus of the revised proposal has been increasing the social and affordable housing component. The Minns Government increased the affordable and public housing allocation from 35 per cent to 50 per cent after coming to office in 2023.

Minister for Housing and Homelessness Rose Jackson said the changes were critical to maintaining Waterloo’s social diversity.

“When we came to government, we immediately reviewed the plans for the Waterloo renewal and boosted the number of public and affordable homes from 35 to 50 per cent,” Jackson said.

“This was a crucial step to ensure Waterloo remains a welcoming place for people from all walks of life to call home now and into the future.”&nbsp;

Minister for Planning and Public Spaces Paul Scully said the project would reshape the precinct for generations.

“This concept DA brings thousands of new public, affordable and market homes on the doorstep of the Waterloo Metro station another step closer to reality,” Scully said.

“Importantly, alongside the new homes the plan also proposes new open space where residents and the broader community can gather, relax and play.”&nbsp;

The Social Impact Assessment prepared by Urbis describes the renewal as one of Australia’s most significant public housing transformations, identifying substantial long-term positive impacts associated with housing supply, accessibility, public domain improvements, and community infrastructure.&nbsp;

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

The RBA halted their aggressive cash rate increases at the April meeting, opting to not hike rates for an 11th consecutive time.

Below is the RBA statement by RBA Governor Philip Lowe.

At its meeting today, the Board decided to leave the cash rate target unchanged at 3.60&nbsp;per&nbsp;cent and the interest rate on Exchange Settlement balances unchanged at 3.50&nbsp;per&nbsp;cent.

This decision follows a cumulative increase in interest rates of 3½&nbsp;percentage points since May last year. The Board recognises that monetary policy operates with a lag and that the full effect of this substantial increase in interest rates is yet to be felt. The Board took the decision to hold interest rates steady this month to provide additional time to assess the impact of the increase in interest rates to date and the economic outlook.

Global inflation remains very high. In headline terms it is moderating, although services price inflation remains high in many economies. The outlook for the global economy remains subdued, with below-average growth expected this year and next. The recent banking system problems in the United States and Switzerland have resulted in volatility in financial markets and a reassessment of the outlook for global interest rates. These problems are also expected to lead to tighter financial conditions, which would be an additional headwind for the global economy.

The Australian banking system is strong, well capitalised and highly liquid. It is well placed to provide the credit that the economy needs.

A range of information, including the monthly CPI indicator, suggests that inflation has peaked in Australia. Goods price inflation is expected to moderate over the months ahead due to global developments and softer demand in Australia. Meanwhile, rents are increasing at the fastest rate in some years, with vacancy rates low in many parts of the country. The prices of utilities are also rising quickly. The central forecast is for inflation to decline this year and next, to around 3&nbsp;per&nbsp;cent in mid-2025. Medium-term inflation expectations remain well anchored, and it is important that this remains the case.

Growth in the Australian economy has slowed, with growth over the next couple of years expected to be below trend. There is further evidence that the combination of higher interest rates, cost-of-living pressures and a decline in housing prices is leading to a substantial slowing in household spending. While some households have substantial savings buffers, others are experiencing a painful squeeze on their finances.

The labour market remains very tight. The unemployment rate is at a near 50-year low and underemployment is also low. Many firms continue to experience difficulty hiring workers, although some report an easing in labour shortages and the number of vacancies has declined a little. As economic growth slows, unemployment is expected to increase.

Wages growth is continuing to increase in response to the tight labour market and higher inflation. At the aggregate level, wages growth is still consistent with the inflation target, provided that productivity growth picks up. The Board remains alert to the risk of a prices-wages spiral, given the limited spare capacity in the economy and the historically low rate of unemployment. Accordingly, it will continue to pay close attention to both the evolution of labour costs and the price-setting behaviour of firms.

The Board’s priority is to return inflation to target. High inflation makes life difficult for people and damages the functioning of the economy. And if high inflation were to become entrenched in people’s expectations, it would be very costly to reduce later, involving even higher interest rates and a larger rise in unemployment. The Board is seeking to return inflation to the&nbsp;2–3&nbsp;per&nbsp;cent target range while keeping the economy on an even keel, but the path to achieving a soft landing remains a narrow one.

The Board expects that some further tightening of monetary policy may well be needed to ensure that inflation returns to target. The decision to hold interest rates steady this month provides the Board with more time to assess the state of the economy and the outlook, in an environment of considerable uncertainty. In assessing when and how much further interest rates need to increase, the Board will be paying close attention to developments in the global economy, trends in household spending and the outlook for inflation and the labour market. The Board remains resolute in its determination to return inflation to target and will do what is necessary to achieve that.

DevelopmentWA has released the Draft Concept Plan for a new residential community that will transform the former TAFE site in Beaconsfield, in collaboration with the City of Fremantle and Department of Communities.&nbsp;

The Draft Concept Plan for the&nbsp;11-15 Grosvenor Street site incorporates a range of affordable and social housing options, as well as community facilities, public open spaces, and potential commercial premises.

The redevelopment will be informed by DevelopmentWA's consultation with the community and key stakeholders, as well as consideration of the City of Fremantle's 'The Heart of Beaconsfield (THOB) Masterplan.'

The Beaconsfield Redevelopment Project is approximately 14-hectares of land and comprises the Davis Park precinct and the Beaconsfield TAFE site.

The former TAFE site was used for a number of decades as a training ground for particularly building and construction, carpentry, business and hospitality trades, with the demolition of the 54-year old site completed back in December 2022.&nbsp;

Through the redevelopment of the site, DevelopmentWA is contributing to the State Government's target of 3,300 new social housing dwellings over four years, with the new community set to provide much-needed affordable housing options for the city of Fremantle.&nbsp;

The project is also expected to generate jobs and stimulate economic growth in the area, transforming the disused site into a vibrant and sustainable community that meets the needs of the growing Beaconsfield area.

Housing and Lands Minister John Carey said the redevelopment of the former Beaconsfield TAFE site will transform and breathe new life into the local community, while bolstering the supply of social and affordable housing in the area.

"We have listened to the local community and have taken on board their input and feedback as we develop the final vision for this important urban regeneration project."

The proposed development will include a mix of high-density residential buildings, family houses, and commercial premises.

Plans for the 3.8-hectare site included a focus on sustainability, new public open space, retention of mature trees and improved security and safety in the area, in addition to a playground and a network of pathways featuring waterwise landscaping.&nbsp;

150 residences are expected to be delivered in the development, with precincts for one and two-storey family houses and precincts for five and eight-storey apartment buildings.

The site will also feature a mixed-use zone and road connectivity from Badham Close through to Caesar Street. Pedestrian/cycling and green links, including Lefroy Road to Grosvenor Street, will also be incorporated into the design.

Sustainability will be a key feature in the project, with the team incorporating learning from DevelopmentWA's recent developments in White Gum Valley and Hamilton Hill. A community garden will be considered as part of the project, with the all-electric development also set to incorporate water sensitive landscaping infrastructure.&nbsp;

It's anticipated the houses will target a 7-star&nbsp;NatHERS rating, while also including solar PV systems.&nbsp;

The site redevelopment is expected to take a few years to complete, with the former TAFE site already demolished to pave way for the future development.

Currently in the planning approval phase, DevelopmentWA expect to begin sales and construction from 2025 onwards.&nbsp;

National developer Goldfields has secured approval for its 24-level Chatswood tower, The Bryson.

The mixed-use tower, which will offer 70 apartments and commercial spaces, is one of the first approved&nbsp;first approved developments under the Chatswood CBD Planning and Urban Design Strategy.

Colliers are already fielding wide-ranging demand, with onsite demolition due to commence April.

Designed by Make Architects to strike a balance between city living and quiet retreat, <a href="/new-apartments/the-bryson-of-chatswood-871-877-pacific-highway-chatswood">The Bryson</a> will incorporate a mix of one, two and three-bedroom apartments, each with open plan living spaces that open to balconies.

CEO of <a href="/developers/goldfields-group">Goldfields</a>, Lachlan Thompson, said approval of The Bryson marked a significant milestone for the increasingly diversified developer and its growing pipeline of projects.

Ian Bennett, Director of Residential at Colliers, said the <a href="/new-apartments/chatswood-nsw-2067">Chatswood</a> market was going from strength to strength.

“With the launch of The Bryson, this has been the first time in about five years that an apartment project of this scale and calibre has been brought to the Chatswood market from an off the plan perspective,” Bennett said.

Around 30 per cent of The Bryson sold at launch, equating to $25 million in sales. Bennett said the success was an indication of the strong demand for apartments in the Chatswood market.

He said in the last 18 months, sales activity was driven by downsizers and families purchasing three-bedroom, premium apartment stock as an alternative to increasingly expensive existing residential housing.

But early activity in 2023 has seen one-and two-bedroom apartments proving just as popular, with sales at The Bryson spanning a diverse range of product purchased by a wide range of local buyers including first homebuyers, young executives, downsizers and investors. Brisbane's north-side is continuing to expand, with property developer Marquee Development Partners' Burpengary development&nbsp;drawing over $12 million in sales in less than a week.

The residential community Vale has seen 70 per cent of the Stage 1 house and land packages sold within the week, showing demand for quality and affordable housing still remains strong.&nbsp;

Colliers Director Jon Rivera said the interest in the project comes from a backlog of Colliers clients who have missed out on previous north-side communities, at an affordable price point.

“Within one week of hitting the market, over 70 per cent of Stage 1 has been sold, before we have even had the chance to market it widely,” Rivera said.

“In this current market, I would expect to sell the remaining homes within a month, with the remaining house and land packages priced in the mid to high $600,000's, and better priced by around $60,000 than the surrounding market."

"Vale offers irresistible value whilst we’re in the midst of an affordability crisis,” he said.

Brisbane property developer Aria Property's sold out West End apartment project, Tree House, has taken out the High Density Development Award at the 2023 Urban Development Institute of Australia (UDIA) National Awards.

It's Aria's fifth national win in the past seven years.&nbsp;

Located in the leafy suburb of West End, <a href="/buildings/tree-house-111-jane-street-west-end">Tree House</a> comprises 90 apartments across 12-storeys, inspired by the innovative green buildings found throughout Singapore, with the group creating a contextual and visual response to the Brisbane City Council's advocacy for greener buildings across the city.

Situated directly opposite Davies Park, Tree House was designed to make residents feel as if they're living in a tree house, with each balcony sitting adjacent to a garden or tree canopy.&nbsp;

Sweeping curves across the built form reference natural movements of a fig tree as it climbs from base to canopy, topping out with a rooftop space. Over 70 mature trees have also been incorporated throughout the development to deliver a green façade dominated by the purple flowers of the tibouchina, which bloom sporadically throughout the year.&nbsp;

The expansive rooftop is heavily landscaped using trees, planting, lawns, water features and hardscape to create a rooftop garden with each aspect of the roof having a different feeling and function.

Kokoda Property Group are set to launch the penthouses crowning their recently completed&nbsp;$165 million Milton apartment development, <a href="/buildings/the-ambrose-19-23-mcdougall-street-milton">The Ambrose</a>.

Four penthouses will be released to the market, following the successful completion of the project, which comprises 174 apartments and two retail spaces.

Over 95 per cent of the apartments have sold since the project launched in early 2021.&nbsp;

Externally, the design of The Ambrose embraces metallic fins wrapping the facade to provide shade and textural contrast, while living greenery weaves up the full height of the tower, naturally anchoring the building to its subtropical landscape.&nbsp;

Stevens said the vision for The Ambrose was to create an iconic project for Milton.

Melbourne developer Golden Age Group has achieved $35 million in sales for its second Glen Waverley project, Floret

Offering 77 architecturally-designed townhouses, Golden Age’s vision for <a href="/buildings/floret-glen-waverley-583-ferntree-gully-road-glen-waverley">Floret</a> is to enliven the sought-after area with vibrant greenery, while continuing to raise the bar for residential design.

The average price point of sales to date ranges from $1.1 million to $1.6 million. Prices start from $995,000 for the entry-level, three-bedroom townhouses.

<a href="/developers/golden-age-group">Golden Age</a> Founder and Managing Director Jeff Xu said it was a matter of ‘when not if’ the group would bring a luxury townhouse project to market.

“We had a lot of buyers interested in our flagship Glen Waverley project, <a href="/buildings/sky-garden-235-springvale-road-glen-waverley">Sky Garden</a>, but for whatever reason, an apartment doesn’t suit everyone’s preferences," Xu says.

"Before even launching to market, we had a waitlist of buyers interested in a townhouse product, one that embodied the same ethos and design philosophy of Sky Garden."

It was for this reason Golden Age decided to appoint <a href="/architects/rothelowman">Rothelowman</a> as the architect.

Xu said the townhomes respond to the changing needs of the population by providing diverse housing options.

“Glen Waverley is an area predominantly dominated by single-family homes and there is little choice when it comes to townhomes, particularly architecturally-designed homes that offer a premium feel.

First home buyers and downsizers have been the most prominent buyers in Floret, while investors have shown interest. One investor is looking at securing a number of the townhouses.

“Existing townhouses in Glen Waverley are typically dual occupancy, or feature multiple homes on one lot with no amenities; Floret seeks to put the community at the heart with an array of resident amenities and gardens, located in a secure neighbourhood that is ideal for raising families,” Xu said.

Figurehead is due to commence construction this month with completion earmarked for Q1 2025.
