The proposal, now on public exhibition, outlines plans for around 3,300 new homes across the 12.3-hectare precinct. A minimum 30 per cent of residential gross floor area will be delivered as social housing, approximately 20 per cent as affordable housing, and a maximum 50 per cent as market housing. The redevelopment would more than quadruple the number of homes currently on the site and more than double the existing supply of social and affordable housing.

The renewal of Waterloo South forms the first stage of the broader Waterloo Estate transformation and is set to unfold over the next 10 to 15 years. The estate currently contains 750 social housing dwellings and 120 private homes.

The proposal, prepared by <a href="https://www.apartments.com.au/architects/sjb-architects">SJB</a> and Beam Planning, spans 10 street blocks bounded by Cope, Raglan, George, Wellington, Gibson, Kellick, Pitt and McEvoy Streets, directly adjoining the Waterloo Metro Station precinct and within walking distance of Redfern and Green Square stations.

Under the masterplan, building heights would range from two to 33 storeys, delivering approximately 282,485 sqm of residential floor space alongside at least 10,000 sqm of non-residential uses and a minimum 5,000 sqm of community space. The planning framework has been specifically structured to support the mixed-tenure outcome, with the residential gross floor area capped at a maximum 50 per cent market housing allocation.&nbsp;

The Urban Design Report describes the vision as creating “a unique and vibrant mixed-tenure housing precinct that supports the needs of the community and delivers much needed housing in response to National and State Government priorities.”&nbsp;

A major focus of the revised proposal has been increasing the social and affordable housing component. The Minns Government increased the affordable and public housing allocation from 35 per cent to 50 per cent after coming to office in 2023.

Minister for Housing and Homelessness Rose Jackson said the changes were critical to maintaining Waterloo’s social diversity.

“When we came to government, we immediately reviewed the plans for the Waterloo renewal and boosted the number of public and affordable homes from 35 to 50 per cent,” Jackson said.

“This was a crucial step to ensure Waterloo remains a welcoming place for people from all walks of life to call home now and into the future.”&nbsp;

Minister for Planning and Public Spaces Paul Scully said the project would reshape the precinct for generations.

“This concept DA brings thousands of new public, affordable and market homes on the doorstep of the Waterloo Metro station another step closer to reality,” Scully said.

“Importantly, alongside the new homes the plan also proposes new open space where residents and the broader community can gather, relax and play.”&nbsp;

The Social Impact Assessment prepared by Urbis describes the renewal as one of Australia’s most significant public housing transformations, identifying substantial long-term positive impacts associated with housing supply, accessibility, public domain improvements, and community infrastructure.&nbsp;

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

Off-the-plan property explained: What is stamp duty?

Aria Property Group have come a long way since their first multi-residential development on the Sunshine Coast in the early 2000’s.

While they're currently creating some of the best apartment developments in Brisbane, in both sustainability and design, the path Aria and its senior management has taken over the last two decades wasn't a particularly well-trodden one.

I recently caught up with Aria's longtime Development Director Brent Liddell, who was a founding member of Aria alongside fellow Development Director Michael Hurley, Managing Director Tim Forrester, and Chief Financial Officer David Marsland.

The trio all went to school with each other on the Sunshine Coast.

"Tim and I have never not worked together," Liddell says, having worked with Tim's dad in the first holidays out of school.

Tim's dad was property developer Rod Forrester, who co-founded the previously ASX-listed developer FKP Limited. They at one time was the biggest owner and operator of retirement villages in Australia and New Zealand.

Liddell said the experience they got at such a young age from Rod and senior figures in the development industry was invaluable.&nbsp;

And while they spent the first six or seven years developing residential and industrial and even subdivision, everywhere from Ipswich and Caboolture and even the USA, Liddell says they learnt the hard way as they never became the master of anything.

"We call those the apprenticeship years," Liddell says.

The aforementioned "apprenticeship years" however came to an abrupt halt when the GFC hit Australia. It was then when Aria narrowed their focus just to Brisbane, and just to apartments.

Having grown up on the Sunshine Coast, their self-confessed lack of knowledge of Brisbane somewhat worked in their favour.

"We just sort of ended up here, but we never really understood the difference between north and south Brisbane as none of us were from there," Liddell recalls.

"South Brisbane had the art gallery's, Southbank, and all the transport infrastructure in place, but the prices were half the price of Fortitude Valley and New Farm. It never made any sense to us."

So Aria went on a spending spree in the early 2000's, and as the business grew, they decided to shift their focus primarily to Brisbane's inner south and create mixed-use project, and dispose of the rest.

They stake claim to the first completed project in Brisbane post the GFC in 2010, and haven't looked back. Since then they've&nbsp;ventured into the Gabba, Kangaroo Point, and East Brisbane.

Much like the GFC but not quite as challenging for Aria, the team were afforded a similar pause for breathe where they reviewed their next steps. And that next step was sustainability.

"Among the three of us we have something called BHAGs, Big Hairy Audacious Goals," Liddell says.

"We said: 'why not go on this quest for our fifth pillar of our developments as sustainability.'"

Aria had played with a few things over the years, trying out solar panels on the roof of projects, rain water harvesting and smart irrigation, double glazing, timers and sensors through our common areas, green walls and or extensive landscaping in every building.

"We knew we wouldn't see a huge return, but we also knew it was the right thing to be doing in the projects."

<div>"It's as much as we've done on any project," Liddell suggests.</div>

<div>The whole roof is covered with solar. Energy harvested during the day is used through a battery at night. The lobbies are cross-ventilated, and each apartments features an innovative front door. Sitting in front of a regular front door is a mesh-like lockable door which allows breezes to come through the lobby and into the apartment.</div>

<div>There's 124 apartments across the 12-level building at 480 Main Street, as well as 2,150 sqm of residential amenity. Part of their sustainability initiatives, Aria disclose on every project how many trees and plants they use as part of the development to both reduce carbon emissions and bring more green to apartment living. Riviere utilised over 8,000. Aria projects will have over 100,000 plants and trees by 2032.</div>

<div>There's also Trellis, which is expected to be wrapped up mid this year. That has a facade which fully opens up, an interpretation of the modern Queenslander with a big verandah. Aria is hoping to offset 100 per cent of the electricity with solar at Trellis.</div>

The small suburb of Sandringham has quietly evolved to become one of the most sought-after spots in Melbourne's Bayside.

There were 22 designs penned by Plus Architecture when they were designing Bassar Group's second Broadbeach tower.

The result for Eternity, Plus Director Danny Juric says, is a "sophisticated, grounded building, with a strong, solid, yet delicate base."

The building's slender design, inspired by the interwoven elements that provide strength in nature, will rise 35-storeys at 14-18 Mary Avenue and home 88 apartments, just steps from the beach.

“One must appreciate what a unique landholding this is,” Juric says.

“While you are not on absolute beachfront, the oval in front creates conditions that give the sense that you are, while offering views that will never be built out.”

Centred around the concept of ‘reaching for the sky’, Juric said height was of critical importance when creating what has culminated in a slender, sculpted design, intended to be as aesthetically pleasing to those viewing it from the street as it is to those who will be living in it.

Surrounded by landscaping and tropical foliage, steel legs intertwine, almost like a basket weave, to form an exoskeleton that draws the eye up to the sky and invites people to form a connection with the building.

Bassar identified a gap in the market for spacious oceanside residences, with the three and four-bedroom apartments set to range in size from 189 sqm through to 214 sqm, while the half-floor four-bedroom skyhomes on the upper levels will boast an expansive 300 sqm of living space.&nbsp;

Two four-bedroom penthouse suites will crown the tower, delivering just under 600 sqm of space across two levels. They'll feature four-and-a-half bathrooms as well as three car spaces and a rooftop terrace complete with a plunge pool.&nbsp;

One thing buyers in Eternity can be assured of is that while the apartments offer different aspects, all of them are of equal standing, which Juric said was the one thing that was non-negotiable in the building’s design.

“It could be considered the pick of the bunch, depending on what view you prefer.”

Plus took on a coastal colour scheme for the design of the apartments, which reflects the laidback luxury on offer at Eternity. Quality finishes including marble stone benchtops have been incorporated, along with engineered timber flooring, timber veneer cabinetry, 100 per cent wool carpet and Miele appliances.&nbsp;

“Landscaping plays an integral part of the building’s design,” Juric said.

“Imagine the feeling you get when you walk through a rainforest – it’s high oxygen and elevates the spirit, yet you are protected. That’s what we wanted to achieve on the amenity levels of Eternity.”

Bassars' Leo Sarris said they want people to feel a connection to nature the moment they enter Eternity.&nbsp;

“We want people to feel that connection to nature from the moment they step inside the grounds, from the comfort of their living spaces, and from their balconies facing the ocean,” he said.&nbsp;

“Even though Broadbeach is an inner-city suburb, you have this wonderful foreshore and the beach right there on the doorstep.”

The tower will offer four levels of basement parking, with 177 car spaces planned. There's also keyless FOB entry into the apartments, along with an intercom system, security cameras and an on-site caretaker.&nbsp;

Boasting a prime position along the coast will put residents near to everything Broadbeach and the greater Gold Coast community has to offer, with the Pacific Fair Shopping Centre located just 400 metres away, and a plethora of cafes and restaurants only 300 metres along Surf Parade.

Sydney's north west is booming at the moment as more take to the outskirts of the city.

The development of the Metro train line aided in the growth, with easier connections to the CBD and wider community and major drawcard.&nbsp;

But there's also been a major influx of residential development, not only catering to the demand, but also bringing new residents into the north-western suburbs.&nbsp;

Prominent developers Deicorp have been a major player in the game out west, with the group currently developing both the Hills Showground Precinct in Castle Hill and Tallawong Village just outside of Rouse Hill.

That's where Kellarney Developments are also developing, just outside of Rouse Hill at Box Hill.&nbsp;

Family-occupiers the target for new Box Hill apartment development, Killarney Ponds

A new boutique apartment building is set to make its mark on New Farm, thanks to a joint venture between Frank Developments and Signature Property Partners.

Frank Developments, who are soon to launch the luxury MIRA tower on the Gold Coast's Garfield Terrace, is ran by developer Frank Licastro, while Signature Property is headed by Frank's cousin Joe.

The duo will no doubt hope to see similar success of one of Frank's first multi-res projects, Maison, which saw stellar off the plan sales, and then resales, following its completion.

They're seeking to develop just off the water at 121 Oxlade Drive. The four-level building will home just 10 apartments.

There will be seven two and three-bedroom units, and three four-bedroom penthouses.

The architects behind the design, BYculprit, say that the development will blend the legacy of Brisbane architecture with the movement and energy of the Brisbane River.

The external façade will feature natural tones, textured render, vertical balustrades and reflective glass windows, which are all inspired by the colours and textures of the river and the surrounding area.

"The soft and fluid facade is linked to the Brisbane River and mimicking the ebb and flow of water. Contouring of the building form create a dynamic facade that create light and shadow and responds to the passage of time," BYculprit noted in their design statement.&nbsp;

The building will be a nod to the traditional Queenslander house, with cascading and wrapping landscape and fine-grain lattice works forming the facade screens. The materials, finishes, and landscaping are simple yet elegant, creating a dynamic facade that plays with light and shadow throughout the day.

Inside the apartments, living areas and bedrooms will be directed towards the natural light, pulling in daylight from the north east and the south east. The upper units will feature a central light atrium along the staircase, drawing in natural daylight and exuding an indoor-outdoor experience.

The ground floor apartments surround themselves with large private yards that encourage outdoor entertaining and recreational use directly from the living areas, while the&nbsp;apartments are all fronted with generous sized balconies extending the living areas and bedrooms to these spaces.

The building orientation will channel prevailing breezes off the river, with large sliding doors and operable windows promoting natural cross ventilation throughout.

Crowning the development will be a rooftop terrace with a pool, offering sweeping views of the city skyline and the nearby river.

Licastro cousins team up for boutique New Farm apartments

A Hong Kong company has lodged plans for a mixed-use development in one of Melbourne's Major Activity Centre (MAC) nominated suburbs.&nbsp;

The Box Hill development at 810-812 Whitehorse Road will include&nbsp;three distinct towers of varying heights, 23 storeys on Elgar Road, 26 storeys on Whitehorse Road, and 32 storeys to the rear/ centre of the site, along with residential amenity and open space, four commercial storeys, retail tenancy, five basement levels, and 424 car parks and 165 bicycle spaces.&nbsp;

Ricardo Energy Environment and Planning prepared a planning report on behalf of Hanex Investment Ltd who own the land, with the investment firm a subsidiary of Harbour Guidance Pty Ltd, the company that currently owns Jeanswest.

The group engaged renowned architects Fender Katsalidis to design the project, which the town planners say is set to critically shape the Box Hill MAC.

"It delivers a highly resolved, modern architectural development befitting of the site’s future urban context, and will enhance the public realm through landscaped forecourts and the ground level retail uses that will activate this section of Whitehorse Road, Elgar Road, and Prospect Street," Ricardo Energy Environment and Planning said in their report.&nbsp;

"The strategic role of Box Hill is arguably the key MAC in the Melbourne eastern suburbs, giving it a stand out role, while the site also sits within Built Form Precinct F which permits taller buildings enabling increased density."

The site is currently occupied by a three-storey commercial/office building which is occupied by Stanley &amp; Decker, BMM Test Labs and Box Hill Super Clinic.&nbsp;

The surrounding land is currently occupied by mid rise office buildings, taller mixed-use towers, and (on the opposite side of Elgar Road) post-war housing. However, there is a visible shift towards higher density development.

There will be 368 apartments constructed within the towers, with 114 one-bedroom 57 one-bedroom plus study, 143 two-bedroom and 54 three-bedroom floorplans.&nbsp;

Commercial and retail spaces will occupy the ground floor with seperate entrance lobbies for the residential and office components of the project.

Identified as a gateway site into Box Hill, Fender Katsilidis has incorporated a layered design, with three distinct tower forms that step down to lower shoulders to the west and north.&nbsp;

The shape of the northern and western shoulder towers has been curved to increase sight lines through the site, while articulation has been achieved through curved horizontal concrete profiles and vertical bronze banding.

The tower will comprise a light coloured off-form precast concrete panel, with clear glazing to the windows and balustrades, while the upper levels will feature glazing and concrete precast panel treatment in a light grey, coupled with metal or metal look banding elements in bronze and horizontal landscaping.&nbsp;

A suite of residential amenity will be on offer across the towers, with an 851 sqm outdoor terrace planned for level four, along with 1,446 sqm of seating and dining, a swimming pool, spa and gym.&nbsp;

A second terrace is proposed at level 24, providing a further 327 sqm of open space for residents.&nbsp;The group are also planning to enhance a currently under-utilised pocket park at 808 Whitehorse Road.

An array of convenient amenity surrounds the site, with the Whitehorse Road site well-connected through public transport links, including Box Hill Train Station, which is located 400-metres away, and the Box Hill Bus Interchange further east of the train station. There's also several bus routes located along Whitehorse Road and Elgar Road, while tram services operate along the Whitehorse Road corridor directly in front of the site.&nbsp;

Box Hill Gardens is located within 500 metres of the site, while Kingsley Gardens is within 250 metres. Box Hill Public Hospital, Epworth Eastern Private Hospital and Elgar Medical Suites are also within close proximity, as is Box Hill Lawn Bowls, Box Hill TAFE, and the suburb's Town Hall and library.&nbsp;

LDS Property are a step closer to bringing their Glen Iris development GALERIE to life with the group recently appointing a builder to the project.&nbsp;

Award-winning construction company Iurada will handle the build of the 29 residences, which has been designed by the architects at Ewert Leaf.&nbsp;

Projects by Buxton are marketing the project with Director Heath Thompson saying Iurada should break ground in the coming weeks which will bring a lot of confidence to buyers.

"Appointing a builder tells any prospective buyer that the project is moving forward and it's going to be built," Thompson says.

"It means pre-sales have been achieved, and finances have been met by the developer for the bank to fund the build."

Iurada has a number of projects delivered in Melbourne's inner ring, including the mixed-use Finery in Brunswick, Confluence in Hawthorn East, and Provenance in Camberwell.

Keen interest has already been shown in GALERIE, with the group having sold 40 per cent of the apartments so far, with one unit going to a friend of the developer. They purchased one of the top floor apartments.&nbsp;

It's not a common occurrence, Thompson says, but it just adds a further belief that the project will be a success when part of the developer's personal life is now invested in the project.

A couple also recently <a href="/news/vic/glen-iris-apartment-price-record-smashed-with-galerie-penthouse-sale-just-shy-of-4-million">purchased two apartments in the project</a>, amalgamating them to become one larger apartment.&nbsp;

There's still a number of two-bedroom apartments available to purchase within the development, with all the one-bedroom floorplans already sold and only two three-bedders remaining, one on level one and one on the top level of the project.&nbsp;

The prominent High Street address will put residents within proximity to an array of convenient amenity upon completion, with the walkable haven near to a plethora of cafes, restaurants and shops.&nbsp;

Glen Iris Train Station is also nearby, as are a number of education options, including Sacre Coeur Catholic School, Caulfield Grammar Malvern Campus and Monash University.&nbsp;
