Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer Big Projects brought in the renowned Sydney-based design studio YSG to craft the interiors for The Frederick, Big Projects' new Mermaid Beach project and YSG's first move into the multi-residential development space.

It was a strategic move for Big Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of Big Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

Yasmine Ghoniem, Director of YSG Studio, says their vision&nbsp;for The Frederick "reinvents coastal living."

“Nobby’s has such an iconic energy, it’s one of those rare pockets of the Gold Coast where the community, the beach, and the streets all feel connected,” Ghoniem says.

"Responding to the neighbouring coastline, soothing curves add a relaxing regional overlay, while unique detailing really sets it apart. It’s a place that feels lived in from the moment you step inside.”

A standout feature of The Frederick is its rooftop terrace, an uncommon inclusion for a boutique, low-rise building, where amenity is typically concentrated at ground level.

Positioned to capture panoramic views from the hinterland to the ocean, the rooftop has been designed as a series of intimate zones. It includes a pool, sauna, sun decks, workspaces and dedicated entertaining areas.

“The rooftop was conceived as a collection of spaces where residents can unwind and connect, an extension of the Nobby’s lifestyle,” Barrett says.

Architecture for the project was led by Plus Architecture, with landscape design by LDG.

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

"They’ve reviewed a number of projects, however this one has stood out for its design flair/ appeal,"&nbsp;Clydsdale says.

Site demolition is slated for this month, with construction commencing soon after. Big Projects is targeting a late 2027 completion.

Big Projects taps Sydney’s YSG for first multi-residential project at The Frederick Mermaid Beach

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

Architecturally, the building will feature a curved, geometric façade that celebrates and elevates the existing structure, with warm, muted tones which were selected to extend the materiality of the existing building rather than contrast it.&nbsp;

Interiors will bring together three metre high ceilings with waffle concrete in some spaces, natural timber, granite and Australian materials, culminating in crafted, generous and considered spaces that are defined by authenticity.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Construction to commence at luxury Glen Iris townhome project, Orchard Mews

A rare new apartment development has been proposed on the fringe of St Ives Village.

Developer Newquest Property has lodged plans for a low-rise apartment project designed by well-regarded architecture firm Warren &amp; Mahoney, which is best known for its work in the multi-residential sector in Melbourne.

The building, proposed for a 1,916 sqm site on <a href="https://www.apartments.com.au/new-apartments/st-ives-residences-3-5-memorial-avenue-nsw-2075">Memorial Avenue</a> opposite St Ives Village Green, has been designed to blend into the surrounding natural environment.

Of the 33 apartments proposed, 21 will be three-bedroom residences. The remaining mix includes nine two-bedroom apartments, one one-bedroom apartment and two four-bedroom residences. The development will be supported by 62 car parking spaces and 33 secure bicycle spaces.

The proposal would replace two single-storey brick buildings currently on the site.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Plans to revitalize the&nbsp;long-established Benowa Gardens Shopping Centre into a mixed-use community combining living, shopping, dining, health and wellbeing facilities, have been proposed to the Gold Coast City Council.

The Benowa Gardens Urban Village proposal by Benowa Gardens Holdings seeks to transform the 17,660 sqm site at <a href="https://www.apartments.com.au/new-apartments/203-ashmore-road-benowa-qld-4217">203 Ashmore Road</a> into a contemporary, sustainable destination that reflects global trends in modern community design while retaining the familiar local character residents value.

The site is bordered by Ashmore and Benowa Roads and Carrara, with ready access to Pindara private hospital, four schools, TAFE, sports fields and the nearby Botanic Gardens.

Benowa Gardens Holdings is seeking a preliminary Council approval only for its proposed masterplan and variations to the site’s Neighbourhood Centre zoning.&nbsp; 
Formal Public Exhibition commenced Friday and also marks the start of comprehensive community consultation with surroundings residents, schools, P&amp;Cs, existing retailers, nearby sporting clubs, arts groups and Botanic Gardens volunteers.

Designed by Neylan Architecture, the masterplan envisions around 413 new apartments, complemented by upgraded retail, dining, and wellness amenities as part of 10,000 sqm of retail, and 9,630 sqm of office space/medical suites.

The development will feature green open spaces, shaded promenades, landscaped terraces, pedestrian walkways, and expanded healthcare and lifestyle services in synergy with the neighbouring Pindara Private Hospital and local schools.

Kings Lane townhouses offers rare value in Melbourne's thriving inner west

Developer-builder <a href="https://www.apartments.com.au/developers/billbergia">Billbergia</a> has set a new apartment price record for <a href="https://www.apartments.com.au/developments/rhodes-nsw-2138">Rhodes</a>, a suburb the company has been instrumental in transforming over the past two decades.

The milestone follows the delivery of thousands of apartments across the harbourside peninsula, culminating in the $4.5 million sale of a 220 sqm penthouse in the <a href="https://www.apartments.com.au/buildings/rhodes-central-oasis-39-marquet-street-rhodes-nsw-2138">Rhodes Central Oasis</a> building, which Billbergia completed earlier this year. It is the first apartment in Rhodes to surpass not only the $4 million mark for settled sales, but also the $3 million mark, eclipsing the previous $2.75 million record set in 2021.

The purchaser had originally secured several apartments in the 40-storey tower off the plan as investments. During settlement, she spent more time in the Rhodes area and was so impressed with the building that she decided to downsize from her Northbridge home into the four-bedroom plus MPR penthouse.

The sale underscores the long-term work Billbergia has undertaken in Rhodes since the early 2000s. The company, rated 4.5 Gold Stars under the NSW iCIRT system, identifying it as one of the state’s most trustworthy and financially secure developers, was a pioneer of the area’s urban renewal. What was once a heavily industrial waterfront has become one of Sydney’s most successful examples of transit-oriented development.

Billbergia is now driving the peninsula’s next major evolution: the most ambitious project in its nearly four-decade history. They are planning the Rhodes Bay Masterplan, an eight-tower, mixed-use precinct on Leeds Street. Currently with the NSW Government’s Housing Delivery Authority which is now championing large-scale projects across the state, the Rhodes Bay Masterplan lays the groundwork for a generational reshaping of this important pocket of Sydney’s Inner West.

The masterplan spans more than 31,000 sqm of amalgamated industrial land along the foreshore, land that has been privately held and inaccessible to the community for more than a century. According to Billbergia’s Development Director, Saul Moran, reclaiming this land for public use is central to the company’s vision. 
 
“What’s so exciting is that we have over 300 metres of privately-held industrialised waterfront, land that’s been locked away for more than 100 years, which we’re bringing back to the community,” he says. “It’s taken many years to assemble sites like these, and the goal now is to transform them into meaningful public space where new homes can be built in an integrated, amenity-rich setting.”

At full completion, the Rhodes Bay Masterplan is expected to deliver over 2000 apartments, with the first 1000 to be completed by 2029. Billbergia’s design focused on nine slender towers, so they could give back more to the ground plane. There will be more than 16,000sq m of new parkland and recreation space, including sports fields, a foreshore play area and waterfront green links. Around 14,600 sqm of retail is also proposed, extending the precinct’s role as a true mixed-use hub.

“Density only works when it’s paired with amenity, transport and open space, and that’s what’s made Rhodes such an amazing success story,” Moran says, adding that the demographic shift Billbergia has seen over the last two decades has informed their future development pipeline in the suburb.

“Rhodes has moved from being largely an investor market to a strong owner-occupier community,” Moran says. “There’s real demand for three-bedroom homes, flexible intergenerational layouts, and apartments people can grow into.”

&nbsp;“We’re designing taller, more slender towers to free up the ground level for sport, recreation and green space. High-density communities thrive when people have the best backyards in Australia, and that’s what we want to create here.”

Demand remains robust, evidenced by Billbergia’s recent results. “We achieved a record sale across the entirety of Rhodes Central just last week,” Moran says. “It shows the depth of confidence buyers have in what’s being built here.”

Billbergia’s vertically integrated model allows them to overcome the recent cost escalation and challenges in the build environment. “Having an in-house construction team lets us control feasibility, value management and quality from day one,” Moran says. “It’s critical in the current market, where construction escalation is at the forefront of every project’s viability.”

The company is also leveraging the NSW Government’s new Housing Delivery Authority process, which Moran describes as a more efficient pathway without compromising design standards. 
 
“We’re really applauding the NSW Government for its efforts to increase housing supply. There’s been a remarkable improvement in how they’re helping deliver more homes, more quickly.”

Billbergia has already commenced construction of Stage One of the Rhodes Bay masterplan. They will be lodging the State Significant Development Application before Christmas.

“We’re moving quickly, but with due care,” Moran says. “This is a generational precinct, and it needs to be done right.”

The sheer scale of the two skyscrapers at <a href="https://www.apartments.com.au/new-apartments/victoria-albert-broadbeach-20-albert-avenue-broadbeach-qld-4218">Victoria &amp; Albert</a>, soaring 40 and 64 storeys above the heart of Broadbeach, was always destined to deliver some of the highest and most luxurious apartments ever built in the suburb.

Now, builder-developer <a href="https://www.apartments.com.au/developers/iris-capital">Iris Capital</a> has unveiled the Horizon Collection, a selection of residences with the largest floorplans and most commanding views in the towers. The three-bedroom apartments, starting from $4.64 million, include butler’s pantries, multi-purpose rooms, and, in some layouts, master retreats with private sitting areas.

The most prestigious apartments in the Horizon Collection are the sub-penthouses and penthouses. The two sub-penthouses on the 38th level of the Albert Tower are priced at $8.85 million.

Each features three bedrooms, a study, and a flexible multi-purpose room with a sliding partition that allows half the space to function as a games room.

Victoria &amp; Albert, colloquially known as V&amp;A, is the flagship Gold Coast development by the Sydney-based Iris Capital. Led by developer and hotelier Sam Arnaout, Iris Capital acquired the landmark Niecon Plaza site in 2021. At the time, Arnaout described the company’s expansion into Queensland as a strategic move to capitalise on one of Australia’s strongest growth markets.

“We were initially looking to expand into Victoria, but the massive migration to the regions that followed the pandemic created a new dynamic across the Australian market,” Arnaout said.

“From a strategic point of view, Queensland — and the Gold Coast in particular — is the perfect fit for our business. Reaching new heights on Chevron Island

It’s been nearly two decades since Barry Morris’ then-burgeoning Canberra-based property development company, <a href="https://www.apartments.com.au/developers/morris-property-group">Morris Property Group</a>, expanded into the Gold Coast apartment market, and there are no signs of them slowing down. Morris has developed a particular penchant for Broadbeach, having completed eight projects in the sought-after suburb since Verve on Old Burleigh Road in 2006.

Their most recent completion was around 12 months ago, when Morris’ in-house construction arm finished Malo Broadbeach, 16 half-floor apartments on Jubilee Avenue, neighbouring their earlier projects, Qube and Synergy.

Northland Group top outs Central Quarter, marking a major step in Merrylands’ regeneration

<a href="https://www.apartments.com.au/developers/gibson-property-corporation">Gibson Property Corporation</a> (GPC) and McMillan Property Group (MPG) are advancing plans to deliver a large-scale mixed-use development in Mill Park, with a fresh planning application now lodged for land at 18 Bush Boulevard.

Occupying a vacant 1.378-hectare parcel within the Plenty Valley Activity Centre, the proposal outlines a new residential and commercial precinct comprising 254 apartments across two eight-storey buildings, alongside a six-storey standalone car park. The plan aims to build upon an earlier approval for a slightly smaller scheme, introducing greater density and a more robust offering of affordable housing options.

Designed by <a href="https://www.apartments.com.au/architects/ewert-leaf">Ewert Leaf</a>, the proposal is configured across three buildings that respond to the site’s irregular shape and prominent corner exposure to Bush Boulevard, Oleander Drive, and Wealthiland Drive. “Each building presents its own unique presentation and identity to the public realm,” according to the Town Planning Assessment by Planning &amp; Property Partners.

The residential offering includes a mix of 110 one-bedroom, 125 two-bedroom, and 19 three-bedroom apartments, split between the two main buildings. A range of commercial uses is proposed across the ground floors, totalling over 5,000 sqm and encompassing shops, restricted retail, food and drink premises, and a medical centre. Each use is designed to activate the street level and contribute to the walkability of the emerging precinct.

A dedicated six-storey car parking building, Building C, will house 443 car spaces, a split of 273 resident bays and 153 publicly accessible spaces. 324 bike spaces and associated end-of-trip facilities also exceed planning requirements.

According to the assessment report, the design "seeks to engage with its abuttal to the public realm with an active commercial presentation at ground floor level,” with prominent use of glazing and warm, textured materials to add visual depth. Rooftop green spaces and communal areas are proposed for each building, enhancing amenity for residents and softening the urban form.

The project site sits within Sub-precinct 4B of the Plenty Valley Town Centre Structure Plan, designated the “Live and Work Precinct,” an area envisioned for integrated residential and commercial development with strong public transport links. The site is within walking distance of Westfield Plenty Valley and is already served by multiple bus routes and nearby rail access at South Morang Station.

The development builds upon an earlier approval which allowed for two buildings of up to seven storeys containing 175 dwellings, and a car park. The uplift in density is largely driven by the project’s affordable housing component, with 10 per cent of dwellings earmarked as affordable, a key eligibility criterion for streamlined assessment under Clause 53.23 of the Whittlesea Planning Scheme.

“The proposal responds to the State’s identified housing crisis and provides an opportunity to deliver affordable housing within the Plenty Valley Activity Centre," the planning report added.

First look: GPC and MPG team up for 254 new homes in Mill Park

Online shopping has surged since the onset of COVID, and delivery services are continuing to invest heavily in new solutions to keep up with the growing demand. Australia Post, which delivered over 2.3 billion items nationwide during the 2023–2024 financial year, is continuing to evolve its services in the delivery space to accommodate the increase in online shopping.

One of the most recent developments is the expansion of its popular Parcel Locker system, which was first introduced in 2011 when it trialled 24 different sites. The network expanded significantly in 2012, with hundreds of 24-hour parcel lockers deployed across 250 locations nationwide. By 2024, the Parcel Locker network has grown to 773 sites and more than 59,000 individual compartments.

The next phase of the Parcel Locker expansion focuses on getting them into new apartment developments across the country, bringing the service as close to consumers’ front doors as possible. With online shopping continuing to surge, integrating these lockers into new apartment buildings provides substantial benefits for both residents and developers.

The delivery of 2.3 billion items demonstrates strong demand for online shopping given Australia was grappling with a cost of living crisis which saw mortgage rates reach 10-year highs. The peak Christmas season saw nearly 103 million parcels delivered across Australia alone. In 2024, Australians spent a record $69 billion online, marking a 12 per cent year-on-year increase.

Generational spending patterns in 2024 revealed significant, and sometimes surprising, shifts. Millennials (27–43 years) led eCommerce spending with nearly $25 billion, accounting for 36 per cent of total online spend. Baby Boomers (60–78 years) embraced eCommerce more than ever before, spending 17.6 per cent more online in 2024 than in 2023. Given that the majority of new developments nationwide are currently geared toward downsizers, primarily Baby Boomers, there is a strong opportunity to enhance the value of a new project by strategically incorporating a Parcel Locker within the building. Gen X (ages 44–59) saw only a one per cent increase in online spending, while Gen Z (18–26-year-olds) spent 11 per cent less than the year prior.

Australia Post Parcel Lockers are automated, secure units that allow individuals to collect, send, or return parcels at their convenience. Alternatively, lockers could be installed outside the building, making them accessible not only to residents but also to the wider public.

For residents who have Parcel Lockers installed within their apartment complex, the main benefits include convenient 24/7 parcel access and eliminating the need to be home during delivery hours. Parcel Lockers also offer the most secure way of delivering and storing parcels, reducing the risk of theft. Australia Post to bring Parcel Lockers into new apartment buildings as eCommerce growth booms

The Minns Labor Government and Ku-ring-gai Council are together unlocking more than 24,000 new homes with the finalisation of the alternative Transport Oriented Development scheme.

The finalisation of the scheme brings all 13 councils on board with the Transport Oriented Development program.

The scheme replaces the original Transport Oriented Development planning controls for precincts at Gordon, Killara, Lindfield and Roseville, and provides for an additional 3,300 homes. It also prioritises new open space and infrastructure, while protecting the area’s heritage.

The scheme allows for taller, mixed-use buildings in existing centres and seeks to protect high-value heritage conservation areas and buildings.

Key features of the new scheme include:

<ul>
	<li>Focusing new housing in Gordon and Lindfield, allowing for more high-density mixed-use development, with buildings in the centres ranging from 6-24 storeys (and up to 28 storeys on a key site at Gordon).</li>
	<li>A more moderate housing uplift in Killara and Roseville, with buildings up to 8 storeys in these areas so they transition smoothly between high-density and low-density and heritage areas.</li>
	<li>Boosting affordable housing, with up to 10% of dwellings required for affordable housing on key sites, depending on site feasibility.</li>
	<li>Rezoning some residential areas within 800 metres of train stations for apartment buildings.</li>
	<li>Transitioning building heights near low-density areas to reduce the impact of new development on neighbouring properties.</li>
	<li>Testing of the alternative scheme indicates it will provide capacity for approximately 24,728 homes, compared with 21,430 homes possible under the previous TOD controls.</li>
</ul>

More than 290 written submissions were received by Council following public exhibition of the alternative scheme in April 2025. Council considered the submissions in finalising the alternative scheme submitted to the Department of Planning, Housing and Infrastructure in June.

Importantly, all development applications lodged or State significant development applications with valid Secretary’s Environmental Assessment Requirements will not be impacted and will continue to be assessed under the TOD SEPP controls.

To make sure the scheme delivers the best outcome for Ku-ring-Gau the NSW Government made a few changes to Council’s plan including:

	<li>Increasing height and floor space controls for key sites in Gordon and Lindfield to allow for well-designed taller buildings.</li>
	<li>Changes to heights to improve transitions to surrounding heritage items and heritage conservation areas.</li>
	<li>Amendment of some affordable housing contribution rates to deliver affordable housing on council-owned land.</li>
</ul>
