MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Busy Sydney apartment developer Urban Property Group has achieved an industry first by receiving a 4 star Building Trustworthy Indicator (BTI) from KPMG Origins for their Bexley apartment development, The Parq.

The residential development, which is located at 8-18 Stoney Creek Road, Bexley is now the first in the country by an iCIRT-rated developer to have both a BTI score and Latent Defects Insurance (LDI) for a project.

The BTI, created by KPMG Origins with the NSW Office of the Building Commissioner, provides a “Trustworthy Indicator” score to a development after the issue of an occupation certificate. This score is developed based on a combination of data provided by the developer on materials, processes, and participants of a fully constructed building.

KPMG Origins’ Lead Partner Laszlo Peter said it is very exciting to see Urban Property Group setting new standards for residential development in NSW.

The founder of developer and builder McNab can still remember his first project - from his then young daughter’s bedroom 27 years ago in Toowoomba.

Fast forward to 2023 and Founder and Managing Director Michael McNab looks back with pride on how far the south-east Queensland based company has come - as it celebrates completion of their 32-storey luxury tower White Main Beach, in the blue-chip Main Beach on Tedder Avenue.

McNab acted as both developer and builder on the highrise, punctuating its reputation nowadays as a go-to Australian development and construction group - with 500-plus staff and a reputation as solid as the beloved timber it uses in its suite of projects.

It’s that reputation for not just completing projects - as developer and the builder - but doing so to a high “gold” standard that McNab believes is always important in the development and construction sector.

“It's certainly a huge advantage - we know we can deliver," McNab says.

"The market is red hot and that’s stretched the building industry right to its limits. We're really focused on building for the best developers in the industry as well as delivering our own projects to the highest standards. We know we can do that.

“If we say we're going to do something, we get it done - and that is a bit of a problem for the development industry at the moment in south-east Queensland”.

McNab’s completion of White - with a three story penthouse plus 27 single-floor apartments spanning 325 square metres and a lift shaft privately opening into each owner’s living room - showcases the firm’s credentials as builder and developer.&nbsp;

McNab says there's a lot of developers popping up at the Gold Coast at the moment, but there are less than a handful of builders to be able to deliver proper projects.

“We're a commercial building company but over the last five to 10 years, we've certainly become a significant development business as well.”&nbsp;

McNab’s expertise covers an impressive range of capabilities with a resume spanning commercial, industrial and residential as well as agriculture-specific projects.

The firm has completed high-end residential through to Queensland-based poultry, piggery and abattoir installations plus large-scale industrial developments including projects equivalent in size to five Suncorp Stadiums.

McNab sees the delivery of end-to-end luxury highrise White Main Beach as a “great advertisement for all our skill sets”.&nbsp;

The company worked at a personal level with the individual apartment owners on bespoke interiors and designs for each, coordinating collaboration with architects and interior designers.&nbsp;

The move positioned McNab to receive accolades in the Urban Development Institute of Australia (UDIA) Awards for Excellence, with the project placing top four in Queensland among Apartments High-Rise delivered in 2023.&nbsp;

McNab head of investments and property development Carl Nancarrow said the reaction from buyers at the launch event after the project’s four-year journey reinforced the company was taking the right approach.

“When we can see the finished product, and in particular, see the purchasers come in and get such wonderful feedback from them how much they love living here. It just makes it all worthwhile,”&nbsp;Nancarrow says.

Nancarrow revealed their next end-to-end project will be at sought-after Budds Beach, a waterfront location with a similar charm and feel to Main Beach. Pre-release registrations for <a href="/new-apartments/elements-budds-beach-surfers-paradise-21-oak-avenue-surfers-paradise-qld-4217">Elements Budds Beach</a> are now being offered with Ray White Projects Gold Coast, with sales to the market commencing January next year.&nbsp;

“We select sites with foresight, envisaging the evolution of both owners and the project location. This way we ensure it best services those who call it home but also adds value to the surrounding community. Site selection and timeless design are at the forefront of vision with all our boutique developments," Nancarrow says.

“We can give anyone who wants to buy an apartment off McNab certainty this project is actually going to be delivered. We've got the best builder in southeast Queensland ready to go. And as soon as we hit our milestones, we're into construction.”

On the <a href="/developments/gold-coast-qld">Gold Coast</a>, it's never been more important to show prospective buyers you've started construction.

It's the biggest confidence booster for buyers, and in the same instance a marketing tool for agents and developers. Construction commencement has always been important in the off the plan industry, but never more so than now, in the face of one of the most challenging construction periods the market has seen.

While impacting the whole of the country, the construction challenges have been most apparent in South East Queensland, where the majority of the tier one builders are taking government-funded construction contracts for infrastructure projects before the 2032 Brisbane Olympics.

That's left builders few and far between.

The demand v supply from a labour stand point is seeing subcontractors and trades push their prices up too, another developer headache. Add to that increased cost of materials versus a few years ago, and you've got a perfect storm.

Developers who build their own projects have rode through the storm more unscathed than others, while a number of developers are now starting to bring construction in house. Some are leaning on a joint venture partnership with a construction firm to get the project out of the ground.

There's been some significant construction commencements on the <a href="/developments/gold-coast-qld">Gold Coast</a> in recent months, bringing a much needed 860 apartments to an undersupplied market still in vogue for both locals and interstate buyers.

Burgeoning developer <a href="/developers/siera">SIERA</a> were one developer to bring construction in house to start the build of their arts-focused <a href="/new-apartments/chevron-island-qld-4217">Chevron Island apartment development</a>, <a href="/new-apartments/tapestry-chevron-island-39-darrambal-street-chevron-island">Tapestry</a>.

The $135 million project on Darrambal Street is SIERA's first on the Gold Coast, after a long history of developing townhouses in Brisbane.&nbsp;

SIERA Founder and Managing Director Brent Thompson spent 12 months analyzing the market in the <a href="/developments/gold-coast-qld">Gold Coast</a> before snapping up the prime 1,518 sqm <a href="/new-apartments/chevron-island-qld-4217">Chevron Island</a> site, and brought in local architecture firm BDA with the brief to merge art with architecture and to pay homage to Chevron Island's Home of The Arts precinct.
