A trio of Queensland property groups have unveiled plans for a $300 million mixed-use redevelopment of the former Noosa Bowls Club site, a proposal that would deliver more than 200 new homes in one of the Sunshine Coast's most supply-constrained markets.

Kilter Property, Frank Developments and Calile Malouf Investments are behind the plans for the 1.8-hectare site at <a href="https://www.apartments.com.au/new-apartments/99-noosa-drive-noosa-heads-qld-4567">99 Noosa Drive</a>, which would transform the long-vacant site into a new residential precinct featuring 208 apartments, retail, hospitality and public space.

The proposal comes as Noosa continues to grapple with housing affordability and a shortage of permanent accommodation, particularly for key workers. The site's location in Noosa Junction, close to shops, public transport and employment, aligns with the direction of Noosa Council's Housing Strategy, which encourages higher-density housing within established activity centres rather than continued urban expansion.

The draft plans include 48 affordable-by-design apartments and 48 rooming accommodation units aimed at key workers. Around 2,000 sqm of ground-floor retail and food and beverage space would activate the street frontage, alongside a new public town square and landscaped open space.

Frank Developments Founder and Director Frank Licastro said the development would continue the company's focus on architecturally-led residential projects while addressing one of the region's biggest challenges.

Calile Malouf Investments, best known for its role in Brisbane's James Street precinct and The Calile Hotel, will bring its place-making experience to the project. The company recently commenced construction on The Calile Noosa hotel and says the residential development will complement its growing investment in the region.

CMI Director Cal Malouf said the aim was to create a walkable precinct combining housing, retail and hospitality while remaining true to Noosa's character.

"We see a similar opportunity in Noosa to deliver a vibrant, walkable destination that combines exceptional housing, hospitality and retail in one integrated project," Malouf said.

Brisbane-based Cavill Architects has been appointed to design the project.

Noosa Bowls Club to be redeveloped into mixed-use apartment precinct

One of Brisbane's last major riverfront redevelopment opportunities has taken a significant step forward, with Lendlease selected as the Queensland Government's preferred development partner for the former Visy site in South Brisbane.

The seven-hectare industrial site, positioned between South Bank and West End and 1.3 kilometres from the Brisbane CBD, will be transformed into a mixed-use precinct expected to deliver more than 4,000 new homes alongside extensive public open space and riverfront parkland.

The project is one of the largest urban renewal opportunities currently planned in Brisbane and is expected to play a key role in accommodating the city's growing population ahead of the 2032 Olympic and Paralympic Games.

Plans for the precinct include a network of riverfront promenades and boardwalks, new public plazas, parkland, amphitheatre-style gathering spaces and shared pedestrian and cycling links designed to reconnect the long-isolated site with the Brisbane River.

The Queensland Government is targeting delivery of the first homes and key public spaces before the 2032 Games, allowing the precinct to begin contributing new housing and public amenity well before the broader masterplan is complete.

The redevelopment is also expected to support more than 3,000 jobs across planning, construction and ongoing operations.

For Lendlease, the appointment adds another major urban regeneration project to its Queensland portfolio. The developer has operated in the state for more than 70 years and has delivered a number of large-scale mixed-use precincts in partnership with government.

Lendlease Development CEO Claire Johnston said the project represented one of Brisbane's most significant redevelopment opportunities.

"The transformation of the former Visy site represents a rare opportunity to reimagine one of Brisbane's most significant riverfront locations, deliver thousands of much-needed homes, and create long-term legacy," Johnston said.

“This is a once-in-a-generation moment to reshape a significant slice of Brisbane and deliver lasting benefits – thousands of new homes, and public spaces for all Queenslanders to enjoy well beyond the 2032 Olympic and Paralympic Games – unlike Labor’s plan which would have delivered zero benefits and zero new homes.

“Queensland is well and truly open for business and through partnership with the private sector, we are accelerating delivery while ensuring strong housing, community and economic outcomes."

Early works on the precinct are expected to commence in April 2027.

Lendlease selected to deliver transformative South Brisbane riverfront precinct

Eddy Haddad's <a href="https://www.apartments.com.au/developers/level-33">Level 33</a> is levelling up its approved Wollongong development, as the coastal city south of Sydney continues to prove popular in the high-density development space.

Level 33, a longtime developer in the Wollongong area, has gone through the NSW Government's Housing Delivery Authority to upsize its approved two-tower development on the corner of Crown Street and Gladstone Avenue, just 100 metres from Wollongong Station.

The developer currently has approval for 252 apartments across two buildings rising to 19 storeys. It is now seeking approval for 33 and 38-storey towers that would deliver 467 apartments, including 67 affordable homes.

Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the development would comprise apartments above a three-level podium with around 1,100 sqm of retail space, along with basement parking for 448 vehicles.

According to the Urban Design Report by BKA, the proposal has the capacity to "reinforce the precinct's identity by strengthening links between health, education, and transport services, while also contributing to Wollongong's ongoing evolution as a key regional centre."

Wollongong is somewhat in vogue. Between Level 33 and Urban Property Group, the two developers have several thousand apartments planned across the city.

Level 33 is currently delivering Easterly Wollongong, one of its most boutique projects to date with just 21 high-end apartments, as well as Atchison &amp; Kenny, a 329-apartment development due for completion later this year.

The developer plans to redevelop the 13,088 sqm WIN Grand megasite into <a href="https://www.apartments.com.au/new-apartments/crown-square-216-238-keira-street-wollongong-nsw-2500">Crown Square</a>, a new $500 million precinct with nearly 600 apartments. It also has more than 900 apartments planned for the former Bunnings Warehouse site at the intersection of Gipps and Flinders streets.

Urban Property Group is also playing a major role in the city's transformation. Its five-tower Keira Place precinct will deliver more than 800 homes, and it has recently lodged plans for a further 300 apartments near Wollongong Station.

Just a week after filing plans for the final stage of its major Keira Place masterplan, <a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has unveiled another significant housing proposal in Wollongong, this time targeting a prominent site opposite North Wollongong Station.

The developer has lodged a State Significant Development Application for a 38-storey mixed-use tower at <a href="https://www.apartments.com.au/new-apartments/4-4a-flinders-street-north-wollongong-nsw-2500">4-4A Flinders Street</a>, around one kilometre north of the <a href="https://www.apartments.com.au/new-apartments/keira-place-wollongong-120-122-smith-street-wollongong-nsw-2500">Keira Place precinct</a> currently taking shape on the edge of the CBD.

Designed by Studio.SC, the proposal comprises a 38-storey mixed-use development containing 303 apartments, including 45 affordable housing units, alongside 174 co-living residences. The scheme also includes ground-floor retail space, extensive landscaping and public domain improvements.

Studio.SC noted in the proposal it "outlines a vision for a landmark transit-oriented mixed-use development centred around North Wollongong Station, designed to support the city’s future growth while responding to the NSW Government’s housing and planning reforms."

The architecture firm said the proposal responds to the opportunities and constraints shaping future growth within the 400-metre catchment of the station and represents "a coordinated and future-focused approach to urban intensification, contributing to the long-term evolution of North Wollongong as a connected, walkable and high-density station precinct."

The site occupies a strategic corner bounded by Flinders Street, Station Street, Stafford Street and the Princes Highway, directly opposite North Wollongong Station.

The proposal follows Urban Property Group's recent submission for the second and final stage of Keira Place, which would deliver a further three buildings comprising 657 homes opposite Beaton Park. It builds on the first stage, which features 150 apartments across two towers and recently commenced construction.

Urban Property Group CEO Patrick Elias said breaking ground on the first stage marked a significant milestone for Wollongong and reflected the developer's long-term commitment to regional cities.

"Today's groundbreaking is about turning approvals into homes and moving quickly to deliver much-needed housing in Wollongong's city centre," Elias said.

<a href="https://www.apartments.com.au/developers/arada">Arada Australia</a> has wasted little time expanding its ambitions in Campsie, lodging plans for a second major project in the rapidly transforming town centre just months after unveiling its three-tower One Campsie proposal on Beamish Street.

The UAE-backed developer has now taken aim at one of the suburb’s most strategically positioned sites, filing a State Significant Development Application for a <a href="https://www.apartments.com.au/new-apartments/10-north-parade-campsie-nsw-2194">33-storey mixed-use tower</a> at 10 London Street and 43 North Parade, directly opposite the future Campsie Metro Station. The proposal is currently on public exhibition and represents another significant vote of confidence in Campsie's emergence as one of Sydney’s key transit-oriented growth centres.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a>, the development would deliver 156 apartments above a podium containing retail and commercial space, creating a new residential and commercial gateway to the town centre. The scheme also includes a four-level above-ground parking podium and a dedicated residential amenity floor featuring wellness and recreation facilities. At least 10 per cent of the apartments would be allocated as affordable housing for a period of 10 years.

The proposal occupies a 1,631 sqm site bounded by London Street, North Parade and Dispensary Lane, immediately adjoining the future Metro station precinct and just metres from Beamish Street’s retail and dining strip. According to the Urban Design Report, the project seeks to deliver "a great place that prioritises human-scaled experience and provides spatial improvements to the area."

Woods Bagot describes the tower as a key marker within Campsie's next phase of growth.

"Located directly opposite the new Campsie Metro Station on North Parade, 10 London Street is a thoughtfully composed 33-storey mixed-use tower that contributes to the ongoing transformation of the town centre," the Architectural Design Report states. The report says the project is intended to provide "high-quality homes within a vibrant, connected urban environment, while helping define Campsie's future skyline."

A strong emphasis has been placed on the public realm. The ground floor incorporates over 500 sqm of retail space and active frontages along both London Street and North Parade, while the podium is wrapped by extensive landscaped planting intended to soften the building's scale and strengthen the pedestrian experience. The development would also widen surrounding footpaths and improve connections between the Metro station and the broader town centre.

Above the podium, residents would have access to more than 1,400 sqm of communal amenities, including a pool, gym and landscaped recreation spaces. A distinctive green-wall treatment extending across four podium levels forms a major architectural feature, helping differentiate the project within the emerging high-density precinct.

The tower's design is closely tied to the broader Campsie Town Centre Master Plan and the arrival of Sydney Metro. The Urban Design Report notes the proposal "directly supports the Campsie Town Centre Master Plan by delivering new homes in a location explicitly identified for growth, improved accessibility, and high-quality urban renewal." It adds that the project contributes to the master plan's vision for a strengthened town centre supported by thousands of new homes around the future Metro station.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

The City of Melbourne has unanimously given the green light to a revised development application by MAB Corporation for their new <a href="/developments/docklands-vic-3008">Docklands</a> precinct, NewQuay <a href="/developments/docklands-vic-3008">Docklands</a>.

Adjacent to the <a href="/developments/docklands-vic-3008">Docklands</a> Primary School, the signed off plans for the near one-hectare development site at 396-416 Docklands Drive, which&nbsp;currently serves as a commercial car park, include a&nbsp;mixed-use precinct with five-towers comprising commercial offices, a hotel and apartments, as well as abundant retail and hospitality at street level and a 700 sqm pocket park.

The planning application has undergone a number of amendments since its inception in 1999, with community engagement playing a crucial role in shaping the proposal.

Initially the project was approved for&nbsp;just over 11,000 sqm of commercial office space and no residential or hotel components, although the recent amendment reduced the office space by 3,150 sqm to make way for a 200-room hotel and 600 dwellings.

There will be 156 studios on offer, 232 one-bedroom apartments, 203 two-beds, and just nine three-bed apartments. The towers will rise from two 20-metre podiums which will feature the hotel and resident amenity such as swimming pools and barbecue spaces.

The City of Melbourne's planning team collaborated closely with MAB, resulting in positive design changes addressing previous concerns.&nbsp;

These changes include a 10-metre separation between towers, the removal of one tower, a reduction in maximum built-form height, revised building envelopes, a modified public park layout, and additional design principles.

Designed by ARM Architecture with Rush Wright Associates, the precinct incorporates retail and dining options within the podiums, office floor space, podium car parks, and a new 11 to 13-metre-wide pedestrian laneway connecting the school to the tram depot and New Quay Central Park.&nbsp;

The west podium comprises three residential towers, while the east contains two, carefully considering mirroring the existing streetscape context and character.

The development is expected to deliver between 500 and 600 residential dwellings and 20,000 sqm of commercial spaces, including the possibility of a hotel.

A key feature of the project is a 700 sqm public park at the corner of Little Docklands Drive and St Mangos Lane, positioned adjacent to Docklands Primary School.&nbsp;

The project will unfold in four stages, with the delivery of the new park scheduled for the initial phase.

The plans were endorsed by City of Melbourne councillors, with Deputy Lord Mayor Nicholas Reece praising the application and highlighting the positive impact of the pocket park on the community.&nbsp;

There will be 390 car spaces provided across the development, and 700 bicycle spaces.

MAB to bring 600 apartments to Docklands after City of Melbourne green light NewQuay Docklands

SKF Development has timed the release of their Sceniq Bilambil Heights development on the Tweed Coast perfectly, at a&nbsp;time when demand for residential land on both sides of the Queensland border is at a record high.

The $59 million subdivision planned for a 15.8-hectare site bounded by Walmsleys Road and Stott Street will deliver 100 large residential homesites with an average size of 1,200 sqm into a severely undersupplied market, with a masterplan that also incorporates a community park.

SKF Development has released the first stage of the project, comprising 30 homesites, many with ocean views, exclusively by invitation to locals who had previously registered their interest, with a full launch to the wider property market planned in the new year.

“We are over the moon with the response so far to Sceniq Bilambil Heights, which has been extremely well received by locals,” said Eric Zhao, Director of SKF Development.

“Our plans for this unique, elevated site have struck a chord with buyers who have been pleasantly surprised by the comparative affordability of the residential homesites we are presenting to the market."

The project sales team has been swamped with enquiries for the premium residential homesites ahead of the official launch, saying it received 350 preliminary expressions of interest within a week of announcing its plans, with 250 of those received on the first day alone.

Several homesites in the first release have already been secured by eager buyers, where land is priced from $485,000. The average sales have been $545,000.

The residential community has been designed to enhance the outdoor lifestyle through a network of accessible walking paths which intersect at Sceniq Park, so all residents can enjoy an active and connected lifestyle.

Sceniq Bilambil Heights is located within easy reach of the Terranora Broadwater and Terranora Creek, including the extensive Scenic to Peninsular Drive Cycleway that offers more than 3km of waterside pathways.

The new community will be just 10 minutes’ drive to Coolangatta Beach, and the heart of the southern Gold Coast’s retail and restaurant scene, with the Gold Coast Airport also close to hand just 10 minutes away and the M1 Motorway just six minutes’ drive, providing easy and direct access to a range of employment and lifestyle options.

The release of residential homesites at Sceniq Bilambil Heights comes amid a massive shortfall in new residential housing developments in the Tweed Shire and neighbouring Gold Coast City.

According to the latest RPM research, of the 7,555 new residents who moved to the Tweed Shire in the most recent 12-month period, 1,691 people (22 per cent) were relocating from the Gold Coast.

The analysis also found the population of the greater Bilambil and Bilambil Heights area is expected to grow 80 per cent to more than 7,000 by 2041. To accommodate this growth, a further 1,299 new dwellings are required to be built, or 72 new homes a year.

Managing Director of RPM Queensland, Clinton Trezise, says migration trends mean Gold Coasters are increasingly spilling over the border into northern New South Wales after being priced out of the Gold Coast property market or due to a lack of options.

“Gold Coast has long been a beacon of coastal living but demand due to population growth has certainly outpaced the supply,” said Trezise.

“It's been a one-way street for so long, with southerners heading north to the sunny Gold Coast. Yet, as the demand and supply imbalance is becoming unsustainable, Gold Coasters are now looking to options close to the border in their search for new homes.”

The new $724 million 430-bed Tweed Valley Hospital development nearing completion at Cudgen is set to open in early 2024 with the facility primed to become a significant new employment base for the region, while adding much needed infrastructure to cater for a growing population.

SKF Development launch Sceniq Bilambil Heights on the Tweed Coast

Melbourne's popular Flinders Street is set to get a rare new apartment development in the form of The Highlander, an architecturally striking tower just off the Yarra opposite the Sea Life Aquarium.

The Highlander, at <a href="/new-apartments/the-highlander-melbourne-490-flinders-street-melbourne">490 Flinders Street</a>, is being developed by Singaporean investment firm Havenport Investments, who added the adjoining site at 1-9 Highlander Lane to create enough space for the 23-level building which will home 35 apartments.

There will be a mix of two and three-bedroom apartments, some half and some full floor. The levels up to 14 will have a maximum of three apartments, while from 14 to 21 will have three-bedroom, full floor apartments.

Level 22 homes a near 300 sqm, $7.5 million penthouse with unobstructed views over the river and Southbank.

The two-bedroom apartments, which start from 82 sqm, start from just over $1 million. The three-bedrooms start from $1.3 million.

Designed by Metier 3, The Highlander features a dynamic facade&nbsp; through its chamfered and patterned windows.

The heart of each Highlander apartments is the kitchen, complete with a butler's pantry and top-of-the-range AEG and Gaggenau appliances.

The Highlander's location at the eastern end of Flinders Street, at the edge of the Hoddle Grid, allows for&nbsp;southern views of the Yarra River and an eastern perspective of Melbourne's Gardens. It's also just a stones throw from Southern Cross Station.

Local Brisbane developer Silverstone Developments has filed plans for a shoptop apartment development in <a href="/new-apartments/ascot-qld-4007">Ascot</a>.

The plans for The Windermere, designed by PDT Architects at&nbsp;<a href="/new-apartments/the-windermere-ascot-77-racecourse-road-ascot">77 Racecourse Road</a>, a few streets back from Kingsford Smith Drive and Bretts Wharf Ferry Terminal, are for 30 apartments above seven retail tenancies.

The building will be crowned with a rooftop lawn, infinity edge swimming pool and spa, communal function room, a gym with a sauna, and a number of seating areas and barbecue spaces.

PDT Architects said in their proposal that the aim of the design was to reflect the traditional and green nature of the suburb, which has been retained due to the nearby Eagle Farm Racecourse.

"[The] Eagle Farm Racecourse in 1863 drove a lot of further development and attention in the area over time, leading to increased stables within the suburb and thus larger properties remaining in the area over time. This provided the foundations for a traditional and green nature in the suburb.

"The development strives to pay homage to this character through a raw material palette with extensive landscaping to act as a ‘feature’ piece."

They said while the proposal drives to activate further Racecourse Road by harnessing pedestrian human scale at entries, heavily landscaped building mass with simplistic but intentional materiality.

"The rigid form promotes the eye to focus on the draping greenery and regular pattern forms through detailed balustrade treatments. The colour scheme aims to embrace natural colours whilst contrasting bold black trim and dark treatments to the light wells &amp; plant screening.

"The architectural approach is holistic, to provide a mass that utilises simple raw materials that allows prominent and extensive landscaping to become the feature of the site, this pays respect to the green and traditional character of Ascot whilst providing a striking and modern design presence to the street. PDT added that while the 3,162 sqm site is in close proximity to the city it still maintains a strong suburban and homely character.

Silverstone is seeking to target the owner-occupier with the large apartments. There are just three two-bedroom units and 27 three-bedroom apartments. Each apartment features its own balcony, with an average balcony size just under 40 sqm.

Urban Strategies noted in their Town Planning Report that the proposal is considered to be in line with the zoning of the site and the relevant outcomes sought under the Racecourse Precinct Neighbourhood Plan.

"The proposed development is anticipated to provide uses which will service the immediate local catchment and activate the street," the report read.

"The proposal is of a high quality design and revitalises an underutilised site. The proposal is designed to remain of a human scale and to reinforce the precinct’s identity and sense of place."

The Racecourse Road site currently comprises a commercial building with a grocery and convenience store, pharmacist, and liquor store, while the eastern part of the site is currently an open air car park.

It's a return to residential for Silverstone, who also work in the commercial space. They have recently completed the Spring Hill Day Hospital among a number of other commercial projects. They were prominent in the residential development space back in 2015 and 2016, completing a number of projects in Kangaroo Point, Bulimba and Milton.

First home buyers in Queensland were given a shot in the arm in November when the Queensland Government announced they were doubling the concessions in the QLD First Home Owner Grant.

The $15,000 boost in budgets for eligible first home buyers has been doubled to $30,000 in an attempt to assist first home buyers to get into the property market.

While certainly a significant move, many areas across the South East Queensland area in particular don't have apartments which quality for the QLD FHOG. The incentive is only applicable for apartments under $750,000.

In fact Apartments.com.au data shows that there's only two off the plan projects on the whole of the Gold Coast that has apartments currently on the market for less than $750,000, and there's only one project with two-bedroom off the plan apartments under the cap.

That's Andiamo Apartments, the Hope Island development by developer Robert Laybutt. Andiamo has two-bedroom apartments from $544,488 and priced up to $700,816, before the $30,000 Government assistance.

Andiamo had already been a hit with local first home buyers even before the increase in the QLD FHOG was announced. The doubling of the grant has done two things; brought buyers back to the project who have enquired previously but have been hampered by increased mortgage rates, as well as new first home buyers who want to act before any unforeseen change in the policy.

Andiamo Apartments comprises 76 apartments centred around a resort-style pool on Broadwater Avenue.

Prospective buyers can choose from various thoughtfully designed floor plans, while buyers of the three penthouses have the option to reconfigure and add a third room.

Atelier Broadbeach<a href="/news/qld/bottega-and-5point-launch-luxury-faro-broadbeach-apartments"> joins Faro Broadbeach</a> on the luxury full-floor apartment market. <a href="/new-apartments/faro-broadbeach-123-old-burleigh-road-broadbeach">Faro</a>, at 123 Old Burleigh Road, comprises 15 apartments.

Little Projects launch Atelier Broadbeach

Leda Holdings, the development firm of rich lister Bob Ell,&nbsp;has released the first land lots in its 4,500-lot Kings Forest housing estate near Kingscliff on the NSW North Coast.

Ell said the estate would play a role in delivering new housing supply in a region where there was very little stock, but high demand for affordable residential product.

“Housing supply has been at an all-time low, and the cost of living is putting a strain on people, not only in the Tweed but nationwide,” Ell said.

"This significant stride towards addressing housing needs in Tweed is exciting. By working hand-in-hand with the Tweed Shire Council, we're not only on the brink of providing more housing options but also poised to create thousands of local jobs. This milestone marks just the beginning, we remain dedicated to the ongoing collaboration that will bring the entire estate to fruition."

The Kings Forest estate spans 869 hectares and, upon completion, will provide homes for over 11,000 people. It will include a central park, retail centre, school, service station, sporting fields and the development will support the delivery of over 70,000 trees.

Mayor of Tweed Shire Chris Cherry emphasised the significance of Kings Forest as a pivotal location to deliver new and affordable housing within the Tweed Shire.

"Release of the first residential blocks is important to address the substantial demand for housing, particularly in light of the increasing demand for healthcare workers expected from the opening of the new Tweed Valley Hospital at Kingscliff in May 2024. We look forward to many more homes becoming available here in the near future", Cherry said.

Leda has appointed Colliers to sell the first 145 lots of the Kings Forest housing development as the company looks to deliver new land supply to the burgeoning Tweed-Gold Coast region, with a focus on putting locals first.

Colliers Director of Residential, David Higgins said they were excited to be appointed to sell houses in the Kings Forest development and were eager to show prospective buyers all that the project has to offer.

Blacktown is set to receive one of its most well price pointed, visually striking apartment developments to date with DARA, a contemporary five-level building in the heart of the central Western Sydney suburb.

Builder Sitecorp has already started construction on the collection of just 67 apartments, which are slated for completion in early 2025.

Every one, two and three-bedroom apartment ticks the&nbsp;box for $0 stamp duty, with every two and three-bedroom unit falling under the NSW Government's $800k stamp duty concession threshold.

There's also the $10,000 NSW First Home Owner&nbsp;Grant for apartments up to $600,000, which captures a number of the entry-level two-bedroom apartments in DARA. The developer has also teamed up with Coposit for their $10k deposit scheme, where a buyer pays a $10,000 deposit before paying down the rest of the deposit in instalments.

The prices at DARA come in well below other comparable new developments in the nearby Merrylands and Auburn areas.

While mostly targeting owner-occupiers, astute investors are likely to be looking at the apartments given the low entry point and the likelihood of around five per cent yields, as well as strong depreciation allowances.

Investors will too be looking at the 56 per cent population increase forecasted by the Blacktown City Council between now and 2041. Blacktown will act as the central hub to the population boom, which will see residents in the local government area jump from just under 400,000 to over 625,000.
