Above this historic base, the 68-storey tower will deliver just over 600 residences, a notable reduction from earlier schemes, reflecting a deliberate move toward larger-format apartments and a stronger owner-occupier focus.

Unlike traditional CBD developments that prioritised investor stock, 640 Bourke Street has been repositioned to respond to changing buyer expectations.

"The discussion was all around making 640 Bourke Street the best residence to live in, to be much more focused on the people in the building rather than people looking at the building," Marsland explained.&nbsp;

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

International developer Third.i is continuing its boutique push in Sydney's harbourside with its latest project.

Following on from their Muse development in Potts Point, <a href="/developers/thirdi-group">Third.i</a>, led by Ron Dadd and Luke Berry, has filed plans for a luxury apartment project in the neighbouring Rushcutters Bay.

The 594 sqm site, currently home to an eight-level, concrete apartment building, sits at the corner of Bayswater Road and Ward avenue, on the border of <a href="/new-apartments/potts-point-nsw-2011">Potts Point</a> and Rushcutters.

Woods Bagot said the location presents an "outstanding opportunity to merge the development's rich Art Deco heritage with its natural surroundings, creating a harmonious blend of historical charm and modern amenities."

"Our design has aims to respond to its context in multiple ways: considering its precolonial history, responding to the surrounding built environment, considering site-specific opportunities, enhancing its streetscape, and addressing privacy and sustainability," Woods Bagot noted in their Design Statement.

"Designed with sensitivity to its natural and historical context, the proposed development draws inspiration from the rushes that once characterised the area, paying homage to its precolonial history."

Woods Bagot said it's evident in the treatment of the&nbsp;façade elements, the integration of water as a design element, and the use of native species for planting.

"The design also references the architectural motifs of nearby Art Deco buildings, incorporating key moves such as the horizontal band expression with vertical accents, the use of clear geometric shapes, marking the entries and using brickwork as a primary material."

The 12 apartments will sit across six levels and above two basement levels with 14 parking spaces, accessed by a car lift.

The two retail tenancies will front Bayswater Road.

Each apartment spans half a floor and starts from 121 sqm. They get larger further up the building, more like 140 sqm. Each unit has a balcony, at least 50 sqm, which will have a built-in spa.

There are two three-level penthouses, taking up three half-floors. The first level will be the main living space, which will have an additional butler's pantry in the kitchen and a multi-purpose room compared to the apartments below.

The second level will home the three bedrooms, the master with a balcony, and the private rooftop will be split down the middle, with each penthouse having a long plunge pool, outdoor kitchen, and alfresco space.

There is some space on the roof reserved for the whole building. That will have two alfresco dining spaces.

Woods Bagot said the proposed development places a deliberate emphasis on offering a range of apartment types tailored to meet the diverse needs of potential residents.

The plans come just a few months before the expected completion of <a href="/new-apartments/nautique-rushcutters-bay-100-bayswater-road-rushcutters-bay">Nautique</a> in <a href="/new-apartments/rushcutters-bay-nsw-2011">Rushcutters Bay</a>, the suburb's first major&nbsp;apartment development in over 13 years.

Nautique, which is being developed by JDH Capital, is a redevelopment of the former Vibe Hotel near Rushcutters Bay Park.

<a href="/developers/landream">Landream</a> secured the 12,381 sqm site at 14-26 Wattle Street in 2021, previously known as Saunders Quarry and later as the City of <a href="/new-apartments/sydney-nsw">Sydney</a> Council depot.

The <a href="/developments/pyrmont-nsw-2009">Pyrmont</a>&nbsp;project is ready to take advantage of the $750 million of the Sydney Fish Markets at Blackwattle Bay, which following the redevelopment will create a major food and dining precinct for the area, just a stone's throw away from Wattle Street.

Landream collaborated with Sydney-based architecture firm <a href="/architects/bvn-architecture">BVN Architecture</a> — who won the project's Architectural Design Competition, beating design submissions from the likes of Carter Williamson, <a href="/architects/tzannes-architects">Tzannes</a>, <a href="/architects/sjb-architects">SJB</a> and <a href="/architects/bates-smart">Bates Smart</a> — to revitalise the precinct.

BVN Architecture has integrated the site’s ecological past into its design approach while reconnecting with the Country and celebrating Pyrmont’s diverse identity.&nbsp;

The $900 million mixed-use project, dubbed <a href="/new-apartments/pyrmont-place-14-26-wattle-street-pyrmont-nsw-2009">Fig &amp; Wattle</a>, aims to create a vibrant work-meets-lifestyle hub with 237 apartments across four buildings, a 14,500 sqm commercial building, a recreation centre, landscaped open spaces, and family-friendly amenities, including stand-along work-from-home spaces.

There will be one, two and three-bedroom apartments, as well as a handful of studios and large four-bed apartments.

The fifth building will solely home the commercial and office space, while one of the residential buildings will also feature a childcare centre and a recreation centre with two indoor sports courts to be owned by the City of Sydney Council.

BVN's Design Statement, part of the extensive submission to the City of Sydney Council, said 14-26 Wattle Street is located in the Innovation Corridor of the Sydney Harbour CBD, a unique precinct in the city that is undergoing rapid transformation.

"Capitalising on its easy access to Pyrmont, Blackwattle Bay, the Fish Market, Darling Harbour and the central CBD Precinct, it is set to become a sought-after destination with a strong focus on connecting Pyrmont to the Sydney CBD. The work/live industrial history of Pyrmont and Ultimo is still evident in the urban fabric."

Fig &amp; Wattle also include public links to ensure seamless pedestrian connectivity between Jones Street and Wentworth Park.

Construction at 14-26 Wattle Street is set to commence by the end of 2024.

Ever-present Sydney developer <a href="/developers/deicorp">Deicorp</a> is a step closer to realising its next apartment project.

Following a rigorous Design Competition, something which the City of Sydney make mandatory for large projects within the City of Sydney local government area, renowned architectural firms <a href="/architects/candalepas-associates">Candalepas Associates</a> and <a href="/architects/fk-australia">Fender Katsalidis</a> will lead the design efforts for the landmark development on Joynton Avenue in <a href="/new-apartments/zetland-nsw-2017">Zetland</a>.

The Joynton Avenue site, acquired for around $180 million from owner and occupier electricity distributor Ausgrid, spans 2.86 hectares and has nine existing buildings which will make way for what will become one of Green Square's prime residential addresses.

The project marks Deicorp's strategic move to expand its presence in South Sydney's thriving real estate market. With plans for a 580-apartment complex, the company aims to address the increasing demand for quality housing in the area.&nbsp;

The 580 apartments will contribute to Deicorp's other projects already under construction in the area. Their&nbsp;<a href="/buildings/downtown-zetland-106-116-epsom-road-zetland">Downtown Zetland</a> and <a href="/buildings/the-rothschild-rosebery-24-rothschild-avenue-rosebery">The Rothschild Rosebery</a>&nbsp;projects are well advanced in construction. Deicorp's pipeline for the area now stands at over 1,300 apartments.

The zoning of the Joynton Avenue site allows for a mixed-use development, encompassing a gross floor area of about 55,000 sqm with buildings ranging from 28 to 50 metres in height.

Burgeoning Sydney developer Top Spring&nbsp;Australia has revealed the next stage of its parkside St Leonards masterplan, The Newlands.

Soon to be released to the market, the second stage will comprise 112 across two new buildings,&nbsp;Saige, Gaia, which will form the heart of the sought-after 1.26-hectare masterplan&nbsp;across the road from Newlands Park.

The RBA looks to have adopted a neutral approach to the official cash rate after an aggressive rate hike cycle that saw the cash rate jump from a record low 0.1 per cent to 4.35 per cent.
