Sydney developer&nbsp;<a href="https://www.apartments.com.au/developers/central-element">Central Element</a>&nbsp;is doubling down in Drummoyne, lodging plans for a boutique apartment development on St Georges Crescent, only one-kilometre down the road from its first Drummoyne development, Bianca.

The new project at 15A-21 St Georges Crescent,&nbsp;a&nbsp;1,701sqm north-facing site overlooking Iron Cove, will have 45 apartmnts across 10 levels. Eight of the units will be dedicated to affordable housing.

The site sits within walking distance of Drummoyne Village, Birkenhead Point, ferry services and the Bay Run, and offers harbour views towards the Sydney Harbour Bridge and CBD skyline.

Designed by MHN Design Union, the development will deliver a mix of one, two and three-bedroom apartments, alongside resident amenity including a gym, landscaped communal open space and three levels of basement parking.

The project has been lodged under the NSW Government's Low and Mid-Rise Housing reforms, with Drummoyne Village identified as a town centre capable of accommodating additional housing supply.

Central Element acquired the site earlier this year as part of its continued expansion across Sydney's eastern suburbs, lower north shore and inner west.

The developer's current pipeline includes luxury apartment projects Pearl Bondi and a separate development on Lamrock Avenue in Bondi, a residential project in Barry Street, Neutral Bay, and a mixed-use seniors living community in Greenwich.

Central Element Managing Director Nathan Chivas said the project would address a shortage of new owner-occupier housing opportunities in Drummoyne.

"While we're seeing a significant shift across Canada Bay as major infrastructure investment, population growth and planning reform drive a new chapter for the region, in suburbs like Drummoyne there remains a genuine shortage of new boutique luxury housing opportunities for owner occupiers," Chivas said.

"Sites of this nature are increasingly difficult to secure, particularly those that combine a north-facing aspect with direct water outlook. Our St Georges Crescent project responds directly to the market demand, offering a level of exclusivity, outlook and lifestyle in the highly sought after suburb."

The development application has been lodged with the City of Canada Bay Council, with the project expected to launch to market in early 2027.

Central Element seeks second Drummoyne apartment development

The NSW Government has unveiled plans that could deliver around 1,300 new homes across Nowra and Kiama, continuing its push to unlock housing in well-located regional centres along the South Coast.

The proposals, now on public exhibition, would pave the way for around 830 homes in Nowra and a further 450 homes in Kiama, while also introducing affordable housing requirements and increased building heights in key locations.

The larger of the two proposals is centred on Nowra, where the NSW Government is seeking to rezone land within the Mandalay and Riverfront precincts.

The Mandalay sub-precinct, located close to Shoalhaven Memorial Hospital, Nowra Library and the city's aquatic centre, could accommodate around 530 new homes. Around 30 per cent of housing delivered on Homes NSW-owned land would be dedicated to social and affordable housing, equating to roughly 100 homes. Building heights would increase from the current two-storey limit to between three and six storeys.

A separate rezoning proposal for the Nowra Riverfront Precinct would unlock a further 377 homes while creating stronger connections between the Shoalhaven River and the CBD. The plans include building heights ranging from five to 12 storeys, floor space ratios of up to 2:1 and a requirement for two per cent affordable housing.

Together, the two proposals would deliver more than 900 homes across the broader Nowra area, reinforcing the city's role as one of regional NSW's key growth centres.

The housing push builds on previous infrastructure commitments in the Shoalhaven, including government funding aimed at supporting thousands of future homes in West Nowra through upgrades to water and wastewater infrastructure.

Further north, the NSW Government is also progressing plans for the former Kiama Depot site, a two-hectare parcel near Kiama's town centre.

The rezoning proposal would transform the former industrial site into a residential community capable of delivering up to 450 homes. Buildings would range between six and eight storeys, with at least 10 per cent of homes allocated as affordable housing. The proposal also includes approximately 600 parking spaces and improved walking and cycling connections.

Planning Minister Paul Scully said the proposals are designed to increase housing supply in locations close to jobs, transport and services.

"For too long, families have struggled to find somewhere to live, and activating underutilised sites allows us to deliver the new homes these families need," Scully said.

"The Minns Labor Government is getting on with the job of unlocking well-located sites close to transport, jobs, and town centres and building the homes our communities need.

"These rezonings are about removing barriers to housing delivery and making sure land is put to better use so more people can find a place to call home within the communities they choose."

The latest rezonings form part of the Minns Government's broader strategy to accelerate housing delivery across NSW, particularly in established centres where existing infrastructure can support additional population growth.

Community consultation on the proposals is now underway, with feedback set to inform the final planning controls before the rezonings are determined.

The proposal would replace an existing two-storey commercial building on the 1,510 sqm corner site with a Bureau Proberts-designed tower comprising 76 apartments, ground-floor retail, office space and a suite of resident wellness amenities.

The proposal also includes 198 car spaces and 95 bicycle spaces.

Bureau Proberts has drawn heavily on Newstead's industrial heritage in developing the architectural response.

"Occupying a prominent corner in the heart of Newstead, the proposal draws from the area's industrial lineage of robust brick warehouses to deliver a distinctly contemporary response," the architects said in the design statement.

"It is conceived as a subtropical sanctuary and elevated private retreat embedded within one of Brisbane's most vibrant lifestyle precincts."

The design seeks to reinterpret the traditional Queensland vernacular through wraparound verandahs, deep shading elements and permeable facades that respond to Brisbane's subtropical climate.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

How Candela Ivanhoe is shaping the gateway to the exclusive north-east suburb

There’s no slowing down for new apartment development in <a href="/developments/palm-beach-qld-4221">Palm Beach</a>.

The in-demand southern <a href="/developments/gold-coast-qld">Gold Coast</a> suburb, which has arguably been one of the most popular areas in the country since the onset of the pandemic, is finally seeing supply that meets the continued heightened demand for new apartments.

The latest plans are from B.K.A Holdings Pty Ltd, a company directed by solicitor David Ingwersen.

B.K.A is planning two towers across the amalgamated six-lot, 2,472 sqm site at 1395-1405 Gold Coast Highway and 436-438 The Esplanade, located on the prized eastern side of the highway.

Several single-level commercial buildings, currently tenanted by BWS and Marie's Pizza, as well as a single-level beach shack on The Esplanade, will make way for what is being dubbed Est Palm Beach in the planning documentation.

The two 13-level buildings have been designed by architecture firm Plus and will home 98 two, three and four-bedroom apartments.

Plus wrote in their submission to the Gold Coast City Council that the proposed development&nbsp;is crafted by location and considered with design.

"Its close proximity to the beach and thriving community, together with quality building amenities, provides its residents the ultimate experience in lifestyle living," Plus, led locally by Danny Juric, wrote.

They noted the&nbsp;architecture is a seamless blend of form from east to west of site, that maximises opportunities and aspect.

"Views are focused toward the ocean, with functional screening elements proposed to enhance experience through play on shadow and privacy. Both towers are a blended curation of form and function."

The West Tower will have the bulk of the apartments (72), with six units per floor, while the East Tower will have just 25 three-bedroom apartments, each with a multi-purpose room, and a sole four-bedroom penthouse.

There will be two small hospitality venues on the ground floor of the buildings. The more dense buildings will have greater amenity, in the form of a ground level swimming pool and a wellness centre with a gym, steam room, and sauna, while the more boutique building will have the same facilities, just without the gym.

The Planning Report by Zone Planning suggested the proposed development has been thoughtfully designed to allow for both towers to predominately operate independently, sharing only access, on-site circulation, waste management, and infrastructure connections.

"The two towers have been designed in consideration of each other and the broader community, maintaining important view corridors towards the ocean and hinterland, as well as along the Gold Coast Highway corridor," Zone noted.

"Each of the units include a generous provision of private open space which capitalises on views towards the coastline and hinterland, maximising outlook through the considered aspect of the buildings.

Zone said the proposal will provide 98 additional dwellings in a location that is well-located to accommodate an increase in residential density.

"The proposed units vary in their size and typology – contributing to housing supply and diversity."

The development is seeking to trigger the 50 per cent building uplift provision in the City Plan, exceeding the designated 29m height limit in place.

The biggest proposal in September however came from the heart of the Gold Coast.

Local developer <a href="/developers/andrews">Andrews Projects</a> revealed it was the buyer of the well-known <a href="/new-apartments/south-beach-surfers-paradise-3006-surfers-paradise-boulevard-surfers-paradise">Orion Towers site</a>. One of the towers was approved at over 100 levels, which would have made it one of the tallest towers in the southern hemisphere.

Andrews however has pared back the plans for 1,100 apartments, instead opting for two 37-level towers with just under 400 apartments.

In September, we spoke to three different off the plan buyers, to understand their buyer journey and what they bought.

Two of the buyers were downsizers, one from Brisbane and one from the Gold Coast, and the other was an investor who recently bought three off the plan apartments in the last six months.

September was a busy month in the Gold Coast off the plan apartment market, with significant activity in Main Beach and Palm Beach in particular

The demand for downsizer in apartments is prompting more home owners to band together to create a site more suitable for multi-residential developments.

The latest is on Bond Street, just off Military Road, where four owners have banded together to list their four freestanding homes within 400 metres of the Spit Junction town centre.

They saw the opportunity pending the NSW Government's changes to the Low and Mid-rise SEPP.

“The four owners have agreed it makes sense to enter a co-owners agreement and market the properties in one line to a select group of developers that are active in the local area," Beth McNally, one of the owners of the four properties, said.

The site could be redeveloped into over 28 luxury apartments.

The 1,740m2 site is earmarked to benefit from a material increase to the current floor space ratio from 0.7:1 to an expected 2.2:1 under the SEPP amendments including a maximum building height limit of 22 metres.

The SEPP changes include the Low and Mid-rise housing reforms (LMR) and the Transport Orientation Development Program (TOD) is an NSW Government initiative to increase housing supply located close to established shopping precincts and transport hubs.&nbsp;

Mosman has seen an uptick in demand for quality&nbsp;apartments attractive to local retirees and downsizers.

According to the ABS 2021 census figures the number of people over 65 in Mosman is over 26 percent higher than the national average.

In August, Danny Avidan's Dare Property Group sought to develop 27 apartments above a row of shops at their recently acquired triple site at&nbsp;<a href="/new-apartments/twenty88-mosman-696-706-military-road-mosman">696, 700 and 706 Military Road</a>.

The obvious demand for more high-end apartments has had&nbsp;<a href="/news/nsw/13-owners-pitch-together-for-rose-bay-apartment-development-opportunity">13 different owners band together</a>&nbsp;in Rose Bay to list a combined 1,377 sqm just one row back from the beach and on the fringe of the Rose Bay village.

McGrath's Craig Pontey says&nbsp;that with the&nbsp;current demand for luxury apartments being exceptionally strong, the site will allow for "many apartments with fantastic Harbour views in a very convenient location."

Mosman transformation to continue as prime development site listed

Purchasing off the plan can often feel like a confidence challenge; however, once you’ve done it once, the process becomes much easier.

Many buyers find themselves returning to secure apartments in new developments by the same developer, given assurances they've delivered quality before, and, in a lot of cases around the country, price growth on the initial purchase.

This is precisely the case in <a href="/developments/newcastle-west-nsw-2302">Newcastle</a>, where Neil Owens recently purchased an apartment at ONE Apartments, the new two-tower project by local builder-developer GWH. It marked Neil's second purchase with GWH. He bought off the plan in SKY Residences, just 650 metres down the road.

"I have firsthand experience with the developer's quality, and I believe that, like any reputable developer, they will always strive to make each new building even better," Neil said

Neil has been living on the top level of Sky since its completion in 2022.&nbsp;

"It's an amazing apartment," Neil says.&nbsp;

"That was my downsize from my house in the area. I was seeking to scale back work commitments and slow life down, and buying an apartment was part of that."

Neil's purchases with GWH were driven by what he wanted to do for his daughter.

"I wanted to buy something new for my daughter that nobody had lived in," Neil said.

Neil secured one of the few two-level, two-bedroom apartments in ONE Apartments, which he intends to move into.

Going back six years, Neil was looking to downsize locally. He had been looking around Newcastle's centre, but it was a chance meeting after a football coaching camp that paved the way for the start of Neil and GWH's relationship.

Neil scheduled an appointment to go and see SKY Residences after the weekend, a weekend when he was training to become a football coach. When he visited the display on the Monday, he was welcomed by a familiar face.

That was GWH Sales Director Peter Kunov, who had been at the same football coaching training at the weekend.&nbsp;

"It was a chance encounter but it immediately put me at ease that I was talking to someone that was part of the local community," Neil recalled, admitting that he was a little out of his depth.

"I'd never bought off the plan before, and I hadn't lived in an apartment since I was young. But at the time, GWH was building several developments around the area, and SKY was 75 per cent complete, it wasn't just a hole in the ground. That helped me make my decision, and I'm glad I was patient and waited the six months or so for completion and move-in, rather than buy something that would be more short-term thinking."

Neil had looked at some apartments down on the foreshore, but he said the quality "just wasn't there."

His downsizing plans to a secure apartment will allow him the lock-up-and-leave lifestyle downsizers often seek.

<a href="/new-apartments/one-apartments-newcastle-west-1-national-park-street-newcastle-west">ONE Apartments</a> is the latest Newcastle apartment project by reputable builder-developer <a href="/developers/gwh">GWH</a>, a company synonymous with development in Newcastle since its inception in 1995.

The two 22 and 19-level towers designed by <a href="/architects/marchese-partners">Marchese Partners</a> are connected by a four-level podium that will home a commercial space and will be crowned with an outdoor pool.

There are further facilities throughout the building, like a cinema, gym, sauna, bookable private function room, and two rooftop entertainment areas. The Scenic Lounge is located on the 22nd floor of the South Tower, and the Harbourview Lounge is atop the 19th floor of the North Tower.

Over half of the 193 apartments in ONE Apartments have sold, mostly to locals.

GWH's in-house construction arm is on track to complete the two buildings at the end of 2025.

Second time's a charm as off the plan buyer secures another apartment with GWH in Newcastle: Urban Buyer Q&A

A prime development site in the heart of Rose Bay, one row back from the beach and in the village, is expected to attract a swell of residential developers.

13 owners have banded together to offer the 1,377 sqm site at&nbsp;730-738 New South Head Road and 2-10 Collins Avenue through McGrath Double Bay agent Craig Pontey, who owns one of the lots.

"We have got together as a collective collaboration of like-minded owners wanting to sell," Pontey says.

"There are five extra large townhouses, one three-bedroom apartment and six shops with underground parking all being offered in one line”.

Pontey says that with the&nbsp;current demand for luxury apartments being exceptionally strong, the site will allow for "many apartments with fantastic Harbour views in a very convenient location."

The site is bounded by three street frontages, New South Head Road, Caledonian Avenue and Collins Avenue, Rose Bay. &nbsp;

"It’s a very high-profile corner site," Pontey added.

Rose Bay is starting to see demand increase in new apartments, particularly for the downsizers.

Historically, the new apartment market in <a href="/new-apartments/rose-bay-nsw-2029">Rose Bay</a> has been virtually non-existent, leaving locals with limited options: either relocate from the suburb they love or downsize to an older apartment in a building constructed decades ago.

However, a shift is underway. The new apartment market is beginning to flourish, offering fresh opportunities for buyers.

Rose Bay has emerged as the most searched suburb in the Eastern Suburbs over the past three months on Apartments.com.au. There was a 48 percent increase in searches from June to July, with last month’s search volume reaching its highest level since April 2023.

13 owners pitch together for Rose Bay apartment development opportunity

The leafy Glen Iris, regarded as the geographical center of Melbourne, is a suburb that, once you live there, you will never want to leave.

The 3146 postcode offers a perfect blend of suburban charm and connectivity to greater Melbourne. It boasts some of the best schools in the city, as well as easy access to the central business district.

Heath Thompson, Director at Projects by Buxton, has sold out several new apartment developments over the years and notes that <a href="/developments/glen-iris-vic-3146">Glen Iris</a> has long been regarded as one of Melbourne’s top suburbs for families and downsizers.

"You find that those who move to Glen Iris often stay for generations," Thompson says.

"Generally speaking, young families move to Glen Iris to enjoy a family-friendly lifestyle, with some of the best schools and parks in Melbourne. As they approach the empty-nesting phase, these parents often look to downsize locally because soon enough they’ll be grandparents, and their children will likely raise their families in Glen Iris as well. This creates a generational knock-on effect, making Glen Iris a really tight-knit community," Thompson explains.

Thompson emphasizes the beauty of Glen Iris as one of Melbourne's established suburbs, with its leafy, tree-lined streets and excellent amenities, while also being one of the most connected areas.

"When you are at that young family stage, there is still great access to the city, whether it be through Glen Iris Station, Gardiner Station, or the extensive tram connections on High Street. You're in close proximity to the city but can feel completely disconnected on weekends, allowing you to immerse yourself in a more family-friendly lifestyle."

Thompson says Glen Iris sits in a prime pocket that enables its residents to enjoy several of the neighbouring suburbs.

"You're on the fringe of <a href="/developments/malvern-vic-3144">Malvern</a> and <a href="/developments/armadale-vic-3143">Armadale</a> to the west, <a href="/developments/camberwell-vic-3124">Camberwell</a> to the north, and <a href="/developments/ashburton-vic-3147">Ashburton</a> to the east. You can take advantage of all the amenities these areas offer."

Leaning into the trend of downsizing in the suburb, developers in recent years have been gearing their new projects to offer large apartments that can cater for both young and established families, as well as the empty nester.

Thompson has just one apartment remaining in <a href="/buildings/galerie-glen-iris-1538-1540-high-street-glen-iris-vic-3146">GALERIE</a>, the newest apartment development in Glen Iris which is slated for completion in the coming months.

While the majority of buyers have been downsizers, several are couples looking to upsize as they plan the next phase of their lives.

"The building represents everything that Glen Iris is about."

The penthouse atop GALERIE set a price record for the suburb in 2023, selling for <a href="/news/vic/glen-iris-apartment-price-record-smashed-with-galerie-penthouse-sale-just-shy-of-4-million">nearly $4 million to a local couple looking to downsize</a>.

Thompson believes Glen Iris is an excellent suburb for downsizing due to its proximity to some of Melbourne’s best neighborhoods and the Monash Freeway.

"There are generally two types of retirees: those who want to travel internationally and can be at the airport in 35 minutes, and those with a weekender on the Mornington Peninsula who can be on the freeway in minutes."

Downsizers are expected to make up the majority of purchases in the latest apartment development launching in Glen Iris.

High Street has become one of the most popular streets for new developments in Glen Iris. The seven-kilometer stretch is well serviced by trams to and from the city and runs to the bottom of Albert Park to the east to Ashburton and Malvern to the west.

Downsizers have driven rare Glen Iris townhouse development, Lori, to a near sell-out. Just two of the eight townhouses remain as they approach completion.
