<a href="https://www.apartments.com.au/developers/mayd-group">MAYD Group</a> has set a new residential price record in Queensland with the $30 million sale of the penthouse at its <a href="https://www.apartments.com.au/new-apartments/one-burleigh-88-the-esplanade-burleigh-heads-qld-4220">ONE Burleigh</a> development in Burleigh Heads.

The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

“There’s very limited opportunity to secure this level of scale and absolute beachfront position in <a href="https://www.apartments.com.au/developments/burleigh-heads-qld-4220">Burleigh Heads</a>,” Tehle said.

The sale comes as construction progresses on ONE Burleigh, a boutique development of 17 full-floor residences at 88 The Esplanade, scheduled for completion in early 2027.

Developed by MAYD Group and designed by <a href="https://www.apartments.com.au/architects/mas-architecture-studio">MAS Architecture</a> with interiors by <a href="https://www.apartments.com.au/interior-designers/sici-design">Sici Design</a>, the project has been positioned as a collection of house-sized beachfront apartments, each occupying an entire floor with around 381 sqm of internal and external living space.

When construction commenced, MAYD director Todd Mould pointed to the long-term resilience of premium coastal real estate as a key driver behind the project.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer Big Projects brought in the renowned Sydney-based design studio YSG to craft the interiors for The Frederick, Big Projects' new Mermaid Beach project and YSG's first move into the multi-residential development space.

It was a strategic move for Big Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of Big Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

Architecture for the project was led by Plus Architecture, with landscape design by LDG.

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

"They’ve reviewed a number of projects, however this one has stood out for its design flair/ appeal,"&nbsp;Clydsdale says.

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Construction to commence at luxury Glen Iris townhome project, Orchard Mews

A rare new apartment development has been proposed on the fringe of St Ives Village.

Developer Newquest Property has lodged plans for a low-rise apartment project designed by well-regarded architecture firm Warren &amp; Mahoney, which is best known for its work in the multi-residential sector in Melbourne.

The building, proposed for a 1,916 sqm site on <a href="https://www.apartments.com.au/new-apartments/st-ives-residences-3-5-memorial-avenue-nsw-2075">Memorial Avenue</a> opposite St Ives Village Green, has been designed to blend into the surrounding natural environment.

Of the 33 apartments proposed, 21 will be three-bedroom residences. The remaining mix includes nine two-bedroom apartments, one one-bedroom apartment and two four-bedroom residences. The development will be supported by 62 car parking spaces and 33 secure bicycle spaces.

The proposal would replace two single-storey brick buildings currently on the site.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

New apartment developments on a park are hard to come by, given the cost of land surrounding a park, much like being beachfront, is typically more expensive.

That's why parkside apartments offer something from both a lifestyle and an investment standpoint, as the lack of abundance of parkside apartments generally speaking means they hold their value, attract more potential buyers, and can yield higher rents.

Parkside apartments appeal to a diverse range of buyers, especially families and pet owners who view the park as an extension of their living space. These developments are often designed to incorporate the natural surroundings, with apartments strategically oriented to maximize views of the greenery, both from inside the homes and on their balconies.

Melbourne is famous for its parks, but a lack of supply means opportunities for buyers are few and far between, with only a handful of new parkside developments coming every year.

<h2>What: Maléa, Malvern East</h2>

Maléa is the first development by the Victorian arm of luxury developer Abadeen, a developer who's name has been synonymous with quality apartment developments across Sydney for the best park of two decades.

Their first development is on Central Park in Malvern East where they've created just seven apartments across a boutique building designed by Ewert Leaf with interiors by Carr.

The Burke Road location will put residents across from the seven-hectare Central Park that is bordered by just three streets, making Maléa an incredibly rare opportunity.

Andrew Leoncelli, who leads the Victoria arm of Abadeen, says they chose the site for&nbsp;Maléa because of its incredible location opposite Central Park in the beating heart of&nbsp;<a href="/developments/malvern-east-vic-3145">Malvern East</a>.

Fitzroy Gardens is one of Melbourne's most well-known parks with historically significant gardens throughout its 26 hectares.

Luxury developer PB &amp; Co. recently revealed <a href="/new-apartments/eblana-east-melbourne-140-142-jolimont-road-east-melbourne">Eblana</a>, just four full-floor apartments on Joilimont Road, just 300 metres away from the southern end of Fitzroy Gardens, with Jolimont Reserve and Wellington Park even closer.

The ultra-high-end project will see the redevelopment of the landmark former residence of Young &amp; Jackson publican Thomas Jackson.

Each apartment will have three bedrooms, multiple living zones, winter gardens and study retreats, as well as a fully automated car parking system likened to a James Bond-style parking.

The three-level penthouse, expected to sell for over $20 million, will have views over Fitzroy Gardens and Melbourne's skyline. It will feature a private rooftop terrace and infinity pool, accessed by either an internal lift or a sculpted spiral staircase.

While not next to an established garden so to speak, the apartment buildings in Sunkin Property Group's <a href="/new-apartments/highett-common-37-graham-road-highett-vic-3190">Highett Common</a> will be surrounding by new parks and landscaped pathways.

Four hectares of the large 9.3-hectare block has been reserved for greenery, three of which for a conservation area and one hectare for public parkland.

The design of the open spaces has been inspired by the nature already on the site, says Tract senior principal landscape architect Mariano Lopez.&nbsp;

Highett Common will feature several architecturally designed apartments and townhomes that will home more than 1000 residents, with the buildings arranged so they overlook the parklands.

The Mews Collection comprises a trio of buildings with 185 one, two and three-bedroom apartments. The Mews Collection also includes the first luxury apartments within the precinct.

Diversified property developer Time &amp; Place, in partnership with Woolworths Group, has been given the green light by the Victorian State Government for its $150 million mixed-use development in Glen Iris.

Designed by award-winning architects <a href="/architects/cera-stribley-architects">Cera Stribley</a>, the five-level project at 173 Burke Road will feature 60 apartments, including affordable homes - targeted at downsizers, young and multi-generational families - alongside a full-line Woolworths.

The planning approval follows engagement over many years with the local community, the City of Stonnington, as well as the Department of Transport and Planning, together with the Office of the Victorian Government Architect, and reflects feedback received on urban design, local character and traffic and car park management.

This project will target a 5-star Green Star rating from the Green Building Council of Australia for the residential aspect, showcasing a commitment to sustainability that reduces carbon emissions while also reducing costs for future homeowners and business tenants.

Sloane Property Group&nbsp;has catered for two of the most important aspect ofs homebuying at its new Mentone townhouse development, <a href="/new-apartments/kindred-mentone-25-brindisi-street-mentone">Kindred</a>.

The Urban Community said both the floorplans on offer, and the&nbsp;<a href="/developments/mentone-vic-3194">location of Kindred</a>, are the two best qualities in the new architecturally-striking townhouse development.

The townhouses each span three levels and have three bedrooms. A rare feature of the townhouses is the&nbsp;usable two-car garage, which Sloane expects to not only be used for parking a car, but for a home gym or office setup.

It's just one kilometre metres from the beach where there's the Bay Trail, a dog-friendly beach, and the Mentone Lifesaving Club.

Kindred Mentone design and location catches buyer's attention

Two years after planning approval was sought for the three towers above Sydney Olympic Park's new metro station, the New South Wales Government has greenlit the development.

The $585 million development will comprise of three new buildings, one commercial and retail tower, and two residential towers, with retail and community space adjacent to the new Sydney Olympic Park metro station.

The commercial tower will be the smallest at 16 levels, not including the four-level podium, and will rise above the station. The smaller residential tower can hit 27 levels, and the largest 45 levels. The latter will have extensive views over Parramatta River and towards the Blue Mountains from the higher levels.

Podium heights in the central precinct are limited to four levels through Sydney Olympic Park Authority (SOPA) Masterplan 2030 (Metro Interim Review).

The area in which the buildings are set to be developed has been identified as a "transitional zone", after Sydney Metro worked through a design and collaboration process with SOPA and other key stakeholders. There are now four zones, the high rise zone (45 levels), medium rise zone (20 and 30 levels), and low rise (8 levels).

No news on how many apartments will be on offer, but the documentation suggested the apartments will have smaller floor-plates to "provide prime apartments and allow for better sun access to ground floor plane."

Sydney Metro says the&nbsp;construction of Sydney Metro West represents an exciting opportunity to incorporate global best practice for placemaking and environmentally sustainable development, and to apply innovative thinking to create new city icons.

Manresa well into construction at newest Malvern apartment development, Plant Street by Milieu

When Brisbane lawyer Rebecca Stevens and her husband started thinking about downsizing, they weren't too sure where to start.

They knew they wanted to be closer to the city from their family home in Bardon, which was getting too big with their four kids all starting to finish university.

"We wanted city living again," Rebecca said, adding that lifestyle factors, like proximity to the city and walking distance to cafes and restaurants, were two key criteria in their search.

"We started looking around New Farm and other riverside areas, but we couldn't find anything that we really loved within our budget," Rebecca recalled.

The couple also knew they wanted something dog-friendly for their small dog, which is why they initially started their search in the established house market.

It was a visit to West Village, the $1.2 billion West End masterplanned community by Sekisui House Australia, which changed their mind.

Rebecca had in fact suggested her parents move into West Village several years earlier, having&nbsp;spotted a Facebook ad for a French Christmas market being held on the lawns at West Village, and floated the idea of downsizing to her parents.

It wasn't until last year that Rebecca considered West Village as an option for her and her husband when she went to visit her parents.

"We never thought we'd want to live there, but we loved the idea of the lifestyle," Rebecca admitted, but having spent more time in the community, and a well-placed signboard, the couple's interest was piqued.

"There's&nbsp;always been signage throughout the community talking about what's happening next. When we visited we noticed a signboard with a dog that looked a lot like ours and that turned our heads a little as we hadn't considered apartment living with the dogs.

"Dog-friendly living was something we thought we would never find in an apartment building, but to have an off-leash dog park on the roof of the building, communal dog wash facilities, and just to know having pets in the building was welcomed, that was a huge drawcard for us."

Rebecca will soon be able walk to work in the city and will be in the immediate proximity to cafes, restaurants and retail, all located within West Village which is a thriving community having first started its development nearly a decade ago.

Regard construction firm&nbsp;<a href="/builders/iurada">Iurada</a>&nbsp;is leading the build of the development of just 24 apartments at the junction of&nbsp;Wanda and Hawthorn Road, which will be ready for off the plan buyers in early 2026.

The architecture of Wanda Terraces has been crafted by <a href="/architects/ewert-leaf">Ewert Leaf</a>, with landscaping designed by John Patrick. Sekisui House Australia's Veue Parkside, the latest addition to The Orchards masterplan in Norwest, has attracted significant interest from both downsizers, young professionals, and even investors.

Among the newest residents is Wendy Tranter, a director of an IT company, who recently purchased her fourth apartment in the development.

Wedny's journey with The Orchards began in 2021 when she moved into Imperial Stage 1. Over the next few years, she transitioned to Aire Stage 2 and later invested in a third property at Veue Central.&nbsp;

Now, she has secured an oversized two-bedroom apartment in <a href="/new-apartments/the-orchards-veue-parkside-norwest-15-19-spurway-drive-norwest-nsw-2153">Veue Parkside</a>.

“After living in Kirribilli for more than 20 years and following my children moving into their own homes, I was looking for a low maintenance, beautiful apartment where I could peacefully reside and still have access to important amenities,"&nbsp;Wendy said.

“Oversized apartments presenting a two-storey living, most of which are now sold, properties enjoying a northerly aspect overlooking the prestigious Castle Hill Country club and two-bed max’s were the first to sell.”

Wendy, who works from home most of the time, appreciates the serene environment and the scenic vistas across Castle Hill Country Club.

Buyer secures fourth apartment at Sekisui's The Orchards, Norwest masterplan

"I don't buy off the plan."

That's what Melbourne resident Jill said nearly 12 months ago while contemplating a move from her family home.

Jill, who works for an international engineering company, has lived in cities like Sydney, Denver, and London over the past three decades, yet, she always envisioned settling down in Melbourne.

Still just in a research phase, it was casual coffee chat on a weekend with <a href="/project-marketer/projects-by-buxton">Projects by Buxton</a> Director Heath Thompson that decided her next move.

"The first words I said to Heath were that I wouldn't buy off the plan,"&nbsp;Jill joked as she recalled their meeting just before Christmas in 2023.

"An hour later, I was calling my friend and telling her I'd be late for our brunch."

The conversation with Heath set the wheels in motion for Jill to purchase a two-bedroom apartment in <a href="/buildings/galerie-glen-iris-1538-1540-high-street-glen-iris-vic-3146">GALERIE</a>, the boutique development in Glen Iris that is now a few months away from occupancy.

Since the purchase,&nbsp;Jill says she hasn't looked back.

Developer LDS Property and Projects by Buxton hosted a buyer event at Big Plans, a company that allows buyers to project their apartment onto the floor and move around furniture so they can get a life-size scale of what they're buying.

Jill had made a few changes to her floorplan, including adding a fireplace to the living room. On top of the flexibility to customise, it was the attention to detail and care from the wider team that made her&nbsp;feel part of the process.

"Rachael, the development manager from M2Co, said she had looked at the fireplace request and said that it would be a nice addition to the living space. She said she wouldn't have let me add it if it impacted my liveability or the design, and I thought&nbsp;that was so nice to know you were being looked after behind the scenes."

Jill is excitedly awaiting settlement and a move-in date which will be before Christmas.

"At the buyer event we got to meet several of the people I'll be calling neighbours, many of whom are downsizers."

Jill says the downsize will mean less unnecessary clutter, and no maintenance of a garden, and it will mean staying in an area she has loved for many years.

On GALERIE as a whole, Jill says it ticked all the boxes for her.

"It’s the perfect balance of low-maintenance living and style, and I’m ready to enjoy my new space."

It's fair to say that the Melbourne property market has been the most challenging property market across Australia since onset of the pandemic.

Rolling lockdowns, more than any other state capital, and up there with one of the most locked down cities in the world, put the city back several paces.

This, combined with the lifestyle shift to regional areas driven by COVID, rapid interest rate increases, and ongoing tax hikes over several years, has left many demographics—who are typically eager to buy property—in a holding pattern.

Until now.

The Allan Government has introduced two key policies that they believe will stimulate the off the plan market.

The first was the announcement that they were encouraging new apartment development <a href="/news/vic/50-new-train-and-tram-zone-activity-centres-to-encourage-new-apartment-development-across-melbourne">around 50 train and tram stations</a>.&nbsp;

So far 25 of the 50 have been named, with a focus on stations that benefit from the Metro Tunnel and the well-serviced Frankston,&nbsp;<a href="/developments/sandringham-vic-3191">Sandringham</a>, Belgrave/Lilydale and Glen Waverley Lines. The rest of the stations will be announced before the end of the year.

The biggest announcement however came earlier this week when the government abolished stamp duty for anyone buying off the plan. What's more, unlike previous policies that saw stamp duty paused, this policy applies to every buyer, at every price point, across the whole of Victoria, for exactly 12 months starting from October 21 2024 to October 21 2025.

<a href="/">Apartments.com.au</a> CEO Mike Bird said the challenges of the market have been well documented in the last few years, but the effect of the stamp duty changes will be felt immediately

"The shackles are off and buyers are going to be able to save tens, if not hundreds of thousands, in the next 12 months," Bird says, adding that the market, both developers and buyers, have been waiting for this sort of stimulus for several years.

"The demands put on the VIC government from the sector has forced its hand to act. We're at a significant shortfall of housing across Victoria.

"Developers aren't developing, in part because a large section of buyers can't afford prices of new apartments, which have gone up due to the cost of labour and materials. The rapid increase in interest rates has pushed first home buyers and investors out of the market, while downsizers have proven slow to respond to new apartments because they have to pay the stamp duty tax and they're choosing to stay in their homes for longer.

“While this isn’t&nbsp;a silver bullet, when paired with upcoming interest rate cuts, it should have a material impact."

Bird says the next step is to apply the same policy&nbsp;in the house and land sector.

Scott Jessop, Head of Sales and Marketing at <a href="/developers/sunkin-property-group">Sunkin Property Group</a> who is developing <a href="/new-apartments/highett-common-37-graham-road-highett-vic-3190">Highett Common</a>, set to be the&nbsp;first Net Zero Community in Victoria, says that the upcoming changes will benefit all of Victoria, impacting anyone looking to purchase or rent a property in the future.

However, he emphasizes that this is just a small step toward restoring a normal housing supply environment. Over the past decade, various negative taxes and challenges have contributed to a significantly suppressed housing supply, which has played a major role in the current housing crisis.

Jessop says the stamp duty will help the supply of rentals due to investors now more likely to get into the market.

"I've seen investors over nearly 20 years in the market as the fundamental backbone that brings the most affordable long-term rental properties to the market and essentially housing supply.

"For both local and foreign investors that I've previously seen, the majority of them want a return on their investment and it's these types of sales, when combined with first home buyers, downsizers, and rightsizers, allows developers to secure their pre-sales to bring a project out of the ground to deliver the supply of housing."

Jessop says despite the announcement only coming earlier this week, enquiry rates have already risen.

"People&nbsp;can see there is real value in Melbourne's off the plan apartment and townhouse market when you compare it to Brisbane, Gold Coast, Adelaide and Perth's market values over the past couple of years. We also know that fundamentally Melbourne is still a great market overall and may have struggled a bit post-COVID, however good quality real estate and a good quality city will always prevail long term and a shift in interest rates and population growth will certainly assist with this."

After great success of the first two stages, Sunkin recently released the third stage of Highett Common. The Mews Collection comprises a trio of buildings with 185 one, two and three-bedroom apartments. The Mews Collection also includes the first luxury apartments within the precinct.

Developer <a href="/developers/sma-projects">SMA Projects</a>&nbsp;accidentally timed the launch of their newest apartment project to perfection. It was earlier this month that they launched <a href="/new-apartments/the-regent-fitzroy-340-fitzroy-street-fitzroy-vic-3065">The Regent Fitzroy</a>, their new development of 64 one two and three-bedroom apartments on the site of the former Regent Theatre on Fitzroy Street. Now buyers can take full advantage of stamp duty savings across each of the configurations.

Emily Shaddick at SMA Projects said those&nbsp;spending $2.5 million on an apartment at The Regent will save well over $100,000 in stamp duty for the next 12 months.

"The savings will encourage downsizers out of their homes where previously they were looking at a hefty bill to do so," Shaddick says, adding that&nbsp;even buyers of the one-bedroom apartments at The Regent will save more than $30,000.

Shaddick expects that, with no cap on the purchase price to receive a saving, downsizers will act swiftly on the savings.

"Downsizers and rightsizers now have an opportunity to secure a quality off the plan apartment with a floorplan that really suits their needs, and whilst developers are constructing the property, the purchaser has the flexibility to sell their current home in a future market when inevitably interest rates fall and the established market has responded."

Marshall White Director, Leonard Teplin, who is working across several developments across Melbourne, particularly in the downsizer space, has seen a marked uptick in enquiry in a few short days since the announcement.

"This is a game-changer for downsizers," Teplin says.

"They can now purchase high-end apartments&nbsp;or townhouses without the hefty stamp duty, making the transition more financially appealing. I expect to see a surge in downsizer activity, especially in premium inner-city and Bayside locations. This also has a dual benefit of encouraging downsizers to transition from the family home, and therefore, making more established housing available for family buyers."

Teplin believes there will be a&nbsp;significant boost in off the plan sales over the next 12 months, however, the VIC Government hitting its full-year target of delivering around 80,000 homes might still be challenging due to construction industry capacity constraints and planning approval timelines.

"If the scheme proves successful, there could be a strong case for extending it beyond the initial 12 months to maintain momentum and address long-term housing supply issues."

Noorden Projects Director Dave Lamond says he's already&nbsp;received "quite a few calls" from potential purchasers looking to make the most of the stamp duty savings they may be eligible for.

"The opportunity can certainly help the higher-end apartment buyers to make the figures work&nbsp;and developers to encourage purchasers to put pen to paper," Lamond says.

"Now is the&nbsp;hustle to get the figures through the quantity surveyors to help give people the confidence around their potential stamp duty."

He says the savings have opened up an opportunity at some of the more premium developments he's marketing, like Duke in Collingwood which is under construction.

"It’ll be a busy 12 months in the luxury market."
