<a href="https://www.apartments.com.au/developers/mayd-group">MAYD Group</a> has set a new residential price record in Queensland with the $30 million sale of the penthouse at its <a href="https://www.apartments.com.au/new-apartments/one-burleigh-88-the-esplanade-burleigh-heads-qld-4220">ONE Burleigh</a> development in Burleigh Heads.

The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

“There’s very limited opportunity to secure this level of scale and absolute beachfront position in <a href="https://www.apartments.com.au/developments/burleigh-heads-qld-4220">Burleigh Heads</a>,” Tehle said.

The sale comes as construction progresses on ONE Burleigh, a boutique development of 17 full-floor residences at 88 The Esplanade, scheduled for completion in early 2027.

Developed by MAYD Group and designed by <a href="https://www.apartments.com.au/architects/mas-architecture-studio">MAS Architecture</a> with interiors by <a href="https://www.apartments.com.au/interior-designers/sici-design">Sici Design</a>, the project has been positioned as a collection of house-sized beachfront apartments, each occupying an entire floor with around 381 sqm of internal and external living space.

When construction commenced, MAYD director Todd Mould pointed to the long-term resilience of premium coastal real estate as a key driver behind the project.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer Big Projects brought in the renowned Sydney-based design studio YSG to craft the interiors for The Frederick, Big Projects' new Mermaid Beach project and YSG's first move into the multi-residential development space.

It was a strategic move for Big Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of Big Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

Architecture for the project was led by Plus Architecture, with landscape design by LDG.

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

"They’ve reviewed a number of projects, however this one has stood out for its design flair/ appeal,"&nbsp;Clydsdale says.

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Construction to commence at luxury Glen Iris townhome project, Orchard Mews

A rare new apartment development has been proposed on the fringe of St Ives Village.

Developer Newquest Property has lodged plans for a low-rise apartment project designed by well-regarded architecture firm Warren &amp; Mahoney, which is best known for its work in the multi-residential sector in Melbourne.

The building, proposed for a 1,916 sqm site on <a href="https://www.apartments.com.au/new-apartments/st-ives-residences-3-5-memorial-avenue-nsw-2075">Memorial Avenue</a> opposite St Ives Village Green, has been designed to blend into the surrounding natural environment.

Of the 33 apartments proposed, 21 will be three-bedroom residences. The remaining mix includes nine two-bedroom apartments, one one-bedroom apartment and two four-bedroom residences. The development will be supported by 62 car parking spaces and 33 secure bicycle spaces.

The proposal would replace two single-storey brick buildings currently on the site.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Off-the-plan property explained: What is stamp duty?

While South Bank generally refers to the collection of suburbs south of a river that dissects the city (think Brisbane or London), Melbourne's Southbank is a suburb in its own right, and it's arguably the most connected suburb in the whole of Melbourne.

Given its proximity to the city and the river, it's no surprise that the near-12,000 apartments make up over 98 per cent of dwellings in the 3006 postcode, the 2021 ABS Census showed.

Private investment from the commercial, retail, and hospitality sectors has matched the increase in density and population, turning Southbank into one of the city's most vibrant residential and cultural hubs, right on the Yarra River. The focal point of <a href="/new-apartments/southbank-vic-3006">Southbank</a> is the casino Crown Melbourne, having stood just off the river for the best part of two decades, while the Melbourne Arts Centre and the National Gallery of Victoria are also key destinations.

It wasn't until the 1990s when the suburb began its development, having predominantly been a commercial and industrial area. Now skyscrapers line the skyline.

Just over two decades ago, work began on <a href="/buildings/eureka-tower-7-riverside-quay-southbank">Eureka Tower</a>, which by the time it completed in 2006, was the tallest residential building in the southern hemisphere at nearly 300 metres, putting Southbank on the global map.

That was topped in 2020 when the 317-metre <a href="/buildings/australia-108-southbank-70-southbank-boulevard-southbank">Australia 108</a> was completed. Australia 108, only 200 metres from the front door of Eureka, comprises 1105 apartments across a 100-level building.

It was one of the first crop of towers with upscaled resident amenities, a trend which we've seen only grow in the last five years.

The building boasts two exclusive resident grand lobbies with lounges and a hotel-style porte-cochere. The Sky Rise Club features a heated indoor swimming pool, a sauna, a fully equipped gym, a theatre, a grand dining room, and a virtual golf room.

The Star Club, on Levels 70 and 71 and reserved for owners of the more premium apartments, features double-height, full glass infinity pools with spa facilities, along with two state-of-the-art gyms, dining rooms, expansive lounge rooms, a reading room, a private cinema, and a sky garden.

One of the newest tower developments in development in Southbank is <a href="/new-apartments/sth-bnk-by-beulah-southbank-60-southbank-boulevard-southbank">STH BNK by Beulah</a>. One of the two towers, at 366 metres, will be the tallest in Australia.

The 367-apartment development has already seen records shattered after it hit the market last year.&nbsp;A penthouse broke the Melbourne off the plan apartment record when it sold for $35 million, only to be topped by a sub penthouse <a href="/news/vic/sth-bnk-by-beulah-breaks-melbourne-apartment-record-again">that sold for $38 million</a>.

At the heart of&nbsp;<a href="/new-apartments/sth-bnk-by-beulah-southbank-60-southbank-boulevard-southbank">STH BNK by Beulah</a>&nbsp;will be the world’s tallest ‘greenscraper’—promising a green, active and connected urban environment with the future of retail innovation, customised hospitality, fresh food perspectives, cultural experiences, and vitality and wellness at its core.

A wellness precinct, located on an entire podium level in&nbsp;<a href="/new-apartments/sth-bnk-by-beulah-southbank-60-southbank-boulevard-southbank">STH BNK by Beulah</a>, is designed to be the city's world-class, all-in-one health and wellness destination backed by science's leading practices.

International developer&nbsp;<a href="/developers/osk-property">OSK Property</a>&nbsp;is also working on one of the largest mixed-use precincts in Melbourne nearby.

<a href="/buildings/melbourne-square-93-119-kavanagh-street-southbank">Melbourne Square</a>, across an unrepeatable two-hectare site on City Road above Melbourne’s internationally acclaimed Arts Precinct, is well into its development, with two towers already completed and ready to move in.

Currently under construction is <a href="/new-apartments/blvd-at-melbourne-square-19-hoff-boulevard-southbank">BLVD</a>, the latest stage which offers just over 600 apartments across a 74-level tower littered with facilities like&nbsp;private dining rooms, state-of-the-art gyms, a 25m indoor swimming pool, spa, sauna, golf simulator, entertainment and lounge spaces, and a double-storey co-working area on levels 55 and 56.&nbsp;

Multiplex is building BLVD, which is slated for completion in early 2028.

While precedent has been set for towers getting up to 100 levels, not every development in Southbank is reaching that high into the sky.

Almost boutique at 62-levels is The Queensbridge Building by Time &amp; Place, MaxCap Group and Hickory, under construction on Queensbridge Street, just one street back from Crown Melbourne.

Only a handful of developments have completed in recent years. Central Equity's FOCUS is Melbourne's most awarded high-rise development in 2023.

<a href="/buildings/focus-melbourne-81-city-road-southbank">FOCUS</a>, rising 50 levels on City Road, won the&nbsp;prestigious Victorian Housing Award from the HIA, and also a coveted UDIA Victoria Award for Excellence.

The $450 million FOCUS Melbourne comprises a&nbsp;mix of one, two, and three-bedroom apartments.

International developer Landence also recently completed its slice of Southbank. <a href="/buildings/the-evermore-southbank-58-66-dorcas-street-southbank">The Evermore</a>, a two-tower development designed by Hayball closer to the Botanic Gardens than the Yarra River, has over 50 different floorplans for buyers to choose from.

There are 366 one, two and three-bedroom apartments in The Evermore, atop a&nbsp;podium level housing upscale retail spaces.

Enquiry for apartments in Southbank on Apartments.com.au has been dominated by&nbsp;first home buyers since the start of 2024.

They represent 46 per cent of enquiry in Southbank this year, followed by those buying their next home (34 per cent), and then investors (20 per cent).

Project searches in Southbank spiked by nearly 60 per cent from September to October, with enquiry also jumping by 75 per cent.

Aqualand offer up $10 million of offers for apartment buyers at AURA by Aqualand in North Sydney

The <a href="/developments/sydney-nsw-2000">Sydney CBD</a> skyline is to continue its transformation from old to new.

Property development and funds management giant, <a href="/developers/charter-hall">Charter Hall</a> has filed plans with the City of Sydney Council for several new buildings, one a 55-level mixed-use tower at 201-217 Elizabeth Street, on the corner of Park Street and opposite Hyde Park.

The 3,900 sqm corner site is currently home to a 38-level commercial office tower with a retail plaza at the lower ground level that has&nbsp;underground pedestrian connections to Museum Station.

The new $924 million tower will incorporate both hotel rooms and apartments, as well as ground and podium-level retail and hospitality spaces.

Proposed is a genuine mix of one, two, three and four-bedroom apartments. On offer will be 67 one-bedroom apartments, a rarity in the new apartment market, as well as 123 two-beds, 58 three-beds, and 16 four-bedroom apartments.

The apartments will start from level 12. Levels one to 11, the podium will home 441 hotel rooms.

The design, spearheaded by design competition winner <a href="/architects/fjc-studio">fjc studio</a>, introduces significant urban enhancements, from minimising overshadowing on Hyde Park to creating accessible pedestrian spaces, making the site a distinctive entry point into the city.

fjc studio designed a tri-partite tower with three sections in various heights and orientations, aiming to create an “urban repair” along the Elizabeth Street streetscape, reconnecting the area visually and physically with neighbouring sites.&nbsp;

fjc studio said the proposed development at 201 Elizabeth Street will be targeting an exemplary level of sustainability performance, benchmarked against the most progressive definitions of sustainable development in the Australian marketplace.

"With a targeted 5 Star Green Star Buildings v1 rating, a 4 Star NABERS Hotel Energy rating, a 3 Star NABERS Hotel Water rating and BASIX targets that exceed the minimum compliance level, the building will meet a holistic definition of sustainability through design, construction and in to operation," fjc studio noted in its submission to the Sydney of City Council.

fjc won the design competition for the development in late 2018.

The Jury reached a unanimous decision in recommending fjc’s scheme as the preferred winner of the competitive design process fjc studio proposed a tri-partite ‘cluster’ of finely proportioned elements for the tower, each at a different height and orientated towards the north east in a varying fan alignment.

The alignment of each element maximises views from apartments to Hyde Park and Sydney Harbour.

Elizabeth Street is set to look completely different in the next decade.

Other developments down the prime street that is just one of three developable roads on Hyde Park include <a href="/developers/central-element" target="">Central Element</a>'s 271 Elizabeth Street. The <a href="/news/nsw/central-element-get-sign-off-for-mixed-use-hyde-park-tower-in-sydney-cbd">$100 million development</a>, with 53 apartments, will replace the 16-level&nbsp;Hyde Park Inn hotel. The apartments will sit above&nbsp;several retail tenancies on the upper and lower ground floors.

Alternative asset manager,&nbsp;<a href="/developers/fife-capital" target="">Fife Capital</a>, also has plans for a <a href="/news/nsw/exclusive-fife-capital-lodge-castlereagh-street-sydney-cbd-mixed-use-apartment-and-office-development">17-level tower at 139 Elizabeth Street</a>. The plans are for just 26 apartments in a building that will be predominantly made up of office space. The tower will&nbsp;sit alongside a heritage-conscious redevelopment of the George Bosch Chambers and St James Hotel&nbsp;building that has stood since the 1920s.

Sydney skyline transformation to continue as Charter Hall pitch near-$1 billion skyscraper

Sydney's Olympic Park precinct is set to get ist biggest transformation since its establishment ffr the Sydney Olympics back in 2000.

The NSW Government has released the Sydney Olympic Park Masterplan 2050 which "envisions a transformation beyond sports and entertainment, crafting a thriving urban community that will integrate homes, jobs, and cultural spaces alongside green corridors and environmental initiatives."

Projected to introduce up to 13,000 new homes and create 32,000 jobs, the plan seeks to establish a balanced ecosystem where housing options, including five to ten per cent affordable units, meet diverse needs, while commercial and recreational facilities support a vibrant community life.

<a href="/developments/sydney-olympic-park-nsw-2127">Sydney Olympic Park</a>, currently home to around 5,250 residents, could see an influx of 25,000 new residents over the next 25 years, according to NSW Minister for Planning and Public Spaces, Paul Scully.

Adjacent residential neighbourhoods—Eastern, Southern, Haslams, and Edwin Flack—will provide a range of housing choices with dedicated zones for affordable housing.&nbsp;

Additionally, the Sports and Civic Precinct and Stadia Precinct will continue to host major sporting events and community gatherings, supporting a range of activities beyond the stadiums that define the area’s heritage.

Urban canopy expansion and the creation of green corridors aim to support biodiversity and urban greening, while new buildings are required to meet high standards of environmental performance.&nbsp;

The plan also addresses legacy contamination within the park, setting guidelines for land rehabilitation.

The Master Plan also prioritises connectivity, with a focus on promoting active transport. A network of pathways will support walking and cycling, integrated seamlessly with public transport options.

Inside the Sydney Olympic Park Master Plan 2050

The Brisbane City Council has granted approval for Meriton's two-tower development in the heart of the city.

The $1.3 billion development at <a href="/new-apartments/204-alice-street-brisbane">204 Alice Street</a>,&nbsp;across from the City Botanic Gardens, will be one of Harry Triguboff's largest projects in <a href="/developments/brisbane-qld">Brisbane</a>&nbsp;having previously delivered several Meriton Suites buildings.

The two towers, one of which will reach 79 levels, will home 753 apartments, predominantly two-bedders (438).

There will be 168 one-bedroom units, each with a study, 119 three-beds, and 28 four-bedroom apartments. Just under 900 parking spaces will occupy five basement levels and four of the podium levels.

DBI, the preferred architecture firm for Meriton on the Gold Coast where they have several skyscrapers, said in the submission that&nbsp;the design approach "minimises overshadowing of the Botanic Gardens, aiming to preserve the experience for both residents and the wider public."

"The two-tower development takes cues from the surrounding context including the city’s urban fabric as well as the Botanic Gardens and seeks to complement the adjacent heritage and place character, DBI noted.

"The development is set to become a landmark Brisbane destination and provides a visable presence on the skyline of the city. The tower plates have been carefully shaped to maximise the amenity of future residents and visitors and provide generous balconies offering access to Brisbane’s outdoor lifestyle."

The podium level will be lined with retail, food and beverage spaces, and public amenities such as swimming pools, an outdoor gym, and play areas. An upcoming Public Art Strategy will also introduce integrated artworks.

Builder-developer McNab is heading to Broadbeach.

<a href="/developers/mcnab-developments">McNab</a>, who recently completed White Main Beach and is to soon start construction of its Budds Beach apartment development Elements, has filed plans for a luxury 26-level project at 4 George Avenue, <a href="/developments/broadbeach-qld-4218">Broadbeach</a>.

Across the 26-levels will be just 20 full-floor apartments with 217 sqm of internal living space and a further 50 sqm of balcony.

Each apartment will have four bedrooms, a multi-purpose room, and an open plan kitchen living and dining area that opens to the balcony with ocean views to the east.

The resident amenity has been positioned on the podium level where there will be a pool, gym, and dining area with barbecues.

Architecture firm bureau^proberts handled the designs. They said in the planning documents submitted to the Gold Coast City Council this week that George Avenue "embraces the evolving urban landscape of Broadbeach, setting a benchmark in residential architecture that equally prioritizes both individual living experiences and community engagement."

"The tower is shaped by its prime beachside location, taking full advantage of generous northern aspects and uninterrupted north-eastern view corridors," their design statement read.

"Its architectural expression draws inspiration from the fluidity of coastal landscapes—echoing moving tides, and organic shoreline forms.&nbsp;The design balances privacy with openness, ensuring interior spaces connect seamlessly with the natural surroundings."

The 607 sqm block at 4 George Avenue sits immediately to the east of Raptis' <a href="/new-apartments/the-sterling-broadbeach-6-8-george-avenue-broadbeach">The Sterling Broadbeach</a>, currently under construction.

Broadbeach has been a hive of activity recently.

Earlier this week, the Abedian family's Abedian &amp; Co submitted plans this week for their prime site on Mary Avenue. They're planning a 47-level tower with 115 apartments.

Another high-profile Gold Coast developer will lodge plans for its next Broadbeach apartment development next week.

After nearly a decade of transforming West End’s iconic Peter's Ice Cream Factory site into a thriving community known as West Village, <a href="/developers/sekisui-house-australia">Sekisui House Australia</a>&nbsp;is soon to unveil the final stage.

Currently building The Allere Collection, Sekisui has re-jigged its plans for the last building of the West End masterplan.

Dubbed Callista on Park, Sekisui had planned a 74-apartment tower with just three and four-bedroom apartments when <a href="/news/qld/first-look-exclusive-sekisuis-plans-for-west-village-final-tower-callista-on-park">Urban first revealed the plans back in late 2022</a>.

But now they're looking to increase the density, and change the mix.&nbsp;

Now proposing 96 apartments in the same building envelope, they're introducing two-bedroom apartments, of which there will be 33. Three-bedroom apartments will still dominate the makeup of the building (48). There will also be 15 four-bedroom apartments.

They said in the planning documentation submitted to Brisbane City Council this week that the shift is aimed at "accommodating a broader demographic in response to the evolving housing and economic landscape."

Rothelowman, who was in charge of the first plans, has tweaked the designs of the facade of the 15-level building.

"Whilst striving to improve upon the approved design, this minor change proposal maintains the key elements of the approved scheme in regards to car parking, childcare offering, building separation, built form articulation and variation, and building stories," Rothelowman noted in their report submitted to council.

"Apartment mix has been diversified to reflect the current housing market, catering to a wider demographic of end users".

The plans maintain the rooftop garden concept, where residents will enjoy expanded recreational and landscaped spaces, replacing the previously planned recreational amenities on the podium level.&nbsp;

A childcare centre, integrated within the first level of the podium, remains part of the design.

The architectural adjustments to <a href="/new-apartments/callista-on-park-west-end-49-mollison-street-west-end">Callista</a>’s design reflect a modern response to the site’s unique heritage context, the documents suggest.

Drawing on the area’s natural stone palette and utilizing contrasting materials, the new plans add dimension to the northern and southern volumes of the building, balancing the heritage-listed 1928-built Ice Cream Factory.&nbsp;

The refinements to Callista mark the concluding phase of Sekisui’s redevelopment of the iconic Peter's Ice Cream Factory site, which has evolved into a celebrated precinct with over 40 awards for its design and integration of heritage elements into a modern urban village.

First look: Sekisui rejig Callista on Park, final stage at $1.2 billion West Village precinct

After 21 months of gains, the Sydney housing market has finally recorded a drop in values.

CoreLogic's Monthly Index showed home values, both units and apartments, declined in October, the first time since January 2023.

&nbsp;

While units have been outperforming houses in recent months, October is the first time both were in the red.

Sydney's last decline saw the market contract -12.4 per cent between February 2022 and January 2023.

Weaker conditions have been led by the most expensive areas of the market, with a -0.6 per cent fall in upper quartile house values over the month and a -1.1 per cent drop over the past three months.

In comparison, Sydney’s lower quartile house and unit values both recorded a half a percent rise in values in 
October.

CoreLogic Research Director Tim Lawless notes that the stronger performance across the more affordable end of the market is a consistent theme across the capital cities.

“A combination of less borrowing capacity and broader affordability challenges, as well as a higher-than-average share of investors and first home buyers in the market is the most likely explanation for stronger conditions across the lower value cohorts of the market.

“The past three months has seen the lowest quartile either record a higher growth rate or smaller decline relative to the upper quartile or broad middle of the market across every capital city except Canberra.”

<h2>What happened in the Sydney off the plan apartment market in October?</h2>

While the established market continued to grapple with affordability challenges and an increase in supply, it wasn't the case in the off the plan apartment space.

October saw several developers quickly able to move forward on delivering their projects given successful starts to their sales campaign.

There are no projects more successful than those in the booming Northern Beaches Metro corridor at the moment.

<a href="/developers/twt-property-group" target="">TWT Property Group</a> held what they called a "Ground Building Ceremony" in October at the recently launched first stage of their Crows Nest masterplanned precinct, The Collective.

The Ground Building Ceremony signalled the&nbsp;completion of the basement concrete pour and commencement of vertical construction.

Over $30 million worth of sales were secured&nbsp;at the first release of apartments, with the majority of purchasers coming from the local area.

<a href="/project-marketer/belle-property">Belle Property</a>&nbsp;International's Murray Wood said younger couples and downsizer owner-occupiers were among the first buyers in the building of 93 apartments.

"The enthusiasm we’ve seen on day one confirms that there’s a real appetite for boutique-style residences in this area," Wood said.

"Buyers are very keen to secure a foothold in&nbsp;<a href="/developments/crows-nest-nsw-2065">Crows Nest</a>, especially given the new Metro station's convenience. The market is showing resilience, and these sales reflect strong confidence in premium, well-connected developments like&nbsp;<a href="/new-apartments/the-collective-crows-nest-23-35-atchison-st-crows-nest">The Collective</a>."

Construction of the building is moving ahead of schedule. It is slated for completion in late 2026.

There has been an equally strong resposne to <a href="/new-apartments/elevate-hume-place-crows-nest-25-hume-street-crows-nest-nsw-2065">Elevate Hume Place</a>, the over-station development above the new <a href="/developments/crows-nest-nsw-2065">Crows Nest</a> Metro.

The joint venture between Third.i and Phoenix Property Investors saw over 6000 people enquire on the 130 one, two and three-bedroom apartments in a building designed by the internationally acclaimed architecture firm Woods Bagot.

The apartments are split into three categories; The Urban Residences, Panoramic Residences, and Skyhomes.

The Urban Residences are made up of 76 one and two-bedroom apartments. They start on level seven and each feature a balcony or winter garden providing an extended alfresco living space.&nbsp;

The Panoramic Residences offer one, two and three-bedroom apartments, higher up the building to offer extensive views stretching from the heads, across the Harbour, and to the city skyline.&nbsp;

There are only 11 apartments in the Skyhomes collection, including a number of three-level penthouses that have their own rooftop terrace with a pool and outdoor kitchen. Each of the Skyhomes has three bedrooms, except for one oversized two-bed.

Third.i is offering prospective buyers to buy an apartment at Elevate Hume Place <a href="/news/nsw/third-i-offer-10k-deposits-at-elevate-hume-place-apartments-above-crows-nest-metro">with just a $10k deposit</a>.

Set to ride the wave of demand in the area is Sterling, the first new development launched in Lane Cove for several years.

Ray White Projects Wider Sydney Managing Director, Mark Bernberg, says everything about the project is intrinsically tied to what sterling is all about.

"Everything has been considered to be of sterling quality," Bernberg says.

As part of its commitment to delivering quality, Scion has taken out the&nbsp;<a href="/news/what-is-latent-defects-insurance-and-is-it-bringing-confidence-to-the-off-the-plan-apartment-market">10-year Latent Defects Insurance</a>&nbsp;offered by Resilience Insurance. The insurance, often known as LDI covers structural defects of the building for up to 10 years post-completion. Sterling is the only development in&nbsp;<a href="/developments/lane-cove-nsw-2066">Lane Cove</a>&nbsp;to have the insurance.

Scion Group is well advanced in construction of Sterling. The building itself is expected to complete later this year, with the internal fitout seeing residents move in some time in Q1 2025.

While the established market continued to grapple with affordability challenges and an increase in supply, it wasn't the case in the off the plan apartment space.

$285 million worth of apartments snapped up at Teneriffe Banks

The creation of Surry Hills Village, the new mixed-use residential and retail precinct at the end of Crown Street, has been an eight-year journey for developer TOGA.

The recently completed building, rising on the border of two of Sydney's most popular and trendy suburbs, replaced the former shopping centre that was locally referred to as "murder mall".

Gone is the graffiti and upside down shopping trolleys, and in its place stands one of the newest developments Surry Hills has seen in decades.

I recently caught up with TOGA's Executive General Manager of Sales, Anthony Falas, to talk about the development.

<a href="/buildings/surry-hills-village-redfern-6-14-baptist-street-redfern-nsw-2016">Surry Hills Village</a>, a striking building by architecture firm SJB, comprises a mix of 122 apartments and The Eve Hotel Sydney hotel&nbsp;that will open its doors in late 2024.

While being located in arguably the most convenient spot in Surry Hills given Crown Street's status as the go-to street in Sydney for hospitality, TOGA has also created Wunderlich Lane, a retail and hospitality precinct that is home to a series of hand-picked retailers, restaurants, and food purveyors which will create a vibrant local destination for the new residents and the broader community.

Most of the venues in Wunderlich Lane are approaching completion and will be welcoming patrons in December, with the rest of the precinct completing in early 2025. Wunderlich Lane will be home to 25 restaurants and all-day dining, bars, beauty, wellness, boutique retail by some of the city’s best operators, event spaces, fresh food village-style market, and creative office spaces.

Coles, Vintage Cellars, Harris Farm, QMan Barber, Blooms The Chemist and Beyond Eyecare have now opened, and they will soon be joined by Lumi Dining Group, House Made Hospitality and Olympus Dining (by the Apollo Group).

The understanding of the opportunity from locals in particular resulted in the majority of buyers coming from a three-kilometre radius of the development. There have however been purchases from downsizers from the suburbs who wanted to come in and live the vibrant Surry Hills/Redfern lifestyle.

TOGA purposefully created large apartments, knowing the majority of buyers would be owner-occupiers. The two-bedroom apartments, of which a handful remain, average around 85 sqm.

There are just 17 two and three-bedroom apartments and townhouses remaining, including the last remaining penthouse which was designed by SJB Director Adam Haddow who was influenced by his own penthouse apartment in Redfern.

TOGA, an integrated developer with a track record dating back to the early 1960s, built Surry Hills Village through its in-house construction arm.
