<a href="https://www.apartments.com.au/developers/mayd-group">MAYD Group</a> has set a new residential price record in Queensland with the $30 million sale of the penthouse at its <a href="https://www.apartments.com.au/new-apartments/one-burleigh-88-the-esplanade-burleigh-heads-qld-4220">ONE Burleigh</a> development in Burleigh Heads.

The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

“There’s very limited opportunity to secure this level of scale and absolute beachfront position in <a href="https://www.apartments.com.au/developments/burleigh-heads-qld-4220">Burleigh Heads</a>,” Tehle said.

The sale comes as construction progresses on ONE Burleigh, a boutique development of 17 full-floor residences at 88 The Esplanade, scheduled for completion in early 2027.

Developed by MAYD Group and designed by <a href="https://www.apartments.com.au/architects/mas-architecture-studio">MAS Architecture</a> with interiors by <a href="https://www.apartments.com.au/interior-designers/sici-design">Sici Design</a>, the project has been positioned as a collection of house-sized beachfront apartments, each occupying an entire floor with around 381 sqm of internal and external living space.

When construction commenced, MAYD director Todd Mould pointed to the long-term resilience of premium coastal real estate as a key driver behind the project.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer Big Projects brought in the renowned Sydney-based design studio YSG to craft the interiors for The Frederick, Big Projects' new Mermaid Beach project and YSG's first move into the multi-residential development space.

It was a strategic move for Big Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of Big Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

Architecture for the project was led by Plus Architecture, with landscape design by LDG.

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

"They’ve reviewed a number of projects, however this one has stood out for its design flair/ appeal,"&nbsp;Clydsdale says.

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Construction to commence at luxury Glen Iris townhome project, Orchard Mews

A rare new apartment development has been proposed on the fringe of St Ives Village.

Developer Newquest Property has lodged plans for a low-rise apartment project designed by well-regarded architecture firm Warren &amp; Mahoney, which is best known for its work in the multi-residential sector in Melbourne.

The building, proposed for a 1,916 sqm site on <a href="https://www.apartments.com.au/new-apartments/st-ives-residences-3-5-memorial-avenue-nsw-2075">Memorial Avenue</a> opposite St Ives Village Green, has been designed to blend into the surrounding natural environment.

Of the 33 apartments proposed, 21 will be three-bedroom residences. The remaining mix includes nine two-bedroom apartments, one one-bedroom apartment and two four-bedroom residences. The development will be supported by 62 car parking spaces and 33 secure bicycle spaces.

The proposal would replace two single-storey brick buildings currently on the site.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Housing All Australians (HAA) and its network of compassionate capitalists have demonstrated the power of private sector leadership in addressing Australia's housing crisis, with yesterday's launch of the Wyn Carr House project in Fremantle, Western Australia.

Through HAA's coordination, more than $1 million in pro-bono services and materials were secured from over 30 private sector organisations, helping to unlock $7 million in government funding for the transformation of the historic Wyn Carr House into transitional accommodation for women over 55 facing homelessness.

"This project exemplifies what's possible when the private sector takes the lead in addressing our housing crisis," said Lee Rossetto, Chair of HAA's WA State Management Committee.

"By bringing together values-aligned businesses to contribute their expertise and resources, we created the momentum needed to transform an empty building into a home for vulnerable women."

"The housing crisis is too big for government to solve alone," Rossetto emphasised. "Wyn Carr House demonstrates what's possible when the private sector steps up to incubate solutions. By securing significant private sector contributions first, we helped create a compelling case for government investment."

The refurbished facility, to be operated by Uniting WA, will provide 12 ensuite rooms, including one disability-accessible accommodation, along with shared living spaces and support services. The project is expected to complete by late 2025.

The urgent need for projects like Wyn Carr House is powerfully illustrated in the new Australian documentary "Under Cover," now streaming on Netflix. The film, which features HAA's work and was partially funded by compassionate capitalists, reveals the growing crisis of homelessness among women over 50 – precisely the demographic this project will support. "We encourage everyone to watch 'Under Cover' to understand who we're helping and why immediate action through private sector leadership is so crucial," added Rossetto.

This initiative represents another successful deployment of HAA's national strategy to harness private sector skills, goods, and services to deliver innovative housing solutions for Australians in need.

Private sector leadership unlocks $7 million government funding for vulnerable women's housing

Developer-builder <a href="/developers/pitard-group">Pitard Group</a> has ventured into the untapped new apartment development market in Moorabbin in Melbourne's south east.

The Sunshine Coast off the plan apartment market is looking prime for a big 2025, with several developments from some of the regions biggest developers to launch next year.

Still a relatively untapped market as far as new apartments goes, a handful of developers have been creating places to live up and down the Sunshine Coast for years, while some are being attracted to the new CBD which is forming in <a href="/developments/maroochydore-qld-4558">Maroochydore</a>, Australia's largest&nbsp;greenfield CBD&nbsp;project.

The new Maroochydore City Centre is being developed on the former 53-hectare Horton Park Golf Club. Around 10,000 residents will eventually call Maroochydore City Centre home with 25,000 workers commuting to the CBD daily.

Sunshine Coast Mayor Rosanna Natoli said it would be great to see more apartments in the city centre, bringing even greater vibrancy and excitement to the growing heart of Maroochydore.

“Decades of planning have positioned the Maroochydore City Centre as one of the best locations for housing and high-quality inner-city apartment living," Natoli said.

Recently completing The Corso, one of only a handful of residential developments completed in the Maroochydore CBD, Habitat will launch <a href="/new-apartments/the-millwell">The Millwell</a>, a similar two-bulding development, early next year.

“We’ve been building on the Sunshine Coast for the past 19 years and have witnessed property in the region go from strength to strength, particularly the last four years.

"The Millwell provides us another opportunity to meet the demands of the growing region."

Currently constructing Aurora on Depper in Brisbane's St Lucia, Dusk is planning Sunset, a seven-level building with 36 apartments minutes from&nbsp;Kings Beach and Bulcock Beach.

The&nbsp;<a href="/developments/birtinya-qld-4575">Birtinya</a>&nbsp;apartment development at&nbsp;2 Prosperity Drive will comprise just 47 high-end apartments.

The top four apartment developments set to launch on the Sunshine Coast in 2025

Two years after apartment developer <a href="/developers/polycell-group">Polycell</a> spent nearly $45 million on the 1980s timeshare Voyager Resort in Broadbeach, they have unveiled their redevelopment plans.

Currently delivering <a href="/new-apartments/the-rochester-broadbeach-143-surf-parade-broadbeach">The Rochester</a> nearby and <a href="/news/qld/exclusive-the-rochester-developer-polycell-locks-sights-on-next-gold-coast-apartment-project">buying out owners in the apartment building Sandpiper</a>, Polycell is making another development move.

They have submitted plans to build a 59-level tower at 167 Old Burleigh Road, a prime 2,076 sqm site at the corner of Elizabeth Avenue. The site is next to the under-construction Luxe Broadbeach and in front of the twin Oracle towers, which were completed in 2010.

The proposed development includes 130 apartments in two, three, and four-bedroom configurations, along with a ground-floor café and basement and podium parking for 317 vehicles.

BDA Architecture, who designed The Rochester for Polycell, has taken the architectural reigns for the new project, dubbed 167.OBR in the documentation submitted to the Gold Coast City Council last week.

BDA said the project&nbsp;presents an exciting opportunity to create a landmark residential tower within the vibrant, high-density Broadbeach precinct.

"[The] development is designed to respond to the existing built form character, landscape, climate and neighbourhood character to reinforce a strong sense of place and local identity," BDA noted.

"The proposed tower architecture embodies a contemporary, yet elegantly restrained, fluid vernacular. The structure is articulated with a glazed façade infused with coastal tactility, featuring fluid, soft edges that echo the gentle contours of the Gold Coast landscape."

The design preserves most of the existing Norfolk pine streetscape and natural organic edges.

"This approach not only respects the existing landscape but also strengthens the connection between the development and its context."

When referring to the podium, BDA said the architecture is a cohesion of contemporary sub-tropical vernacular infused with a coastal tactility.

"The fluid organic form portrays the organic nature of the Gold Coast landscape layered with a timeless material palette creating a rich and layered coastal effect."

Crowning the podium will be two swimming pools: one 25 metres long, flanked by daybeds, and the other a smaller pool adjacent to barbecues and alfresco dining areas.

A gym, yoga room, and Peloton room have been proposed for the podium rooftop, along with a hot and cold plunge pool, spa, steam room, sauna, treatment room, and a games room.

Additional amenities will be located on levels 38 and 39. Known as the 'Club Lounge,' the first level will feature a zen lounge with a tea bar and private terrace, several lounge and dining areas, and a meeting room. The upper level will include a library with an art wall, a cinema, a gym for personal training, a games room, more dining and lounge spaces, and two private club rooms, positioned either side of a wine storage room.

A maximum of three apartments per floor will be spread across the tower. The proposed layout includes 79 three-bedroom apartments, 32 two-bedroom apartments, 15 four-bedroom apartments, and four five-bedroom apartments, along with three sub-penthouses and a two-level penthouse featuring a cinema, gym with hot and cold plunge pools, and a private 14m lap pool.

Currently, the site is home to the Voyager Resort timeshare building, which was launched in the mid-1980s. A large portion of the 2,000 sqm site is occupied by a tennis court and swimming pool. Voyager Resort is made up of 62 one-bedroom apartments across a 16-level building.

Poylcell, an international company specialising in packaging primarily as well as property development and asset management, debuted in the Gold Coast off the plan apartment market in 2023 with The Rochester, 182 apartments on Surf Parade.

Currently, the 167 Old Burleigh Road site is home to the Voyager timeshare building, which was launched in the mid-1980s. 

First look exclusive: Polycell set sights on new Broadbeach apartment development

Penthouses and Surry Hills/Redfern don't often go hand in hand.

The predominantly low-rise, inner-city suburbs, starved of new apartment development in the last decade, haven't witnessed true penthouse living like some of its neighbouring suburbs. Until now.

Builder developer TOGA recently drew back the curtain on&nbsp;<a href="/buildings/surry-hills-village-redfern-6-14-baptist-street-redfern-nsw-2016">Surry Hills Village</a>, the redevelopment of the former 'Murder Mall' on the fringe of Redfern and Surry Hills.

They strategically kept one penthouse until completion, but that's already been snapped.

The buyer has likely paid a price that would be toward the top of the record books in both Surry Hills and Redfern, given the three-bedroom penthouse was being offered with expressions of interest above $7.5 million.

<a href="/architects/sjb-architects">SJB</a> Director Adam Haddow took inspiration from his&nbsp;own award-winning Redfern residence when designing the penthouses at Surry Hills Village.

"The open living and garden courtyards, the framing of the views, privacy without fences… all these features draw on my investigations in creating my own home," Haddow said.

The idea was to create a peaceful retreat, something rarely found in the inner city.

The penthouse features a main terrace area, designed for alfresco dining, a striking kitchen with a scullery, marble island and integrated Sub-Zero Wolf appliances, and a custom bar area concealed behind leather-bound joinery doors, fitted with display shelving and a Sub-Zero wine fridge.

The recent completion of Surry Hills Village marks an eight-year journey for TOGA, who bought the former shopping centre way back in 2016.

Understanding the importance of the development given its prime position between two of Sydney's most popular suburbs, and at the end of Crown Street, Sydneysiders' go-to street for hospitality, TOGA knew they had to create something that befitted its location.

As well as the 122 apartments, Surry Hills Village is also home to Wunderlich Lane,&nbsp;designed as a lifestyle destination with 25 hospitality venues, markets, boutique retail stores, and creative workspaces.&nbsp;

They've secured over $600 million of pre-sales, a record for Mirvac.Over 140 apartments have been conditionally sold to local buyers with sold prices ranging from just over $1.7 million to $25 million.

The sales launch for the 48-level luxury residential tower, a redevelopment of the former Harbourside shopping centre, saw a strong response from a diverse range of buyers including downsizers, families and couples from the local market, including the inner west, north west, eastern suburbs, and north shore of Sydney. Mermaid Beach has grown exponentially in recent years to become one of the most sought-after, but also tightly held, suburbs on the Gold Coast.

Since the plans were established in 2014 to create the new Maroochydore CBD—transforming the former Horton Park Golf Course into a thriving greenfield city—both local and interstate investors have been drawn to the growing centre of the Sunshine Coast.

While holidaymakers argue Noosa is the heart of the Sunshine Coast, those seeking a city with strong employment opportunities and thriving sectors in education and healthcare are increasingly flocking to <a href="/developments/maroochydore-qld-4558">Maroochydore</a>.

The multi-billion dollar investment is turning what was once a retirement town into a thriving city with a self-sustaining economy.

Local property investor Andrew&nbsp;knew what the infrastructure pipeline for Maroochydore would do to the property market. Over the years he's secured four apartments with builder developer <a href="/developers/habitat-development-group">Habitat Development Group</a>, one of the biggest apartment developments on the Sunshine Coast for the last two decades.

First he bought two apartments in a previous development by Habitat. Now he has just settled on two more apartments in the newly completed <a href="/buildings/the-corso-maroochydore-20-south-sea-islander-way-maroochydore">The Corso</a>, one of only two new apartment developments in the evolving Maroochydore CBD.

"I am constantly staying up to date on the market, and looking for locations that are likely to outperform the greater market, plus of course developers who deliver value and a reliably good product," Andrew says.

"I have strong trust in <a href="/developers/habitat-development-group">Habitat Development Group</a>, and I believe Maroochydore will perform well in terms of capital growth and rental growth in the medium to long term."

Andrew secured a three-bedroom penthouse apartment in The Corso, driven by the high-end finishes, high ceilings which made it feel more like a house than an apartment, and the large floorplan on offer.

Holding equal importance for Andrew as an investor are the facilities in the building

"Having amenity that will attract good quality tenants is one of the biggest drawcards to an apartment development," Andrew says, adding that the pool and lawn area, barbecue facilities, high-end private dining room, and work-from-home-space in The Corso would assist in securing great tenants.

He says that he always looks for locations with a&nbsp;high walkability score and significant amenity that is close.

"The Maroochydore CBD cannot be beaten in terms of its proximity to amenity and future government investment, and so the location really ticked all of my boxes."

Ultimately however, it came down to the reputation of Habitat.

"There are always risks in buying off the plan, and that is why I am such a big believer in Habitat," Andrew says, noting that the way they operate with their inhouse construction arm should fill any prospective buyer with confidence in their apartments.

"Most developments have to sell 50 per cent or so of their development before a bank will lend them money to start building. Habitat is not one of these developers."

Andrew bought his apartments just as the project launched back in 2022. Since then, according to CoreLogic, the Sunshine Coast unit market has boomed nealy 18 per cent, taking the new median unit value to $859,000.
