Gold Coast developer Sherpa Property Group is expanding into Brisbane.

Building on the success of its new Flourish brand—designed to deliver affordable, well-designed homes to a broader range of buyers—Sherpa has lodged plans for a new project, Symphony, at 21–23 Cordelia Street, South Brisbane.

The development application follows the strong performance of Flourish Palm Beach, Sherpa’s debut project under the brand. That project sold over 80 per cent of residences within months, generating more than $110 million in sales and highlighting the strong demand for attainable, quality apartments in desirable locations.

Planned for a 1,366 sqm site in South Brisbane, Symphony will offer a mix of one-, two-, and three-bedroom apartments. Prices are expected to start from $695,000, with the development specifically aimed at first home buyers and rightsizers seeking access to the market without compromising on lifestyle or design.

Symphony will feature a two-level rooftop with wellness amenities, resort-style recreation spaces and activated ground-floor retail designed to foster community and enhance the local streetscape. 

Sherpa founder Christie Leet said bringing Flourish to Brisbane marks a major milestone for the group, which has delivered 16 residential projects across South East Queensland and is actively expanding its pipeline across Brisbane and the southern Gold Coast

“Flourish has been so well received because it offers well-crafted apartments at an attainable price-point, without cutting corners on quality or liveability,” said Leet.  

“Symphony is an incredibly exciting step for us, it’s our first move into inner Brisbane, and we see huge potential here to deliver something different in a market that really needs it. 

“We’re giving more first home buyers and local downsizers the chance to secure a well-designed apartment from $695,000 in one of Brisbane’s most walkable, connected, and vibrant neighbourhoods. 

“That’s exactly what Flourish is about, helping more people live where they want to be, without compromise.” 

Designed by HAL Architects and to be built by LPS Group, Symphony will benefit from Sherpa’s exclusive build partnership, ensuring certainty of delivery at a time when construction capacity remains tight. 

Located moments from QPAC, South Bank, Fish Lane, and Brisbane’s CBD, Symphony will place residents at the heart of Brisbane’s cultural precinct, with easy access to major transport, education, and health hubs. 

Subject to approvals, Sherpa expects to commence construction in early 2026, with a market launch planned for September 2025.
