A new 25-storey apartment tower proposed for Mercer Street would push Geelong’s western gateway skyline higher, with Morphy Birrell Property Group lodging plans for a project directly beside one of the city’s most significant heritage streetscapes.

The <a href="https://www.apartments.com.au/architects/fk-australia">FK</a>-designed development at <a href="https://www.apartments.com.au/new-apartments/65-67-mercer-street-geelong-vic-3220">65-67 Mercer Street</a> has now been referred to Victoria’s Planning Minister. The site sits opposite the Geelong rail corridor and immediately south of the heritage-listed St Peter and Paul’s Catholic Church and Ashby Hall precinct.

Rather than compete with the neighbouring ecclesiastical buildings, the proposal adopts a sculpted podium intended to reference the materiality and scale of the heritage context. Planning documents note the design draws cues from the “dark stone brick” church and surrounding masonry buildings, while the tower above transitions into a softer, curved form oriented toward Corio Bay and the Geelong waterfront.

The development forms “Stage 5” of Morphy Birrell Property Group’s broader Mercer Street precinct strategy, following the completion of the 21-storey Miramar tower on Cavendish Street and several additional approved redevelopment stages nearby. Planning consultants Ratio said the proposal “represents an exemplary development outcome” aligned with the strategic ambitions for Central Geelong’s continued urban renewal.

The mixed-use project would replace an existing low-rise commercial building and surface parking area on the 3,320 sqm corner site. FK’s urban context report describes the proposal as a residential development comprising apartments, resident amenities, commercial space, and integrated landscaping positioned to maximise bay views and northern sunlight access.

Renders show a deeply articulated tower with curved balconies stepping above a lower masonry podium that frames a landscaped forecourt facing Mercer Street. The design intentionally preserves sightlines toward the adjacent church buildings, with the podium scaled to reinforce the heritage edge before the tower recedes upward.

The planning report highlights the site’s strategic location within 400 metres of key Geelong destinations including Cunningham Pier, the Geelong Station precinct, Deakin University, and the convention centre. Bus services run directly along Mercer Street, while the Corio Bay foreshore sits around 100 metres north of the site.

The proposal arrives amid accelerating redevelopment across central Geelong, where planning policy continues to encourage higher-density housing close to transport infrastructure and the waterfront. Mercer Street in particular has emerged as a focal point for taller apartment development due to its proximity to Geelong Station, the bay, and major civic infrastructure.

Development giant&nbsp;<a href="https://www.apartments.com.au/developers/hamton">Hamton</a> and joint venture partner Hostplus have revealed the next residential stage of their $3 billion Moonee Valley Park masterplan, lodging plans for 512 more apartments within the precinct on surplus racecourse land at 110 Wilson Street, Moonee Ponds.

The proposed development, dubbed&nbsp;<a href="https://www.apartments.com.au/new-apartments/trackside-house-110-wilson-street-moonee-ponds-vic-3039">Trackside Gardens</a>&nbsp;in the planning application, follows the <a href="https://www.apartments.com.au/news/vic/first-look-exclusive-hamton-and-hostplus-reveal-sixth-stage-of-moonee-valley-park-masterplan">recent unveiling of the sixth-stage Cox Place Precinct</a> and continues the long-running transformation of the Moonee Valley Racecourse into one of Melbourne’s largest urban renewal projects.

Positioned on the north-eastern edge of the racecourse adjacent to CityLink, Trackside Gardens will comprise three residential buildings rising between 61.8 metres and 86.4 metres within a heavily landscaped precinct shaped by Hamton’s Nature Based Cities framework.

The project forms part of the broader Moonee Valley Park redevelopment being delivered by Hamton, Hostplus and the Moonee Valley Racing Club, which is reshaping the 40-hectare racecourse site into a mixed-use neighbourhood with housing, retail, commercial space, hotels, parkland and community infrastructure.

Trackside Gardens sits separately to the recently proposed Cox Place Precinct, a five-building stage comprising around 1,100 residences, two build-to-rent buildings, two build-to-sell towers, retail, office space, and a hotel overlooking the racetrack. Together, the projects continue to accelerate housing delivery across the precinct.

“The architectural vision for the proposed development centres around buildings in a botanical park setting that champions the important role of nature,” the planning submission states.

“The proposal incorporates principles of biophilic design, with landscape and environmentally sustainable development influencing the ultimate design response of the buildings and prioritising the ground plane to ensure a high amenity for both occupants and visitors.”&nbsp;

Trackside Gardens will deliver 512 apartments across the three buildings, alongside 518 basement car spaces and 523 bicycle spaces. Around 20 per cent affordable housing is proposed across the broader North East Precinct, equating to around 158 dwellings.&nbsp;

The affordable housing component will be concentrated within the Wilson East building, while the remaining apartments are expected to be delivered as build-to-sell residences.

Trackside Gardens has been designed around Hamton’s Nature Based Cities initiative, founded by Executive Chair Paul Hameister OAM in partnership with the University of Melbourne, Urbis, Ark Resources and Tract. The initiative promotes integrating higher-density urban development with significant biodiversity, tree canopy and landscape outcomes.

Planning documents state the development is targeting a 5 Star Green Star Buildings rating, a 7.5-star average NatHERS rating, and “Exemplary” Nature Based Cities certification.&nbsp;

The proposal joins an expanding pipeline of approved and proposed buildings within Moonee Valley Park, including the recently launched Eveline apartments and the approved Grandstand North and South towers.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>

On the Northern Beaches, the company has secured 26 The Strand in Dee Why, a rare beachfront site, along with a substantial 4,178 sqm holding at Pittwater Road and Albert Street in Narrabeen, creating opportunities for future residential development in tightly held coastal locations.

Abadeen has also strengthened its presence in Mosman through the acquisition of the Midas and Honeysuckle nursery sites on Military Road, further expanding the company’s footprint across the Lower North Shore.

“In established suburbs like Mosman, Woollahra or the Northern Beaches, opportunities to create new housing are incredibly rare. When a site does come up, you have to consider how it will evolve over the long term, not just through a development cycle.”

“Most of the sites we’re acquiring today were never intended to become residential developments. They’re nurseries, older commercial buildings, or underutilised sites that have been part of the neighbourhood for decades.

“The challenge is finding a way to introduce new housing while still respecting the character and scale of the surrounding area.”

A strong pipeline of apartment developments across Sydney continues to underpin Abadeen’s growth strategy.

Head of Development – NSW Apartments, Michael Clark, oversees the company’s current portfolio and growing apartment pipeline.

Clark says the breadth of projects across the portfolio reflects continued demand for well-designed homes in established lifestyle locations.

“The majority of buyers in these projects aren’t first-home buyers or investors. They’re people moving out of family homes who want a different lifestyle without leaving the neighbourhood they’ve lived in for years.”

“That means the apartments have to work very differently — larger kitchens, more storage, proper laundry rooms, and spaces that feel more like a house than a typical apartment,” Clark says.

“In established areas such as Woollahra, the challenge is always finding the right balance between respecting the existing character of the neighbourhood and delivering new housing that supports Sydney’s long-term growth. Our approach is to work closely with leading architects and heritage specialists to ensure new development responds carefully to its context while still providing much-needed additional housing.

“Ultimately our focus is on delivering projects that contribute positively to the streetscape and the broader neighbourhood while maintaining the level of design quality and long-term value that Abadeen is known for.”

Abadeen is also introducing a new platform focused on larger-scale greenfield residential house and land opportunities as the company continues to expand its national pipeline.

Brown says the new platform will allow the company to pursue additional opportunities while maintaining the same development philosophy that has guided Abadeen’s growth.&nbsp;

“As our pipeline continues to expand, we’re also looking at how we grow the business in a way that stays true to our core principles,” Brown says.

“This new platform will allow us to explore larger-scale opportunities while maintaining the same focus on design quality, liveability and long-term value that defines our projects.”

Looking ahead to 2027 and beyond, Abadeen continues to actively assess new opportunities across Sydney and key interstate markets as it builds on the momentum of its expanding development pipeline.

Justin Brown on Abadeen’s 2026–2027 pipeline: National acquisition drive adds $1 billion to apartment development pipeline

Sydney builder-developer DASCO has steadily built a reputation for delivering design-led residential communities over the last three decades. Over the past three years, however, the company has entered a significant growth phase. It now has around 1,000 apartments in its own development pipeline, while continuing to build projects for other major developers.

Its portfolio spans a diverse range of locations: Epping in Sydney’s north-west, Waterloo on the inner-city fringe, and St Leonards in the booming Lower North Shore market.

A common thread across DASCO’s projects is a strong emphasis on amenity and place-making. The group is carving out a reputation as a developer focused on creating genuine communities, whether through curated retail and hospitality offerings or extensive private resident facilities.

<a href="https://www.apartments.com.au/developers/dasco-australia">DASCO</a> made a decisive statement in 2023 when it acquired a prime 1.7-hectare Waterloo site from Melbourne-based Dahua Group. The vision is to inject new energy into Waterloo, a suburb that has historically lacked diverse food and beverage offerings. As part of the project, DASCO will also restore two heritage-listed structures: the 1922 Pumping Station and the 1935 Valve House, preserving a tangible link to the suburb’s industrial past.

The new buildings, designed by Bates Smart, MHNDU, Fieldwork and Turner Studio, will vary in scale and density, from a 21 storeys tower with terraces adjoining a new park, to a boutique seven-storey plaza building.

The first release, Bourke Street Residences, will offer a mix of one-, two- and three-bedroom apartments, designed by MHNDU in collaboration with Melbourne-based landscape architect Fieldwork. Residents will have access to private amenities including a rooftop garden with city views, a sheltered barbecue area, an outdoor gym and a soundproofed music room.&nbsp;

A laneway-style dining precinct, Bourke Street Eatery, will offer a vibrant mix of cafes, wine bars, and eateries, mirroring the area's contemporary food scene. Running alongside it, Washer’s Lane will introduce an eclectic mix of boutiques and artisanal vendors, providing a platform for local creatives and entrepreneurs to showcase their work in a modern, walkable setting. At the centre of the 1.7-hectare masterplan is Danks Street Square, a public plaza framed by contemporary architecture and lush landscaping. The space is designed to host regular events, weekend markets, and community gatherings, creating a strong sense of connection among residents and visitors alike.

In north west Sydney, DASCO recently launched its Epping development, <a href="https://www.apartments.com.au/new-apartments/senso-epping-242-244-beecroft-road-epping-nsw-2121">Senso</a>, a 479-apartment project spread across five buildings on a more than 10,000 sqm Beecroft Road site, adjacent to the new Epping Town Centre and just a five-minute walk from Epping Metro Station.

The architectural brief to Turner Studio was to create a community where residents are immersed in a “paradise for the senses”. The result is a landscape-led, amenity-rich precinct unlike anything previously delivered in Epping.

DASCO will bring its latest major project to market later this year. In late 2025, the company acquired a prime St Leonards site opposite Newlands Park, where it is planning across three buildings.

DASCO’s placemaking prowess on show as Waterloo and Epping precincts come to life

Longstanding builder-developer <a href="https://www.apartments.com.au/developers/billbergia">Billbergia</a> has delivered numerous suburb-shaping precincts over the decades, so many that a clear naming convention has emerged across its projects.

“Central” has become the defining adjective in its masterplanned communities. Through Rhodes Central and Arncliffe Central, the group has added thousands of apartments to Sydney’s chronically undersupplied housing market. Its next “Central” masterplan further cements Billbergia’s position as one of the city’s most prolific developers.

The latest project, <a href="https://www.apartments.com.au/new-apartments/concord-central-1-king-street-concord-west-nsw-2137">Concord Central</a>, will be among its largest to date, with 1,336 homes planned for a 3.14-hectare site. With an end value exceeding $2.2 billion, it is set to become one of the company’s most valuable communities since founder John Kinsella established the business in the late 1980s.

To the western boundary, The Urban Edge precinct by Carter Williamson introduces terrace-style apartments across two buildings. Street-facing front doors and retained mature trees along George Street are designed to strengthen the interface with the surrounding suburb. The proposal includes more than 5,000 sqm of public spaces, with pedestrian through-site links designed to improve connectivity between Concord West Station and the surrounding streets. Proximity to heavy rail and future metro connections underpins the project’s transit-oriented logic. The site's location, immediately adjacent to Concord West Station, puts residents on the T9 rail line which takes around 20 minutes direct to Central Station. The public launch will take place in the coming months. Two-bedroom apartments will start from $950,000 and three-bedroom apartments will start from $1.35 million. Completion is targeted for late 2027/early 2028.

James Place to make Newcastle apartment debut with KALLIO

Plans have been unveiled for the redevelopment of the Mortdale RSL Community Club, which would transform the site into a new club with a residential apartment tower above.

The development, dubbed <a href="https://www.apartments.com.au/new-apartments/mortdale-gardens-46-56-pitt-street-mortdale-nsw-2223">Mortdale Gardens</a>, is currently on exhibition as a State Significant Development Application (SSDA) through the NSW Government’s Housing Delivery Authority pathway.

The club occupies a 3,140 sqm site spanning 19–25 Macquarie Place and 46–56 Pitt Street. The proposal would deliver a new club facility, with 230 apartments above. Fifteen per cent of the apartments are designated as affordable housing.

The residential component is proposed across tiered buildings, predominantly ranging from eight to nine storeys, with one tower rising up to 20 storeys. Five basement levels would provide parking for around 450 vehicles.

The development will also include two levels of commercial space, accommodating medical services, retail shops, offices, a supermarket, as well as cafés and restaurants.

NOD Architecture has designed the project in collaboration with Stanisic Architects.

The Design Verification Statement said the proposal “balances bulk and scale through carefully considered setbacks, building heights and articulation that respond to the established and future urban character.”

They said the higher-density approach&nbsp;supports a lively and dynamic local centre by increasing population and foot traffic, which in turn activates local businesses and enhances overall amenity.

"The proposal reduces urban sprawl, supports public transport use, and enables a diverse mix of housing types to meet varying community needs. With thoughtful design and integration, the development has the potential to complement Mortdale’s character while fostering growth, inclusivity and long-term sustainability within a well-connected, future-ready centre."

The club is aiming to finalise construction plans and commence apartment pre-sales in 2027, with works expected to begin in 2028.

The Mortdale RSL Community Club said the redevelopment is focused on securing the long-term sustainability of the club.

It is not the first time a Leagues Club has pursued redevelopment to strengthen its financial future.

Capital Corporation previously partnered with Bondi Junction RSL Club to redevelop its site near Westfield, delivering a new club alongside residential apartments above.

It was also the second time Capital Corporation, led by Jim Hunter, has worked alongside a club. In partnership with NOVM and the Cronulla Sharks Leagues Club, they transformed the area surrounding Shark Park into a mixed-use precinct featuring more than 700 apartments and a new town centre.

Rare new apartment tower slated above Mortdale RSL Community Club

After years of uncertainty, false starts and stalled momentum, <a href="https://www.apartments.com.au/new-apartments/one-sydney-park-205-225-euston-road-alexandria-nsw-2015">One Sydney Park</a>, one of the more unique developments in Sydney overlooking Sydney Park at the junction of Alexandria, St Peters and Newtown, is set to be revived.

The long-dormant Alexandria site, a two-hectare parcel on <a href="https://www.apartments.com.au/new-apartments/one-sydney-park-205-225-euston-road-alexandria-nsw-2015">Euston Road</a>, is being brought back to life by Besgate, the private developer founded and led by Justin Gao.

Besgate is seeking to significantly increase the project’s scale, with its recent State Significant Development Application (SSDA) proposing a doubling in density. Previously earmarked for around 350 apartments, the revised plans outline approximately 700 residences above ground-floor retail, including 40 designated affordable housing units.

While details on apartment configurations have not yet been released, the submission indicates the development could accommodate around 1,400 residents once complete.

Further details are expected to emerge as the project progresses through the SSDA process and moves to public exhibition. The development is estimated to cost around $500 million to deliver.

One Sydney Park was originally earmarked for the prominent warehouse site by Chinese developer HPG Australia. The project was taken to market in 2018; however, a combination of economic uncertainty in China at the time, followed by the COVID-19 pandemic, meant construction never commenced. HPG had reportedly sold around 50 of the first 100 apartments released.

Initial plans proposed eight low-rise buildings comprising a mix of one-, two- and three-bedroom apartments, alongside penthouses and terrace-style homes. Many of those residences were designed to capture park views and include private courtyards.

Besgate to revive One Sydney Park apartments after eight-year delay

&nbsp;Joint venture developer partners <a href="https://www.apartments.com.au/developers/billbergia">Billbergia</a> and Legacy Property have unveiled plans for <a href="https://www.apartments.com.au/new-apartments/88-waterloo-88-waterloo-road-macquarie-park-nsw-2113">88 Waterloo</a>, a $1 billion-plus mixed-use development in Sydney’s North West.

Sales will kick off in a few months for the two towers, which will rise 60 and 52 levels from 88 Waterloo Road. There will be 858 apartments, 60 of which will be dedicated to affordable housing.

Beneath the towers, designed by AJC Architects, will be a four-level podium with shared dining, work-from-home and games rooms, with communal open space on the podium rooftop.

The podium rooftop has been conceived as an ‘urban backyard’, with a range of sought-after resident facilities. These include lawns and landscaped gardens with edible native species, a lap pool and children’s splash area, BBQ area, outdoor work-from-home spaces, yoga and wellness areas, a sauna and a cold plunge pool.

Positioned in an amenity-rich location at 88 Waterloo Road, the project is opposite Macquarie University Metro Station, adjacent to the Macquarie Park shopping centre and also fronts Elouera Reserve. 88 Waterloo will see the outdated walk-up apartment buildings on the site transformed into a thriving mixed-use residential community, supported by stand-out residential amenity and open space.

88 Waterloo will also deliver a critical boost of new homes for over 2,000 people, directly contributing to NSW’s National Housing Accord targets.

Macquarie Park is one of eight Accelerated Precincts identified under the State’s Transport Oriented Development (TOD) planning reforms. According to Billbergia, the plan for 88 Waterloo is consistent with TOD planning principles to increase density next to rail stations.

“We’re excited to see 88 Waterloo progress through the Housing Delivery Authority planning pathway," Billbergia Development Director Saul Moran said.

"It’s a great example of site optimisation and future-focused liveability, delivering new homes beside major transport, shopping, and parklands in the heart of a well-connected community."

Subject to approvals, construction is expected to commence by 2027, with completion expected in 2030.

Billbergia & Legacy unveil $1 billion vision to transform Macquarie Park

Prolific developer <a href="https://www.apartments.com.au/developers/deicorp">Deicorp</a> has secured an $11.6 million sale in its recently launched Lower North Shore apartment development,&nbsp;<a href="https://www.apartments.com.au/new-apartments/falcon-alexander-crows-nest-8-alexander-street-crows-nest-nsw-2065">Falcon &amp; Alexander</a>.

A family from the Upper North Shore, with three children studying at university, amalgamated two residences to create a 333 sqm spread on the 21st level of the Crows Nest building that is currently under construction.

Deicorp secures $11.6 million sale at Falcon & Alexander, Crows Nest

A State Significant Development proposal from Ecove Group could see two high-rise residential towers developed above an ALDI-anchored retail podium in Gordon.

The 28-storey towers, dubbed Eight 10, would become the tallest in the sleepy Upper North Shore suburb, which has been stirred by changes to the Low to Mid-Rise Housing Policy aimed at triggering greater density around transport hubs.

Ecove Group’s plans for 810 Pacific Highway, a 2,357 sqm site around 400 metres from Gordon railway station, include 180 apartments, 39 of which would be dedicated as affordable housing.

Architecture firm PBD said in its Design Report the site "presents an exciting opportunity to positively contributes to the surrounding context, enhances the overall urban experience."

The site previously received approval for a development comprising 56 apartments above retail in 2018.

PBD noted in its report that the planning&nbsp;context for the site has "evolved significantly since the original consent was issued."

In April 2024, the Department of Planning, Housing and Infrastructure (DPHI) identified the site as being located within a Transport Oriented Development (TOD) precinct. In parallel, Ku-ring-gai Council progressed a preferred planning framework for Gordon Town Centre, including proposed amendments to the Ku-ring-gai Local Environmental Plan 2015 (KLEP 2015).

PBD said the proposed development "responds to the amended KLEP 2015 and, in addition, seeks to utilise the floor space ratio and height incentives available under Chapter 2, Part 2, Division 1 of the State Environmental Planning Policy (Housing) 2021."

Late last year the first project in Gordon through the NSW Government's Housing Delivery Authority was approved. That was for 106 apartments across two connected seven to eight-storey buildings.
