Developers and apartment buyers have a narrowing window of opportunity before Brisbane's Olympic infrastructure pipeline begins competing directly with residential construction, pushing up costs, tightening labour supply and making new projects increasingly difficult to deliver.

While Brisbane's apartment market continues to benefit from strong population growth and limited housing supply, industry research suggests the years leading up to 2027 could prove to be the most important period for developers looking to secure builders and buyers hoping to purchase before the next wave of price increases.

A new Colliers report, Brisbane 2032 Olympic and Paralympic Games: Creating Solutions, highlights the scale of the challenge. While thousands of new homes are planned across South East Queensland, the Brisbane Olympic Athletes Village alone will deliver more than 10,500 beds during the Games before being converted into around 1,750 to 2,000 apartments. Equivalent to almost two years of typical inner-city apartment supply, the project will also absorb a significant share of the construction workforce and building materials.

The broader construction pipeline paints an even clearer picture.

Construction Skills Queensland's Horizon 2032 report forecasts Queensland's annual construction pipeline will average $69 billion over the coming years before peaking at $75 billion in 2027-28. Demand for construction workers is expected to increase by 17 per cent to almost 150,000 people, with the industry facing an annual shortfall of around 19,000 workers that could blow out to as many as 35,000 during the peak construction period.

The Olympic venues, athletes village and supporting infrastructure will account for billions of dollars worth of work across South East Queensland through to 2032, creating intense competition for labour at a time when Australia's residential construction sector is already under pressure.

Colliers Queensland Residential Director Andrew Scriven said the convergence of these projects is creating a clear window of opportunity for both developers and buyers.

"From 2027 onwards, the market will shift dramatically," Scriven said.

"Labour will increasingly be locked into government-led infrastructure and Olympic projects, which means private residential developments will face higher costs and tighter margins. The developers who move now are the ones most likely to get projects off the ground."

Scriven said the same dynamic would also affect buyers, with fewer apartment projects expected to launch once construction capacity tightens.

"If you're looking to change your lifestyle over the next five years, now is your window of opportunity to buy."

Developers are already positioning themselves ahead of that window.

Following the success of Monarch at Toowong, Consolidated Properties is preparing to launch two new Brisbane apartment projects in the second half of 2026. They include <a href="https://www.apartments.com.au/new-apartments/gloriette-30-bedivere-street-yeerongpilly-qld-4105">Gloriette</a> at Yeerongpilly Green, a 25-storey tower within one of Brisbane's key Olympic precincts, and <a href="https://www.apartments.com.au/new-apartments/castile-47-skyring-terrace-newstead-qld-4006">Castile</a>, a recently approved 25-storey riverfront development at 47 Skyring Terrace in Newstead.

Hutchinson Builders will deliver both projects, with early works already underway at Yeerongpilly and Newstead expected to commence later this year.

The timing comes as Brisbane's fundamentals continue to strengthen, with strong interstate migration, population growth and vacancy rates remaining below 1.5 per cent.

Colliers Queensland researcher Pragya Sharma said Greater Brisbane is forecast to require around 40,000 new apartments between 2021 and 2031.

"There's a real mismatch emerging between when housing is needed and when it will be feasible to build," Sharma said.

"As a result, the period leading up to 2027 presents a key window of opportunity for developers to secure approvals, funding and construction capacity, while buyers will have greater choice before supply constraints intensify."

Inter-generational living drives demand for COMO’s dual key apartments as housing pressures reshape buyer priorities 

Builder-developer&nbsp;<a href="https://www.apartments.com.au/developers/ceerose">Ceerose</a> has doubled down on its Leichhardt ambitions, lodging its second State Significant Development Application (SSDA) in the suburb in the last six months.

Their newest proposal seeks to transform a former industrial precinct into a new residential community centred around the adaptive reuse of one of the site's heritage warehouse buildings.

The new project, on a 6,930 sqm block at&nbsp;<a href="https://www.apartments.com.au/new-apartments/40-76-william-street-leichhardt-nsw-2040">40–76 William Street</a>, will bring more than 200 apartments to a suburb that has seen little to no new supply in recent years. It follows Ceerose's late 2025 SSDA for a mixed-use apartment project on nearby Parramatta Road, signalling the developer's growing investment in Sydney's Inner West.

Ceerose Founder Edward Doueihi told Apartments.com.au the developer’s long-standing presence in Leichhardt and the Inner West had given it a strong understanding of how the area has evolved and where its future opportunities lie.

“Ceerose has had a long-standing presence in Leichhardt and the Inner West, giving us a unique understanding of the area’s evolution and future potential,” Doueihi said.

“Having delivered projects throughout the region, we have witnessed the suburb’s transformation first-hand and understand the opportunities for its continued growth.”

Doueihi said that understanding also informed the planning process, with a comprehensive Stakeholder Engagement Outcomes Report prepared before the application was lodged.

The report identified the key issues and concerns raised by neighbouring residents and other stakeholders, allowing those matters to be considered and incorporated into the design where appropriate.

He said the delivery of additional housing would also play an important role in supporting the revitalisation of Norton Street and the Italian Forum.

“By increasing the local residential population, the development is expected to strengthen demand for local businesses, encourage further investment, and help restore the vibrancy that made the precinct a thriving destination in the early 2000s.”

The retained structure would anchor a new residential precinct comprising five interconnected buildings arranged around a large central landscaped courtyard, with heights stepping from five storeys along the surrounding residential streets to 11 storeys at the William Street corner.

According to the Architecture Design Report by Woods Bagot, the proposal "seeks to create a residential village centred around a generous green heart while celebrating the site's industrial heritage through the adaptive reuse of the existing warehouse building."

The development would comprise 203 apartments, with 188 proposed as build-to-sell residences, alongside 15 affordable housing apartments.

Rather than treating the retained warehouse as a standalone heritage object, Woods Bagot has sought to weave the site's industrial history throughout the masterplan. The proposal retains the north and west facades of the landmark corner warehouse, while new buildings reinterpret the site's brick-and-steel industrial language through their material palette and architectural expression.

The design is organised around what Woods Bagot describes as a "green heart", a landscaped communal open space that reinstates the leafy character removed when the site became an industrial storage facility. A new pedestrian laneway running through the site would improve permeability between William, North and Francis streets, linking residents through landscaped public spaces while activating the ground plane.

Residents would have access to communal gardens and shared recreation areas distributed throughout the development. Sustainability has also been prioritised, with the project targeting an average 7.9-star NatHERS rating. Proposed initiatives include rooftop solar generation, rainwater harvesting, passive solar design, naturally ventilated lobbies, extensive cross-ventilation and the reuse of existing building fabric to reduce embodied carbon.

The adaptive reuse strategy became a defining feature of the application after heritage investigations found only one of the site's industrial buildings could feasibly be retained. The Heritage Impact Statement concludes that preserving the key warehouse façades while referencing the site's industrial character throughout the new development provides an appropriate balance between renewal and conservation.

"The proposed building will interpret the brick and steel character of the subject site, including reuse of some components and construction of a large 'sawtooth' structure in the proposed open space."

First look: Ceerose doubles down in Leichhardt with adaptive reuse of former warehouse site

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>

Turner Studio has been appointed as architects for Western Sydney's newest residential development following an extensive design competition.&nbsp;&nbsp;

The $560 million mixed-use project at 34 Hassall Street, Parramatta, is being developed by prominent Sydney developers Deicorp, who have taken a strong interest in the growing outskirts of Sydney, with the group also currently developing the Hills Showground Village in Castle Hill and Tallawong Village in Rouse Hill.&nbsp;

Pitched to cater toward Parramatta's growing population, 600 apartments will be constructed across the two 45-level towers, as well as shops and workplaces.

Not only is the design visually appealing, but it also incorporates functionality by connecting the two towers with a raised podium hosting an elevated courtyard garden.

"Minimising unhelpful sight lines and increasing solar and views has been a key consideration in the design of the towers," Turner noted in their design statement.&nbsp;

"Apartment placement and the facade have been designed to allow for at least 24m of visual privacy between the towers, even whilst maintaining an 18 metre building separation."

"From the Site, there are views of the CBD, the river, and the parklands. The tower forms maximise and share these views for all the residents."

The ground floor has been thoughtfully carved out to offer ample space for retail and hospitality frontages, inviting commercial tenants to activate the precinct, while above, the building will offer flexible work spaces, in addition to a fitness centre and a medical practice.&nbsp;

The entire structure is inspired by a nature, offering a park-like experience for both residents and visitors. The apartment's design follows this theme, providing district views of nearby points of interest such as the river and parkland, inviting the surrounding nature in to each of the homes.&nbsp;

The level one, two and three podiums will be known as ‘Gully Forest’, with the feature landscape sanctuary set to be embellished with a range of lush greenery, in addition to a series of smaller breakout and seating spaces which have also been included, along with a feature outdoor kitchen and a series of garden pavilions.&nbsp;

An open air community space offering barbecue facilities and smaller group gathering areas will also be located on the level two podium.&nbsp;

The development's prime location close to the park and transport hubs reflects the priority placed on putting residents at the heart of the design, with a number of convenient amenities within walking distance of the site.

Turner unveil design plans for Deicorp's new Hassall Street Parramatta apartments 

Two towers are set to be constructed in the first stage of Mulpha’s masterplanned community, Norwest Quarter.&nbsp;

Lacebark will deliver 81 apartments upon completion, sitting alongside the Banksia tower with 103 apartments,&nbsp;with a total of 184 apartments penned for the site. The towers will also sit alongside more than 3,000 sqm of specially curated and sustainably led retail and commercial space including a full-floor commercial gym, fresh food grocer, medical services and restaurants.&nbsp;

Designed by Smart Design Studio, Lacebark will comprises generously sized one, two, and three-bedroom apartments, along with three-bedroom penthouses, all with curved balconies and angled blades, designed to bring in more sunlight in the winter and protection from the sun in the summer.

Both towers will bring a suite of amenity along with them, which residents of either will be able to utilise. Lacebark is set to include a resident’s lounge and a communal garden, complete with a kitchen, sundeck, and barbecues, while Banksia will home a private podium rooftop sanctuary, complete with a pool, day-beds, a native garden, community veggie patch, and an additional resident’s lounge.

Strong interest in the apartments has seen over a third of the first apartments released off the plan selling in the first two weeks to a mix of owner occupiers, including young families, and local investors.

National property developer and construction group Traders In Purple has been selected as the NSW Government’s partner to deliver the next stages in the ground-breaking Bonnyrigg estate redevelopment, adding to its $3 billion project pipeline.

Under the agreement Traders In Purple will deliver the Humphries Precinct, which includes 65 community homes to NSW Land and Housing Corporation (LAHC), and 210 land lots for private sale, meeting pent-up demand in a location with limited opportunity for new housing. It will be stages eight to 11 of the delivery of the $855 million Bonnyring Renewal Project, which already has over 700 dwellings completed, including 256 social homes.

The transformation of the Bonnyrigg Estate is a major 30-year project that will be delivered over 18 stages, creating 4,275 jobs and delivering homes for more than 9,000 residents.

“This is an ambitious project that is transforming the former Bonnyrigg social housingestate in Western Sydney to become a vibrant, mixed-tenure precinct, by&nbsp; taking 833 ageing social properties and creating 3,000 new homes for residents, 900 of which are dedicated for social housing,” Minister for Planning and Minister for Homes Anthony Roberts said.

The Bonnyrigg partnership is the fifth project Traders In Purple has secured with LAHC, resulting in the delivery of 819 apartments, homes and land lots across NSW with a combined value of $590 million.

Traders In Purple Director George Geagea said the Bonnyrigg appointment underlined the NSW Government’s confidence in the company’s ability to deliver high quality, tenure blind communities that meet the need for social, affordable and private housing.

“We are an active development partner of the NSW Government,” Geagea said.

The 65 community homes will be managed by St George Community Housing.

Development approval for the Humphries Precinct is anticipated over the coming weeks with demolition works already underway.

Traders In Purple is currently building Northsea, a mixed tenure project 250m from Wollongong Beach, in partnership with LAHC, where million dollar apartments sit side by side with community homes.

National diversified property developer Goldfields Group has launched it's maiden Chatswood apartment development, The Bryson of Chatswood.

Architecture firm MAKE handled the design of The Bryson, noting they&nbsp;designed the building form with four vertical ceramic blades that create a full-height cruciform shape.

"The blades curate apartment views and define the residential quadrants of the floorplate, while controlling daylight exposure, shading and ventilation.

"Their earthy, terracotta colour will visually ground the building within its local context, taking a cue from nearby brick residential buildings.

There was also a focus on wellbeing in The Bryson, which features&nbsp;communal open areas with a swimming pool, reading lounges, pool deck, outdoor terraces with barbecue facilities, dining areas and fire pit lounges.

"We’ve maximised the podium rooftops to provide amenities to residents, including a lap pool, outdoor dining spaces, a yoga terrace and landscaped terrace gardens," MAKE added.

"We’ve also included landscaping at the ground level and publicly accessible open space that’s shaded by large canopy trees.

"With its projected 5 Star Green Star rating, it will set the standard for future development in the Chatswood area."

<h2>The Location</h2>

The Bryson is located in the heart of Chatswood, offering residents easy access to a range of transport connections. Integrating into the vibrant public realm of Chatswood is a ground floor retail offering that acts as a threshold between the neighbourhood and the private residences above. Strata office suites will be located on levels two and three.

Colliers Australia are handling the sales, with prices starting from $865,000 for the one-bedroom apartments.

Goldfields launch The Bryson of Chatswood apartments

Sydney developer FYVE headlines over $70 million worth of development applications submitted to the Bayside Council in January.

The Bayside Local Strategic Planning Statement (LSPS) details that by 2036, the Bayside Council local government area will require an additional 28,000 dwellings to accommodate the LGA’s swelling population.

FYVE has&nbsp;lodged plans for an eight-level block at 5-11 Flora Street, Arncliffe, which will have 54 one, two and three-bedroom apartments.&nbsp;

There will be a number of communal spaces in the Benson McCormack Architecture-designed building, a central space on the ground floor, and one on the rooftop which will home outdoor seating and extensive landscaping.

The Flora Street site is within proximity to a range of public open spaces, including Cahill Park and Discovery Point Park, which are just 700 metres away. Tempe Recreation reserve and Riverine Park are also within walking distance.&nbsp;

Across the road at 12-18 Flora Street, renowned architecture firm Rothelowman has designed another eight-level building, which will have 51 apartments (pictured main).

They designed the apartments to create&nbsp;seamless indoor/outdoor living, with expansive living spaces and open corner balconies.&nbsp;

"The design of 12-18 Flora Crescent is founded in exploring opportunities to maximise the liveability for the residents and create a building that delivers a positive engagement to the public domain through a focus on a “generous eye for life","&nbsp;the design statement signed off by Rothelowman Principal Ben Pomroy noted.

"The prototypical envelope in the Wolli Creek/Arncliffe precinct delivers buildings that create an urban edge interface to the public domain, through tall street walls, and lack of depth to building facades.

"Whilst the landscape character of the new precinct re-establishes itself, this more intense urban environment creates a strong contrast to the existing one of houses and gardens.

"The humble bungalows of the surrounding area, created connectivity to the street through elements such as the porch. These spaces allow residents to sit comfortably within their own private domain, yet still engage with, and interact with the life happening on the street.

A further 47 apartments will rise from 15-17 Kyle Street in the nearby Arncliffe.

Sydney-based architecture group Chanine Design has designed the plans for the owner-occupier focused building, which is nearly 90 per cent two-bed apartments.

The existing building will be demolished to make way for the eight-storey building, which will also include two levels of basement car parking.

The amalgamated lot spans a total area of 1,468 sqm and is located within proximity to the Arncliffe shopping strip precinct, as well as being within walking distance to Arncliffe railway station. A regular bus service also runs along the Princess Highway, providing a number of transport options to the Sydney CBD.&nbsp;

A large common open space is proposed across the ground level, within the north-eastern corner of the site, in addition to a rooftop communal space.&nbsp;

Botany has a fresh development application for two residential buildings at&nbsp;2-4 Bay Street.

The low-rise buildings, four and five-levels, have been designed by&nbsp;BKA and will have just 22 apartments.

Building A will comprise eight three-bedroom apartments, while Building B will consist of four one-bedroom and 14 two-bedroom apartments.&nbsp;

The $10 million project sees the buildings divided into two distinct volumes, connected via a highly landscaped walkway. The open lobbies allow for natural ventilation and filtered light, and also allow for a visual connection between the entry of both buildings.

“Divided into two modest building forms, the street facing front block has been defined by its green facade. As well as this, the top level has been further setback to reduce the appearance of the overall height and promotes an articulated 'sky scape'. These setbacks have been used for generous balcony spaces,” BKA noted in their design statement.&nbsp;

A communal open space is set to be located across the ground floor, spanning a total 347 sqm, while Building A will be crowned by a rooftop terrace.&nbsp;

FYVE headline over $70 million of apartment developments lodged in January in Arncliffe and Botany

Australian developer Third.i, and real estate private equity group Phoenix Property Investors have further expanded their partnership in Sydney, acquiring the last two of Sydney Metro’s Crows Nest over station development sites in the Lower North Shore.

The joint venture acquired the site via Private Treaty with Sydney Metro and the NSW Government, with the deal negotiated by&nbsp;Third.i’s Head of Acquisitions, Florian Caillon, and Sydney Metro’s commercial team.

The Crows Nest over station development is situated over the new Crows Nest Metro Station, which is due to be operational by 2024. As one of six new stations planned for the Sydney Metro City and Southwest regions, the new developments will extend the Metro Rail from Chatswood, under the Sydney Harbour and through the Sydney CBD to Bankstown.

The concept proposal for both over station developments was approved by the Minister for Planning and Public Spaces in December 2020, with the first site, referred to as Lot A, set to deliver an innovative commercial and retail development above the station, with plans to have health and wellness at the forefront of design.

The second site, Lot B, will deliver a mixed-use site consisting of ground floor retail with an overhead residential offering, helping Crows Nest secure its place as one of the best areas to live, work and play on Sydney’s Lower North Shore.

Co-founder &amp; Director of Acquisitions at Third.i, Bob Huxley said the project will be a legacy development for Third.i and will add significant value to the Crows Nest community.

“Third.i is extremely excited to commence a relationship with Sydney Metro and the NSW Government and work with them to deliver what will be an outstanding, market-leading project for the Sydney region,” said Huxley.

“We have an established network of retail operators, and have already had a number of world class businesses express an interest in pre-committing to space at the Crows Nest over station development, which is just incredible. It really demonstrates the demand and need for this type of development in Sydney’s Lower North Shore."

With the acquisition bringing Third.i's overall project pipeline to over $4 billion across Australia and the UK, the project will also mark the fifth joint venture for Third.i and Phoenix Property Investors.

Third.i and Phoenix Property Investors team up for Crows Nest over-station development

Just seven weeks after the rezoning of the Bella Vista precinct, Sydney developer Landen has filed plans to create a six-building project just off Old Windsor Road.

The project at 40 Memorial Avenue, an 18,790 sqm site Landen secured toward the back end of last year, will have 244 apartments and will take advantage of the rezoning, which now allows for a mix of R4 high-density residential and R3 medium density residential.

The six buildings will rise between five and seven storeys, and will sit in 9560 sqm of landscaping, almost half of the size of the site.

Just over 20 per cent of the development will be one-bed apartments (50 units), a mix of smaller and larger configurations (some at 58 sqm).

Nearly 60 per cent of the apartments on offer will be two-bedders (127 units), again with a collection of larger two-bed apartments at 110 sqm.

The remanining apartments are three bedrooms (47), and will have some larger product spanning 135 sqm. There will also be a handful of two-level townhomes.

In the design statement submitted to the Hills Shire Council, architecture firm Turner said the&nbsp;architectural form seeks to acknowledge its surroundings in its design strategy.

"The proposed development will provide a built environment suited to the context that responds to the desired future characteristics of the area, while taking cues from the existing context in terms of landscaping and materials."

They cited the local Bella Vista Farm, which was established in the late 1700s, as an inspiration for their design of the new project.

"The proposed design seeks to be place-specific and connected to the history of the area. We aim to reinterpret historical references in a new and contemporary manner."

It's the homestead in particular Turner reference.

"Due to its cultural significance to the nation, Turner feels it is appropriate for the proposal to pay homage to the existing landscape, use and architecture of the area by setting buildings within the landscape and taking design cues from Australian vernacular architecture as exemplified by this two-storey homestead within the Bella Vista Farm complex."

The project will be delivered in three phases; the first demolition and two new roads, and half of the buildings. The final three buildings, including a landscaped podium with a resident swimming pool connecting two buildings, will be part of phase two. Phase three will see a community area and park developed.

There will be sustainability initiatives at the project, including provisions for 100 per cent charging EV, low e-glazing, and bicycle parking.

Landen plot $107 million, 224-apartment development in Bella Vista after rezoning

Leading Sydney developer ALAND is set to bring a new level of sophistication to the Central Coast with its plans to build Archibald Skybar and Lounge, the region's highest bar.

The bar will be located on the 28th floor of a premium hotel and luxury residential complex, offering a 270-degree view of Brisbane Waters. With a relaxed yet sophisticated atmosphere, the bar will accommodate up to 400 patrons and include a cocktail lounge, function space, and a separate bar and terrace.

According to Ryan Lane, ALAND's Head of Development, the Archibald Skybar and Lounge will provide a unique and untapped experience for the Central Coast.

“When we set out to investigate the viability of the Skybar we discovered that something like this would be extremely unique for the area. There simply isn't anyone with an offering like this on the coast. There are obviously some comparable offerings around Sydney or the Gold Coast, but what we were really careful not to do was repeat something that's been done in another location.”

He said ALAND worked closely with established designers and architects to come up with a bespoke concept which is tailored for the Central Coast market.

“It's designed to be very approachable and welcoming, but not too over the top. However, it will still provide a point of difference for entertainment that the Central Coast doesn't currently have,” Lane added.

“There are pub and restaurant offerings, but the Skybar is going to give locals a venue they can really celebrate. You can have birthday parties, weddings and any number of functions at the rear of the space where you can hire out the whole venue.”

Situated at 108 Donnison Street in the heart of Gosford's CBD, the Archibald Skybar and Lounge is close to Central Coast Stadium and other popular venues such as Hotel Gosford, Railway Hotel, and Union Hotel.

Once completed in the third quarter of 2024, Archibald will be a bustling hub of activity, with 323 apartments and 130 hotel rooms housing an estimated total of 850 people. In addition, the new Archibald Skybar and Lounge is set to attract locals looking for a stylish and sophisticated social venue.

Lane said the future hospitality operators of both the Archibald Skybar and Lounge and hotel have yet to be announced, however, the group is confident that the results of a rigorous tender process will lead to the selection of top industry players.

“With regards to the Hotel, we’re very well progressed with conversations after having gone through a meticulous tender process with significant response from some pretty prominent brands. In the past, with similar projects, we might have had a handful of qualified interested parties but when you have more than 
10 significantly interested parties - as we have experience with Archibald - it shows the strength of the opportunity in the Gosford market,” he said.

Despite the yet-to-be-confirmed brands of the venues, many confident residential buyers have already secured their new homes at Archibald.

The complex will include two buildings housing one, two, and three-bedroom apartments, as well as three and four-bedroom penthouses, all with access to resort-style facilities and breathtaking views of Brisbane Waters and the city skyline.

Approximately 100 apartments have already been sold off the plan, with prices starting at $475,000 for a one-bedroom property.

ALAND to elevate Gosford’s drinking and dining experience with Archibald Skybar and Lounge

Sydney developers ALAND has seen strong interest in its Gosford development, Archibald by ALAND, with one-third of its apartments already sold.

The project, valued at $375 million, will include 323 residential units, 130 hotel rooms, food and beverage options, a pub, and a sky bar and lounge. Less than three months after its launch, 104 apartments worth over $80 million have been purchased, including $20 million prior to the launch.

Buyers include keen investors and downsizers, with local first-home buyers attracted by government schemes and owner-occupiers drawn to the project's affordability.
