The proposal, now on public exhibition, outlines plans for around 3,300 new homes across the 12.3-hectare precinct. A minimum 30 per cent of residential gross floor area will be delivered as social housing, approximately 20 per cent as affordable housing, and a maximum 50 per cent as market housing. The redevelopment would more than quadruple the number of homes currently on the site and more than double the existing supply of social and affordable housing.

The renewal of Waterloo South forms the first stage of the broader Waterloo Estate transformation and is set to unfold over the next 10 to 15 years. The estate currently contains 750 social housing dwellings and 120 private homes.

The proposal, prepared by <a href="https://www.apartments.com.au/architects/sjb-architects">SJB</a> and Beam Planning, spans 10 street blocks bounded by Cope, Raglan, George, Wellington, Gibson, Kellick, Pitt and McEvoy Streets, directly adjoining the Waterloo Metro Station precinct and within walking distance of Redfern and Green Square stations.

Under the masterplan, building heights would range from two to 33 storeys, delivering approximately 282,485 sqm of residential floor space alongside at least 10,000 sqm of non-residential uses and a minimum 5,000 sqm of community space. The planning framework has been specifically structured to support the mixed-tenure outcome, with the residential gross floor area capped at a maximum 50 per cent market housing allocation.&nbsp;

The Urban Design Report describes the vision as creating “a unique and vibrant mixed-tenure housing precinct that supports the needs of the community and delivers much needed housing in response to National and State Government priorities.”&nbsp;

A major focus of the revised proposal has been increasing the social and affordable housing component. The Minns Government increased the affordable and public housing allocation from 35 per cent to 50 per cent after coming to office in 2023.

Minister for Housing and Homelessness Rose Jackson said the changes were critical to maintaining Waterloo’s social diversity.

“When we came to government, we immediately reviewed the plans for the Waterloo renewal and boosted the number of public and affordable homes from 35 to 50 per cent,” Jackson said.

“This was a crucial step to ensure Waterloo remains a welcoming place for people from all walks of life to call home now and into the future.”&nbsp;

Minister for Planning and Public Spaces Paul Scully said the project would reshape the precinct for generations.

“This concept DA brings thousands of new public, affordable and market homes on the doorstep of the Waterloo Metro station another step closer to reality,” Scully said.

“Importantly, alongside the new homes the plan also proposes new open space where residents and the broader community can gather, relax and play.”&nbsp;

The Social Impact Assessment prepared by Urbis describes the renewal as one of Australia’s most significant public housing transformations, identifying substantial long-term positive impacts associated with housing supply, accessibility, public domain improvements, and community infrastructure.&nbsp;

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

Off-the-plan property explained: What is stamp duty?

The small Parramatta suburb Dundas is set for a fresh new apartment development.

Plans have been submitted by HVH Investment Pty Ltd, directed by Chinese-born, Pymble-based Hung Shang,&nbsp;for a two-building development on an&nbsp;amalgamated 3318 sqm site across&nbsp;7-7B St Andrews Street &amp; 79-79A Kissing Point Road.

Centred largely around the future Dundas Light Rail Station, which is part of the Parramatta Light Rail project, due to be completed in 2024, the development is the final parcel of land to be consolidated into a residential flat development, set within walking distance to transport, retail, community and green amenity.&nbsp;

Two five-storey buildings will be constructed across the “arrow-shaped” site, with Building A fronting the cul-de-sac on St Andrews St and Building B oriented toward the busy Kissing Point Rd. Due to the topography of the site, Building B’s massing has been reduced, steeping down to allow the rooftop space and subsequent podium to be relatively hidden from the street view.&nbsp;

Designed by the architects at Texco Design, with direction from Hsien Ming Lee, Building A will split 40 apartments into two transportation cores, with a 22-18 split between the western and eastern lift cores, creating a more liveable environment, while Building B will feature just 13 apartments.&nbsp;

Most of the apartments take advantage of the site’s favourable northerly orientation, which allows plenty of natural light into each of the homes, with projecting concrete shelves on each floor consequently incorporated to help to shade the opening from overexposure in the warmer months.&nbsp;

The building massing is also highly articulated, which allows for many apartments to be able to access dual aspects, thus promoting natural ventilation through the units, which helps passive cooling in the summer.

A mix of apartments will be delivered across both buildings, with six one-bedroom apartments penned, along with 34 two-bedroom and 13 three-bedroom apartments.&nbsp;

The design of the apartment layouts is kept fairly functional and efficient, with combined living, dining and kitchen areas created to fill the current market requirements.&nbsp;

Most of the kitchens have been provided with island benches, with sinks facing the living space, to ensure visual connectivity within the living space. The bedrooms, again, are a fairly standard fare for today’s Sydney housing market, with rectilinear layouts, and a wardrobe on one end.&nbsp;

“Where possible, we have expanded either the ensuites to master bedrooms, or the wardrobes into walk-in spaces for the larger units, to add a degree of luxuriousness to these primary bedrooms,” Lee says in the group's design statement."&nbsp;

Some of the apartments - namely the two and three-bedders - have also been afforded study corners, acting as informal extensions of the living spaces.&nbsp;

The proposed development features a neutral colour palette which is at once reflective of its street context, and more sophisticated, perhaps in part due to its cooler tones, in its blending of browns, greys and blacks. The predominant colour of the development is set by the choice of brown-grey bricks for most of the external walls.

Horizontally, the building is broken up by bands of white in the form of projecting slab edges. The slab edges feature rounded corners to soften the many corners and angles of the building mass, and also add a shadow line, under-lining each slab profile, which Lee says will help create a streamlined and almost fluid appearance to the building profile.&nbsp;

A further sense of rhythm and texture is added to the façade in the form of vertical bars for balustrades, and timber-coloured battens for privacy screening.

A six-metre-wide deep soil and landscaping zone will be incorporated along the northern boundary of Building A, which will form the principal communal open space for the development, as well as being a natural divider between Building’s A and B. The decked communal open space will be sheltered by awnings and pergolas to ensure a degree of shelter from the elements for pedestrians crossing between building blocks.

The rooftop of Building B will house further communal space with an open-air space featuring a recessive awning surrounding the lift and stairs lobby.&nbsp;

Combined with the natural amenity of being adjacent to the Dundas Public School, the site will also benefit from proximity to a small business pocket, located adjacent to the future light rail station, along with an abundance of green open spaces, including the Vineyard Creek Reserve to the North, the Winjoy Reserve to the West, the William Reserve to the East, as well as the Crowgey Street Reserve to the South.&nbsp;

The development site is currently occupied by two detached brick dwellings and brick church building, alongside an asphalt carpark.

First look: Apartments slated for final residential site along Kissing Point Road in Dundas

The prolific Bondi Beach developers Eduard Litver and Allen Linz are back developing on the beachfront.

Litver, who runs Capit.el Group, and Linz, of Rebel Property Group, are teaming up with fellow eastern suburbs property developer Gil Baron to create a boutique project at 14-18 Campbell Parade, which runs all the way along the beach front.

The trio, under the development name Bondi Residence Pty Ltd, spent $15 million early last year on a commercial building at the south end of the beach opposite Notts Avenue, the exclusive street of Icebergs and some of Bondi's most expensive apartments. Currently the building is home to Bondi Beach Chemist and Kelp Hairdressing, and a handful of apartments.

The original building on the site was named the Cliff House Hotel, and was built around 1880. The Cliff House was demolished in the early 1920s and a new hotel (now Hotel Astra), was built by Jack Shaw around 1926. The remainder of the site was subdivided and sold, and the current building was constructed a few years later.

Litver, Linz and Baron are proposing the redevelopment of the block, creating seven apartments.&nbsp;

Brian Meyerson's MHNDU note in their design statement that the&nbsp;proposed development aims to contextually `fit in’ with both its immediate neighbours and the wider suburb.

"The proposed new building had been designed to retain the form and understanding of the Inter-war Flat Building when viewed from the public domain," the design statement submitted to Waverley Council read.

They state the different apartment types and sizes are deemed suitable for the desired character of the area, aiming to attract a range of owners from families and downsizers to young professionals.

There will be six two-bedroom apartments on offer, each occupying half a floor and spanning 86 sqm. The whole top level is crowned by a whole floor, three-bedroom apartment, complete with a fireplace and a full-width, ocean-facing terrace.

"The building is designed generous apartment sizes and internal dimensions to create usable, functional and highly saleable apartments of excellent quality", MHNDU added.

"The apartments facing Campbell Parade are furnished with generous private open spaces overlooking the street which will enjoy direct beach and water views and are considered highly amenable.

"As these apartments are generally East facing they will receive direct morning sunlight and the design aims to maximise this will full width sliding glazed doors to each apartment.

"Coupled with this are the enclosed bay windows which aim to be extensions of living rooms offering a truly inside/outside space and are designed to be habitable all throughout the year and even on cold, wet, windy days."

A focus on the design was to minimise energy use and maximise the efficient use of resources.

Each apartment has a 100 per cent rate of natural cross ventilation, while balcony projections help to control solar access and heat gain by limiting summer sun penetration&nbsp;whilst allowing the lower winter sun to penetrate deep in to the plan and private open spaces.

The ground floor is planned for a single retail tenancy.

Litver, Linz and Baron have all teamed up previously in Bondi. In&nbsp;2016 they spent $19.12 million on the former Bates milk bar at 124 Campbell Parade.

Litver and Linz are well known for their redevelopment of the Bondi Pacific building up the street.

First look: New apartments set for Bondi Beach's Campbell Parade

KWG are rolling into the new year offering buyers end of year incentives in their Castle Hill development, Castle Island.&nbsp;

The one-off end-of-year offers will see the group contribute to the first year of a buyer’s mortgage, giving up to three per cent of the contract price as a settlement adjustment.&nbsp;

Buyers will only need a $10,000 deposit, with an additional five per cent installed by the end of 2022, with a balance of another 10 per cent deposit needed by the end of March next year.&nbsp;

KWG to contribute to first year of mortgage at Castle Island, Castle Hill apartment development

A private Singaporean developer is seeking to create the newest tower in the evolution of St Leonards in North Sydney.

Plans have been filed for a 39-level, mixed-use tower by&nbsp;Elegant Private, which is directed by the China-born Zirong Zhao.

Zhao has previously sought to develop student accomodation in Sydney's Haymarket. Elegant Private is a subsidy of the Singapore-based commercial property developer Grantal Enterprise.

The plans for the $123 million tower at 100 Christie Street, just across the road from the St Leonards train station and adjoining Christie Street Reserve, include over 5,700 sqm of commercial space in the five-level podium, set above ground floor retail and a six-level basement which will hold 112 resident parking spaces.&nbsp;

The residential section of the building will start from level seven, above the landscaped level six outdoor communal area which will feature an extensive variety of resident facilities, from an outdoor cinema to yoga lawns.

A mix of 186 one, two and three-bedroom apartments will be spread over the next 32 levels, with an average of six apartments per floor.

Levels 37 and 38 will home four two-level penthouse apartments, each with five bedrooms, a soaring void over the ground level living area and a butler's pantry.

PTW Architects have designed the tower. Director Simon Parsons, who signed off on the design statement lodged with the North Sydney Council, suggested in the submission that the proposal presents a high-quality mixed-use development in a liveable and connected precinct, to utilise the nearby amenity of St Leonards and Metro Stations and future St Leonards Plaza.

PTW also suggested the mix, weighted toward two-bedroom apartments, provides&nbsp;great housing choices to the community, but also responds appropriately to the market demand in the St Leonards area.&nbsp;

The site is divided into two distinct components. On the southern part of the site is a 12-level commercial tower, and to the north is Christie Street Reserve.

As&nbsp;part of a voluntary planning agreement, Christie Street Reserve and Sergeants Lane will be upgraded to a design by RPS landscape architects.

PTW note that the tower and the upgrade of the landscaped areas will combine to create a major piece of urban design that will transform a key hub within the heart of St Leonards.&nbsp;

"The design proposes to transform the public domain by facilitating movement, activating retail frontages, enhancing sight lines and amenities and an overall better connection to Christie Street reserve and the wider community."

Mirvac are teaming up with the multi-award winning Smart Design Studio to bring a collection of terraces to the rapidly expanding Green Square Town Centre.&nbsp;

Portman St Terraces by Mirvac will introduce seven limited edition terrace homes to the leafy Portman Street, forming a contemporary extension to the Victorian-era terraces and cottages that have endured since the 19th century.

“Something that would feel on trend now and in 30 years. It’s more about the precision of the detailing and quality of the materials and the way they work together.”

The terrace homes will deliver open plan living on the ground level, with four-bedrooms spread across two levels. The kitchens will feature timber joinery and large format stone benchtops, as well as Gaggenau appliances, connecting to timber wall panelling in the living and dining areas.

“The colour palette is also pared back; where Victorian terraces typically favour high contrast, we were interested in exploring a subtle and harmonious combination of materials and colours."

Mirvac General Manager of Residential Development NSW, Toby Long said the opportunity to own a Smart-designed, Mirvac terrace home in a neighbourhood where new construction tends towards apartments not houses, would satisfy the interest from buyers in search of high-end homes at Green Square.

“Green Square Town Centre has become a magnet for people in search of a luxury designer home where they can enjoy the urban buzz and still be close to the CBD,” said Long.

“We have partnered with Smart Design Studio on several previous projects, including Maxwell Place at Harold Park and The Moreton at Bondi, and The Frederick, which is now under construction.”

ALAND has welcomed the first crop of residents in two of their Western Sydney projects; Lotus and Breynia in Schofields and The Hoxton in Liverpool.&nbsp;

Delivering 677 homes to market at a time when New South Wales is facing one of the most dire supply shortages in decades, a majority of the stock has been taken up by first home buyers, looking to get their foot in the property market door.&nbsp;

According to the 2022 Apartment Supply Pipeline Report just delivered by the Urban Development Institute of Australia (UDIA) NSW, the state’s current apartment deficit of 48,000 units is expected to get worse before apartment completions would eventually reach demand.&nbsp;

The report shows that New South Wales would need to produce 25,000 new apartments each year for the next 13 years to balance the scales.

ALAND founder and director Andrew Hrsto said despite the sobering outlook and the rising interest rate environment, the grroup has forged ahead this year to settle 374 apartments in stages five and six of its staged Schofield Gardens project along with 303 apartments at The Hoxton, a 32-storey apartment project in Liverpool.

Currently under construction is ALAND’s Carson on the Park in St Marys that will bring 289 apartments priced from $475,000, Paramount in Parkes in Parramatta will deliver 331 apartments with prices beginning from $655,000.

In Merrylands, The Gladstone Village offers 363 apartments starting at $482,000, while Archibald in Gosford offers 363 apartments starting at $475,000.

The Hoxton Liverpool, where prices ranged between $432,000 and $709,000, approximately 55 per cent of apartments were sold to first-home buyers.

NSW Treasury data has revealed Liverpool and Schofields were the top two in-demand suburbs for first home buyers over the last financial year. Both developments fell within the price thresholds for a variety of government assistance schemes, therefore allowing hundreds of buyers to get onto the property ladder sooner.

In the year to July 31, the NSW Government assisted first-home buyers with almost $566 million in grants, duty exemptions and concessions.&nbsp;

From January 16, eligible first-home buyers purchasing a home under $1.5 million can also avoid a hefty up-front stamp duty fee by opting into an on-going property tax instead.

ALAND CEO George Tadrosse said by supplying the market with a variety of quality affordable housing stock, both first-home buyers and investors are able to tap into the power of real estate as a source of wealth creation.

“Investors have been turning to these projects in Schofields and Liverpool in the knowledge that there is a genuine need for more rental stock in Sydney. ALAND set to deliver over 675 apartments amid New South Wales supply shortage 

National property developers, WST Property Group has announced the acquisition of a 30.9-hectare site, located at 10-32 Terry Rd Box Hill in the heart of Sydney’s thriving North West growth corridor.&nbsp;

The acquisition is the latest addition to WST Property Group’s master planned communities, with a current pipeline ranging from light industrial to business park and greenfield residential, to retail town centres, with Managing Director, Krenalin Moodley speaking to the thriving nature of Sydney’s North West.&nbsp;

As a result of the rarity of the land parcel, Knight Frank’s Director of Investment Sales , Mark Litwin said the campaign attracted interest from a range of buyers, both locally and internationally, including private family offices in Singapore.&nbsp;

“This is a significant sale in the current macroeconomic environment, demonstrating that there is buyer interest in larger residential sites, particularly in light of the fact that there is still a chronic housing undersupply in Sydney which will lead to stronger demand for homes in the future,” Litwin said.&nbsp;

Located 42 kilometres from the Sydney CBD, the Box Hill site is adjacent to the new Box Hill City Centre and located just a short drive from the Hills of Carmel Shopping Village. Balfour Place named best mixed-use development at PropertyGuru Asia Property Awards

The luxury eastern suburbs apartment developer Clutch Capital has lodged plans for their latest residential development.&nbsp;

The group, who have a string of projects across Bellevue Hill, Bondi Junction and Rose Bay, will develop just seven apartments on a large 1470 sqm block at 440 Edgecliff Road.

PBD has handled the architecture, aiming to blend the new&nbsp;six-storey building seamlessly with the surrounding context.

Four three-bedroom apartments and three penthouse-size apartments will be on offer, each extending onto generously-sized balconies or terraces, positioned to flow from primary living spaces and take advantage of the sites northernly aspect.

A modulated facade will front Edgecliff Road, with a central void space at the lower ground floor and ground floor levels. Levels four to six will reduce the perceived external bulk and scale, with setbacks applied to the front, sides and rear of the building. 

Tying in with the Edgecliff locale, an exisiting sandstone wall will be preserved on the site, with masonry cladded blade walls used as a unifying element to the upper and lower levels of the building.
