Auctioneer Andrew Cooley sought bids above $4 million, and then also offered potential buyers first negotiating rights with a sub-$4 million offer, which was not forthcoming.

It was initially listed for sale with $4.95 million-plus hopes through Christies International agent Ken Jacobs, but the apartment came with revised $4 million-plus hopes through Christies inconjunction with Paul Biller and Brad Caldwell-Eyles at 1st City-Hasemer+Caldwell.Eyles.
It has been listed by Walford's partner, Colin Davies.
<a target="_blank" href="https://www.kenjacobs.com.au/570519/">The penthouse </a>with 279-square-metre garden terracing sits atop the 1939 Art Deco Double Bay complex <a href="https://www.1stcity.com.au/Sales-Detail.aspx?id=HCES310&amp;wlid=6b1ab8d1-ec90-4a87-bd6f-d06af343fd52" target="_blank">with northerly views</a> across the harbour to Manly.
After the sale of much of Walford's contents, the apartment had furniture installed by Kris and Greg Leveson.

The Princeton interiors previously showcased the tastes of Walford, who retired just six years ago after an international career spanning five decades. The bones of the apartment remain - polished timber floorboards, high vaulted ceilings, ornate cornices, curved bay windows and french doors - and Walford devotees would see  a few remnants amid the decor.
The funeral of the doyen of Sydney interior decorators Leslie Walford was held at St Marks, Darling Point in February 2012 after he died peacefully at the Sacred Heart Hospice, Darlinghurst.

His business, Walford and Horgan Interiors – regarded by many as a byword for excellence in design – had many wealthy clients that included the media tycoons Reg Grundy and the Fairfax, Murdoch and Packer families.
He was described this week as “the man who 70 years ago began the slide away from drab interiors filled with Victorian brown furniture,” by John Furphy at the Australian Art Sales Digest.
"A good antique can be more of a friend than an object that doesn't have a past," Walford repeatedly suggested.
Surrounded by an eclectic collection of furniture and artwork, he celebrated his 85th birthday in January 2012 at his Double Bay penthouse, but abandoned his regular sojourn to <a target="_blank" href="/news">his Sri Lanka villa</a> due to his deterioriating health.
His entertaining tips were published in <a target="_blank" href="https://news.google.com/newspapers?nid=1301&amp;dat=19830206&amp;id=gp1WAAAAIBAJ&amp;sjid=BucDAAAAIBAJ&amp;pg=6419,1954543">a 1983 interview piece</a>.
Title Tattle recalls the initial Double Bay purchase cost $125,000 in 1975 from Sabrina Van der Linden.
The apartment, which comes with 500 square metres of space, was consolidated with another purchase in 1978 from the photographer Ann Riddell.

Independently it has emerged Nigel Austin, the founder of the Cotton On chain, was the confirmed buyer of One Towers Road, Toorak.
It will be <a target="_blank" href="https://www.propertyobserver.com.au/victoria/one-towers-road-toorak-sells-but-falls-short-of-record/2013061662281">the home </a>of the Geelong born and based ragtrader and his expectant partner, Melanie.
There is no official confirmation of the actual price of the Georgian-style mansion on Towers Road, Toorak but Property Observer understands it to have fallen short of the Melbourne record of $24 million.
Property Observer gleans it sold for around $21 million, a very healthy result. The initial Fairfax Media report gave the sale price as a record breaking $25 million, and their revised $21.5 million price estimate came with the suggestion it represented a "bargain".

Kay & Burton confirm One Towers Road Toorak fetched $20 million-plus

Fairfax local newspaper executive Antony Catalano has secured a half share in Rae's on Watego's trophy beachfront. The Rae's on Watego's guesthouse at <a target="_blank" href="/news">Byron Bay </a>had been back on the market in after its $20 million purchaser failed to settle the October 2012 pre-auction deal.
It was sold by the entrepreneur Vincent Rae who charges between $600 to $1380 a night.
Property Observer notes a June 13 caveatable interest lodged by Antony Catalano by his solicitor Adam Van Kempen acknowledging a heads of agreement for the purchase.
His investment is reputedly around $7 million for the half share, plus then another $1.5 million to undertake a major renovation of the iconic hospitality holding.
Catalano has owned a small Byron Bay retreat, just two minutes from Rae's, since paying $2.35 million in boomtime 2007 for the strata duplex. He has dabbled in property development and investment on and off for almost three decades amid his property publishing initiatives.
Acclaimed for its eclectic European-styled interiors amid lush gardens with sweeping ocean views, Rae's on Wategos Beach at Byron Bay was on the market for the first time in two decades.
Rae's is opposite the 1,406-square-metre record-setting holding bought by property developer Danny Goldberg for $15.68 million in 2006.
Rae's guesthouse was built by Ruth Harris who established a restaurant there called Argentine Ant Cantina and then La Belle Epoque, neither of which were especially successful although Liberace did play the piano at the then French medieval-styled mansion around which Salvador Dalí had a hand in its early 1970s tropical garden design, presumably a sketch or two done from afar.
Wanting $2 million at its June 1994 auction, Harris later sold for $1,375,000 in 1994 to Rae, who developed it into an iconic luxury retreat once rated by Conde Nast Traveler magazine in its "Top 25 Hotels in the World" in 1997.
Over the years its guests have included Richard Branson, Harvey Keitel, Gwyneth Paltrow, Kate Winslet, Tom Cruise, Meg Ryan, Russell Crowe, Keith Richards, Pink, Elle Macpherson and Nicole Kidman.
Rae listed it last year saying that at 50 he was ready to move on.
"I've had a lot of interest over years but I've never wanted to sell," he told News Ltd.
"I've had discussions with Richard Branson over the last year or two, he loves the place.
"You would love to think it will continue on. She is a great old dame, that building.
"But at the end of the day I'm looking for the best result, and if a Packer came in and wanted to pay top money and turn it into a house I could walk away with a smile on my face."
It was 1994 when the Rae's property sold for $1.37 million. There is recent approval for a new underground car park, cocktail bar, lift, sub penthouse, spa area and a 200 square metre entertaining terrace.
The Australian reported gross revenues in Rae's declined from $3,051,000 in 2008 to $2,319,000 last year. Recent outright buying interest reportedly came from Quadrant Capital's George Penklis.

Prince Charles has reportedly spent £38 million on an industrial depot in Brinklow, Milton Keynes as part of £102 million property acquistions over the past four years, The Independent, has revealed.

The purchase of the vast supermarket warehouse was through the Duchy of Cornwall estate.
The newspaper reported it was one of the single largest acquisitions by the Duchy of Cornwall in its 670-year history.
It was completed 18 months ago but has been kept from being made public as Clarence House has declined to disclose any details of the expensive acquisition due to what the Prince's officials said was the Duchy's "private" status.
The Prince bought the sprawling grey warehouse complex in Milton Keynes from an Anglo-Indian property fund.
His tenants are Waitrose, who are using the depot as a lorry distribution hub. Waitrose Limited is an upmarket chain of British supermarkets, forming the food retail division of Britain's largest employee-owned retailer, the John Lewis group.
Under an arrangement which is now being scrutinised by Bristish MPs, the Duchy is exempt from capital gains and corporation tax.
Charles voluntarily pays income tax.
An investigation by The Independent revealed that the Duchy, which is one of Britain's largest private estates and owns more than 50,000 hectares of land, conducted property transactions worth at least £102 million between 2009 and last December.
Any sale or purchase by the Prince worth more than £500,000 must be approved by the Treasury.
The Duchy's holdings worth £693 million stretch across 23 counties.
They include most of the Scilly Isles, Dartmoor Prison, the Oval cricket ground in central London and a Holiday Inn in Reading.
It also owns the Prince's private homes such as Highgrove.
Waitrose has recently expanded its Milton Keynes space with another 318,000 square foot plus distribution centre, located in Snelshall West, Milton Keynes through Colliers International.  Waitrose took a five-year lease at a rental rising to £5.95 per sq ft, and will continue to occupy its nearby Brinklow facility, which will now concentrate on fresh foods.

That approach has resonated strongly with the market.
