Brisbane’s supercharged unit market continues to run at breakneck speed.

After consistent growth in March and April (+0.6 per cent and +0.7 per cent respectively), values surged by 1.1 per cent in May—comparable to the boomtime growth seen last year, according to the latest Home Value Index by Cotality (formerly CoreLogic).

The May spike, the highest monthly increase across all capital city unit markets, pushed the median unit value beyond the $700,000 mark to a new record high of $709,000.

Unit values are now up nearly 12 per cent over the past 12 months.

Property markets nationwide continue to grow in value, largely driven by the two interest rate cuts implemented so far in 2025, with expectations of further cuts later this year.

Cotality Research Director Tim Lawless said the recent May rate cut is likely to further accelerate momentum in the coming months.

May was a busier month in Brisbane’s off the plan apartment market, with major players reaffirming their commitment to the city’s inner ring, particularly West End and Newstead.

It was revealed national developer Traders in Purple secured a second development site in West End, hot on the heels of securing approval for <a href="/new-apartments/rivara-west-end-117-victoria-street-west-end">Rivara</a>, on their other West End site that was recently acquired from Crown Group.

The new site, at&nbsp;<a href="/new-apartments/281-montague-road-west-end-281-297-montague-road-qld-4101">281-297 Montague Road</a>, spans 10,628 sqm and already has approval for two towers up to 20 levels. Traders will revise the design to introduce a broader housing mix.

Traders In Purple Director George Geagea said the acquisition underlined the firm’s confidence in West End as a vibrant, high-growth precinct.

“We see an opportunity for long-term placemaking,” Geagea said, highlighting plans to improve public access and walkability, including a handover of 600 sqm to Brisbane City Council for upgrades to the West End Football Club’s home ground.

Another developer growing their portfolio in South East Queensland is Pyco, who lodged plans for a new 11-level tower in South Brisbane at 37-39 Browning Street.

Designed by Gatehouse Architects, the proposal includes 65 apartments, the majority of which are three-bedrooms tailored for the owner-occupier market.

"There's still a shortage of stock. Very few new apartments are getting built. Unless you're a builder-developer right now, making the numbers work for a new development is extremely difficult due to high construction costs and the availability, and cost, of builders."

City Beat May 2025: Brisbane units break through $700k median as values spike in May

The redevelopment of the old Sydney Fish Market site at Blackwattle Bay is set to deliver more than 1500 homes after the NSW Government fast-tracked a rezoning to unlock an additional 320 homes, in the precinct.

Critically the development will include a 7.5 per cent affordable housing contribution that will remain affordable housing in perpetuity.

The finalised Rezoning Proposal made possible by the Minns Labor Government’s State Significant Rezoning Policy has amended planning controls in the&nbsp;Sydney Local Environmental Plan 2012 (LEP)&nbsp;to allow more residential floor space as part of the revitalisation of the harbour foreshore.

Sydney is losing twice as many young people as we are gaining with housing costs now the single largest cost to families in our state. This project will deliver critical new homes for these young people and families who have been locked out of housing.&nbsp;

Along with the delivery of new homes close to transport, over half of the Blackwattle Bay precinct will become open and accessible to the public, including a 1.1 hectare waterside park surrounding the southern pylon of the Anzac Bridge.

A new waterfront promenade will complete the missing link of the 15 km foreshore walk connecting Rozelle Bay to Woolloomooloo.

Infrastructure NSW will soon select a development partner to deliver the 3.6-hectare mixed-used site, following an open and competitive expression of interest process.

The three shortlisted developers, Lendlease, Mirvac, and Stockland will submit their proposals for evaluation in July.

The NSW Government will then work with the preferred development partner to commence work on the project as soon as possible, prioritising delivery of public spaces along the waterfront.

When complete, the landmark site will deliver housing, commercial spaces, retail and cultural experiences to create a vibrant, sustainable, and thriving community.&nbsp;&nbsp;

The first new homes are expected to be built by 2028, with construction likely to continue steadily delivering more homes for another six to eight years.

The Department publicly exhibited the draft Rezoning Proposal and supporting documentation from 12 December 2024 to 31 January 2025. Feedback received during exhibition helped inform its finalisation.&nbsp;

This is part of the Minns Labor Government’s plan to build a better NSW with a greater choice of homes, so young people, families, and workers have somewhere to live in the communities they choose.

Minister for Planning and Public Spaces, Paul Scully, said the Minns Labor Government is removing unnecessary barriers in the planning process to make it easier and faster to build quality homes, close to transport and services,

“This project is an example of that and will now provide more than 1,500 new homes for Blackwattle Bay, while also unlocking the economic and social potential of this unique part of Sydney’s foreshore.

“This is a once-in-a-generation waterfront renewal project that will open a hidden part of the harbour to the city and its people for the first time in over a century while supplying more homes.”

New apartments in Palm Beach have been in vogue for the past five years.

Developers have turned their attention to beachfront sites, with most creating full-floor luxury apartments that cater not only to the Gold Coast’s most affluent buyers, but also to prestige property seekers from Sydney and Melbourne.

One segment that’s been largely overlooked, however, is the modern townhouse market. These types of developments are generally harder to come by, as townhouses are built outwards rather than upwards—requiring double-width, deep blocks to accommodate multiple homes.

INCA Development Manager Michael Downs says the team first encountered LDI during their Waitara project but couldn’t proceed at the time, as construction was already too far advanced.

"By the time we were planning Ellis, our builder was proactively asking for it," Downs says. "It gives them certainty, it gives us confidence—and ultimately, it protects the buyer in a way that traditional strata bonds can’t. By the time it’s complete, we know any structural concerns for the next 10 years are covered. It’s a cleaner, more accountable way to do things—the builder can move on, and the buyer isn’t left chasing defects years down the track."

INCA’s Sales and Marketing Manager Mat Cassidy says that while LDI may not be widely understood by buyers just yet, it’s a game changer once explained.

"There are monthly or even bi-monthly inspections by a third-party Technical Inspection Service. What the builder delivers isn’t just acceptable to the developer—it has to meet the insurer’s standards. That level of scrutiny benefits everyone."

Even in the event that something does arise post-completion, Cassidy says the process is refreshingly simple for buyers.

"If something goes wrong within the first 10 years, buyers aren’t left fighting for a resolution. They just call the insurer. That’s what we love—peace of mind for everyone involved."

Cassidy confirms INCA plans to roll out LDI across all future apartment projects.

"It’s a must for us—we’re committed to doing the right thing by our buyers," he says. "Without buyers, there are no new projects, so their needs and expectations come above all else."

In total, Deicorp’s contributions across both sites will deliver over 1,300 new dwellings and provide more than $2 billion in economic impact. The Precinct East project alone is expected to generate over 5,000 jobs throughout construction and deliver upwards of $200 million to State and Local Government, including local contributions and taxes.

Planning approval for Showground Pavilions was granted by the Department of Planning and Environment in February 2025. The approved scheme includes a considered mix of 136 one-bedroom, 527 two-bedroom, and 210 three-bedroom apartments, with design principles shaped by the site’s natural context and seamless integration with surrounding open space.&nbsp;

The push for more downsizer apartments in Sydney's affluent Eastern Suburbs is set to continue.&nbsp;

Boutique builder developer MD Living is planning 12 apartments on Hamilton Street, just a few houses down from the centre of Rose Bay village on Old South Head Road.

The $15 million apartment building, that will replace two original homes at 28 and 30 Hamilton Street, has been designed by&nbsp;<a href="/developers/ess-lifestyle-pty-ltd">ess Life Style</a>&nbsp;and will rise six levels. Two doors down is the 2019-completed Hampton building.

The three and four-bedroom apartments each occupy half a floor.

Fellow developer Orosi is soon to launch The Avenue, the largest mixed-use development Rose Bay has ever seen.

First look: Rose Bay's downsizer push continues

Developers and apartment buyers have a narrowing window of opportunity before Brisbane's Olympic infrastructure pipeline begins competing directly with residential construction, pushing up costs, tightening labour supply and making new projects increasingly difficult to deliver.

While Brisbane's apartment market continues to benefit from strong population growth and limited housing supply, industry research suggests the years leading up to 2027 could prove to be the most important period for developers looking to secure builders and buyers hoping to purchase before the next wave of price increases.

A new Colliers report, Brisbane 2032 Olympic and Paralympic Games: Creating Solutions, highlights the scale of the challenge. While thousands of new homes are planned across South East Queensland, the Brisbane Olympic Athletes Village alone will deliver more than 10,500 beds during the Games before being converted into around 1,750 to 2,000 apartments. Equivalent to almost two years of typical inner-city apartment supply, the project will also absorb a significant share of the construction workforce and building materials.

The broader construction pipeline paints an even clearer picture.

Construction Skills Queensland's Horizon 2032 report forecasts Queensland's annual construction pipeline will average $69 billion over the coming years before peaking at $75 billion in 2027-28. Demand for construction workers is expected to increase by 17 per cent to almost 150,000 people, with the industry facing an annual shortfall of around 19,000 workers that could blow out to as many as 35,000 during the peak construction period.

The Olympic venues, athletes village and supporting infrastructure will account for billions of dollars worth of work across South East Queensland through to 2032, creating intense competition for labour at a time when Australia's residential construction sector is already under pressure.

Colliers Queensland Residential Director Andrew Scriven said the convergence of these projects is creating a clear window of opportunity for both developers and buyers.

"From 2027 onwards, the market will shift dramatically," Scriven said.

"Labour will increasingly be locked into government-led infrastructure and Olympic projects, which means private residential developments will face higher costs and tighter margins. The developers who move now are the ones most likely to get projects off the ground."

Scriven said the same dynamic would also affect buyers, with fewer apartment projects expected to launch once construction capacity tightens.

"If you're looking to change your lifestyle over the next five years, now is your window of opportunity to buy."

Developers are already positioning themselves ahead of that window.

Following the success of Monarch at Toowong, Consolidated Properties is preparing to launch two new Brisbane apartment projects in the second half of 2026. They include <a href="https://www.apartments.com.au/new-apartments/gloriette-30-bedivere-street-yeerongpilly-qld-4105">Gloriette</a> at Yeerongpilly Green, a 25-storey tower within one of Brisbane's key Olympic precincts, and <a href="https://www.apartments.com.au/new-apartments/castile-47-skyring-terrace-newstead-qld-4006">Castile</a>, a recently approved 25-storey riverfront development at 47 Skyring Terrace in Newstead.

Hutchinson Builders will deliver both projects, with early works already underway at Yeerongpilly and Newstead expected to commence later this year.

The timing comes as Brisbane's fundamentals continue to strengthen, with strong interstate migration, population growth and vacancy rates remaining below 1.5 per cent.

Colliers Queensland researcher Pragya Sharma said Greater Brisbane is forecast to require around 40,000 new apartments between 2021 and 2031.

"There's a real mismatch emerging between when housing is needed and when it will be feasible to build," Sharma said.

"As a result, the period leading up to 2027 presents a key window of opportunity for developers to secure approvals, funding and construction capacity, while buyers will have greater choice before supply constraints intensify."

Inter-generational living drives demand for COMO’s dual key apartments as housing pressures reshape buyer priorities 

Builder-developer&nbsp;<a href="https://www.apartments.com.au/developers/ceerose">Ceerose</a> has doubled down on its Leichhardt ambitions, lodging its second State Significant Development Application (SSDA) in the suburb in the last six months.

Their newest proposal seeks to transform a former industrial precinct into a new residential community centred around the adaptive reuse of one of the site's heritage warehouse buildings.

The new project, on a 6,930 sqm block at&nbsp;<a href="https://www.apartments.com.au/new-apartments/40-76-william-street-leichhardt-nsw-2040">40–76 William Street</a>, will bring more than 200 apartments to a suburb that has seen little to no new supply in recent years. It follows Ceerose's late 2025 SSDA for a mixed-use apartment project on nearby Parramatta Road, signalling the developer's growing investment in Sydney's Inner West.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a>, the redevelopment would involve the demolition of four existing industrial buildings while retaining and adaptively reusing the site's most significant warehouse. The retained structure would anchor a new residential precinct comprising five interconnected buildings arranged around a large central landscaped courtyard, with heights stepping from five storeys along the surrounding residential streets to 11 storeys at the William Street corner.

According to the Architecture Design Report by Woods Bagot, the proposal "seeks to create a residential village centred around a generous green heart while celebrating the site's industrial heritage through the adaptive reuse of the existing warehouse building."

The development would comprise 203 apartments, with 188 proposed as build-to-sell residences, alongside 15 affordable housing apartments.

Rather than treating the retained warehouse as a standalone heritage object, Woods Bagot has sought to weave the site's industrial history throughout the masterplan. The proposal retains the north and west facades of the landmark corner warehouse, while new buildings reinterpret the site's brick-and-steel industrial language through their material palette and architectural expression.

The design is organised around what Woods Bagot describes as a "green heart", a landscaped communal open space that reinstates the leafy character removed when the site became an industrial storage facility. A new pedestrian laneway running through the site would improve permeability between William, North and Francis streets, linking residents through landscaped public spaces while activating the ground plane.

Residents would have access to communal gardens, rooftop open space and shared recreation areas distributed throughout the development. Sustainability has also been prioritised, with the project targeting an average 7.9-star NatHERS rating. Proposed initiatives include rooftop solar generation, rainwater harvesting, passive solar design, naturally ventilated lobbies, extensive cross-ventilation and the reuse of existing building fabric to reduce embodied carbon.

The adaptive reuse strategy became a defining feature of the application after heritage investigations found only one of the site's industrial buildings could feasibly be retained. The Heritage Impact Statement concludes that preserving the key warehouse façades while referencing the site's industrial character throughout the new development provides an appropriate balance between renewal and conservation.

"Retention and adaptation of the site buildings has been explored but found not to be feasible except for the tallest building, whose street facades will be retained," the heritage report states.

"The proposed building will interpret the brick and steel character of the subject site, including reuse of some components and construction of a large 'sawtooth' structure in the proposed open space."

The William Street site is located around 300 metres from Leichhardt North Light Rail station and a short walk to Norton Street's retail, dining and hospitality precinct. The surrounding area has increasingly become a focus for urban renewal given its proximity to public transport and the Parramatta Road corridor.

Ceerose, founded by Edward Doueihi in 1998, has become one of Sydney's more active apartment developers, with completed projects including The Alex Collective in Alexandria, Abbie's Lane in Annandale, and the award-winning Munro House in Elizabeth Bay. They are currently delivering Belgravia, 17 luxury apartments in Potts Point.
