<a href="/developers/aland">ALAND</a> has spent $240 million on a prime North Sydney site, the first Sydney city development for the builder-developer.

Cbus, Galileo Group, and Abadeen, had plans approved for <a href="/new-apartments/east-walker-street-north-sydney-173-179-walker-street-north-sydney-nsw-2060">East Walker Street</a>, two towers across&nbsp;173-179 Walker Street and 11-17 Hampden Street.

ALAND plans to deliver 239 apartments across two towers, with the high amenity 30-level main tower comprising 161 apartments, 70 per cent of which will feature uniterrupted views&nbsp;of Sydney Harbour with outlooks towards the Harbour Bridge, Sydney Opera House and across to the Eastern Suburbs.

The main tower will also feature exclusive residents-only private club-style facilities, offering a rooftop pool, sauna, private dining, cellar, lounge, gym, studio, and work-from-home spaces.

ALAND buys $240m North Sydney site

Sydney-based developer ODUS, in partnership with Metrics Credit Partners, has acquired the 21-level ARI Main Beach development on the Gold Coast, after securing the absolute beachfront site for $55.68 million.

The deal sees ODUS and Metrics, a leading Australian non-bank corporate lender and alternative asset manager, purchase the 1,355 sqm site at 3555 Main Beach Parade in Main Beach from its former developer, Melbourne-based Stamoulis Property Group.

The partnership will push forward with the existing plans for the $290 million tower, including 31 luxury half and full-floor beachfront apartments, along with a suite of exclusive resort-style amenities, designed by renowned architect Bayden Goddard of BGD Architects.

The developer is working with Stamoulis Property Group over a four-month transition period, with an early works agreement allowing it and builder partner, Nazero Constructions, to finalise demolition and commence construction immediately.

Construction of the $150 million 29-level La Mer tower – located adjacent to ARI – commenced in July, with that project launched to market in November last year.

Demand has been very strong for La Mer’s 25 full-floor luxury residences, which start from $3.99 million, and are being sold through marketing agent James Elliott of OTP Group.

ODUS is headed by development professionals Byron Sakha, Jarrod Younan and Sebastian Younan. The Younans also head family-owned builder Nazero Constructions, established in the 1960s.

Sakha said the partnership had hit the ground running, with demolition work already commencing on site, paving the way for basement construction to start within months. Completion of the tower is anticipated for early 2028.

“We’re confident the market demand for both properties remains very strong. It’s a prime location and the desire for top end beachfront apartments on the Gold Coast is extremely high, with supply low.”

Half and full-floor apartments in the ARI development range from 295 sqm to 620 sqm, with a two-level penthouse measuring 849 sqm. Prices are still being determined but are anticipated to start from $7.5 million.

Burgeoning South East Queensland builder-developer <a href="/developers/gardner-vaughan-group">Gardner Vaughan Group</a> (GVG) has its sights firmly set on their next Sunshine Coast apartment development.

GVG recently settled on a $19 million purchase of a prime 5,289 sqm site across 1–9 Bulcock Street and 45–47 Bombala Terrace. The acquisition paves the way for <a href="/new-apartments/eden-caloundra-1-9-bulcock-street-caloundra-qld-4551">Eden Caloundra</a>, a two-tower project with 179 apartments.

Early registrations are now open for Eden, with a full launch scheduled for September. Construction is expected to begin in January 2026, with the site already cleared.

The team revisited the original approved plans, which had included a hotel and nearly 3,000 sqm of retail and commercial space, and opted for a new direction.

GVG Director Sam Gardner says Eden presents an opportunity to reinvigorate Bulcock Street.

"Bulcock Street is one of the premier streets in Caloundra, but it's been left behind in recent years. We expect Eden to be just the start of the revitalization of the area," Gardner says.

He adds that the ground-level retail offering will be carefully curated, with a particular focus on the two hospitality operators that will play a key role in the precinct’s success.

“The strong demand for housing and accommodation in the Sunshine Coast region drew intense interest from local and national developers,” Hogan said.

“This was a particularly rare site as it is located in an established area close to beaches, shops, cafes and entertainment at the top end of Caloundra’s CBD but also offered an elevated site, offering potential ocean and mountain views."

Baydn Dodds said the transaction reflects the continued strength of the Sunshine Coast market and the high level of interest for premium development opportunities in lifestyle destinations such as Caloundra.

The population on the Sunshine Coast is expected to grow by 237,900 people between 2021 and 2046, requiring around 89,800 new dwellings. This equates to around 3,600 new homes needing to be delivered each year to accommodate the forecast annual population growth of more than 9,500 people.

Melbourne developer Central Equity is reviving its Surfers Paradise tower that was shelved three years ago due to escalating construction costs.

Central Equity, HIA Victoria's most awarded apartment developer—known for projects such as Melbourne Grand, Southbank Place, and Victoria Tower—has completed over 80 developments.

Back in 2022, the plan was for Pacific One, a 56-level tower comprising 486 dwellings. Although sales began successfully, it soon became clear the project was no longer feasible due to rising construction costs.

Now, there are renewed hopes that the skyscraper—set on a prime 3,259 sqm corner site at <a href="/new-apartments/corner-of-frederick-street-garfield-terrace-surfers-paradise">Frederick Street and Garfield Terrace</a>—will go ahead.

Central Equity has returned to the drawing board with architecture firm Marchese Partners, submitting a revised proposal for a 52-level tower with 347 apartments. The new design features six podium levels, up from the two originally approved. That will home the 387 parking spaces, rather than in basement-level parking, a costly and timely exercise.

A pre-lodgement meeting was held with the Gold Coast City Council before the recent application. Council supported the podium height, and identified reservations about the dark-glazed appearance, recommending finishes that complement the residential coastal character.

"In response to the above items raised, the development was revised to incorporate a more subtropical, coastal design palette with more incorporated articulation and recesses and deep planting," town planner Urbis noted in their submission.

Marchese Partners said in their submission that while&nbsp;the redesign of the development has been approached holistically, the design changes largely relate to the podium levels and tower base.

"The tower design remains primarily the same, with only minor revisions to the central column design. Given proposed increase in podium height, careful consideration has been given to the design strategy of these levels to ensure the tower base positively contributes to the streetscape character and coastal environment."

They said the podium design has been cleverly revised to emulate residential dwellings, by incorporating balconies and glazing with false windows.

"This creates the appearance of residential dwellings while also creating visual interest through balconies of varying height, width and depth and integrated landscaping. This in turn softens the overall appearance of the podium, reducing visual bulk and positively contributing to the development character of the area while maintaining the anticipated development intensity for the zone."

The extensive amenity that was on offer in the original building has been reduced.

Previously known as the Pacific Club (below), the sixth level will still feature two swimming pools, cabanas, barbecue areas, an indoor and outdoor gym, sauna, and a club lounge. Gone however is the exclusive rooftop club, reserved only for the use of skyhome and penthouse residents. There had been plans for a glass-edge pool, gym, sauna, and alfresco dining spaces.

When Pacific One launched, Central Equity Executive Director, Karl Kutner, said the market had been starved of the type of dwelling mix being offered in the development.

"There's not many projects at the moment in this location that offer one, two, three and four-bedroom apartments," Kutner said.

It is nearly two decades since Central Equity acquired their first block on Frederick Street. They had planned a more boutique building before acquiring several neighbouring properties to create a 19-lot compound.

Developers and apartment buyers have a narrowing window of opportunity before Brisbane's Olympic infrastructure pipeline begins competing directly with residential construction, pushing up costs, tightening labour supply and making new projects increasingly difficult to deliver.

While Brisbane's apartment market continues to benefit from strong population growth and limited housing supply, industry research suggests the years leading up to 2027 could prove to be the most important period for developers looking to secure builders and buyers hoping to purchase before the next wave of price increases.

A new Colliers report, Brisbane 2032 Olympic and Paralympic Games: Creating Solutions, highlights the scale of the challenge. While thousands of new homes are planned across South East Queensland, the Brisbane Olympic Athletes Village alone will deliver more than 10,500 beds during the Games before being converted into around 1,750 to 2,000 apartments. Equivalent to almost two years of typical inner-city apartment supply, the project will also absorb a significant share of the construction workforce and building materials.

The broader construction pipeline paints an even clearer picture.

Construction Skills Queensland's Horizon 2032 report forecasts Queensland's annual construction pipeline will average $69 billion over the coming years before peaking at $75 billion in 2027-28. Demand for construction workers is expected to increase by 17 per cent to almost 150,000 people, with the industry facing an annual shortfall of around 19,000 workers that could blow out to as many as 35,000 during the peak construction period.

The Olympic venues, athletes village and supporting infrastructure will account for billions of dollars worth of work across South East Queensland through to 2032, creating intense competition for labour at a time when Australia's residential construction sector is already under pressure.

Colliers Queensland Residential Director Andrew Scriven said the convergence of these projects is creating a clear window of opportunity for both developers and buyers.

"From 2027 onwards, the market will shift dramatically," Scriven said.

"Labour will increasingly be locked into government-led infrastructure and Olympic projects, which means private residential developments will face higher costs and tighter margins. The developers who move now are the ones most likely to get projects off the ground."

Scriven said the same dynamic would also affect buyers, with fewer apartment projects expected to launch once construction capacity tightens.

"If you're looking to change your lifestyle over the next five years, now is your window of opportunity to buy."

Following the success of Monarch at Toowong, Consolidated Properties is preparing to launch two new Brisbane apartment projects in the second half of 2026. The timing comes as Brisbane's fundamentals continue to strengthen, with strong interstate migration, population growth and vacancy rates remaining below 1.5 per cent.

Colliers Queensland researcher Pragya Sharma said Greater Brisbane is forecast to require around 40,000 new apartments between 2021 and 2031.

"There's a real mismatch emerging between when housing is needed and when it will be feasible to build," Sharma said.

"As a result, the period leading up to 2027 presents a key window of opportunity for developers to secure approvals, funding and construction capacity, while buyers will have greater choice before supply constraints intensify."

According to the Architecture Design Report by Woods Bagot, the proposal "seeks to create a residential village centred around a generous green heart while celebrating the site's industrial heritage through the adaptive reuse of the existing warehouse building."

The development would comprise 203 apartments, with 188 proposed as build-to-sell residences, alongside 15 affordable housing apartments.

Rather than treating the retained warehouse as a standalone heritage object, Woods Bagot has sought to weave the site's industrial history throughout the masterplan. The proposal retains the north and west facades of the landmark corner warehouse, while new buildings reinterpret the site's brick-and-steel industrial language through their material palette and architectural expression.

The design is organised around what Woods Bagot describes as a "green heart", a landscaped communal open space that reinstates the leafy character removed when the site became an industrial storage facility. A new pedestrian laneway running through the site would improve permeability between William, North and Francis streets, linking residents through landscaped public spaces while activating the ground plane.

Residents would have access to communal gardens, rooftop open space and shared recreation areas distributed throughout the development. Sustainability has also been prioritised, with the project targeting an average 7.9-star NatHERS rating. Proposed initiatives include rooftop solar generation, rainwater harvesting, passive solar design, naturally ventilated lobbies, extensive cross-ventilation and the reuse of existing building fabric to reduce embodied carbon.

The adaptive reuse strategy became a defining feature of the application after heritage investigations found only one of the site's industrial buildings could feasibly be retained. The Heritage Impact Statement concludes that preserving the key warehouse façades while referencing the site's industrial character throughout the new development provides an appropriate balance between renewal and conservation.

"Retention and adaptation of the site buildings has been explored but found not to be feasible except for the tallest building, whose street facades will be retained," the heritage report states.

"The proposed building will interpret the brick and steel character of the subject site, including reuse of some components and construction of a large 'sawtooth' structure in the proposed open space."

The William Street site is located around 300 metres from Leichhardt North Light Rail station and a short walk to Norton Street's retail, dining and hospitality precinct. The surrounding area has increasingly become a focus for urban renewal given its proximity to public transport and the Parramatta Road corridor.

Ceerose, founded by Edward Doueihi in 1998, has become one of Sydney's more active apartment developers, with completed projects including The Alex Collective in Alexandria, Abbie's Lane in Annandale, and the award-winning Munro House in Elizabeth Bay. They are currently delivering Belgravia, 17 luxury apartments in Potts Point.
