In Australia, capital city markets typically quieten down over winter as developers, agents, and prospective buyers gear up for the spring and summer selling seasons.

That's not the case in the Gold Coast however. In fact, it's the complete opposite.

Especially since the pandemic, the Gold Coast garners national attention during the colder months, more so than the entire year, except perhaps for the Christmas holiday season in December and January.

Developers are acutely aware of the limited apartment supply on the Gold Coast and are poised to bring apartments to market as soon as they can.

We've compiled a list of the top apartment developments to watch for in the second half of 2024

<h2>Who: Siera Group</h2>

<h2>Where:&nbsp;8 Enderley Avenue, Surfers Paradise QLD 4217</h2>

<h2>What: 54 two and three-bedroom apartments</h2>

Burgeoning apartment developer Siera Group will launch its third local apartment development since breaking onto the Gold Coast development scene in 2021 with their debut project Tapestry.

Siera Group, led by founder and managing director Brent Thompson, is gearing up the launch of its <a href="/new-apartments/exhale-surfers-paradise">Enderley Avenue project</a>, just off Northcliffe Beach. The approved project designed by <a href="/architects/bda-architecture">BDA Architecture</a> will comprise 54 apartments across a 25-level building, a maximum of three apartments per floor.

There will be two levels of amenity, with the lower level hosting a communal mezzanine with a spa, gym and sauna, and the upper level with a lap pool with pool deck, barbecue alfresco space, a private dining area with a bar and cellar room, a games room, and a space with work from home facilities.

Thompson believes the majority of buyers at Enderley will be local downsizers.

"We want to really elevate the liveability factors of an apartment for a downsizer, and we think, on top of larger sized apartments with good design, we can do that with extensive amenity," Thompon says.

The much anticipated $2 billion, four-tower Mermaid Beach precinct by&nbsp;<a href="/developers/aniko-group">Aniko Group</a> is expected to be available to buy into this year.

The precinct-style development, dubbed&nbsp;<a href="/new-apartments/the-landmark-mermaid-beach-14-seaview-avenue-mermaid-beach-qld-4218">The Landmark</a>, will spread across a prime 1.1-hectare site&nbsp;on the corner of the Gold Coast Highway and Seaview Avenue. It will comprise residential, hotel, retail, hospitality, and commercial spaces, as well as significant amenities for future residents.

Roy Skaf's <a href="/developers/macquarie-york">Macquarie York</a> will launch its Sunset Boulevarde tower later this year, having secured approval for the riverfront building in April.

The 17-level tower at 50 Sunset Boulevarde, a 1,057 sqm riverfront block on the Nerang River facing <a href="/developments/chevron-island-qld-4217">Chevron Island</a>'s Home of The Arts building, will home 42 two and three-bedroom apartments, as well as a three-level, four-bedroom penthouse.

Each floor up to level 15 will accommodate just three apartments, varying in size from 96 sqm to 129 sqm.&nbsp;

Among the amenities planned for residents is a dedicated recreation level on the second floor boasting a swimming pool, lounge area, BBQ space, gym, sauna, steam room, and work-from-home office space complete with desks and a boardroom.&nbsp;

<h2>Who:&nbsp;Amalgamated Property Group</h2>

<h2>Where:&nbsp;42-46 Chelsea Avenue, Broadbeach QLD 4218</h2>

<h2>What:&nbsp;Affinity Broadbeach - 185 two and three-bedroom apartments</h2>

The Canberra-based apartment developer <a href="/developers/amalgamated-property-group">Amalgamated Property Group</a> is looking to launch its second Broadbeach apartment development.

Currently building Amaya on First Avenue, APG has its sites set on revealing its next tower, <a href="/new-apartments/affinity-broadbeach-40-46-chelsea-avenue-broadbeach">Affinity Broadbeach</a>.

The 1,820 sqm Chelsea Avenue site, just 700 metres from&nbsp;Nikiforides Park was bought from Raptis with approval for a 41-level Archidiom-designed tower with 180 apartments.

APG has tweaked the plans, bringing in DBI to change the product mix, instead now offering 148 two-beds and 37 three-bed apartments, a total of 185 apartments.

The recreational amenities for residents will be situated on the fourth level, offering a range of facilities such as a swimming pool, residents' lounge, community living area with barbecue and outdoor dining space, gardens, gym, sauna, and a yoga/meeting room.&nbsp;

<h2>Who:&nbsp;Pyco</h2>

<h2>Where:&nbsp;10 Churchill Street, Coolangatta QLD 4225</h2>

<h2>What:&nbsp;Kirra Beach Residences - 97 two and three-bedroom apartments</h2>

The Brisbane-focussed developer&nbsp;<a href="/developers/pyco-group">Pyco</a>, is breaking into the Gold Coast with its maiden apartment development, Kirra Beach Residences.

Pyco Founder Lachlan Cottee says the project, 97 apartments across a 14-level building just one row back from Kirra Beach, will launch later this year. The owner-occupier development, made up of 79 three-beds and 18 two-beds, is set to be incredibly popular in an area that has been starved of supply.

The three-bedroom apartment sizes start from 113 sqm.

The resident amenity on the ground floor, set back from the street and elevated, includes a swimming pool, gym, sauna, resident work from home office space, and a media room.

Pyco has amalgamated four sites,&nbsp;10 and 12 Churchill Street, 17 Miles Street and 51 Winston Street, to create the 2,044 sqm site for the project.

Architecture firm DAHA said in their design statement submitted with the application to the Gold Coast City Council that their approach creates a space that complements the natural beauty of the Gold Coast landscape whilst elevating the experience of beachside living.

<h2>Who: Ignite Projects</h2>

<h2>Where: 1177 Jefferson Lane, Palm Beach</h2>

<h2>What: 36 two and three-bedroom apartments</h2>

Ignite Projects will be ready to launch its latest <a href="/developments/palm-beach-qld-4221">Palm Beach</a> beachfront development in the coming months, having recently acquired a prime 1,600 sqm site and submitted a code-assessable development application for a new nine-level apartment building on the Jefferson Lane dress circle.

Ignite, led by Josh Foote, is seeking to create 36 high-end apartments, akin to Cabana Palm Beach, Ignite's last Palm Beach project.

There will be four two-bedroom apartments and 32 three-beds, 31 of which have an additional multi-purpose room.

Ignite is bringing construction in-house for the project, with construction commencement expected in early 2025.

The Gold Coast's hottest apartment developments set to launch in H2 2024

Before the onset of COVID-19, Chevron Island's newest apartment development would have been at least two decades old.

Fast forward four years, and some reputable apartment developers later, the small island just a bridge away from Surfers Paradise, is absolutely booming.

The island broke headlines in 2017 when Melbourne-based developer Bensons Property announced it was going to develop Chevron One, a 40-level tower on Stanhill Drive. The under-construction tower will be the only skyscraper on the island, following a change in planning laws shortly after the approval.

But the island didn't truly boom until a few years later, around the opening of the Home of The Arts (HOTA) Gallery, located just across the green bridge from Chevron Island and the cultural hub of the Gold Coast. With the new gallery came&nbsp;The Exhibitionist Bar on the Gallery Rooftop, Palette Restaurant, and a new HOTA Shop.

Further investment by the Gold Coast City Council will bring a new&nbsp;1800-seat lyric theatre to the precinct, as well as a refurbishment of the current 800-seat theatre.

Apartment developers took note of the activity on the island and the surrounding area, and buyers have responded in a big way.

Brent Thompson's Siera Group made <a href="/developments/chevron-island-qld-4217">Chevron Island</a> home for their first <a href="/new-apartments/gold-coast-qld">Gold Coast</a> apartment development.

Thompson, who had been scoping out the Gold Coast market for 18 months before purchasing a prime 1500 sqm site on Darrambal Street, had a string of boutique townhouse and apartment developments in Brisbane's inner-ring suburbs to his name before moving Siera south.

"We have always built in-house, so it was really more about building a team of experienced high-rise staff to deliver Tapestry as we always have as builder/ developer," Thompson says.

On submitting plans for Tapestry in 2021, Thompson said <a href="/developments/chevron-island-qld-4217">Chevron Island</a>&nbsp;has a "great local community".

"It's a tight-knit community, while being ideally located just a five-minute walk from the international tourist hub of Surfers Paradise."

Thompson kept everything local when he submitted plans for Tapestry, a 22-level arts-inspired apartmet project designed to be in keeping with&nbsp;Chevron Island’s growing standing at the cultural arts hub of the Gold Coast. He had the local BDA Architecture team undertake the design, while also commissioning a piece from local artist Tania Blanchard that will hang in the lobby when the building is completed.

Tapestry will home 113 two and three-bedroom apartments with an impressive rooftop comprising a swimming pool, barbecue and alfresco space, a private dining room with a terrace and fire pit, an edible garden, a private gym with a sauna and steam room and landscaped gardens.

“After all the research and understanding&nbsp;<a href="/developments/chevron-island-qld-4217">Chevron Island</a>&nbsp;as a whole, it really felt like it was the perfect place to deliver a project like&nbsp;<a href="/new-apartments/tapestry-chevron-island-39-darrambal-street-chevron-island" target="">Tapestry</a>, where we’ve created this phenomenal amount of amenity and beautiful residences that locals will be able to move into and downsize," Thompson said.

Siera Group recently brought construction in-house and kicked off the build at Tapestry, which is expected to complete in late 2025.

Another reputable builder developer on the island is Aniko Group, who has a strong track record of delivering qualiy on a Gold Coast island before. They've previously developed over $400 million worth of apartments and townhouses on Hope Island.

Aniko's construction arm will be completing their Chevron Island apartment development, Orama, in late 2025. A similarly impressive rooftop to Tapestry, Orama will have 102 two and three-bedroom apartments designed by Plus Architecture. The project is currently over 80 per cent sold.

When Aniko secured the Weemala Street site, Aniko Founder George Mastocrastas said they wanted to create something that was "in keeping with the community fabric of the island suburb."

Another local developer Sherpa Property Group, also recently launched Perspective Helm, the most boutique apartment development on the island.

The waterfront building on Stanhill Drive comprises just 10 three and four-bedroom residences, a mix of apartments and villas, that start from $4 million. Some of the residences have their own private marina berth.

Chevron Island's boom has been reflected in enquiry data collected by MatterFact, the data product from Apartments.com.au. The data shows that the average price per square metre has skyrocketed over the last three years, increasing between 35 to 50 percent in most cases.

In 2022, the average price per square metre for two-bedroom apartments was $8,200. This figure jumped to $9,900 in 2023 and currently sits closer to $11,000 in 2024.

Three-bedroom apartments saw a similar increase, rising from $8,900 in 2022 to $11,200 in 2023, and further to $13,200 in 2024.

Josh Foote's Ignite Projects is heading back to the Palm Beach sand, filing plans for its latest luxury beachfront project.

Having acquired a development-approved site a few months ago from GV Property Group, <a href="/developers/ignite-projects">Ignite</a>, who has had success on the <a href="/developments/palm-beach-qld-4221">Palm Beach</a> beachfront previously with Cabana, has scaled back plans to be more in keeping with the Palm Beach beachfront.

Now on the desks of the Gold Coast City Council is <a href="/new-apartments/retreat-palm-beach-1177-jefferson-lane-palm-beach-qld-4221">Retreat Palm Beach</a>, a nine-level building by Plus Architecture with 36 apartments. There will be four two-bed apartments and 32 three-beds, 31 of which also have a multi-purpose room.

Josh Foote told Urban the new project will follow the same blueprint as Cabana, 30 apartments up the road that was one of the fastest selling developments in the Gold Coast in 2021.

"Cabana was so well received, it would have been silly to not take the opportunity to recreate something similar when we know that market so well," he said.

"We've had Plus come in and create a facade that is something fresh and challenges convention a little compared to what's come before in the area."

One of the key focuses for Foote is on the communal area on the ground level.

"We want this space to become an urban retreat for residents, within the confines of the building.

"Of course one of the biggest drawcards will be the proximity to the beach, but we want this space to act as a retreat from the beach. "The design will evoke a Mediterranean day spa ambiance, characterised by organic and natural elements, featuring a sculpted lagoon pool and floating day beds."

Much like several developers on the Gold Coast who are wanting to avoid any problems with construction, Foote will be bringing construction in-house for the new project.

"It's a matter of wanting to control the quality and delivery from concept to completion," Foote says, adding that they'll be ready to start construction in early 2025. Sales and marketing is expected to commence in Q3 2024, with the new development application code-assessable so it should fly through its approval process.

"We considered numerous elements before finalising the layout of the floor plans to ensure the best possible outcome,"&nbsp; Foote says.

"It ticks a lot of boxes for downsizers."

GV Property Group's Luke Reaby says there aren't many more opportunities to create a project of the scale of this one, namely due to the fact the lack of supply coming to the market, as well as the ability to amalgamate a site of this size.

"We're in constant communication with every owner on the beachfront and Jefferson Lane and believe these sites will become more scarce everyday, especially four blocks in a row like this one," Reaby says.

"We sold the unit block then approached the neighbours to the north to make the site larger which has allowed for a better scheme to be put to Council."

Reaby says there were multiple offers from local developers, as well as a consortium of investors from the local area who looked at it as a landbanking opportunity.

Ignite is taking the wraps off its luxury Main Beach apartment development, The Monaco, just 24 half and full-floor apartments that sold out with an average sale price of $4.6 million.

The Gold Coast’s super tight A-grade office market is about to get a major boost as Aniko Group gears up for construction of its $2 billion mixed Mermaid Beach project The Landmark, with the development set to deliver the equivalent of more than a year’s worth of supply.

<a href="/new-apartments/the-landmark-mermaid-beach-14-seaview-avenue-mermaid-beach-qld-4218">The Landmark</a>, a mixed-use project set to rise on a 1.13 hectare site bounded by Seaview Avenue and the Gold Coast Highway, will create up to 11,000 sqm of office space in the sought-after central Gold Coast market and provide the largest injection of new office space to the city since The Oracle was completed 14 years ago.

The development has been hailed a welcome relief by the real estate industry as vacancy rates on the Gold Coast, particularly A-grade stock, plumb record lows.

The most recent analysis by <a href="/project-marketer/colliers">Colliers</a> showed that net absorption of office space in the six months to January hit 4,490sqm, with A-grade properties recording the highest level of demand.

Based on the latest net absorption rate, The Landmark will deliver more than a year of supply to the Gold Coast market which saw vacancy rates fall to 6.4 per cent in January across the broader market. A-grade space went even lower to 3.3 per cent.

“The landmark represents one of the biggest injections of office space in the Gold Coast market for more than a decade,” said Colliers <a href="/developments/gold-coast-qld">Gold Coast</a> director-in-charge Steven King.

“It comes amid an acute shortage of new office developments across the city due to higher construction costs, labour shortages and increased borrowing costs.&nbsp;

“In a single hit, The Landmark will open up more opportunities for businesses to secure A-grade space close to key transport nodes in the central Gold Coast precinct.”

Positioned prominently at the entrance to the iconic Pacific Fair Shopping Centre, The Landmark will be supported by easy access to the Broadbeach South light rail station and bus interchange to create an uber-connected community and support a new urban heart for <a href="/developments/mermaid-beach-qld-4218">Mermaid Beach</a>.

Gold Coast A-grade stock comprises a total area of 87,203 sqm out of the city’s total estimated office space of 460,510 sqm. With 11,000 sqm being added by The Landmark, the development will boost the city’s A-grade offering by almost 14 per cent and see it as the second largest office tower behind 50 Cavill Avenue.

“Tenants have been crying out for A-grade space amid the continued migration of business owners to the Gold Coast and the expansion needs of existing businesses,” King added.

“With the rate of net absorption of space at present, this project will add more than a year’s supply of much-needed A-grade space and alleviate some of the shortages the market has been experiencing.”

Despite the impact of higher interest rates on the Australian economy, the Gold Coast office market remains robust, thanks to continued strong population and business growth, <a href="/project-marketer/cbre-residential-australia">CBRE</a> predicts that Gold Coast office vacancy will remain at one of the lowest rates in the country.

“The Gold Coast office vacancy rate could fall to 2-3 per cent by 2025. We desperately need more A-grade office space and have been waiting for this supply since Oracle in Broadbeach was introduced to the region 14 years ago,” said Tania Moore, senior director of investor leasing of CBRE Gold Coast.

CBRE’s Gold Coast Office Market Report revealed that the city’s vacancy rate remains one of the tightest in Australia, at just 6.4 per cent.

The Gold Coast’s supply pipeline will be limited over the next few years due to high interest rates, construction costs, delays and labour shortages restricting construction, said the report.

“The central Gold Coast is desperate for major A-grade office space, as the region continues to grow and evolve into a corporate nucleus with tenant demand focussed on a high-quality building quality and amenities,” Moore said.

“Aniko Group’s vision will also incorporate a number of incredible value adds to the office precinct with close proximity to the new international restaurants and retail precinct that will be a feature of The Landmark.”

Rafi Assouline's&nbsp;HSN Property Group&nbsp;is set to develop a striking new apartment development in Woollahra.

HSN, who has its own building arm, is seeking to develop a seven-level building at <a href="/new-apartments/370-edgecliff-road-edgecliff">370 Edgecliff Road</a>, a site that had previously been earmarked for a new development by TOGA.

The new $23 million development, near the Wolper Jewish Hospital and Matt Moran's The Chiswick, will comprise just 19 two and three-bedroom apartments, four of which will be reserved as affordable housing.

Currently on the site is a three-level, 16-apartment building.

Designed to meet the needs of medium-sized families and downsizers from the local area, the north-facing apartments range from 105 sqm to 191 sqm.

The landscape design, by Danger Barin Smith, reflects the ecological character of Woollahra, using a mix of species to provide privacy and seasonal shading.&nbsp;

A concierge lobby will enhance residents' sense of community and security.

Eastern Suburbs developer Orosi is taking on its largest project to date, filing plans for a new shoptop development in the gateway to Rose Bay.

It was last year that <a href="/developers/orosi">Orosi</a>, led by Founder and Managing Director Hamid Samavi, secured the vast 3,000 sqm site, a two year-long amalgamation of several lots over The Avenue, Old South Head Road and William Street. Now they've submitted plans to the Waverley Council for a mixed-use development that will be the biggest development Rose Bay has seen in years.

Samavi told Urban the vision is to create an iconic landmark that serves as a welcoming gateway to <a href="/developments/rose-bay-nsw-2029">Rose Bay</a>.

"<a href="/new-apartments/orosi-rose-bay-1-the-avenue-rose-bay">OROSI Rose Bay</a> will set a new benchmark for architecture and sustainability in The Eastern Suburbs, featuring state-of-the-art facilities and curated retail spaces, including a Kosher café, an organic restaurant, and Sydney’s most iconic wellness centre," Samavi said.

The integrated developer, who serves as both the architect and builder of its projects, designed the building to offer 50 apartments spanning across a structure that ranges from four to five levels.

There will be 34 two-bedroom apartments and 16 three-bed apartments.

"The apartments are on the larger side, so they will suit a wide range of demographics, not just downsizers."

The building,&nbsp;across the road from the Royal Sydney Golf Club, will be divided into two adjacent, inter-connected buildings to reduce its overall bulk, setting back the development from The Avenue and William Street boundaries.

OROSI Rose Bay will replace a mix of commercial and residential properties from the mid to late 20th century.

Urbis said the demolition of all structures within the subject site would provide the opportunity for a cohesive, contemporary new development that complements the surrounding streetscape.

"The proposal would revitalise the site with new opportunity for residential, commercial and retail spaces, and reactivate the Old South Head Road street frontage with a cafe, restaurant, and a modest commercial space," Urbis noted in their submission.

"The proposed new mixed-use development has been designed to be complementary to the existing character of the surrounding streetscape, including its height, built envelope, inclusion of greenery and landscaping, utilisation of the existing slope, colour palette and finishes."

Orosi's push for a bakery-style cafe stems from the site's long history of having a bakery presence, dating back over a century.

Samavi said the bakery currently operating from the development site is the only kosher bakery in Sydney.

"We wanted to respect the context of the site and keep the same kosher bakery which has become an important part of Rose Bay," Samavi added.

Orosi's largest development to date was in Bellevue Hill where they created a 25-apartment development on Bellevue Road. Their most recent completion was of Orosi South Cronulla, a collection of 18 luxury apartments, while currently they're developing a boutique building of just 11 apartments in Randwick.

"To us, luxury is not just about natural marble and exquisite finishes,"&nbsp;Samavi said.

"We put a great deal of effort into sustainability, achieved through the passive design of the building to minimise energy consumption. This includes provisions such as double-glazed windows, UV-protected glass, proper insulation for the walls, and airtight joints for windows and walls, among other features.

"Additionally, each unit is equipped with a heat exchanger to ensure proper cross-ventilation at all times, thereby preventing any mould formation within the units. Thermal comfort and air quality is a priority for us, impacting residents as significantly as the quality of the finishes."

The Budget acknowledges challenging economic factors including higher interest rates and construction costs, have negatively impacted the feasibility of new residential projects, contributing to a decline in the number of dwelling approvals over the past year to their lowest level in a decade.&nbsp;

“This budget has a number of positive initiatives to tackle the housing crisis however more needs to be done to get keys in doors earlier,” said Stuart Ayres, CEO of UDIA NSW.&nbsp;

The budget confirms $555 million to speed up the planning system and deliver the enabling infrastructure required to build new homes. It also includes funding through the Building Homes for NSW Program for 21,000 market and affordable new homes and 8,400 social homes. &nbsp;This includes $450m toward constructing affordable apartments for key workers. 
&nbsp; 
UDIA NSW welcomes the renewed focus on Western Sydney and the Aerotropolis with over $5b allocated towards critical road projects needed to unlock housing and employment lands. However, more work is required to encourage private sector investment in enabling infrastructure.

“The budget highlights how challenging an economic environment it is for developers and future homeowners," Ayres added.

UDIA NSW welcomes Budget focus on building more homes

Victoria's state government has outlined draft housing targets to address the growing demand for housing across the region, setting a goal of constructing 2.5 million new homes by 2051.&nbsp;

These targets are part of Plan Victoria, a new strategy set to supersede the 2017 Plan <a href="/developments/melbourne-vic">Melbourne</a>.&nbsp;

The announcement comes amidst broader national housing challenges, particularly in Victoria, which has the largest annual population growth of all Australian states.

Plan Victoria emphasises local government involvement to unlock space for new homes, propose changes to local planning rules, and address infrastructure needs.&nbsp;

"We want to work in partnership with councils to build more homes in the areas where people want to live – close to the people they love and the things they love to do," Planning Minister Sonya Kilkenny said.&nbsp;

Premier Jacinta Allan said “To give industry the confidence they need to get on and build, we need Government and all councils working towards the same goal: more homes for Victorians – in the right places.”

Victoria's Housing Statement includes an ambitious plan to build 800,000 homes over the next decade in an Affordability Partnership with industry.&nbsp;

The plan includes reforming Victoria’s planning system to boost housing supply across the state, clearing the backlog, and providing builders, buyers, and renovators with certainty about approval times.

Additionally, it aims to close loopholes that drive up the cost of living for renters, providing more certainty over leases, living standards, and finances, and resolving tenancy disputes more quickly.

The government is also committed to building more social and affordable homes across Victoria, launching Australia’s biggest urban renewal project on top of the Big Housing Build.&nbsp;

As part of the effort to meet the target by 2051, a regional target has been set to build 425,600 of these homes across Victoria’s regions.

Key areas such as Melbourne's Central Business District (CBD), outer suburbs, and the regional city of <a href="/developments/geelong-vic-3220">Geelong</a> will play pivotal roles in meeting these goals.&nbsp;

Geelong, Victoria's second-largest city, has been set the highest target with 139,800 new homes proposed by 2051, more than double the 127,300 homes currently in Geelong.

The City of Melbourne, which includes the CBD and suburbs like <a href="/developments/carlton-vic-3053">Carlton</a>, <a href="/developments/flemington-vic-3031">Flemington</a>, <a href="/developments/kensington-vic-3031">Kensington</a>, <a href="/developments/north-melbourne-vic-3051">North Melbourne</a>, and <a href="/developments/south-yarra-vic-3141">South Yarra</a>, follows with a target of 134,000 new homes, up from the 110,100 currently.&nbsp;

The <a href="/developments/melton-vic-3337">Melton</a> LGA, situated about 40 kilometres west of Melbourne’s CBD, is third with a proposed target of 132,000 new homes. This area had about 69,000 homes in 2013 and is one of the fastest-growing municipalities, boasting a 6.6 per cent annual population growth.

Other growing outer suburban LGAs are also set high targets. Wyndham in the southwest is targeted for 120,000 new homes, Casey in the southeast for 104,000, and Hume in the northwest for 98,000.&nbsp;

The government emphasises the need for more homes in established suburbs, setting a combined target of 72,000 new homes in Darebin, Merri-Bek, and Monash.

Boroondara, identified by housing advocacy group Yimby Melbourne as the most in-demand LGA with significant growth capacity, has set a target of 67,000 new homes.&nbsp;

Kingston, benefiting from its proximity to the Suburban Rail Loop project, has set a target of 59,000 new homes.

The government's investments in skills, training, and infrastructure such as schools, hospitals, and transport will support this growing population.

VIC Government target 2.5 million new homes by 2051: Which regions will benefit the most

Sydney's unit market is showing continued growth in 2024.

It was the third consecutive month that growth in the value of units, which incorporates both apartments and townhouses, outstripped growth in houses,&nbsp;CoreLogic’s Home Value Index found.

Units posted gains of 0.7 per cent, higher than the 0.5 per cent growth in houses.

Sydney's median unit value is now $848,000, having started 2024 at $834,000.

Sydney's overall housing market is now approaching record levels again, now matching the previous record high set in January 2022. After reaching this peak, dwelling values in Sydney dropped by 12.4 per cent, finding their lowest point a year later.&nbsp;

Since then, the market has experienced a 14.1 per cent rise through the current cycle. This places Sydney at the forefront of recovery among Australian capital cities.&nbsp;

"With Brisbane housing values consistently posting solid capital gains while ACT values remain relatively stable, we saw a changing of the guard in May," CoreLogic Research Director Tim Lawless said.

"Brisbane overtook Canberra as having the second-highest median dwelling value across the capitals in May, a position Brisbane hasn’t recorded since 1997."

Brisbane's median dwelling value (which incorporates both units and houses), is now $843,000, above Canberra's $840,000.

It was another big month for the unit market (just townhouses and apartments). The 1.9 per cent growth took the median unit value above Melbourne to $615,000, above Melbourne's $614,000.

Brisbane's rolling quarterly growth is now 5.3 per cent, the strongest eastern seaboard capital. Brisbane's housing market was up 3.7 per cent over the same period.

CoreLogic's Home Value Index rose by 0.8 per cent during the month, marking the 16th consecutive month of growth and the largest monthly gain since October of the previous year.

Lawless attributed the strong market performance to extremely low levels of available supply in Brisbane and other strong markets. Brisbane's property listings are 34 per cent below the five-year average for this time of year. Despite an increase in vendor activity compared to last year, fresh listings are quickly absorbed by market demand, maintaining low stock levels and exerting upward pressure on prices.

<h2>What happened in Brisbane’s off-the-plan apartment market in May</h2>

There was only one new project for buyers to look at in May. It came from veteran Brisbane apartment developer <a href="/developers/gardner-vaughan-group">Gardner Vaughan Group</a>, who launched their <a href="/developments/nundah-qld-4012">Nundah</a> village mixed-use development, <a href="/new-apartments/danby-lane-nundah-village-5-danby-lane-nundah">DANBY LN</a>.

The 12-level development comprises 84 apartments ranging from one to four bedrooms, priced between $599,000 and $3,199,000.&nbsp;

The project integrates residential units with ground-floor retail, commercial spaces, and extensive recreational facilities including&nbsp;a rooftop with BBQ facilities, a herb and vegetable garden and outdoor dining areas.

There were more developments submitted to the Brisbane City Council in May, a positive sign for future apartment supply.

One of the most anticipated was the first stage of&nbsp;<a href="/new-apartments/bulimba-barracks-stage-1-167-apollo-road-bulimba">Bulimba Barracks</a>, the inner-city masterplan by&nbsp;<a href="/developers/shayher-group">Shayher Group</a>.

The site, acquired from the Department of Defence in 2020, has undergone extensive demolition, retaining only a fabrication workshop from World War II.&nbsp;

The initial phase focuses on a 6,382 sqm block on Apollo Road, featuring two low-rise buildings with 69 apartments.&nbsp; Designed by the <a href="/architects/the-buchan-group">Buchan Group</a>, these three-level buildings will be separated by a laneway from the restored workshop.

<a href="/developers/mirvac">Mirvac</a> too submitted major plans, however they're at the tail end of the inner-city precinct, the $1 billion Newstead waterfront precinct,&nbsp;<a href="/new-apartments/sky-waterfront-newstead-13-cunningham-street-newstead-qld-4006">Sky Waterfront</a>.&nbsp;

The 27-level tower, the tallest in the precinct, will house 138 apartments.

With a focus on owner-occupiers, it includes a variety of unit sizes, and extensive amenities and public spaces to enhance connectivity and community engagement.&nbsp;

<a href="/developers/huon-property-group">Huon Property Group</a> received approval for a 15-level, 114-apartment tower at 22 Cleveland Street, <a href="/developments/stones-corner-qld-4120">Stones Corner</a>, while there was another 226-apartment project on Cleveland Street approved for the family-run Idec Group.

Tim Forrester's Aria Property Group looks to have finalized its plans for its South Brisbane tower at 164-190 Melbourne Street.&nbsp;

They secured approval for a 14-level tower with 84 apartments designed in collaboration with <a href="/architects/bates-smart">Bates Smart</a> and <a href="/architects/richards-and-spence">Richards &amp; Spence</a>.

&nbsp;Outside of the city in <a href="/developments/rochedale-qld-4123">Rochedale</a>, 17km south of Brisbane, <a href="/developers/kinstone-group">Kinstone Group</a> has sought to create a $380 million mixed-use community, Rochedale Terrace.

The first stage will introduce retail and dining options, a tavern, and a 75-room boutique hotel.&nbsp;Later stages will add around 280 apartments and more commercial spaces, aiming to provide diverse housing and community-focused amenities.

For most new apartment buildings, the Owners Corporation starts life with little more than a bank account and the first quarterly strata levies.

At <a href="https://www.apartments.com.au/buildings/9-gay-street-castle-hill-9-gay-street-castle-hill-nsw-2154">9 Gay Street</a> in <a href="https://www.apartments.com.au/developments/castle-hill-nsw-2154">Castle Hill</a>, it starts with around $7 million in reserve.

It's an unusual legacy of what was once one of Sydney's highest-profile apartment remediation projects. When the development, originally known as Skyview and built by disgraced developer Top Place, came under scrutiny by then NSW Building Commissioner David Chandler, an $11 million remediation bond was negotiated to ensure any building defects could be fully rectified.

The building underwent an 18-month remediation program, during which around $4 million of that bond was spent bringing the building up to the standard it should have been in from the outset.

After extensive inspections, all active rectification orders have been lifted. What's more, around $7.2 million remains secured for the Owners Corporation for the next 15 years.

In a twist few would have predicted, what began as a significant concern for purchasers has left the building with something almost unheard of in the apartment market: a multi-million-dollar financial reserve from day one.

<a href="https://www.apartments.com.au/project-marketer/equitifund-group">Equitifund</a> Executive Chairman Greg Huxley said the structure offers buyers a level of certainty that is difficult to replicate.

The location continues to be one of the project's strongest drawcards. Castle Hill Metro Station sits virtually on the doorstep, providing direct connections across Sydney's expanding Metro network, while Castle Towers offers extensive retail, dining, entertainment, and service amenities within walking distance.

The building, now named after its location at 9 Gay Street, comprises a diverse mix of one-, two-, and three-bedroom apartments starting from just under $600,000.

Equitifund National Sales Director Ben Hamblett said demand in the Hills District continues to be driven by buyers seeking convenience and connectivity.

"Interest from both owner-occupiers and investors in Castle Hill remains exceptionally strong, with buyers consistently prioritising developments in close proximity to the Metro station and Castle Towers Shopping Centre," Hamblett said.

"There is a clear trend in the market, with purchasers seeking convenient access to transport and lifestyle amenities that support a seamless, low-maintenance way of living."

On top of the long-term protection afforded by the remaining $7.2 million bond, Equitifund is offering a limited-time stamp duty rebate on selected apartments.

Eligible purchasers can also secure finance options, including a 3.99 per cent two-year variable rate, loan-to-value ratios of up to 90 per cent, and interest-only lending options through EquitiCredit.

Why this Castle Hill apartment building starts with a $7 million advantage

For much of the past few years, conversations about Australia's property market have centred on the rapid growth seen in Sydney, Brisbane, Gold Coast, and Perth. <a href="https://www.apartments.com.au/developments/melbourne-vic-3004">Melbourne</a> has followed a different trajectory.

Why now is the time to buy in Melbourne's premium apartment market

Developers and apartment buyers have a narrowing window of opportunity before Brisbane's Olympic infrastructure pipeline begins competing directly with residential construction, pushing up costs, tightening labour supply and making new projects increasingly difficult to deliver.

While Brisbane's apartment market continues to benefit from strong population growth and limited housing supply, industry research suggests the years leading up to 2027 could prove to be the most important period for developers looking to secure builders and buyers hoping to purchase before the next wave of price increases.

A new Colliers report, Brisbane 2032 Olympic and Paralympic Games: Creating Solutions, highlights the scale of the challenge. While thousands of new homes are planned across South East Queensland, the Brisbane Olympic Athletes Village alone will deliver more than 10,500 beds during the Games before being converted into around 1,750 to 2,000 apartments. Equivalent to almost two years of typical inner-city apartment supply, the project will also absorb a significant share of the construction workforce and building materials.

The broader construction pipeline paints an even clearer picture.

Construction Skills Queensland's Horizon 2032 report forecasts Queensland's annual construction pipeline will average $69 billion over the coming years before peaking at $75 billion in 2027-28. Demand for construction workers is expected to increase by 17 per cent to almost 150,000 people, with the industry facing an annual shortfall of around 19,000 workers that could blow out to as many as 35,000 during the peak construction period.

The Olympic venues, athletes village and supporting infrastructure will account for billions of dollars worth of work across South East Queensland through to 2032, creating intense competition for labour at a time when Australia's residential construction sector is already under pressure.

Colliers Queensland Residential Director Andrew Scriven said the convergence of these projects is creating a clear window of opportunity for both developers and buyers.

"From 2027 onwards, the market will shift dramatically," Scriven said.

"Labour will increasingly be locked into government-led infrastructure and Olympic projects, which means private residential developments will face higher costs and tighter margins. The developers who move now are the ones most likely to get projects off the ground."

Scriven said the same dynamic would also affect buyers, with fewer apartment projects expected to launch once construction capacity tightens.

"If you're looking to change your lifestyle over the next five years, now is your window of opportunity to buy."

Developers are already positioning themselves ahead of that window.

Following the success of Monarch at Toowong, Consolidated Properties is preparing to launch two new Brisbane apartment projects in the second half of 2026. They include <a href="https://www.apartments.com.au/new-apartments/gloriette-30-bedivere-street-yeerongpilly-qld-4105">Gloriette</a> at Yeerongpilly Green, a 25-storey tower within one of Brisbane's key Olympic precincts, and <a href="https://www.apartments.com.au/new-apartments/castile-47-skyring-terrace-newstead-qld-4006">Castile</a>, a recently approved 25-storey riverfront development at 47 Skyring Terrace in Newstead.

Hutchinson Builders will deliver both projects, with early works already underway at Yeerongpilly and Newstead expected to commence later this year.

The timing comes as Brisbane's fundamentals continue to strengthen, with strong interstate migration, population growth and vacancy rates remaining below 1.5 per cent.

Colliers Queensland researcher Pragya Sharma said Greater Brisbane is forecast to require around 40,000 new apartments between 2021 and 2031.

"There's a real mismatch emerging between when housing is needed and when it will be feasible to build," Sharma said.

"As a result, the period leading up to 2027 presents a key window of opportunity for developers to secure approvals, funding and construction capacity, while buyers will have greater choice before supply constraints intensify."
