When new projects in Sydney's sought-after Eastern Suburbs hit the market, there's always an air of interest given the expectation these apartments need to capture the attention of those who live in the most affluent area in Australia.

That interest is always heightened when the architecture is as striking as the latest new off the plan apartment development, Giardino in <a href="/developments/bellevue-hill-nsw-2023">Bellevue Hill</a>, just 10 apartments at 117 O'Sullivan Road.

It only took two pictures to realise that's because it's been designed by the revered Italian-born architect <a href="/architects/luigi-rosselli-architect">Luigi Rosselli</a>.

1st City agent Zac Albert says they frequently get buyers come to them "asking for a Luigi", like it's a piece of art. In a lot of ways, it is.

Rosselli has been at the forefront of the Sydney architecture scene since emigrating to Australia in the mid-1980s. While predominantly focusing his craft on Sydney's most grand homes, Rosselli occasionally lends his design expertise to the multi-residential market. His designs at Ode Double Bay, also marketed by 1st City, pushed the Top Spring project to record-breaking status, with a penthouse selling for $24.95 million.

The latest creation, Giardino, is another which is targeting the local downsizer who is cashing in on their family home following the tremendous price growth the trophy home market has seen, particularly in Sydney's east, over the last decade or so.

Italian for garden, Giardino is exclusively developed for the over 55's community, the only way a development can get the green light from the Woollahra Council in a R2 Zoned precinct.&nbsp;

The development draws inspiration from <a href="/developments/potts-point-nsw-2011">Potts Point</a>'s Wyldefel Gardens and Luigi's European background, seamlessly blending with Australian sensibilities and the surrounding topography.&nbsp;

Each apartment has three or four bedrooms and features spacious open-plan living areas with a fireplace and sliding doors opening to northeast-facing terraces.&nbsp;

Given the nature of the development, future proofing was at the forefront of the design. There's direct lift access to each apartment, as well as a care service which future occupants can opt in for.

Albert says Giardino, has all the ingredients for a fantastic project.

"Not only is Luigi one of the best and most sought-after architects in the country, landscape architect Dangar Barin Smith is handling the outdoors, and the developer Formspace has a track record of delivering high quality projects in Sydney's East."

<a href="/developers/formspace">Formspace</a> has just completed AALTO, eight townhouses near the Rose Bay village which were all sold out before construction completed earlier this year.

Albert says no expense has been spared in the inclusions, with the interiors by Handelsmann + Khaw featuring kitchens fully stocked with Wolf, Sub Zero and Vzug appliances, as well as a&nbsp;glass-fronted walk-in pantry.

The ground floor sits above the street, so there's a&nbsp;tree canopy either offering privacy to the lower levels or a view over the canopy from the upper levels of the four-level building.

No surprise that three out of the 10 apartments have already sold, including one of the two penthouses.

Prices start at $6,395,000 and range to $7,495,000.&nbsp;There's been interest from locals, in the Vaucluse, Rose Bay ring, to enquiry from the North Shore who are wanting to sell up and move closer to their kids who live in the east.

Roselli says the apartments are designed to satisfy all the requirements of the Eastern Suburbs’ aging population.

Rare Luigi Rosselli apartments in Bellevue Hill snapped up pre-launch

Just a few weeks after the launch of its first Gold Coast apartment development Nera on Chevron Island, Queensland developer Bastion Property Group has snapped up a site for its next.

Following around $18 million in sales at <a href="/new-apartments/nera-residences-chevron-island-8-10-parneno-street-chevron-island">Nera</a>, Bastion has acquired two sites at 27 Vista Street and 2959 <a href="/developments/surfers-paradise-qld-4217">Surfers Paradise</a> Boulevard which will be amalgamated to create an 826 sqm block and home a new multi-level apartment development.

<a href="/developers/bastion">Bastion Property Group</a>'s&nbsp;Alex Wood said the company was keen to explore further development opportunities on the Gold Coast as part of its commitment to have 10 projects in market over the next 10 years.&nbsp;

“We have great confidence in the Gold Coast market and this latest acquisition will enable us to continue to build and grow the Bastion brand as a residential developer of choice for discerning buyers,” Wood said.

The sites are located just a stone’s throw from the sought-after Garfield Terrace, the beach, and is situated next to the light rail tram stop.&nbsp;

The acquisition comes on the heels of the company's preliminary success of its $140 million Nera project at <a href="/new-apartments/chevron-island-qld-4217">Chevron Island</a> following a soft launch that drew more than 200 inquiries in the first few weeks of release.

Bastion has already locked in sales of $18 million, with the majority of interest coming from locals.

Nera, located at the northern end of Chevron at 8-10 Parneno Street, will deliver a collection of 87 apartments across 28 levels.

Alex De Vincentiis, managing director of project marketer <a href="/project-marketer/onepm">ONE:PM</a>, said locals are already won over by the location.

"As expected, local owner-occupiers, many of them already living on Chevron Island, have dominated preliminary inquiries, although we have also fielded multiple inquiries from interstate investors.

“From a local’s perspective, they are already won over by the location. They love Chevron Island and they want to stay, so for the buyers that have already signed up, Nera is the perfect fit for them.”

Brand isn't just how many press releases you send out or how many record sales you make. True brand power is built on a legacy of delivering quality projects.

Some developers focus their brand on the level of architecture they bring to the market, some on the exclusivity of their product. For others, it's the human element of developing.

While being an established builder and developer of high-end apartments, townhouses, and luxury homes in Brisbane's inner-ring, <a href="/developers/siera">Siera Property Group</a> had to ensure their strong reputation for delivering quality projects transferred to the off the plan apartment market on the <a href="/developments/gold-coast-qld?sort=">Gold Coast</a>.

"It's important that they feel both comfortable and confident you'll deliver on what you've promised. That's the biggest hurdle when it comes to working in off the plan development. The more transparent a developer can be, the more faith buyers will have in your product."

While having a strong brand to support off the plan sales is important, the true value lies in building a brand that consistently delivers and exceeds residents' expectations—both at settlement and long after. A brand that goes beyond the transaction not only adds lasting value to residents but also contributes positively to the communities in which these developments are built.

John Lightbody, Senior Project Leader at <a href="/architects/bda-architecture">BDA Architecture</a>, who has been collaborating with developers on the Gold Coast for the past 13 years, shared that it's rare for a developer to come along that you are genuinely invested in beyond your role as the project architect.

SIERA engaged BDA following their purchase of Chevron Island, bringing a clear vision for what they wanted to achieve.

"The passion from the team was evident from the very first meeting," Lightbody said. "While first-time multi-residential developers might delegate these types of discussions or rely on local representatives, Brent and his team were fully engaged from the start."

The project needed to be distinctive and make a significant mark, and everything SIERA did leading up to the site purchase, from conducting extensive research across various suburbs to profiling potential buyers, played a key role in their success.

Lightbody emphasized that they had a strong understanding of the Chevron Island area and wanted to ensure every design element was connected to HOTA (Home of the Arts), reinforcing the concept of Chevron Island as an extension of this cultural hub.

Lightbody believes SIERA’s background in Brisbane provided them a solid platform to develop on the Gold Coast.

"The team is very much into urban design coming from Brisbane. They picked a few Brisbane projects and wanted to bring that level of community to the Gold Coast."

Ellivo Architects Associate Director Matt Martoo said it was clear in the early conversations with Thompson following the site purchase how genuine the team was about creating something special.

"While there were already plans for the 11-level tower, the SIERA team came in and made some tweaks to make it more in keeping with their brand and what they wanted to be known by," Martoo said.

"The majority of the changes were in the amenity, where they carved out more space to create something even more aspirational than what was drawn up before."

Local builder developer CBD Core is breaking the mould in the Hills Shire.

They're set to be the first developer with a project in market in the local area to offer free stamp duty for first home buyers at their Castle Hill apartment development, Astrid.

Currently the threshold for full stamp duty concessions in New South Wales is $800,000 and under, which is limited to first home buyers.

The offer, which will run until April 30, shortly before the building is complete, will apply to their two-bedroom apartments up to $950,000.

First home buyers will save about $30,000 on the $950,000 apartments. There are some two-bedroom apartments left priced at $895,000 and some at $915,000.

Astrid comprises just 94 apartments as well as a suite of resident amenity including a resort-style swimming pool, state of the art gym, and the Astrid Lounge.

CBD Core has been a Hills Shire developer for the last 11 years. It's run by the Harb family, who have called Castle Hill home for decades.

Turner Wolfe Director Matt Wolfe, who is handling sales at Astrid, says the fact CBD Core is a builder developer, as well as a local, is an attractive proposition for buyers.

"The Harb family have been entrenched in creating quality places to live in Castle Hill for a number of years," Wolfe says.

"They're a local first and developer second. Their kids go to school in Castle Hill, they dine in the local cafes. They're not here to get in and get out, they're here to contribute to the growing community, hiring local trades, and be at the forefront of the best developments in the area."

On the incentive, Wolfe says the developer wants to help first home buyers in a tough market.

"Prices have gone up significantly in Castle Hill in the last few years, which has made it even tougher for local first home buyers to get on the ladder. Paired with significant interest rate rises, first home buyers have all but disappeared from the market. This offer however will give them the opportunity to buy something other than a one-bed."

Confidence in Melbourne's off the plan apartment market soars with record $10 million Fitzroy sale

Sydney apartment developers are feeling confident in 2024.

That's been the headline from conversations in the first six weeks of the year from developers across Sydney. Just as importantly, that's been the feedback from the project marketers too.

Joe Nahas, Managing Director at <a href="/developers/coronation-property">Coronation Property</a>, is expecting a strong market this year, however buyers have changed in recent years.

"Buyers are more discerning when it comes to the developer they choose and are not willing to accept anything short of exceptional built quality," Nahas says.

"Buyers today are very different from those five years ago. Buyers are demanding more and wanting to invest in a lifestyle, not just an apartment. They want more space within their homes, seeking residences that are functional and offer an evolving space to grow. They are wanting the resort-style amenities, outdoor spaces and access to shops and dining on their doorstep."

It's placemaking which Coronation are doubling down on currently and in their future pipeline. Having already delivered the successful Paper Mill Precinct in Liverpool, their focus now is on Mason &amp; Main, which will bring Merrylands its largest ever mixed-use precinct, and Ashbury Terraces, a rare proposition in a suburb where apartments and terraces are at a premium.

Coronation has three new projects which are likely to launch this year, the first being <a href="/new-apartments/erskineville-nsw-2043">Erskineville Village</a>.. <a href="/developers/deicorp">Deicorp</a>, one of Sydney's busiest developers year on year, echoed the sentiment. Deicorp's Executive Manager Robert Furolo said&nbsp;the signs are positive that 2024 will be a strong year both for buyer inquiries and conversion to sales in the apartment market.

The two 46-level, side by side towers designed by Turner Studio will home over 600 apartments above retail in the heart of Parramatta on Hassall Street.

Deicorp will also look to launch <a href="/new-apartments/marquet-mary-rhodes-1-9-marquet-street-rhodes-nsw-2138">Marquet &amp; Mary</a>, their $310 million,&nbsp;<a href="/architects/fk-australia" target="">Fender Katsalidis</a>-designed mixed-use tower in&nbsp;<a href="/new-apartments/rhodes-nsw-2138">Rhodes</a>, some 214 apartments across 32 levels, while later this year their Melrose Park masterplan is expected to kick off.

Deicorp is working with PAYCE to create a&nbsp;<a href="/news/nsw/deicorp-and-payces-melrose-town-centre-plans-revealed">new $700 million Melrose Town Centre</a>, which will turn a 55-hectare patch of dirt just&nbsp;outside of Parramatta into a fully mixed-use community.

Turner Architects has drawn up the plans which will see just under 500 apartments delivered across&nbsp;six buildings, as well as commercial, retail, a child care centre, and medical premises in the podiums.

Not to forget Deicorp's current pipeline. Lower North Shore developer <a href="/developers/hyecorp-property-group">Hyecorp</a> saw success over the break at their under construction <a href="/new-apartments/st-leonards-nsw-2065">St Leonards</a> project, <a href="/new-apartments/audrey-st-leonards-13-19-canberra-avenue-st-leonards">Audrey</a>.

Hyecorp Sales Director George Benlian secured the sale of an apartment with the highest price per square metre rate within the building.

The Developer View: How the Sydney off the plan apartment market is faring heading into 2024

Underlying land value, scarcity factor and desire for more space through the pandemic has led to a substantially larger rise in house values relative to unit values over the past four years, property data analytics firm CoreLogic says.

At the onset of the pandemic in March 2020, the house premium, or the difference between median capital city house and unit values, was just 16.7%. Fast forward almost four years later, and that premium has jumped to 45.2% or $293,950.

CoreLogic&nbsp;research director, Tim Lawless,&nbsp;said while houses have historically attracted a price premium over units, and have shown a higher rate of capital gain, several factors have led to the accelerated value growth for detached dwellings over recent years.

“The house premium rose sharply through the pandemic upswing as more people sought out space and were more willing and able to live further afield in our cities," Lawless said.

"While we saw the premium contract through the early part of the rate hiking cycle as house values fell more than unit values, across the combined capitals the gap between house and unit values has since rebounded to a new record high as house values once again rise at a faster pace than units.”

Melbourne, Perth, Adelaide and Brisbane have all seen their house premium grow between 15 and 16 percentage points over the same period, while Darwin has seen its house premium reduce by -12.2 percentage points.

“Over the past 12 months, we see a different picture. While Sydney tops the table again for largest 12-month change in premium followed by Canberra, several cities have seen the premium shrink back a little, including Brisbane and Adelaide. This could be reflective of homebuyers seeking out more affordable housing options, which has diverted more demand towards units,” Lawless said.

“In Sydney the largest premium for a house is at Bellevue Hill with a 525% premium for houses over units.&nbsp; In Melbourne it is Armadale with a 372% premium and in Perth it is Mosman Park with a 431% premium. Homebuyers attracted to these blue-chip suburbs who can’t afford a freestanding home may be attracted to the significantly more affordable price point to get into a high-end suburb,” Mr Lawless said.

“Conversely, the suburbs with the smallest differential in price between a house and unit may offer good buying opportunities for those able to stretch themselves to secure a piece of land without the hefty premium we’re seeing more broadly across many parts of our cities. With houses typically yielding a stronger capital gain outcome over time, these suburbs with a lower house premium could be strong investment opportunities.”

Lawless says house prices have moved out of reach for a growing portion of the population, especially those seeking a first home or lower income households.

"With housing affordability remaining a key challenge across Australia, the substantially lower price points across the medium to high density sector are likely to become increasingly in demand as buyers become more willing to sacrifice space for proximity to essential amenities."

The term unrepeatable is often a term bandied around when talking about some of Sydney’s finest trophy homes that line the harbour in Point Piper. Unrepeatable for their views of Sydney’s finest landmarks, their access to the water, and the fact the land they sit on can not be recreated.

What prominent property developer <a href="/developers/twt-property-group">TWT Property Group</a> has put together in <a href="/developments/pyrmont-nsw-2009">Pyrmont</a> is equally unrepeatable, with their Grande Pyrmont Bay Estate boasting arguably some of the most grandiose house proportions, unrivalled in an inner-city, harbourside suburb.

Positioned to capture panoramic views from the hinterland to the ocean, the rooftop has been designed as a series of intimate zones. It includes a pool, sauna, sun decks, workspaces and dedicated entertaining areas.

“The rooftop was conceived as a collection of spaces where residents can unwind and connect, an extension of the Nobby’s lifestyle,” Barrett says.

Architecture for the project was led by Plus Architecture, with landscape design by LDG.

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

"They’ve reviewed a number of projects, however this one has stood out for its design flair/ appeal,"&nbsp;Clydsdale says.

Site demolition is slated for this month, with construction commencing soon after. Big Projects is targeting a late 2027 completion.

Big Projects taps Sydney’s YSG for first multi-residential project at The Frederick Mermaid Beach

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

The mix of 1, 2 and 3-bedroom residences will be complemented by a ground-floor amenity featuring private dining, a lounge bar, gym and wellness spaces, co-working, outdoor communal gardens, and retail.&nbsp;

The 17-storey building is a masterclass in adaptive re-use, with the existing commercial building’s façade, shell and internal structure to be retained, before high-end residences are built from the ground up in a newly built Albert Park facing addition to the building.&nbsp;

Sitting atop the building will be two 320+sqm penthouses with private rooftop terraces, which are expected to be priced between $9 - $11 million.&nbsp;

Architecturally, the building will feature a curved, geometric façade that celebrates and elevates the existing structure, with warm, muted tones which were selected to extend the materiality of the existing building rather than contrast it.&nbsp;

Interiors will bring together three metre high ceilings with waffle concrete in some spaces, natural timber, granite and Australian materials, culminating in crafted, generous and considered spaces that are defined by authenticity.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

ALTA Property was launched by Nigel Givoni in 2023, bringing over 25 years of experience in multi level residential delivery.&nbsp;

Melbourne’s property market growth is currently led by apartments. According to RPM VIC Apartments &amp; Townhomes Market Report (April 2026), units are outpacing houses, especially in the middle ring suburbs where median prices hit $757,500 – a four-year high that represents 2.9 percent growth quarter-on-quarter.&nbsp;

Construction is set to begin at <a href="https://www.apartments.com.au/new-townhouses/orchard-mews-glen-iris-18-scott-grove-glen-iris-vic-3146">Orchard Mews</a> in Glen Iris, with&nbsp;PC Whitehall &amp; Sons&nbsp;now appointed as the townhome development moves into its next phase.

The development by&nbsp;<a href="https://www.apartments.com.au/developers/montcoeur">MontCoeur</a>,&nbsp;located at 18 Scott Grove, is now around 30 per cent sold, with completion targeted for late-2027.

Orchard Mews comprises a curated collection of three- and four-bedroom customisable townhomes, positioned within one of <a href="https://www.apartments.com.au/developments/glen-iris-vic-3146">Glen Iris</a>’ more tightly held residential streets. Construction to commence at luxury Glen Iris townhome project, Orchard Mews

A rare new apartment development has been proposed on the fringe of St Ives Village.

Developer Newquest Property has lodged plans for a low-rise apartment project designed by well-regarded architecture firm Warren &amp; Mahoney, which is best known for its work in the multi-residential sector in Melbourne.

The building, proposed for a 1,916 sqm site on <a href="https://www.apartments.com.au/new-apartments/st-ives-residences-3-5-memorial-avenue-nsw-2075">Memorial Avenue</a> opposite St Ives Village Green, has been designed to blend into the surrounding natural environment.

“Drawing inspiration from the pale trunks and flowering canopies of the scribbly gums and blue gums prevalent in the area, a considered material palette was developed,” the architectural design report states.

“This palette references the established materiality of the suburb while elevating it through refined finishes to achieve a more luxurious architectural expression.”

Of the 33 apartments proposed, 21 will be three-bedroom residences. The remaining mix includes nine two-bedroom apartments, one one-bedroom apartment and two four-bedroom residences. The development will be supported by 62 car parking spaces and 33 secure bicycle spaces.

The proposal would replace two single-storey brick buildings currently on the site.

St Ives remains a relatively untapped market for new apartment development. North Shore developer WINIM has a number of projects in the area, while INCA is nearing completion of Ellis Residences.

More recently, Traders In Purple has lodged plans for one of the denser projects proposed in the suburb, a 75-apartment development on a 5,900 sqm site on Cowan Road.

NewQuest, a construction, design and development firm, has delivered over 24 projects across commercial, residential, industrial, and lad markets.&nbsp;
