Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer Big Projects brought in the renowned Sydney-based design studio YSG to craft the interiors for The Frederick, Big Projects' new Mermaid Beach project and YSG's first move into the multi-residential development space.

It was a strategic move for Big Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of Big Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

Yasmine Ghoniem, Director of YSG Studio, says their vision&nbsp;for The Frederick "reinvents coastal living."

“Nobby’s has such an iconic energy, it’s one of those rare pockets of the Gold Coast where the community, the beach, and the streets all feel connected,” Ghoniem says.

"Responding to the neighbouring coastline, soothing curves add a relaxing regional overlay, while unique detailing really sets it apart. It’s a place that feels lived in from the moment you step inside.”

A standout feature of The Frederick is its rooftop terrace, an uncommon inclusion for a boutique, low-rise building, where amenity is typically concentrated at ground level.

Positioned to capture panoramic views from the hinterland to the ocean, the rooftop has been designed as a series of intimate zones. It includes a pool, sauna, sun decks, workspaces and dedicated entertaining areas.

“The rooftop was conceived as a collection of spaces where residents can unwind and connect, an extension of the Nobby’s lifestyle,” Barrett says.

Architecture for the project was led by Plus Architecture, with landscape design by LDG.

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

"They’ve reviewed a number of projects, however this one has stood out for its design flair/ appeal,"&nbsp;Clydsdale says.

Site demolition is slated for this month, with construction commencing soon after. Big Projects is targeting a late 2027 completion.

Big Projects taps Sydney’s YSG for first multi-residential project at The Frederick Mermaid Beach

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

The mix of 1, 2 and 3-bedroom residences will be complemented by a ground-floor amenity featuring private dining, a lounge bar, gym and wellness spaces, co-working, outdoor communal gardens, and retail.&nbsp;

The 17-storey building is a masterclass in adaptive re-use, with the existing commercial building’s façade, shell and internal structure to be retained, before high-end residences are built from the ground up in a newly built Albert Park facing addition to the building.&nbsp;

Architecturally, the building will feature a curved, geometric façade that celebrates and elevates the existing structure, with warm, muted tones which were selected to extend the materiality of the existing building rather than contrast it.&nbsp;

Interiors will bring together three metre high ceilings with waffle concrete in some spaces, natural timber, granite and Australian materials, culminating in crafted, generous and considered spaces that are defined by authenticity.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Melbourne’s property market growth is currently led by apartments. According to RPM VIC Apartments &amp; Townhomes Market Report (April 2026), units are outpacing houses, especially in the middle ring suburbs where median prices hit $757,500 – a four-year high that represents 2.9 percent growth quarter-on-quarter.&nbsp;

Construction is set to begin at <a href="https://www.apartments.com.au/new-townhouses/orchard-mews-glen-iris-18-scott-grove-glen-iris-vic-3146">Orchard Mews</a> in Glen Iris, with&nbsp;PC Whitehall &amp; Sons&nbsp;now appointed as the townhome development moves into its next phase.

The development by&nbsp;<a href="https://www.apartments.com.au/developers/montcoeur">MontCoeur</a>,&nbsp;located at 18 Scott Grove, is now around 30 per cent sold, with completion targeted for late-2027.

Construction to commence at luxury Glen Iris townhome project, Orchard Mews

A rare new apartment development has been proposed on the fringe of St Ives Village.

Developer Newquest Property has lodged plans for a low-rise apartment project designed by well-regarded architecture firm Warren &amp; Mahoney, which is best known for its work in the multi-residential sector in Melbourne.

The building, proposed for a 1,916 sqm site on <a href="https://www.apartments.com.au/new-apartments/st-ives-residences-3-5-memorial-avenue-nsw-2075">Memorial Avenue</a> opposite St Ives Village Green, has been designed to blend into the surrounding natural environment.

Of the 33 apartments proposed, 21 will be three-bedroom residences. The remaining mix includes nine two-bedroom apartments, one one-bedroom apartment and two four-bedroom residences. The development will be supported by 62 car parking spaces and 33 secure bicycle spaces.

The proposal would replace two single-storey brick buildings currently on the site.

St Ives remains a relatively untapped market for new apartment development. North Shore developer WINIM has a number of projects in the area, while INCA is nearing completion of Ellis Residences.

More recently, Traders In Purple has lodged plans for one of the denser projects proposed in the suburb, a 75-apartment development on a 5,900 sqm site on Cowan Road.

NewQuest, a construction, design and development firm, has delivered over 24 projects across commercial, residential, industrial, and lad markets.&nbsp;

<a href="https://www.apartments.com.au/developers/centa-property-group">Centa Property Group</a> has achieved two major milestones at its <a href="https://www.apartments.com.au/new-apartments/bilinga-house-107-golden-four-drive-bilinga-qld-4225">Bilinga House</a> apartment development in the sought-after southern Gold Coast.

They've almost sold 50 per cent of the Golden Four Drive building, while at the same time announcing the commencement of construction through reputable builder Greyburn Construction.

Real estate consumers would be better informed if media could let go of its obsession with median price movements and auction outcomes in the two biggest cities as the barometer of all things real estate.
The state of the nation, in terms of housing markets, is too often seen through the prism of the property price indexes and clearance rates for Sydney and Melbourne.
Not only does this ignore the different scenarios occurring in other important markets, but it tells us very little that’s useful.
Investors essentially want to know where prices are going to move before they move. A report telling consumers how much prices moved in the recent past simply tells consumers where they should  have bought a year ago.
Equally a report that Sydney’s clearance rate is regularly topping 70% doesn’t tell us where in Sydney people should be buying and it’s useless information if you’re interested in some other part of the country.
There are much more useful barometers that actually provide clues about where prices might rise before they do so. Sales volumes often provide evidence about where prices are likely to move, up or down, and that’s why I put so much time and effort into publishing my Price Predictor Index every quarter.
Trends in the rental market are also a useful indicator of what might happen with prices. There’s ample research that shows that rents often rise for a period before prices start to react. And rents rise because vacancies are low. We saw that scenario play out in Sydney (before the recent correction) and also in Hobart where prices remain strong, with vacancies the lowest in capital city Australia.
I note that Simon Pressley of Propertyology, a researcher whose work deserves respect and attention, has recently reported on the importance of vacancy rates as an indicator of future price trends. I certainly agree with Pressley that low vacancies and strong rentals can be a precursor to a period of price growth.
With that in mind, I’m always interested in precincts where vacancies are super tight, particularly when those places have other solid credentials.
And you have look beyond the generalised figures published in mainstream media. Sydney might have a vacancy rate around 3.5%, but there are local precincts with tight rental markets. Postcode 2168 in the Liverpool LGA has a vacancy rate of just 1.8% and includes a range of suburbs where affordable (by Sydney standards) suburbs are attracting first-home buyers and others. 
Melbourne, where markets are on the boil again, has many local precincts where rental markets are very tight. In the Moreland LGA, most postcodes have vacancy rates well under 2%. The Brunswick West postcode is currently 1.2%, according to SQM Research, while the postcode covering Coburg and Coburg North is 1.3%.
These are real estate locations with good bones and it’s worth noting that during the recent period when Melbourne prices generally were falling, many of the apartment markets throughout the Moreland LGA continued to achieve growth in their median prices – and the tight rental market has kept yields in the 4% to 4.5% range, which is above average for Melbourne.
Rental markets are even tighter in nearby Darebin – most postcodes have vacancy rates below 1.5%. The Northcote postcode is 1% and the Thornbury postcode is 0.9%. In Preston, the vacancy rate is 1.3%, the median price for apartments has risen in the past year, and the median rental yield is 4.6%.
As Melbourne generally recovers from the post-boom correction, locations like these are going to be strong performers.
One reason that Ballarat has been delivering such strong price growth in recent years is the strength of its rental market. Vacancies have been under 3% for the past five years and currently average around 1.5%. Many suburbs have had double-digit growth in their median house prices in the past 12 months.
The revival of many regional Queensland markets has been heralded by big improvements in their rental markets. Mackay provides a striking example. When the resources investment boom evaporated, vacancies rose in Mackay and prices inevitably fell. But now vacancies are around 1.5%, rental yields of 5.5%, 6% and higher are available, and prices are now responding.
There are numerous examples across the nation – but you’re not going to find out about them by reading our metropolitan newspapers.

How to find real estate locations with good bones: Hotspotting's Terry Ryder

The decade ending in June 2019 has seen the national median dwelling value rise from $382,650 to $516,710, an annual increase of 3.0%. At the same time, household incomes (according to estimates from the ANU Centre for Social Research and Methods) have risen at the annual pace of 3.1%, up from $59,020 per annum in 2009 to $79,872 in 2019. Over the same period, average mortgage rates (according to RBA statistics) fell from 5.1% in 2009 to 4.1% in June this year.
The wash up from these movements is that housing affordability, based on the ratio of dwelling values to household incomes, is broadly unchanged across Australia and households are generally dedicating less of their income towards servicing a new mortgage.
Nationally, the ratio of dwelling values to household incomes has varied over the past decade, moving through a low of 6.1 in late 2012 to a recent high of 7.0 in early 2018. In June 2019 the ratio was recorded at 6.5 which is equivalent to where it was in 2009.
A ratio of 6.5 simply means the typical Australian household is spending 6.5 times their gross annual household income in order to purchase the typical dwelling. While the national reading is the same as it was ten years ago, five of the eight capital cities and four of the seven non-capital city regions have recorded an improvement in the ratio of dwelling values to household incomes. The lowest ratio can be found in Darwin where the typical household is spending only 3.4 times their gross annual household income to purchase a dwelling (down from 5.6 ten years ago).
While most areas have seen housing values become more affordable relative to incomes, some areas have seen affordability worsen. Sydney, Melbourne and Hobart have seen housing values rise at a faster rate than household incomes which has eroded affordability.
The typical Sydney household is now spending 8.2 times their gross annual household income in order to purchase the median value dwelling, up from 6.6 ten years ago. Melbourne households are spending 7.2 times their annual income (up from 6.4 in 2009) and Hobart households are spending 6.5 times (up from 5.9).
Across the regional areas of Australia, the only areas where the ratio of dwelling values to household incomes has worsened is Regional NSW (6.6 in 2009 / 7.0 in 2019) and Regional Victoria (4.9 in 2009 / 5.6 in 2019). It’s a similar story with mortgage serviceability.
\Despite mortgage rates falling to the lowest level since at least the 1950’s, households in Sydney, Melbourne and Hobart are generally dedicating a larger proportion of their incomes towards servicing a new mortgage than they were in 2009.
Based on the proportion of household income required to service a new 80% LVR mortgage, Sydney households are dedicating 43.7% of their gross annual household income on mortgage repayments compared with 37.7% ten years ago. When mortgage rates were around 9% in early 2008, Sydney households were dedicating a much larger 54.2% to service a mortgage.
Melbourne households are dedicating 38.4% on average to service a new 80% LVR mortgage (up from 36.2% in 2009) and Hobart households spend an average of 34.3% of their income on a new mortgage (33.8% ten years ago). The smallest portion of income dedicated to new loan repayments is in Darwin at just 17.9% of income.
Although housing affordability has worsened relative to ten years ago in Sydney and Melbourne, the decline in home values together with a subtle rise in household incomes and lower mortgage rates has seen affordability and serviceability record a temporary improvement in these areas.
Since June, dwelling values have surged higher while income growth has remained sluggish, implying that the improvement in housing affordability that has been delivered via a fall in home values is now being eroded.
Longer term strategies for improving housing affordability should include both supply and demand side considerations, as well as taxation reform. On the supply side, ensuring infrastructure programs, land release and town planning policies are keeping pace with population growth is important.
On the demand side, population growth drives housing demand, as do stimulus measures such as first home buyer grants and tax concessions.
Incentivising jobs growth and infrastructure improvements in more affordable areas would support a redirection of population growth into areas where housing prices are more achievable.
Removing stamp duty would also help to improve housing affordability and housing mobility by lowering the transactional costs associated with purchasing a home.

Melbourne has negotiated the difficult post-boom correction phase and is now clearly in recovery mode.
The turn-around in overall fortunes in the Melbourne metropolitan area since the middle of 2019 has been characterised by a noticeable improvement in auction clearance rates and recent evidence of a revival in price growth.
Many Melbourne suburbs still have median house prices below the levels of 12 months ago, but in the most recent quarter their medians have risen.
And the latest generalised data for Melbourne suggests the city overall now has pricing levels higher than a year ago. SQM Research has Melbourne houses up 2% in annual terms, while CoreLogic reports a rise of about 1%. Both those sources report solid rises in latest month, both for houses and for apartments.
A standout feature has been the resilience of suburban unit markets in 2019: many Melbourne suburbs have recorded substantial decreases in their median house prices but rises in their median apartment prices.
The official statistics show that first-home buyers overall are more active now than at any time in the past eight years - and many young adults opt for the apartment lifestyle, rather than a house on land - and not just because it’s cheaper.
So demand for affordable apartments stayed relatively strong in 2019 at a time when demand for houses was weak. 
The price differential - in many Melbourne suburbs the median price for apartments is roughly half that for houses - has been a factor.
But demographic factors have also been influential. Not only do many young adults prefer apartments, but downsizing retirees are buying units and townhouses, while migrants flooding into Melbourne are often coming from cultures where attached dwellings are the norm.
For all these reasons, many apartments markets in suburban Melbourne have remained solid during the post-boom correction - and look poised for further growth.
At the same time, there has been strong demand for houses in good suburbs, but listings have been low.  Despite the onset of Spring and the increasingly positive market news in mainstream media, vendors have been strangely reluctant to come to the party. The downturn in the construction of new dwellings has been an additional factor.
The imbalance between supply and demand has been a factor in lifting clearance rates and median prices - and many forecasters are tipping strong performance in 2020.
SQM Research’s Louis Christopher in his Boom and Bust report, is forecasting price growth of up to 15% for Melbourne in 2020. SQM’s growth predictions for 2020 are modelled on different scenarios of what might occur over the next 12 months, based on changing market fundamentals and controls.
The base scenario – which would keep the cash rate unchanged at current lows of 0.75%, no intervention from banking regulator APRA, a recovering economy and a healthy Australian dollar – sees property prices rise 7% to 11% nationally through 2020.
But Melbourne is expected to exceed this with price growth of 14-15%, taking property values to new highs.
Other forecasters, including Commonwealth Bank and HSBC, are also tipping significant growth in major Australian cities in 2020, with Melbourne at the high end of the growth list.
In making selections for Hotspotting’s new edition of Top 5 Melbourne Hotspots, I have highlighted areas that have shown resilience during the downturn, have offerings that are affordable to mainstream buyers and have solid credentials for long-term, sustainable price growth.
The Darebin LGA precinct provides a good example: it has suburbs that continue to evolve through gentrification in good locations, with attractive proximity to the CBD and other big employment nodes.
Houses are relatively affordable and apartments particularly so. Vacancies are very low, as rental demand is consistently strong, and long-term capital growth rates are good. Yields are above average for Melbourne.
Similar arguments could be made for the Moreland and Moonee Valley municipalities which also feature in the new edition of our Melbourne report.
Brimbank and Wyndham make up the top five.
Overall, it’s a good time to be considering real estate investment in Melbourne and we expect 2020 to be a vibrant year for markets in the Victorian capital.

Most talking heads, when asked to predict the coming year in real estate, look at the recent past and extrapolate that to the near future. So most commentators have been predicting the recent past. And therefore 2020 is all about Sydney and Melbourne.
More thoughtful forecasters have suggested the growth spurt in the biggest cities in late 2019 will not translate into another price boom in 2020. Some, including Westpac, expect relatively moderate growth in Melbourne and Sydney, with Brisbane leading on price escalation.
Very few ever discuss regional markets – which is unfortunate, because that’s where investors will find some of the best options for 2020, if it occurs to them to look beyond the big cities.
In NSW, I would suggest the best possibilities will be found outside of Sydney. And those who undertake research beyond absorbing headlines and sound bites will be surprised to find the best performers recently have been regional.
When Sydney was going through its post-boom correction in 2018 and the first half of 2019, regional areas of NSW were a notable contrast. Locations throughout the state continued to show growth in sales activity and prices.
The regions outside of Sydney have many examples of win-win-win situation provided by regional centres: affordable buy-in prices, much better rental yields than the big cities and good prospects for steady growth.
Many of these have long-term growth rates (the average annual increase in median house prices over 10 years) of 6% , 7% or more.
Regional centres with those kinds of strong long-term growth rates include Orange, Dubbo, Goulburn, Bowral, Mitttagong, Wyong, Terrigal and many others.
Goulburn near Canberra and Wyong on the Central Coast both have long-term capital growth rates of 7% per year while Bowral in the Southern Highlands averages close to 8% per year, which is competitive with anywhere in Australia.
Many locations throughout Regional NSW have recorded double-digit growth in their median house prices over the past 12 months.
These growth markets are spread widely across the state. Kingscliff in the north near the Queensland border, has risen 12% in the past year and now has a median house price above $1 million. Nearby Tweed Heads has grown its median house price 11% to $790,000.
In the far south of the state, Lake Albert (which is part of the Wagga Wagga market) has risen 13% to $400,000. Another sector of the Wagga market, Tatton, has grown 14% to $556,000, while central Wagga Wagga increased 9%.
Suffolk Park, which is part of the high-profile Byron Bay market, has increased 12% to reach $1.17 million.
Jindabyne in the Snowy River region has delivered a 14% rise in its median house price to reach $715,000, while Gulgong in the Mid Western Region is up 14% to $330,000. Gloucester in the Mid Coast region has increased 17% to $315,000.
Other locations in Regional NSW to record annual growth in the 7% to 10% range include Bathurst, Broken Hill, Cooma, Cootamundra, Cowra, Griffith, Maclean, Merimbula, Mudgee, Singleton, Tumut and Kempsey.
This strong price performance has occurred at a time when the Sydney market has generally been struggling for growth (prior to the revival in prices which occurred in latter part of 2019).
It provides compelling evidence that investors can find good investments with appealing prospects for long-term growth in regional areas.

Bushfires will blast a $1 billion hole in tourism: Pete Wargent

Canberra is set for its strongest growth market in years, following a recent surge in demand in the housing markets across the national capital.
Our latest analysis of sales activity and prices shows that the number of suburbs with rising demand is the highest in the five years we have been conducting our quarterly surveys.
Our two previous reports both found 18 suburbs with rising demand, but this new survey has identified 32 growth suburbs. The previous best was the 26 growth suburbs in the Autumn 2019 survey.
Our research also reveals good price performance, with two-thirds of Canberra suburbs delivering growth in their median house prices in the past 12months. Of the 41 Canberra suburbs with growing house prices, 24 have increased more than 5% in annual terms.
This reinforces a point I regularly make: that the generalised price data published in mainstream media (one figure to describe an entire city market) often fails to tell the full story. In the case of Canberra, most suburbs are achieving price growth well above the generalised figures quoted by research firms (mostly 3-4% for Canberra in the past year).
The overall outcome is a departure from the usual status of the national capital’s real estate market, which is one of steady, consistent performance. The surge in the number of locations where sales activity is rising suggests 2020 will be a year of above-average price performance.
Canberra’s property market continues to be underpinned by a strong ACT economy. The ACT ranked fourth among the states and territories in the State of the States report published by CommSec in January 2020, ahead of Queensland, South Australia and Western Australia – and was ranked No.1 on housing finance and employment, and No.2 on equipment investment.
The ACT consistently has the highest average incomes and the lowest unemployment rate in the nation.
Three Canberra precincts stand out for the number of suburbs with rising sales activity: Belconnen (eight growth suburbs), Gungahlin (six) and Tuggeranong (seven). The Inner North precinct also features prominently, with four suburbs with upwardly mobile markets.
With Belconnen, Gungahlin and the Inner North featuring strongly, it reinforces (yet again) that the strongest part of the Canberra market is in the north of the city.
The Belconnen District is a real standout, with eight growth suburbs and 10 others with steady sales performance. Rising markets include Dunlop, Florey, Giralang, Higgins, Holt and Melba.
It also has several of the suburbs where median house prices have grown more than 5% in the past 12 months, including Melba (11%), Macquarie (8%), Macgregor (7%) and Latham (8%).
Leading Gungahlin District suburbs for price growth include Crace (up 10%), while the suburb of Gungahlin is one of the leaders among Canberra’s apartment markets (median unit price up 14%). In the Inner North precinct, the suburb of O’Connor was Canberra’s No.1 suburb for annual price growth (median house price up 20% to $1.26 million).
While many of the top performing precincts are in the northern part of Canberra, the Tuggeranong District in the far south is an emerging market worth tracking.
With seven growth suburbs and seven others with consistent sales activity, it’s close behind the Belconnen District in terms of buyer demand. The rising markets include Banks, Bonython, Conder, Fadden, Kambah, Monash and Theodore.
Numerous suburbs in the Tuggeranong District have had solid price growth in the past 12 months, including Calwell (5%), Chishom (6%), Conder (8%), Fadden (7%), Kambah (7%) and Theodore (7%).

Canberra real estate set for its strongest growth in years: Hotspotting's Terry Ryder

Here’s a one-step guide for identifying a charlatan in the real estate commentary space. Those who claim markets are rising because we have record low interest rates have just identified themselves as pretenders.
With that simple process, we’ve eliminated all the chattering economists in the land and a large chunk of the electronic media glitterati who don’t allow a lack of knowledge get in the way of strong opinions.
They’re the same people who talk about Australian real estate as a single market – e.g. “Australian property prices will rise 5% this year”. This is a red flashing light that the talking head is an idiot. Even discussing one city as a single market is foolhardy (refer last week’s column about Sydney, which highlighted the different scenarios currently in play).
Here’s what passes for analysis with most of these counterfeit commentators: if Event A coincided with Event B, then Event A must have caused Event B – obviously. It’s the first and last refuge of people who know little about real estate dynamics and want to pretend they have something to say.
The problem is that Events A and B also coincided with Events C, D, E, F and G.
The thing about interest rates is that they’ve been at record lows for years. The only recent change is that they’ve gone even lower. They were super low when Sydney and Melbourne were having their big boom, so naturally that must have been the cause, according to those who subscribe to the Event A/Event B theory.
But those super low interest rates failed to cause booms in Brisbane, Adelaide or Canberra, nor in Perth or Darwin which both were going backwards steadily while the Big 2 were surging. Most of regional Australia also failed to boom, although Hobart and regional Tasmania eventually got on board with what I regard as a mini-boom.
So clearly some other forces must have been in play. That’s where Events C, D, E, F and G become relevant. More on that later.
The other thing about the interest rates theory is that it contradicts the lessons of the past. Those who think that “low interest rates = real estate boom” and “rising interest rates = real estate bust” haven’t been students of history.
Genuine nationwide property booms are extremely rare in Australia. ABS data on annual house price growth in Australia’s biggest cities show that, since 1970, there have been only four years in which all the major markets boomed at the same time. Only four years out of the last 50 – two years late in the 1980s and two years in the early part of this century.
During the other 46 years different scenarios have been playing out in different locations, all dictated by local conditions, oblivious to the level of interest rates and other big picture items.
During those two periods when we had national property booms, the late 1980s and the early 2000s, we had high interest rates – much higher than they are today. They kept going higher and the booms kept rolling on. Mortgage rates got as high as 17% before the profligate Eighties finally collapsed.
And it all makes perfect sense. The economy was raging, consumers were confident and spending big, and rates were rising to try to dampen things down. That’s when people are most likely to splurge on real estate.
Interest rates are low now because the national economy is generally rather beige and consumers aren’t that bullish. The exceptions have been Sydney and Melbourne, where the local economies have outperformed the national scenario, boosted by strong population growth and big infrastructure spending.
In trying to understand why markets do what they do, you have to consider both the macro and the micro factors, but paying particular attention to the micro ones.
Here are the macro factors that rolled out one by one to change the general situation from negative 12 months ago to positive now:
1. The Federal Election was decided.
2. The week following the Election, APRA announced relaxations of its lending guidelines.
3. The re-elected Federal Government announced tax cuts.
4. The RBA brought on a series of reductions to the official interest rates.
5. Mainstream media stopped obsessing on negatives and became significantly more upbeat.
6. Consumer sentiment towards real estate started to rise.
7. Buyers started to become active, but supply remained low.
8. Auction clearance rates started to improve.
9. Prices started to react in the big cities.
10. Forecasters published upbeat predictions for 2020 outcomes.
11. The ABS published loans data that showed improvement.
12. Consumer sentiment towards real estate improved further.
13. The federal scheme to boost FHBs clicked in.
14. Etc etc etc.
That’s the big picture. The national climate underpinning real estate improved, with interest rate cuts just one small factor- and overall not that consequential. Labor losing the un-losable Federal Election was probably the biggest one.
But the reality is that the things that matter the most happen at a micro level. Real estate markets are highly individual and arise out of local economies. That explains why Perth and Darwin have been going backwards while Sydney and Melbourne have been booming (and then busting and then recovering), amid stagnation in Brisbane, Canberra, Adelaide and elsewhere.
Local economic events are paramount. Look at Regional Victoria. While Melbourne was descending in 2018 and the first half of 2019, many regional centres in Victoria were experiencing double-digit annual growth in their house prices. Geelong, Ballarat, Bendigo, Warragul, Pakenham, Echuca, Mildura, Benalla and many others experienced strong markets with prices rising.
Regional Victoria is one of the national leaders on important factors like economic performance, population growth, low unemployment and infrastructure spending. Each individual regional centre has its own local dynamics, which provide reasons why local markets will rise or fall.
All of this is good news for property investors, because it means that there are always growth markets to be found, somewhere in Australia.
When people ask “Is this a good time to buy real estate?”, they’re asking the wrong question. A much smarter question would be “Where is it a good time to buy real estate?”
Because in this large and diverse nation, it’s always a good time to buy – somewhere.

Housing markets aren't just rising because of record low interest rates:  Hotspotting's Terry Ryder

Most people when buying and selling a home seek to do so around the same time, often trying to juggle the settlements for the same day.
They seek to get the highest price possible for their current abode and to secure their next home house as cheaply as possible.
And they hope to get through the process with as little pain as possible.
Most think the logical order is to sell your home first and buy second as this way buyers know exactly how much money they have to spend.
It stops buyers overestimating the worth of their current home and finding themselves in dire financial straits having purchased from an overly optimistic position.
However, by selling first you may be forced to rent while you look for a suitable new home which can mean two moves.
And one of the biggest risks faced if there is an extended gap between sale and purchase is that rising property prices will mean less money as time goes by. 
In the current market rebound buying first is possibly the better way to go.
Finding a buyer won't be too much trouble once you have locked in your own shift.
It's because Sydney is in a seller’s market.
Ofcourse over inflated hopes that cloud your judgement won't see the shift go seamlessly.
The current time on market is rather high, but it reflects the extended break that most estate agents take over the summer.
CoreLogic calculates the typical Sydney private treaty sale is currently taking 58 days for houses, and 63 days for apartments.
Hobart house vendors are selling in just 41 days while Brisbane vendors are taking 77 days.
Sydney vendors started summer with houses selling in just 28 days, so it just shows how much the market switches off.
Often the summer break, infact any break including Easter, provide a turning point for the market psychology.
I sense this year given the so-so summer holidays, some even called it a black summer, that people just decided to avoid making any firm decisions to list.
This was seen when the REA Group noted the Australian residential volumes were down 13 percent in January, with declines of 7 percent in Sydney and 5 percent in Melbourne.
It came after national residential listings declined in the second half of 2019 by 14 per cent, with a 17 per cent dip in Sydney and 16 per cent in Melbourne.
Ofcourse many fresh leftovers were snapped up pre-Christmas such was the pent-up demand from buyers.
So there has been a delayed start to the selling season, although auction listings are now coming.
Last Saturday saw some 400 offerings, and an 80 percent presliminary success ratre, compared to the 52 percent clearance rate from 301 listings this time last year the 60 percent success rate from 466 in 2018.
This pickup has unfortunately seen house hunters rushing into property purchases without doing necessary checks.
Data from conveyancing platform Global X revealed nearly 20 per cent of buyers did not pay for building inspections to be done on their prospective property purchase, while a quarter did not undertake pest inspections.
Realestate.com.au chief economist Nerida Conisbee has seen frustration mounting among home seekers, who had few housing choices available and were repeatedly up against “really cashed up” buyers.

Sydney's long summer listing times have created a sellers market

<div>On the other hand, the latest average weekly earnings figures show that there are still plenty of dollars sloshing around some parts of the economy. </div>

<div>Over the year to November 2019 there was +3.3 per cent growth in average weekly earnings, driven by solid +3.4 per cent growth for full-time employees in the private sector.</div>

<div>That's well ahead of the rate of inflation of about +1.8 per cent. </div>

<div>Full-time ordinary time earnings for males increased by +3.2 per cent, which is plenty better than some of the numbers we've seen for men in recent years (while the equivalent figure for females was robust at +3.5 per cent):</div>

Regional Queensland markets are at their strongest in three years, with growth momentum unfolding in multiple centres across the state.
Our Autumn 2020 survey of sales activity shows that Regional Queensland has 55 locations with upwardly mobile markets, the highest we have recorded in our quarterly surveys since early 2017. There has been only one better quarter in the past five years.
The number of “declining” markets has reduced (from 12 six months ago to six now) and there are now few danger markets outside of the perennial struggler, Mount Isa.
Resources-related centres which have been in decline previously - including Gladstone, Emerald and Moranbah - are showing increasing signs of recovery, with notable uplift in median house prices in these places.
The Sunshine Coast continues to lead Regional Queensland in terms of the number of suburbs with rising demand. It has 12 growth suburbs and numerous others with steady buyer demand.
The Sunshine Coast has a strengthening economy boosted by massive spending on infrastructure as it transitions from tourist town to international city. A $400 million upgrade will allow Sunshine Coast Airport to accept international flights later this year, while the Sunshine Coast International Broadband network will create the fastest internet connections to Asia anywhere in eastern Australia via the subsea cable.
The Sunshine Coast is also building a 53ha CBD from the ground up and a $5 billion medical precinct is well under way.
Nearby Gympie also has growth markets and benefits from offering an affordable alternative to the Sunshine Coast, to which it is well-connected following billion-dollar highway upgrades.
The big improver in our Autumn survey is Cairns, which now has nine suburbs with growing sales activity. Some of its suburbs are producing solid growth in their median prices.
This puts Cairns on level terms with the much-larger Gold Coast City, which also has nine growth suburbs but 33 suburbs with plateau markets - which suggests the Gold Coast market overall is solid but not heading into big price growth.
Townsville is gradually fighting back from the devastating floods of early 2019 and now has five upwardly mobile suburbs but, as yet, no compelling evidence of price growth.
There is growing evidence of recovery in resources towns in Central Queensland. Gladstone, which was plunged into downturn by developer oversupply, now has lower vacancies, better sales activity and prices are rising again - but still remain well below the pre-downturn peak levels. Anyone tempted should remember the volatility shown by this market in the past.
Iconic coal mining town Moranbah is also fighting back. Its median house price rose 11% in the past year to reach $230,000 - but with a long way to go reach the heights of the mining boom when the median topped $700,000.
Emerald continues to improve, with its median price up 10% to $330,000 in the past year.
Blackwater’s situation shows how much these markets fell after the mining boom stopped - and how deceptive median price statistics can be. Its median price has risen 42% in the past 12 months but is still just $140,000. Previously, typical values had plunged to below $100,000.
Mackay has stood out in recent surveys as a recovering market with good growth prospects and currently has four suburbs with rising sales activity. Rockhampton has potential but as yet has not joined the upward trend.
The important inland city of Toowoomba is showing promise but, as yet, has no compelling evidence of significant growth.
The overall improvement in sales volumes across Regional Queensland is beginning to show up in price performance. Our research shows that half of the towns and suburbs of Regional Queensland have recorded some level of price growth in the past year.
The strongest performers overall have been the Sunshine Coast and the Gold Coast, with Cairns locations also starting to show up.
Sunshine Coast leaders in annual price growth include Warana (up 19%), Parreara (up 12%) and Alexandra Headland (up 18%) for houses, and Buddina (up 26%) for apartments.
The best on the Gold Coast have been Palm Beach, Worongary and Surfers Paradise (all up 10%) for houses, and Burleigh Heads, Currumbin Waters and Clear Island Waters (all up 10-12%) for apartments.
The tourist town of Port Douglas, which is part of the Cairns LGA, is notable for delivering good median price growth for both houses (up 11%) and apartments (up 7%) in the past year.
