Foundations laid as GWH's Cambridge Quarter begins to rise in Newcastle

There are plenty of milestones throughout the lifecycle of an apartment development, and it’s hard to say one is necessarily more important than another.
Getting development approval is obviously a big one, as is launching sales, starting construction and eventually topping out. But ask anyone on the development or construction side of a project, and they’ll tell you some of the biggest moments come much earlier, whether that’s getting the first crane on site or pouring the first concrete. They’re the milestones that quite literally lay the foundations for everything that’s going to follow.
That’s where Newcastle developer-builder GWH is up to at its suburb-shaping Cambridge Quarter precinct in Newcastle West. The first tower crane is now installed, and the base of the lift core has been poured for Tempo, the first residential tower in what will eventually become an entirely new mixed-use community.
Since the August sod turn, around 150 foundation piles have been completed across the Denison Street site, which also takes in Tempo’s neighbouring building, Solace. Excavation at Solace is nearly finished, and a second crane is due in November.
The next few months will bring more visible progress. Through October and November, the ground floor slabs for both buildings are planned to be poured, precast panels installed and the building cores started. Work will also begin on Tempo’s first floor above ground, and GWH aims to have Solace’s ground-level slabs finished before Christmas.
For buyers who have already purchased, or those still considering a home at Tempo, it’s an encouraging sign that the project is moving beyond the early site works.
Tempo is the first residential component of a much larger vision GWH has for the city block bounded by Denison, Hunter and Wood streets.
Cambridge Quarter is master planned across four stages, with more than 600 residences proposed across five buildings. The precinct is looking to home serviced apartments, a hotel, retail, dining and will include landscaped public spaces. Tempo and Solace will introduce the first homes, with the broader precinct to evolve around them over the coming years.
For GWH, Cambridge Quarter represents another substantial commitment to Newcastle, a market the locally established company has been developing and building in since 1995. Construction began within months of Tempo’s release, with GWH acting as both developer and builder through GWH Build.
The group has already delivered the twin-tower ONE Apartments development in Newcastle West and has commenced construction on ERA, also in the suburb, as it continues to play a role in reshaping Newcastle’s residential landscape.
GWH Director Jonathan Craig said Cambridge Quarter had been designed to create something that would become part of the city’s fabric well beyond the completion of its individual buildings.
“We take pride in creating places that last. Spaces where people feel connected, comfortable and a genuine sense of belonging. Cambridge Quarter is something we are truly proud of — a place shaped by local knowledge, built with care and designed to be part of Newcastle’s next chapter,” Craig said.
While the scale of the wider precinct is significant, Tempo has been designed to offer a more intimate residential environment, with 87 apartments spread across its 24 levels.
The tower’s slender architectural form has been shaped to maximise natural light and outlook, with expansive glazing and recessed balconies positioned to capture views towards Newcastle Harbour, the city skyline and coastline.
Inside, purchasers can choose between two interior colour schemes, light and dark, each combining timber textures, stone-look finishes and a contemporary palette intended to appeal to owner-occupiers and investors alike.
Kitchens will feature engineered stone benchtops, SMEG appliances and timber-look joinery, while buyers wanting to further personalise their home can select an upgrade package incorporating premium integrated appliances, feature lighting and smart-enabled ducted air conditioning.
Above the residences, landscaped rooftop terraces will provide additional space for residents to relax, entertain and take in the surrounding city views.
One of the biggest attractions of Cambridge Quarter, however, is what GWH is planning beyond the apartment buildings. The developer is looking to establish a new neighbourhood where residents can access cafes, restaurants, retail and landscaped pedestrian laneways without having to venture far from home.
A reimagining of the well-known Cambridge Hotel forms part of that vision, with GWH planning to transform the venue into a more family-friendly local destination that will help anchor the precinct’s hospitality offering.
GWH has also secured the sought-after Latent Defects Insurance policy by Resilience Insurance, which not only involves independent engineering inspections throughout construction to ensure the building is being delivered to the correct standards, but also provides future residents a 10-year insurance policy covering major structural, waterproofing and electrical defects.
Apartments at Tempo start from $770,000, and to mark the start of construction, GWH is offering a bathroom upgrade valued at $20,000 to eligible buyers until 18 December.
The apartments at Tempo, and several retail spaces on the ground level of the building, will complete in early 2028.
