MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

An $8 million penthouse has sold at <a href="https://www.apartments.com.au/developers/pomeroy-pacific-quattro-corp">PQD</a>’s <a href="https://www.apartments.com.au/new-apartments/kooyongkoot-hawthorn-1-kooyongkoot-road-hawthorn-vic-3122">Kooyongkoot</a> development in Hawthorn, marking one of the highest apartment sales ever recorded in the suburb and across the wider City of Boroondara.&nbsp;

The three-bedroom penthouse, featuring two living areas, a study and expansive outdoor living across two levels, including a rooftop pool, spans 577 sqm, with nearly 300 sqm of internal living space and a further 281 sqm externally.

Mark Pomeroy, Director of PDQ, said the purchase reflects a broader shift in Melbourne’s prestige apartment market, where downsizers are increasingly seeking larger residences that allow adult children to remain at home longer while maintaining independence.&nbsp;

“We’re seeing more families choose apartment living without sacrificing space. For many downsizers, the reality is that adult children are staying at home longer, so buyers are looking for large apartments that allow everyone to live comfortably.”&nbsp;

Research conducted by the University of Melbourne in 2024 found that just over half of young men (54%) and 47% of young women aged 18 to 29 years old are still living under the same roof as their parents.&nbsp;

The penthouse sale places the transaction among the highest apartment sales ever recorded in the City of Boroondara, with only a handful of comparable penthouse deals including Victoria Hill in Camberwell (around $15 million) and Rondure House in Kew (around $6.5 million).&nbsp;

Kooyongkoot records $8m penthouse sale as multi-gen leads the way

Melbourne CBD is set for another 700 apartments, with Malaysian developer Sime Darby Property granted&nbsp;ministerial approval for its mixed-use skyscraper in the heart of the city.

The $500 million project&nbsp;at <a href="https://www.apartments.com.au/new-apartments/400-queen-street-melbourne-vic-3000">382–406 Queen Street</a>&nbsp;will deliver 693 apartments and 900 student accommodation beds above one of the northern CBD's most prominent corners.

Sime Darby paid $115 million for the 3,218 sqm site in 2024, acquiring it from the Lim family, the dynasty behind Singapore construction firm Evan Lim &amp; Co, in what was then the largest CBD development transaction Melbourne had seen since 2019. The site carried a seven-storey car park and a small education centre. Both will be demolished.

The tower, designed by <a href="https://www.apartments.com.au/architects/cox-architecture">Cox Architecture</a>, splits its residential and student components across a single building. The 693 build-to-sell apartments, 297 studios, 330 one-bedroom and 66 two-bedroom units, occupy the upper floors, while 900 student beds spread across levels 9 to 28. Levels 2 to 6 are allocated to just over 10,000 sqm of office space, with retail on the ground and mezzanine.&nbsp;

A network of open-air laneways and arcades at street level is designed to activate the Queen Street and A'Beckett Street frontages and create pedestrian connections through the site.

Sustainability targets include a 5 Star Green Star Buildings rating, fully electric building operations, and measurable reductions in upfront carbon emissions compared to a reference building. The plans also incorporate rainwater reuse, urban heat island mitigation strategies, and enhanced daylight access across both residential and non-residential spaces.

The site sits at the northern edge of the Hoddle Grid, about 300 metres from Flagstaff station and 250 metres from Melbourne Central. It abuts the Queen Victoria Market precinct, which is mid-way through its own renewal.&nbsp;

CBE Asia Pacific has secured planning approval for its <a href="https://www.apartments.com.au/new-apartments/jenkin-house-201-215-queens-parade-fitzroy-north-vic-3068">Jenkin House development</a> on Queens Parade in Fitzroy North, paving the way for a 12-storey mixed-use project that integrates new housing with the adaptive reuse of a heritage-listed Art Deco building.

The Minister for Planning granted permit for the consolidated 2,024 sqm site at 201–215 Queens Parade and 6–12 Dummett Crescent, enabling the delivery of a 98-apartment development with ground-floor retail and a dedicated affordable housing component.

Designed by <a href="https://www.apartments.com.au/architects/life-architecture-and-urban-design">LiFE Architecture and Urban Design</a>, the scheme brings together a 12-storey tower addressing Dummett Crescent and a five-storey podium fronting Queens Parade, carefully positioned behind the retained Former Clifton Motor Hill Garage. The heritage building, originally constructed in 1938–39, will undergo partial demolition and reconstruction, with key elements such as its distinctive façade and vertical fin retained as part of the new podium.

Approval was granted under Victoria’s Significant Residential Development with Affordable Housing pathway, with 10 per cent of the apartments to be allocated as affordable housing. This requirement formed a key part of the proposal’s planning assessment, which emphasised the need to increase housing supply in well-serviced inner-urban locations.

Planning documents note the project’s alignment with broader state policy encouraging higher-density housing in activity centres with strong public transport access. The site sits within the Queens Parade neighbourhood activity centre, around 200 metres from Clifton Hill Station and adjacent to the Route 86 tram corridor, positioning it within a highly connected inner-north precinct.

The approved design adopts a tiered built form intended to balance increased density with heritage sensitivity. The podium aligns with the parapet heights of the adjacent heritage buildings, while the taller tower is set back significantly from Queens Parade to reduce its visual impact and read as a secondary element in the streetscape.

In its assessment, the Department of Transport and Planning found the proposal struck “a considered and balanced outcome” in responding to both heritage controls and the need for additional housing supply, noting its consistency with planning policy and strategic objectives.

Jenkin House forms part of a broader shift along the Queens Parade corridor, where a number of higher-density proposals have emerged in response to Melbourne’s housing targets and increased focus on delivering affordable housing in established inner suburbs.

Construction is expected to commence before the end of 2027, with completion targeted for 2029.

Opportunities to secure new townhouses in <a href="https://www.apartments.com.au/developments/brighton-vic-3186">Brighton</a> remain tightly held, particularly as demand from downsizers and local buyers continues to outpace supply of low-maintenance homes with outdoor space.

That imbalance is playing out at <a href="https://www.apartments.com.au/new-townhouses/veil-brighton-17-rooding-street-brighton-vic-3186">Veil Brighton</a>, where several of the nine residences have already been secured ahead of completion, reflecting sustained interest in boutique, design-led housing in the bayside suburb.

Kitchens are fitted with Miele appliances and stone benchtops, while several homes include ground-floor bedrooms or flexible study spaces to support changing household needs.

Sustainability has also informed the design, with each townhouse targeting a six-star energy rating through features such as double glazing, natural ventilation, and high-grade insulation.

Townhouses account for just over 20 per cent of Brighton’s housing mix, yet they continue to attract strong interest from buyers seeking to remain in the suburb without the upkeep of a larger home. Developments like Veil respond to that demand by combining scale, privacy, and outdoor space in a lower-maintenance format.

Positioned close to Brighton’s beaches, retail precincts, and North Brighton Station, the project places future residents within easy reach of both lifestyle amenity and city connections.

Construction is underway, with completion expected in late 2026.
