New Brisbane developer Dalcott has unveiled Marrone, the first of three residential projects it is planning in and around Browning Street in South Brisbane.

Dalcott has appointed Realm Projects, led by Managing Director Shane Foley, to handle sales and marketing following previous sold-out collaborations between the groups.

Foley said the Brisbane apartment buyer had become increasingly focused on the quality of the home itself rather than simply securing an inner-city address.

Marrone will be the first project delivered as part of Dalcott's broader investment in the precinct.

It will be followed by La Terra, a boutique project comprising penthouse-style, single-level apartments on a northeast corner site with extensive resident amenity and city views.

Cottee said Marrone represented the first stage of the group's longer-term plans for the area.

Dalcott was established in 2025 by Lachlan Cottee and Ben Dalgliesh, combining development and construction capability under an integrated model and focusing on architecturally considered residential projects.

Marrone will initially be offered through a pre-release registration campaign ahead of its broader public launch.

Dalcott targets owner-occupiers with South Brisbane debut Marrone

Parnell Developments is the latest to seek significant uplift through the NSW Government's Housing Delivery Authority on a Strathfield site previously approved for a much smaller apartment development.

Parnell has sought approval for a 32-storey mixed use tower across&nbsp;<a href="https://www.apartments.com.au/new-apartments/7-lyons-street-strathfield-nsw-2135">3-7 Lyons Street and 18 Parnell Street</a>, a&nbsp;1,857 sqm site around 400 metres from Strathfield Station. The building would yield 160 apartments, 15 per cent of which will be dedicated affordable as per the government mandate for buildings seeking additional uplift.

Approved previously was a nine-storey building back in 2022 with just over 30 apartments. That approval came prior to the project being&nbsp;progressively reconsidered as planning policy shifted toward greater density around transport hubs.

Turner has designed the latest building that would replace&nbsp;existing detached homes across the four lots.

The apartment mix comprises 22 one-bedroom apartments, 107 two-bedroom and two-bedroom-plus configurations, and 31 apartments with three or more bedrooms. The scheme also includes 203 car spaces across six basement levels and 58 bicycle spaces.

The proposal has been designed around a three-storey podium addressing Lyons Street, with the tower rising above and stepping toward its upper levels.

Turner said the podium was deliberately scaled to respond to the existing street, while the taller element has been designed as part of the emerging skyline anticipated around Strathfield Town Centre and the wider Homebush transport-oriented development precinct.

The Lyons Street frontage would have a more active, pedestrian-focused character, incorporating the commercial tenancy, landscaping and a brick-framed podium with an awning.

Parnell Street, which faces the railway corridor, has been given a different architectural treatment, with double-height breeze blocks, landscaping and communal areas used to soften the interface with the rail infrastructure.

The tower itself uses curved and recessed facade elements, with wave-like indentations across the northern elevation breaking the building into three vertical forms.

A palette of grey concrete, brick and breeze blocks is complemented by clay and terracotta accents, while the upper tower adopts a lighter expression through articulated slab edges, vertical fins and recessed glazing.

Residents would have access to 467 sqm of communal open space spread across three levels. The ground floor would accommodate the more active resident areas, including barbecue and group gathering spaces and an internal communal room capable of being used for working from home.

A more passive viewing deck is proposed at level three, overlooking the ground-level landscaping and neighbouring tennis courts, while a rooftop "sunset deck" at level 30 would provide another social and relaxation space.

Strathfield has been earmarked for substantial change through the Strathfield Town Centre planning work and the nearby Homebush TOD precinct.

Turner's report says the project has been designed to act as a transition between the existing low and mid-rise development surrounding the site and the taller built form expected to emerge across the town centre.

The proposal is being assessed as State Significant Development under the HDA pathway, alongside the concurrent request to amend the Burwood Local Environmental Plan.

First look: New apartment tower pitched for Strathfield Town Centre precinct

An $18 million penthouse has hit the market in Main Beach as construction tops out on La Mer, the $155 million apartment development rising just metres from the beach.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

Marcus Barlow Balwyn Tudor Revival home listed

Investors are encouraged to keep a close eye on Port Melbourne after a recent report by property data business Residex, which suggested the suburb was performing strongly in the rental market.

The March 2013 Residex best rent report listed <a target="_blank" href="/news">Port Melbourne</a> units as among the top investment opportunities in Australia.
The median rental yield has increased to 5.41%, up from 4.5% last December. The area was doing significantly better than the average Melbourne rental yield of 4.4% for March this year, according to the report.
An RP Data report has shown the median asking rent has increased since 2008 and now standis at $655 per week, an increase of $110 from last December.
Formerly an industrial area, Port Melbourne has since experienced an urban makeover providing parklands, bay side beaches, upmarket apartments, restaurants and cafes with 49% of dwellings within the area currently being rented.
The estimated growth for the area is expected to be about 6% over the next 5 years.
However, several apartments currently available on the rental market don't reflect any recent rental price growth.
A two-bedroom, two-bathroom property at <a target="_blank" href="https://www.realestate.com.au/property-apartment-vic-port+melbourne-410135103">Esplanade East</a> (pictured below) listed for $690 per week with the rent history showing a $10 reduction since initially listed last month. In November last year it was listed at $720 per week.

Port Melbourne rental market gets Residex recommendation

Southeastern suburbs dominate Melbourne house turnover statistics: REIV

A three-bedroom terrace in Albert Park was the most expensive sale for the second week of April, selling at auction for $4.3 million, according to RP Data. 
Located on St Vincent Place, the property (pictured below) comprises a 492-square-metre block and with no bathroom, is a renovator's opportunity.

The property was originally part of a three-terrace property owned by the Loreto Sisters, who bought it in 1969.
Prior to the Loreto Sisters purchase, the property had been a Christian Brothers boy's hostel, which closed in June 1967. 
The property changed hands four years ago when acquired by Fiona Olney-Fraser, wife of corporate raider Darren Olney-Fraser, for $10.1 million, who then split the property up into three empty shells.
Westpac took control of the properties in 2010.

Rare St Vincent Place mortgagee sale in Albert Park attracts four bidders

Offshore developers will account for 39% of all new apartments built in and around the Melbourne CBD between 2013 and 2016, according to figures compiled by property consultants Charter Keck Cramer.
This will equate to around 4,700 apartments in total.
The red line in the chart below shows offshore developers' rising share of the Melbourne central city market, which will peak at 58% of apartments in 2015.

Local developers will provide 61% of new apartments built in the CBD, Docklands, South Bank and City Road between 2013 and 2016 well down from the 92% of all new apartments they delivered between 2000 and 2012.
A similar trend – though not as pronounced – will take place across the entire Melbourne metro region with offshore developers share of the market rising from just 3% in the period from 2000 to 2012 to 15% between 2013 and 2016 – around 5,500 apartments.
Offshore developers will provide 4% of short-term future supply in the City Fringe Region ( around 2-5 km from CBD), 2% in the inner region (5-10 km) and 7% in the middle region (10 -20 km). 
The elevated participation of offshore developers in the middle region relates to primarily <a target="_blank" href="/news">Box Hill</a>, says CKC.

Offshore apartment developers to take 58% of Melbourne market by 2015: Chart of the week

A 1914-built church in Dunkeld, 250 kilometres west of Melbourne, has sold for $230,000, which was nearly double its price expectations going into auction.
Agent Bart O'Sullivan from Pat Rice &amp; Hawkins had hoped to sell the property in the Southern Grampians for more than $125,000, <a target="_blank" href="https://www.propertyobserver.com.au/victoria/dunkeld-uniting-church-for-auction-with-%24125000-hopes/2013031759749">as reported in March</a>.

O'Sullivan says it is very hard to gauge a price for properties of this nature.
“We quoted $125,000-plus through the marketing but we expected the market would eventually give us a true indication of what it was worth,” he told Property Observer.
“With the diverse range of inquiries you get on properties like this, it’s very hard to pinpoint.”

There were five bidders at the auction. O’Sullivan says bidding was thick and fast with a bidding competition all the way.
The purchaser was a local person representing an outside party.
“It was a local gentleman who signed the contract. He paid the deposit,” O’Sullivan says.
“He may substitute himself closer to settlement or it might be put into another entity.”

He says he doesn’t know what the purchaser will do with the property, which had interest from interstate, regional centres and locals.

“We’re happy with the result and we were happy to have active competition on the day.”

Off-the-plan units at <a target="_blank" href="https://www.realestateview.com.au/Real-Estate/10-12-davey-street-frankston/Property-Details-buy-residential-4835869">Airio</a>, a $50 million 97-apartment complex being developed by PNP Property Group, are being sold from $323,000.
And serviced apartments at <a target="_blank" href="https://www.propertyobserver.com.au/developments/frankston-eyesore-reborn-as-peninsula-on-the-bay-holiday-apartments/2013032559596">Peninsula on the Bay</a>, a 10-storey Nepean Highway complex, are being marketed for between $250,000 and $350,000.
Agent George Findikakis says sales in the area are driven predominantly by first-home buyers and investors.
“I think $270,000 is quite affordable for first-home buyers,” Findikakis says.
He says the new developments in the area aren’t affecting prices at the lower end of the market as they tend to be in a different price bracket.
“The market has been quite strong. At the start of last year it was a bit flat but consumer confidence picked up towards the end. Now with the election looming supply has gone down in last two or three months but prices are OK,” Findikakis says.
“I think this quarter should be quite good, as soon as the election is over. Next year is going to be better I think.”

Frankston has Melbourne's most affordable units with a $270,000 median

A beach box in Brighton sold before its scheduled auction.
It was at an undisclosed figure believed to be around $200,000.
The <a href="https://www.rtedgar.com.au/?pagecall=property&amp;propertyID=2324647&amp;agentID=2634&amp;realestate=55_Beach_Box,_Esplanade_BRIGHTON_VIC_3186&amp;propertyStatus=SoldRented&amp;showGoBack=true" target="_blank">strikingly colourful bathing box </a>is known as 55 Beach Box near Dendy Street. Title Tattle understands the husband of the owner was a member of the Dendy Street Icebergers, so it served as defacto home to the Icebergers swimming club who are currently trying to get admitted to the Brighton life saving club further up the beach. They were once described as the crazy-brave swimmers who endure winter's seven-degree waters.
The bathing box was used as their change room, and also house the club trophies and was used for club functions over summer.
It was listed by RT Edgar agents Kellie Saddington and Greg Costello.
"It's one of the 82 tightly-held icons for which the beach is so renowned, located at the intersection of Dendy Street and the Esplanade which makes it easily accessible via a foot path.
"Decorated in purple and aqua-blue, the structure is fitted with split stable doors allowing the top half to remain open while the bottom half remains shut for protection during colder weather," the marketing said.
Beach bathing box 72 was Brighton beach's last offering when it failed to sell at its February auction.
The offer of $176,000 was short of its $190,000 reserve.

Set on one of the most photographed locales in Australia, they were newly built and sold by Bayside Council.
The dearer was 11 square metres, and the other nine square metres.
The 82 boxes area throwback to the 19th century, when the increasing popularity of sea bathing clashed with Victorian-era prudishness.
The first of the council's newly built weatherboard-clad structures with gabled roof offerings, reported to cost between $15,000 and $20,000 to build, fetched $215,000 at auction in December 2010.
