Local developer Harridan is seeking to turn its Woolloongabba apartment project into the first stage of a broader transformation of Burke Street, using a new 16-storey mixed-use building to establish a greener pedestrian connection toward the rapidly evolving Boggo Road transport and knowledge precinct.

The South East Queensland developer has filed plans for 154 apartments on the <a href="https://www.apartments.com.au/new-apartments/4-burke-street-woolloongabba-qld-4102">southern side of Burke Street</a>, where its proposal has been designed alongside a wider vision by LatStudios for the street.

That vision positions the southern side of Burke Street for buildings of 15 storeys and above, while envisaging lower-rise development of up to five storeys on the northern side to transition into Woolloongabba's existing character housing. It also proposes wider pedestrian verges, deep planting, new street trees and upgrades to the pedestrian approach to Boggo Road Station.

The Harridan development itself has been designed by Brisbane-based Arqus Design and will comprise 154 apartments across 16 storeys. The mix is weighted heavily toward two-bedroom apartments, with 121 proposed alongside 10 one-bedroom and 23 three-bedroom residences. There will typically be around 14 units per floor.

A lower-ground car park and three podium levels will accommodate 156 resident parking spaces, along with visitor and commercial parking. There will also be 154 resident bicycle spaces and 40 visitor bicycle parks.

Harridan is a family-owned developer and part of the Holmwood Highgate Group, with more than three decades of development activity across South East Queensland. Its portfolio spans residential, commercial and industrial property, with current residential projects including Riverbank on Byron in Bulimba, Esperance Residences in Carina and The Precinct at Kinross Road in Thornlands.

Wooloongabba has been popular for apartment developers, particularly since the announcement of the 2032 Summer Olympics games in Brisbane.

While there have been a lot of development applications, it has failed to materialize into real supply.&nbsp;

Sarazin has been the major player in the area. They are under construction at Murcia Residences, on the fringe of East Brisbane and Woolloongabba. Lewis Land Head of Development Michael Long said the inclusion of a berth with every Sky Home had become increasingly valuable as marina access across the Gold Coast tightened.

“Marina berths are becoming increasingly difficult to secure across the Gold Coast, so including one with every Sky Home makes this a genuinely rare offering,” Long said.

“The private 70-berth marina will accommodate boats up to 12 metres in length and is positioned just 2.5 kilometres from the Broadwater, placing the open ocean only 15 minutes away.

The display opening comes as construction completes on The Waterline, with the first residents expected to move in from mid-October.

Residents of The Waterline will have access to a private pool, along with Harbour Shores' wider collection of amenity including a lagoon pool, social clubhouse, tennis court, gym, yoga facilities and sauna.

Lewis Land partnered with Studio Collective to furnish the completed display, with the interiors designed to demonstrate how the residences could function as permanent homes rather than simply as show apartments.

Studio Collective Director Melissa Park said the surrounding waterways informed the interiors, but in a more restrained way than a traditional coastal scheme.

“We drew inspiration from the canals and coastal surrounds, but our approach was to interpret that subtly through layered materials and a grounded palette of earthy tones, rather than literal coastal references,” Park said.

“We introduced hero moments of green and teal to reference the surrounding waterways, while mirrored elements help reflect natural light.

“The result is a residence that feels elevated yet comfortable, somewhere buyers can genuinely imagine themselves living, entertaining and unwinding.”

Sky Homes are priced from $3.65 million.

Lewis Land is also offering private marina berths with The Residences, its limited collection of three and four-bedroom villas positioned directly along the Harbour Shores waterfront boardwalk.

St Vincent de Paul Society Housing Australia has filed plans for a major mixed-use housing precinct on the southern edge of the North Sydney CBD, adding another significant proposal to a pocket around North Sydn​ey Station that is quickly becoming one of the LGA's busiest development zones.

The State Significant Development Application covers a 5,990 sqm site at <a href="https://www.apartments.com.au/new-apartments/1-19-mackenzie-street-lavender-bay-nsw-2060">1-19 MacKenzie Street and 211 Blues Point Road in Lavender Bay</a>, immediately south of Nor​th Sydney Station and between the commercial core and the lower-rise Lavender Bay Heritage Conservation Area.

Designed by Wardle, the proposal would deliver a new residential tower comprising 88 build-to-sell apartments and 19 affordable apartments, alongside a separate co-living building with 57 rooms and a building manager's studio.

It would also see the significant restoration and upgrade of St Francis Xavier Catholic Church, the adaptive reuse of the former school building, new parish facilities, retail, a new public square and around 1,000 sqm of publicly accessible open space.

The project is seeking a concurrent rezoning of the site to R4 High Density Residential and an increase in the maximum building height to allow a tower reaching RL120, or up to 20 storeys. The proposal was progressed through the NSW Government's Housing Delivery Authority pathway.

The build-to-sell component will be weighted toward larger apartments, with just six one-bedroom apartments compared with 31 two-beds, 43 three-beds and eight four-bedroom residences.

The 19 affordable apartments will comprise two studios, 15 one-bedroom apartments and two two-bedroom apartments, taking the total apartment component to 107 residences before the 58 co-living rooms are included.

Wardle's design for the Vinnies site has sought to negotiate that emerging high-rise context while retaining the lower-scale character of MacKenzie Street and the adjoining heritage conservation area.

The main building adopts a three-storey podium and tower arrangement, with the podium aligned to the ridgeline and front setback of St Francis Xavier Church.&nbsp;Wardle has designed the podium with colonnades, seating, recessed entries and active ground-floor frontages, with sandstone-toned precast concrete and face brick referencing the materiality of the existing church.

The tower then steps back eight metres to the south and six metres to the north before rising in a sculpted form comprising four interlocking quadrants. Wardle has also introduced rounded forms and chamfered corners to reduce the tower's perceived bulk and improve view sharing with neighbouring development sites.

Resident facilities and outdoor areas are planned at the separation between the podium and tower at Level 3, oriented toward Sydney Harbour and the CBD skyline.

The tower itself will feature a glass reinforced concrete facade, with recessed balconies and deep reveals used both to provide shading and privacy and frame views toward the harbour and city. The lower levels take a different architectural approach, using brick and sandstone-toned finishes intended to establish a stronger relationship with St Francis Xavier Church. The Church itself will be conserved and upgraded for its continued use, while the former school building will be adaptively reused as part of the co-living component.

The proposal adds to an increasingly concentrated pipeline of residential development around Blue Street, MacKenzie Street and Lavender Bay.

Just west of the site, Central Element lodged plans earlier this year for one of the most significant residential developments proposed in Lavender Bay in recent years.

Central Element's SJB-designed scheme at 64-66 Lavender Street and 3-7 Middlemiss Street would deliver 163 apartments across two towers rising 23 and 32 storeys, replacing five existing apartment buildings containing 32 homes. The project also forms part of the Housing Delivery Authority pathway.

Immediately around North Sy​dney Station, another two significant proposals have emerged at 5 and 15 Blue Street.

Zurich Australian Insurance Properties is seeking to adaptively reuse its longstanding commercial building at 5 Blue Street, directly above North Sydney Station, rather than demolishing the structure.

Its SSDA proposes converting the building into a 14-storey mixed-use development with 62 apartments and 86 co-living rooms, together with ground-floor retail and a major refurbishment of Blue Street Plaza. The application is currently at the Response to Submissions stage.

First look: Vinnies files for 20-storey Lavender Bay apartment tower as North Sydney housing pocket heats up

When the opportunity arose for South Australian developer Palumbo to return to Kent Town, where it had previously delivered East Park Apartments and the East 
Rundle Apartments, it wasn't one the longstanding developer-builder was going to pass up.

The decision was quickly vindicated, with more than 30 apartments sold within the first month of launching <a href="https://www.apartments.com.au/new-apartments/royal-apartments-kent-town-2-8-north-terrace-kent-town-sa-5067">Royal Apartments</a> to the market.

The 206-apartment development, which will bring significant new supply to Adelaide's tightly held eastern city fringe, also gives <a href="https://www.apartments.com.au/developers/palumbo">Palumbo</a> the opportunity to bring new life to one of Kent Town's most recognisable watering holes.

Royal Apartments incorporates the historic Royal Hotel, a venue Palumbo Managing Director Daniel Palumbo said has a longstanding connection with the local community.

The wider development will comprise two residential towers alongside the restored hotel, sitting on North Terrace opposite the Adelaide Park Lands.

For Palumbo, the project also marks a return to familiar territory.

The developer completed East Park Apartments next door more than a decade ago and jumped at the opportunity to develop in Kent Town again when the Royal Hotel site became available.

"The opportunity emerged, and we moved to secure the site," Palumbo said.

"We were approached by the previous landowner, who said they had extensive commitments in Sydney and weren't in a position to deliver the project.

"We took over the site and within six months recut the design scheme to be more in keeping with the type of development we want to bring to Adelaide.

"Now we're on the market and those changes have really resonated with local buyers."

That has translated into a strong start to sales, with 33 apartments transacting in the project's first 35 days.

Palumbo said the early purchaser profile had been consistent with the group's traditional focus on owner-occupiers rather than investor-led apartment stock.

"Local owner-occupiers have always been our market," he said.

"There are always some investors, but we've never developed what would be called traditional development stock. Owner-occupiers are very much our market."

The buyer mix has been diverse so far, with downsizers and younger professionals both accounting for a significant portion of early sales.

South Australia's current stamp duty settings, which allow&nbsp;eligible homeowners in South Australia aged 60 savings of up to $103,830 on stamp duty when they downsize to a new property valued at up to $2 million,&nbsp;have helped encourage downsizer activity, while younger buyers in their late 20s and early 30s have been attracted to the opportunity to live immediately outside the CBD while still being able to walk into the city.

"If this location was in New York and you were sitting on Central Park, you'd be talking about a $60 million apartments."

Royal Apartments will offer a broad mix of residences, ranging from one-bedroom apartments through to four-bedroom sub-penthouses and penthouses.

Current listings include one-bedroom apartments from $680,000, while larger three and four-bedroom residences are priced around $2.5 million.

Residents will have access to a swimming pool, gym, barbecue and recreation areas, residents' lounge and dining space, and a communal deck.

Palumbo is acting as developer, architect and builder on Royal Apartments, continuing the vertically integrated model it has used across its South Australian portfolio.

The group was also behind the $150 million Sofitel Adelaide, the 251-room five-star hotel and residential tower which opened in 2021.

Palumbo said Royal's launch had come at an interesting time for the broader Adelaide apartment market.

Buyer confidence had initially been impacted by uncertainty surrounding the Federal Budget and broader economic conditions, but Palumbo believes sentiment is beginning to improve against a backdrop of significant investment flowing into South Australia.

He pointed to increased activity across defence and resources, including Olympic Dam, as potential long-term drivers of the state's economy and housing market.

"Money is starting to flow into Adeliade, significant amounts as Adelaide bucks the trend of the rest of the country.," Palumbo said.

"There's a lot of activity in the economy over the next decade. I think more investment will come into this market."

Early works on Royal Apartments are expected to commence this year, with major construction activity and cranes anticipated on site from early next year.

Go-to builder-developer <a href="https://www.apartments.com.au/developers/graya">GRAYA</a> is continuing to bulk out its already impressive and diverse apartment portfolio across South East Queensland. Their latest milestone is securing development approval for Silk, its boutique riverfront apartment development in St Lucia.

The approval clears&nbsp;the way for the team to begin construction planning for the 22-residence project.

GRAYA Co-founder and Chief Executive Officer Rob Gray said the project had been shaped around local homeowners wanting to remain in St Lucia without maintaining a traditional family home.

"St Lucia is one of those suburbs people do not want to leave," Gray said.

"They know the river, the trees, UQ, the golf course, Toowong and Indooroopilly, and that familiarity is hard to replace.

"True riverfront opportunities here are exceptionally scarce. What we have designed at Silk is a way to stay in the suburb people love, with the scale and privacy of a private home and far less to maintain.

"This is not typical apartment product. It is a proper home on the river, and that is exactly what this market has been missing."

The approval comes as new apartment development continues to increase across the St Lucia and neighbouring Toowong corridor, although direct riverfront sites remain considerably more tightly held.

GRAYA Co-founder and Managing Director Andrew Gray said securing the approval had removed a significant element of development risk from Silk.

"Genuine riverfront sites of this quality in St Lucia are not something that comes up regularly," Gray said.

"The approval removes a substantial layer of execution risk, and the location underwrites demand in a way very few inner-city sites can.

"The fundamentals here are as strong as anything we have assessed in Brisbane."

Silk will see GRAYA return to a stretch of the Brisbane River where it already has recent construction experience. The vertically integrated group recently completed ARC in neighbouring Toowong as builder for developer Spyre, delivering the riverfront project on a constrained site.

GRAYA will take a different role at Silk, controlling the project from design and development through construction and aftercare under its vertically integrated model.

The development will include a gym and resident leisure areas at ground level, integrated with the river's edge.

Silk joins a growing pipeline for GRAYA across Brisbane and the Gold Coast, which includes Enclave, The Gallery, Coral and Ripple.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

<a href="https://www.apartments.com.au/developers/far-east-consortium">Far East Consortium</a> is preparing to commence construction on <a href="https://www.apartments.com.au/new-apartments/640-bourke-street-melbourne-640-bourke-street-melbourne-vic-3000">640 Bourke Street</a> this October, marking the next milestone for the Melbourne CBD development and its higher-end Eliza Collection.

Spanning levels 44 to 68 of the 68-storey <a href="https://www.apartments.com.au/architects/rothelowman">Rothelowman</a>-designed tower, the Eliza Collection has been conceived as a lower-density offering within the broader development, with only five apartments on each floor, dedicated lift access and a collection of resident spaces reserved exclusively for Eliza Collection residents.

The Eliza Collection forms part of Far East Consortium's broader move toward larger-format residences at 640 Bourke Street, where the number of apartments was reduced from earlier plans as apartment sizes increased.

"What it's meant for 640 Bourke is we've actually reduced the number of apartments. We've increased the overall size of the apartments. We don't have any studios in here, and what that does for a project is it elevates it," Far East Consortium Director of Sales and Marketing Lauren Sheldon said.

Rothelowman Associate Jun Chang said the design process provided an opportunity to create more generous floorplans.

"We were given the opportunity to be more generous. The apartments became bigger and squarer than any other apartments which had been designed in the CBD before that."

That thinking carries through to the Eliza Collection, where the residences have been designed around the space and functionality associated with a larger home, but positioned high above the centre of Melbourne.

Kitchens are equipped with Gaggenau appliances, a butler's pantry, temperature-controlled wine cabinet and sculptural pendant lighting, while engineered timber flooring, stone and porcelain finishes and custom cabinetry feature throughout the broader interiors.

Privacy and security are another point of distinction. Eliza Collection residents have dedicated lift access, while 640 Bourke Street will provide concierge services and secure resident parking. Short-stay accommodation, including Airbnb, will not be permitted within the development.

Eliza Collection residents will also have exclusive access to selected amenity spaces across levels one and three of the restored Eliza Tinsley building. These include the Salon with grand piano, an art therapy room, private dining rooms and treatment rooms.

They sit within more than 3,000 sqm of amenity planned across 640 Bourke Street, alongside facilities including a pool, gym, whisky lounge and further social and wellness spaces.

The Eliza Tinsley building itself is central to the wider project's identity. Rather than treating the existing Eliza Tinsley façade as a separate element, Rothelowman used it as a starting point for the architecture of the new tower, with the historic building to accommodate the project's gallery and lobby.

"It's a significant asset and wants to be celebrated and experienced by all residents every single time they go in and out of the building," Rothelowman Principal Stuart Marsland said.

The tower will rise behind the retained heritage building at 640 Bourke Street, placing residents within walking distance of Southern Cross Station, Flagstaff Gardens, Queen Victoria Market and the Docklands waterfront.

With construction scheduled to begin in October, Far East Consortium has established an onsite display gallery at 640 Bourke Street, including fully built apartments that allow the project's layouts, materials and finishes to be inspected at full scale.

A fully built Eliza Collection apartment is also available to view at the display suite by appointment ahead of the planned October construction commencement.

Far East Consortium brings Eliza Collection to 640 Bourke Street ahead of October construction start

New local planning controls along two of Melbourne’s iconic rivers will put a level of restriction around development, with minister for Planning, Matthew Guy, implementing Stage 2 of the planning controls.
As part of a commitment to protect Melbourne’s main waterways, the Yarra and Maribyrnong rivers, new planning controls are being introduced.
These planning controls cover the Yarra River between Burke Road, Ivanhoe and Warrandyte, in partnership with Banyule City Council, Manningham City Council and the Shire of Nillumbik, said Guy.
“For the first time in its history, the Yarra River from Camberwell to Warrandyte will be comprehensively reviewed and planning controls strengthened to further protect our iconic river,” Guy said.
Specific areas along the Maribyrnong River have been identified for restrictions around site specific height and setback controls to assist the area in protecting itself from inappropriate development.
This review is flagged to be undertaken in partnership with Melbourne Water.
“We will continue to work with local councils and Melbourne Water to deliver consistent planning controls to protect both rivers,” he said.

Development to be tightened around Melbourne’s rivers

An Asian investor is reportedly in negotiations to spend more than $95 million on a 24.3 hectare residential site in Yarraville, in partnership with a local developer.
The former Bradmill denim factory is <a href="https://www.propertyobserver.com.au/residential/another-%24100-million-plus-residential-land-sale-pending-at-yarraville-gardens/2013070362959">being sold by former Carlton football club vice-president Colin De Lutis</a>, who bought the site in 2007 for a reported price of $7 million.
It was rezoned to residential and named Yarraville Gardens in 2011 and a master plan for 1500 dwellings was developed by Peddle Thor Architects.
The plan comprises a mix of townhouses and apartments.
In July CBRE suggested <a href="https://www.realcommercial.com.au/property-land+development-vic-yarraville-500791159">the site</a> would sell for more than $100 million.
It is being sold by CBRE agents Mark Wizel and Justin Dowers. In July they tipped it would likely sell to an Asian developer.
“There is little doubt that while off-shore Asian developers remain the most active buying group for large inner city sites with residential development potential, Yarraville Gardens is also expected to generate significant interest from the domestic private and institutional development market,” Wizel said in July.
The Australian Financial Review reports De Lutis will retain 2 hectares which has approval for a 10,000 square metre shopping centre and a library.

Asian investor to spend $95m on Melbourne residential site

The Napthine government will purchase units from off-that-plan buyers in Parkville’s Evo building which is to be surrounded by off-ramps from the proposed east-west link.
Buyers in the Pace Development Group have been demanding action from Linking Melbourne Authority after plans for the massive freeway development revealed the tower would <a href="https://www.propertyobserver.com.au/developments/doubt-cast-over-jardin-australand-parkville-project-but-evo-buyers-caught-in-east-west-link-plans/2013071663349">literally be surrounded by off-ramps up to five-storeys high.</a>
The LMA is offering buyers in the 175-unit complex the option to sell their contracts by September 25, settle and sell within 90 days or keep the property and seek compensation, or keep the apartment and sell at a later date at the affected value.
Treasurer Michael O’Brien says the decision is consistent with the government’s commitment to treat people who may be affected by the project fairly and with respect.
“The Coalition Government is acutely aware of how the East West Link project could impact people purchasing apartments at the Evo development,” O’Brien says.
“LMA has been listening to and working with the developer and purchasers to ensure they are continually informed, and to work towards an appropriate and fair outcome,” O’Brien says.
The deal allows first home buyers the retain eligibility for any applicable grants and stamp duty relief.
Buyers can claim back any capital appreciation which would have happened had the project not gone ahead as well as cash deposits or fees associated with a deposit bond up to $2000, legal fees up to $2500 and reimbursement of any lost stamp duty benefit.
The LMA will also purchase the 16 unsold units in the seven storey building and act as landlords.
At an average cost of $500,000 the acquisitions could cost $90 million.

Napthine government to buy east-west link affected units

Welcome to the first Back of the hand column. Each month I’ll give you the low down on one of the Melbourne suburbs where I hunt for investment grade property.  For my opening gambit, I’ve super-sized the offering – I’ll be looking at <a href="/news">Brunswick</a>, <a href="/news">Brunswick East</a> and <a href="/news">Brunswick West</a>!
The three zones of Brunswick are like siblings in neat formation, standing two-and-half kilometres tall from Brunswick Road to Moreland Road. Brunswick proper is the big brother in the middle; it’s almost twice as big as its flankers.
It has to be said, if you’re a home-buyer looking for an inner city lifestyle and are more attracted to the funkier north than the establishment east of Melbourne, then you’ll probably be pretty happy to live in Brunswick, Brunswick East or Brunswick West.
Transport
Where you choose to live or invest may come down to commuting needs.  If you or your tenants work or study in the west or north-west of Melbourne then Brunswick West is clearly more convenient than the other two suburbs.
Brunswick is the only suburb of the three with a train line – the somewhat infrequent Upfield line – and it also has a tram route down Sydney Road. It’s therefore the ideal suburb for those needing fast access into the CBD.  Brunswick East also has reasonable transport links to the CBD (three tram routes) and is of course best placed for those needing to reach the eastern suburbs.
Landscape
Like much of the inner north, the three Brunswick suburbs have a diversity of residential architectural styles and share the landscape with pockets of light industrial use. The residential stock ranges from Victorian and Edwardian weatherboards and brick houses, to Californian bungalows of the 1930s, through to 1950s clinker brick houses, low rise apartments and commission housing right through to modern townhouses.  Adding further flavour to the mix is the increasing number of former industrial-era warehouse and commercial buildings – Brunswick had a sizeable brick industry in the early 20th century - that are being reassigned for residential use.
For those used to the consistency of Melbourne’s inner eastern suburbs, this lack of uniformity can be a little jarring, but it works in this more eclectic part of Melbourne. Indeed, it is embraced by the locals, many of whom see the architecture as an antidote to the conformity and conservatism of Melbourne’s inner east. There is a palpably eclectic, grungy tone to the area but it certainly isn’t an enclave of wide radicalism; for every street artist and hipster there are plenty of white collar professionals and young middle-class families, each of whom appear to be at ease with the other.
The one major difference between the three suburbs is the greater incidence of larger blocks with three- and four-bedroom houses in West Brunswick.
Lifestyle
Brunswick is the ultimate ethnic melting pot with representatives of every wave of migrant intake from the last 60 years settled in the locality, each adding to the character and charm of the region. Of these, the Greek and Italian communities are most prominent, but increasingly Brunswick is a layering of European and Asian cultures in a contemporary Australian setting. As is usually the case, the public expressions of these cultures is most apparent in the meeting and eating places on the main thoroughfares. In the Brunswicks the most interesting streets are the north-south arteries: Sydney Road, Lygon Street and Nicholson Street.  It is essentially the location of these bustling strips that probably make Brunswick and East Brunswick more dynamic propositions than West Brunswick for those seeking a lively inner suburban lifestyle.
Investment potential
You could conceivably have a parlour game about which of the Brunswicks you would invest in.
Taken as a whole, the unseen hand of the market rates East Brunswick as the most valuable, with a median value of $669,000 according to Australian Property Monitors.  But Brunswick and West Brunswick aren’t far behind at $625,000 and $603,000 respectively.  Brunswick East’s higher rating is likely due to the suburb’s proximity to the uber-desirable Carlton and Fitzroy locations.
The Brunswicks are a classic illustration of the maxim that when you’re investing, you are buying the locality and its general amenity as much as the individual property itself. Nevertheless, not every street and property meets the grade. And in the Brunswicks, it is only a small fraction of the area’s properties and precincts that I would consider blue chip. These gems are on the quiet streets with relatively consistent architecture that are close to public transport and the shopping strips.
Over the years, we have found that Brunswick proper has been the happiest hunting ground for property investment.  That in part is a function of its larger size – there is simply more choice – but also because of the greater public transport options and overall higher levels of amenity.  Brunswick East is a somewhat distant second followed by Brunswick West.  With its larger blocks, the latter tends to lend itself more to homebuyers rather than investors – especially those upgrading – who are looking for several bedrooms and a more affordable price than Brunswick proper.
Undoubtedly, the appeal of the Brunswicks will continue to grow as its housing stock and streets are further gentrified. They’re definitely three to watch!

The Melbourne office market has become the focal point of offshore buyer activity, with more than $100 million worth of office stock changing hands in the past week.
In the latest transaction, a Singaporean listed company Hotel Grand Central has purchased a strata office building in the heart of the city for $48.5 million.

The 300 Flinders Street (pictured above) transaction comes just a day after Hiap Hoe - another listed Singaporean property company - made a $43.8m purchase of an office building in nearby, 380 Lonsdale Street (pictured below).

At $48.5m, the 300 Flinders Street deal represents one of the largest transactions in the city for a strata property.
The 12-storey strata building is owned by the Victoria University and was sold on a yield of 8.3%, through selling agents Clinton Baxter and Nick Peden of Savills.
The agents noted that while the property attracted numerous tenders from local and offshore parties, the strongest bidding came from Singapore an Malaysia.
Research from Savills showed that foreign investment in Melbourne’s CBD is at record levels. It estimates the foreign ownership market share is around 25% so far this year, following a spending spree of upwards of $260 million since the end of June.
On the same day the Flinders St transaction was revealed, a private developer based in mainland China snapped up a prime Bourke St office building for $15 million.

Melbourne office market hub for offshore buyer activity

Investment activity in Victoria's retail market has soared to the highest level since the global financial crisis, a new CBRE report has revealed.
Strong buyer interest from international investors and institutional groups saw the state's retail market emerge as the epicenter of investment activity, with CBRE's Australia MarketView report showing Victoria accounting for 46% of all national transactions in the second quarter of 2013.
"Over the first half of 2013, retail investment levels were at a five-year high, with the low interest rate environment and strong performance of retail assets – particular non-discretionary - seeing investors show renewed levels of confidence in both regional and CBD markets,” said CBRE director of Victorian retail investments Mark Wizel.
The spike in investment activity comes despite a broader trend of weak retail trading conditions across the country.
At the centre of that buying activity was Victoria’s neighbourhood shopping centre market, with Mr Wizel citing a wide range of private and corporate acquisitions such as ISPT’s purchase of 75% interests in over 20 Coles developed properties and SCA Property Group’s acquisition of the Lascorp portfolio.
Partly driving that higher investment activity in neighbourhood shopping centres was a shift in consumer spending towards food retailing.
CBRE Senior Retail Research Manager Tammy Smith said the change in investor sentiment was the result of an economic shift and the move towards non-discretionary spending.
The report showed that while Victoria’s retail turnover figures in the 12 months to June 2013 were below the national average – recording no growth over the period – supply levels and rents have continued to trend upwards.
In the 12 months to June, metropolitan regional rents rose to between $1,385 per square metre and $2,615 per square metre, CBRE figures showed, while neighbourhood centres benefited from the large food based tenant mix to record a 3.1% lift in rents annually.
However, the large discretionary spend exposure of sub-regional centres, saw rents drop 4.1% to sit between $598 per square metre and $1,317 per square metre.
The CBRE report also indicated that the Melbourne CBD market could be the next hub of invesment activity.
“We believe that for the first time in four years, confidence within the Melbourne CBD tenancy market has exceeded that of the investment market – ultimately this means that over the coming months the investment market will respond in a positive manner,” said Mr Wizel.
"Asian investment within the Melbourne CBD, and specifically for retail properties, is currently at unprecedented levels, with properties ranging in value from $2 million to $100 million attracting interest from both Asian investors living locally, as well as offshore-based investors looking to deploy funds to the state’s capital city.”

Victorian retail market at highest level since GFC: CBRE

Dolce and Gabbana spent five years searching for a suitable location for its first Australian store it revealed at its Melbourne opening last night.
The choice was between Sydney and Melbourne and like most luxury retail brands they were looking to nestle in next to Louis Vuitton.
In Melbourne the fashion house wanted nothing less than the iconic Collins Street for its two-storey flagship. The strip is already home to other high-end brands like Chanel, Prada, Hermes, Cartier, and Gucci.
Despite initial hopes of a large box-shaped space they have settled with a two-storey shopfront straddling both sides of the archway entrance of the newly renovated 171 Collins Street office building.
The design effectively splits the shop into two distinct sections with two separate entrances. Journalists were carefully guided through the appropriate entrance at its opening last night.
In keeping with company policy, no one from D&amp;G was authorised to speak on the record.
The tower it’s nestled in is a Premium Grade 6 Start Green Start building – one of Victoria’s first.
Tenants in the building include BHB Biliton, Evans &amp; Partners, Egon Zehnder International and a new Andrew McConnel restaurant facing Flinders Lane.
The building includes access to a hotel-style concierge.
Leasing Information Services managing director Simon Fonteyn said he’s not surprised they had to wait so long to find the spot.
“They need to establish a flagship, and flagship locations in the CBD are difficult to obtain,” he says. “There’s a lot of competition from the larger international brands for these sorts of locations.”
For international brands looking to establish a foothold in Australia’s fashion market, flagship stores serve as a marketing and distribution hub in addition to making sales, he says.
“It’s a promotion strategy, particularly for a company like D&amp;G. They’ll be a major supplier to other stores in things like sunglasses, so it’s important for them to showcase the brand like that. It’s a very typical strategy, and one also followed by retailers like Zara and Topshop.”
After the flagship comes the rollout to the other capital cities, or, depending on the brand, to the suburbs.
While not all businesses can wait five years for the right location, nor need a space the size of D&amp;G’s new store, Fonteyn says putting solid effort in to getting the right location for your business is vital.
And he says if you’re not looking for a high-profile flagship CBD location, it’s a tenant’s market at the moment.
“For D&amp;G, there’s an excess of demand for supply for these types of locations.
“But in shopping centres, the market is very soft.”
At its half-year corporate results briefing towards the end of last month, Westfield Group revealed its <a href="https://www.smartcompany.com.au/retail/057262-westfield-has-no-choice-in-decision-to-negotiate-lower-rent-on-new-leases-experts-suggest">new tenancy contracts could be lowered by up to 10%</a>.
It was the latest sign of a retail leasing sector under strain. Tough retail conditions are causing lower renewal rates, in turn putting pressure on the leasing sector. For retailers, this makes it a good time to upsize to a better location if you can afford it.
Fonteyn says it’s probably the last major announcement he would expect in the retail property space until the end of the year.
“Traditionally, retailers stop leasing permanent space around October as everyone gets ready for Christmas,” he says. “So, if they do deals after that, the stores won’t open until after February at least. It’s getting towards the end of the retail leasing season.”

Melbourne City has again attacked a mooted 72-storey residential tower on Southbank, describing it as “oppressive”.
It says Urban Matrix’s 240 metre plans for 54 Clarke Street will cast shadows on public spaces and dominate the view of neighbouring buildings.

The building is being reviewed by the state government after planning control changes nullified a previous approval.
BKK Architects director Simon Knott says the tower will become an icon for those travelling on the West Gate Freeway.
''Because it twists as you move around that bend, the whole building will twist and turn. It's almost like the building is alive,'' he told Fairfax Media.
He says south-facing apartments in the neighbouring building would keep their views, including of the Royal Botanic Gardens.
''The building will sit down one side of the view - it's anything but oppressive.”

Units in the previously approved designs started from $340,000 for one bedroom and from $400,000 for two bedrooms.
In February Robert Doyle said the building was more than 100 metres taller than preferred by the council.

Property prices at Epsom, near Bendigo, are expected to receive a boost with the state government announcing plans for a railway station in the fast growing suburb.
The $7.76 million Epsom and Eaglehawk rail improvements project, to begin early next year, will provide easier access to transport for residents of the growth suburb seven kilometres north of the Bendigo CBD.
The station will be on the Echuca line, south of Howard Street, between the railway line and Station Street. It will be fully accessible and provide parking for 60 cars.
Transport minister Terry Mulder said the new station would encourage people to travel by train – rather than car – for trips to Bendigo, Echuca and Melbourne.
Growth areas such as Maiden Gully, Strathfieldsaye, Ascot-Epsom and Huntly have had significant residential development in more recent years and are attractive to couples and families seeking new housing opportunities.
Local real estate agent Andrew Murphy, of Mawby Real Estate, said the station would have a ‘’positive impact’’ on house prices in the Epsom-Huntly growth corridor.
‘’People like to be close to infrastructure, such as transport, roads, schools and shops, especially if they are young families.’’
He said Epsom was popular with first home owners and investors looking to take advantage of cheaper start-up costs. It has a shopping centre and sports fields. The new railway station would enhance these features.
Estate agent Adrian Robinson, of BRE Bendigo, said improved transport and communication were ‘’all good’’ for the area which was experiencing solid growth.
‘’Everything’s happening there,’’ he said. ‘’The area is popular with younger residents and investors and the new station will be right in among the shopping centre – it will be a community hub.’’
Murphy said the local real estate market was ‘’ticking along quite nicely’’ achieving 6% growth over the past 12 months, backed by strong population growth.
He said renters were seeking larger homes, with three bedrooms and a study, or four bedrooms, on decent size blocks, and paying around $350 per week.
He said often renters would move into an area, attracted by developments, such as the $600 million Bendigo hospital project. They would rent in the short term before ‘’getting established and opting to buy’’.
Bendigo, with a population of 110,000, is expected to grow by 36,400 in 2031 – up 33% over the next 18 years. The goldfield’s city is about one and a half hours north of Melbourne.
