Local developer Harridan is seeking to turn its Woolloongabba apartment project into the first stage of a broader transformation of Burke Street, using a new 16-storey mixed-use building to establish a greener pedestrian connection toward the rapidly evolving Boggo Road transport and knowledge precinct.

The South East Queensland developer has filed plans for 154 apartments on the <a href="https://www.apartments.com.au/new-apartments/4-burke-street-woolloongabba-qld-4102">southern side of Burke Street</a>, where its proposal has been designed alongside a wider vision by LatStudios for the street.

That vision positions the southern side of Burke Street for buildings of 15 storeys and above, while envisaging lower-rise development of up to five storeys on the northern side to transition into Woolloongabba's existing character housing. It also proposes wider pedestrian verges, deep planting, new street trees and upgrades to the pedestrian approach to Boggo Road Station.

The Harridan development itself has been designed by Brisbane-based Arqus Design and will comprise 154 apartments across 16 storeys. The mix is weighted heavily toward two-bedroom apartments, with 121 proposed alongside 10 one-bedroom and 23 three-bedroom residences. There will typically be around 14 units per floor.

A lower-ground car park and three podium levels will accommodate 156 resident parking spaces, along with visitor and commercial parking. There will also be 154 resident bicycle spaces and 40 visitor bicycle parks.

Harridan is a family-owned developer and part of the Holmwood Highgate Group, with more than three decades of development activity across South East Queensland. Its portfolio spans residential, commercial and industrial property, with current residential projects including Riverbank on Byron in Bulimba, Esperance Residences in Carina and The Precinct at Kinross Road in Thornlands.

Wooloongabba has been popular for apartment developers, particularly since the announcement of the 2032 Summer Olympics games in Brisbane.

While there have been a lot of development applications, it has failed to materialize into real supply.&nbsp;

Sarazin has been the major player in the area. They are under construction at Murcia Residences, on the fringe of East Brisbane and Woolloongabba. Lewis Land Head of Development Michael Long said the inclusion of a berth with every Sky Home had become increasingly valuable as marina access across the Gold Coast tightened.

“Marina berths are becoming increasingly difficult to secure across the Gold Coast, so including one with every Sky Home makes this a genuinely rare offering,” Long said.

“The private 70-berth marina will accommodate boats up to 12 metres in length and is positioned just 2.5 kilometres from the Broadwater, placing the open ocean only 15 minutes away.

The display opening comes as construction completes on The Waterline, with the first residents expected to move in from mid-October.

Residents of The Waterline will have access to a private pool, along with Harbour Shores' wider collection of amenity including a lagoon pool, social clubhouse, tennis court, gym, yoga facilities and sauna.

Lewis Land partnered with Studio Collective to furnish the completed display, with the interiors designed to demonstrate how the residences could function as permanent homes rather than simply as show apartments.

Studio Collective Director Melissa Park said the surrounding waterways informed the interiors, but in a more restrained way than a traditional coastal scheme.

“We drew inspiration from the canals and coastal surrounds, but our approach was to interpret that subtly through layered materials and a grounded palette of earthy tones, rather than literal coastal references,” Park said.

“We introduced hero moments of green and teal to reference the surrounding waterways, while mirrored elements help reflect natural light.

“The result is a residence that feels elevated yet comfortable, somewhere buyers can genuinely imagine themselves living, entertaining and unwinding.”

Sky Homes are priced from $3.65 million.

Lewis Land is also offering private marina berths with The Residences, its limited collection of three and four-bedroom villas positioned directly along the Harbour Shores waterfront boardwalk.

St Vincent de Paul Society Housing Australia has filed plans for a major mixed-use housing precinct on the southern edge of the North Sydney CBD, adding another significant proposal to a pocket around North Sydn​ey Station that is quickly becoming one of the LGA's busiest development zones.

The State Significant Development Application covers a 5,990 sqm site at <a href="https://www.apartments.com.au/new-apartments/1-19-mackenzie-street-lavender-bay-nsw-2060">1-19 MacKenzie Street and 211 Blues Point Road in Lavender Bay</a>, immediately south of Nor​th Sydney Station and between the commercial core and the lower-rise Lavender Bay Heritage Conservation Area.

Designed by Wardle, the proposal would deliver a new residential tower comprising 88 build-to-sell apartments and 19 affordable apartments, alongside a separate co-living building with 57 rooms and a building manager's studio.

It would also see the significant restoration and upgrade of St Francis Xavier Catholic Church, the adaptive reuse of the former school building, new parish facilities, retail, a new public square and around 1,000 sqm of publicly accessible open space.

The project is seeking a concurrent rezoning of the site to R4 High Density Residential and an increase in the maximum building height to allow a tower reaching RL120, or up to 20 storeys. The proposal was progressed through the NSW Government's Housing Delivery Authority pathway.

The build-to-sell component will be weighted toward larger apartments, with just six one-bedroom apartments compared with 31 two-beds, 43 three-beds and eight four-bedroom residences.

The 19 affordable apartments will comprise two studios, 15 one-bedroom apartments and two two-bedroom apartments, taking the total apartment component to 107 residences before the 58 co-living rooms are included.

Wardle's design for the Vinnies site has sought to negotiate that emerging high-rise context while retaining the lower-scale character of MacKenzie Street and the adjoining heritage conservation area.

The main building adopts a three-storey podium and tower arrangement, with the podium aligned to the ridgeline and front setback of St Francis Xavier Church.&nbsp;Wardle has designed the podium with colonnades, seating, recessed entries and active ground-floor frontages, with sandstone-toned precast concrete and face brick referencing the materiality of the existing church.

The tower then steps back eight metres to the south and six metres to the north before rising in a sculpted form comprising four interlocking quadrants. Wardle has also introduced rounded forms and chamfered corners to reduce the tower's perceived bulk and improve view sharing with neighbouring development sites.

Resident facilities and outdoor areas are planned at the separation between the podium and tower at Level 3, oriented toward Sydney Harbour and the CBD skyline.

The tower itself will feature a glass reinforced concrete facade, with recessed balconies and deep reveals used both to provide shading and privacy and frame views toward the harbour and city. The lower levels take a different architectural approach, using brick and sandstone-toned finishes intended to establish a stronger relationship with St Francis Xavier Church. The Church itself will be conserved and upgraded for its continued use, while the former school building will be adaptively reused as part of the co-living component.

The proposal adds to an increasingly concentrated pipeline of residential development around Blue Street, MacKenzie Street and Lavender Bay.

Just west of the site, Central Element lodged plans earlier this year for one of the most significant residential developments proposed in Lavender Bay in recent years.

Central Element's SJB-designed scheme at 64-66 Lavender Street and 3-7 Middlemiss Street would deliver 163 apartments across two towers rising 23 and 32 storeys, replacing five existing apartment buildings containing 32 homes. The project also forms part of the Housing Delivery Authority pathway.

Immediately around North Sy​dney Station, another two significant proposals have emerged at 5 and 15 Blue Street.

Zurich Australian Insurance Properties is seeking to adaptively reuse its longstanding commercial building at 5 Blue Street, directly above North Sydney Station, rather than demolishing the structure.

Its SSDA proposes converting the building into a 14-storey mixed-use development with 62 apartments and 86 co-living rooms, together with ground-floor retail and a major refurbishment of Blue Street Plaza. The application is currently at the Response to Submissions stage.

First look: Vinnies files for 20-storey Lavender Bay apartment tower as North Sydney housing pocket heats up

When the opportunity arose for South Australian developer Palumbo to return to Kent Town, where it had previously delivered East Park Apartments and the East 
Rundle Apartments, it wasn't one the longstanding developer-builder was going to pass up.

The decision was quickly vindicated, with more than 30 apartments sold within the first month of launching <a href="https://www.apartments.com.au/new-apartments/royal-apartments-kent-town-2-8-north-terrace-kent-town-sa-5067">Royal Apartments</a> to the market.

The 206-apartment development, which will bring significant new supply to Adelaide's tightly held eastern city fringe, also gives <a href="https://www.apartments.com.au/developers/palumbo">Palumbo</a> the opportunity to bring new life to one of Kent Town's most recognisable watering holes.

Royal Apartments incorporates the historic Royal Hotel, a venue Palumbo Managing Director Daniel Palumbo said has a longstanding connection with the local community.

The wider development will comprise two residential towers alongside the restored hotel, sitting on North Terrace opposite the Adelaide Park Lands.

For Palumbo, the project also marks a return to familiar territory.

The developer completed East Park Apartments next door more than a decade ago and jumped at the opportunity to develop in Kent Town again when the Royal Hotel site became available.

"The opportunity emerged, and we moved to secure the site," Palumbo said.

"We were approached by the previous landowner, who said they had extensive commitments in Sydney and weren't in a position to deliver the project.

"We took over the site and within six months recut the design scheme to be more in keeping with the type of development we want to bring to Adelaide.

"Now we're on the market and those changes have really resonated with local buyers."

That has translated into a strong start to sales, with 33 apartments transacting in the project's first 35 days.

Palumbo said the early purchaser profile had been consistent with the group's traditional focus on owner-occupiers rather than investor-led apartment stock.

"Local owner-occupiers have always been our market," he said.

"There are always some investors, but we've never developed what would be called traditional development stock. Owner-occupiers are very much our market."

The buyer mix has been diverse so far, with downsizers and younger professionals both accounting for a significant portion of early sales.

South Australia's current stamp duty settings, which allow&nbsp;eligible homeowners in South Australia aged 60 savings of up to $103,830 on stamp duty when they downsize to a new property valued at up to $2 million,&nbsp;have helped encourage downsizer activity, while younger buyers in their late 20s and early 30s have been attracted to the opportunity to live immediately outside the CBD while still being able to walk into the city.

Royal Apartments will offer a broad mix of residences, ranging from one-bedroom apartments through to four-bedroom sub-penthouses and penthouses.

Current listings include one-bedroom apartments from $680,000, while larger three and four-bedroom residences are priced around $2.5 million.

Residents will have access to a swimming pool, gym, barbecue and recreation areas, residents' lounge and dining space, and a communal deck.

Palumbo said Royal's launch had come at an interesting time for the broader Adelaide apartment market.

Buyer confidence had initially been impacted by uncertainty surrounding the Federal Budget and broader economic conditions, but Palumbo believes sentiment is beginning to improve against a backdrop of significant investment flowing into South Australia.

He pointed to increased activity across defence and resources, including Olympic Dam, as potential long-term drivers of the state's economy and housing market.

"Money is starting to flow into Adeliade, significant amounts as Adelaide bucks the trend of the rest of the country.," Palumbo said.

"There's a lot of activity in the economy over the next decade. I think more investment will come into this market."

Early works on Royal Apartments are expected to commence this year, with major construction activity and cranes anticipated on site from early next year.

Go-to builder-developer <a href="https://www.apartments.com.au/developers/graya">GRAYA</a> is continuing to bulk out its already impressive and diverse apartment portfolio across South East Queensland. Their latest milestone is securing development approval for Silk, its boutique riverfront apartment development in St Lucia.

The approval clears&nbsp;the way for the team to begin construction planning for the 22-residence project.

GRAYA Co-founder and Chief Executive Officer Rob Gray said the project had been shaped around local homeowners wanting to remain in St Lucia without maintaining a traditional family home.

"St Lucia is one of those suburbs people do not want to leave," Gray said.

"They know the river, the trees, UQ, the golf course, Toowong and Indooroopilly, and that familiarity is hard to replace.

"True riverfront opportunities here are exceptionally scarce. What we have designed at Silk is a way to stay in the suburb people love, with the scale and privacy of a private home and far less to maintain.

"This is not typical apartment product. It is a proper home on the river, and that is exactly what this market has been missing."

The approval comes as new apartment development continues to increase across the St Lucia and neighbouring Toowong corridor, although direct riverfront sites remain considerably more tightly held.

GRAYA Co-founder and Managing Director Andrew Gray said securing the approval had removed a significant element of development risk from Silk.

"Genuine riverfront sites of this quality in St Lucia are not something that comes up regularly," Gray said.

"The approval removes a substantial layer of execution risk, and the location underwrites demand in a way very few inner-city sites can.

GRAYA will take a different role at Silk, controlling the project from design and development through construction and aftercare under its vertically integrated model.

The development will include a gym and resident leisure areas at ground level, integrated with the river's edge.

Silk joins a growing pipeline for GRAYA across Brisbane and the Gold Coast, which includes Enclave, The Gallery, Coral and Ripple.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

<a href="https://www.apartments.com.au/developers/far-east-consortium">Far East Consortium</a> is preparing to commence construction on <a href="https://www.apartments.com.au/new-apartments/640-bourke-street-melbourne-640-bourke-street-melbourne-vic-3000">640 Bourke Street</a> this October, marking the next milestone for the Melbourne CBD development and its higher-end Eliza Collection.

Spanning levels 44 to 68 of the 68-storey <a href="https://www.apartments.com.au/architects/rothelowman">Rothelowman</a>-designed tower, the Eliza Collection has been conceived as a lower-density offering within the broader development, with only five apartments on each floor, dedicated lift access and a collection of resident spaces reserved exclusively for Eliza Collection residents.

The Eliza Collection forms part of Far East Consortium's broader move toward larger-format residences at 640 Bourke Street, where the number of apartments was reduced from earlier plans as apartment sizes increased.

"What it's meant for 640 Bourke is we've actually reduced the number of apartments. We've increased the overall size of the apartments. We don't have any studios in here, and what that does for a project is it elevates it," Far East Consortium Director of Sales and Marketing Lauren Sheldon said.

Rothelowman Associate Jun Chang said the design process provided an opportunity to create more generous floorplans.

"We were given the opportunity to be more generous. The apartments became bigger and squarer than any other apartments which had been designed in the CBD before that."

That thinking carries through to the Eliza Collection, where the residences have been designed around the space and functionality associated with a larger home, but positioned high above the centre of Melbourne.

Kitchens are equipped with Gaggenau appliances, a butler's pantry, temperature-controlled wine cabinet and sculptural pendant lighting, while engineered timber flooring, stone and porcelain finishes and custom cabinetry feature throughout the broader interiors.

Privacy and security are another point of distinction. Eliza Collection residents have dedicated lift access, while 640 Bourke Street will provide concierge services and secure resident parking. Short-stay accommodation, including Airbnb, will not be permitted within the development.

Eliza Collection residents will also have exclusive access to selected amenity spaces across levels one and three of the restored Eliza Tinsley building. These include the Salon with grand piano, an art therapy room, private dining rooms and treatment rooms.

They sit within more than 3,000 sqm of amenity planned across 640 Bourke Street, alongside facilities including a pool, gym, whisky lounge and further social and wellness spaces.

The Eliza Tinsley building itself is central to the wider project's identity. Rather than treating the existing Eliza Tinsley façade as a separate element, Rothelowman used it as a starting point for the architecture of the new tower, with the historic building to accommodate the project's gallery and lobby.

"It's a significant asset and wants to be celebrated and experienced by all residents every single time they go in and out of the building," Rothelowman Principal Stuart Marsland said.

The tower will rise behind the retained heritage building at 640 Bourke Street, placing residents within walking distance of Southern Cross Station, Flagstaff Gardens, Queen Victoria Market and the Docklands waterfront.

With construction scheduled to begin in October, Far East Consortium has established an onsite display gallery at 640 Bourke Street, including fully built apartments that allow the project's layouts, materials and finishes to be inspected at full scale.

A fully built Eliza Collection apartment is also available to view at the display suite by appointment ahead of the planned October construction commencement.

Eligible purchasers who buy before construction commences can secure the full available off-the-plan stamp duty savings, subject to eligibility and applicable conditions.

Melbourne's house price median is now $595,500 from a revised $547,500 in the June quarter, pushing it to a new peak. Previous high price recording included $559,000 in December quarter 2010. REIV CEO Enzo Raimondo warned that this price growth is unlikely to be able to be sustained over the long-term. “Interest rates remain low and buyers are taking advantage of this with the chances of a further rate cut this year becoming less and less likely," said Raimondo. "But judging from the rather rapid increase in house prices, affordability pressures could start to act as a counter balance to demand in the next few months, particularly for first home buyers," he said. A very strong increase in demand was behind the increase, particularly in August and September. However, strongest growth in median prices were concentrated around the inner and middle suburbs, which may be skewed due to presitge property transactions. Raimondo pointed to surges in Balwyn, Brighton East, Ascot Vale, Balwyn North, and Footscray. "This is reflective of the relatively high number of premium sales, particularly million dollar sales, in this quarter," he said. Melbourne house prices grow to new record

A new analysis by RP Data has revealed which property owners, over the past financial year, received the best capital gains in Melbourne by gross profit.
Those who sold in Flinders during this time period saw the best result, while those closer to the CBD in Armadale also saw significant capital gains.

Over the period, 91.9% of sales returned sellers a profit, said RP Data's Victoria housing market specialist, Robert Larocca, with those having held for longer seeing the best results.
"The RP Data quarterly results showed that across the Melbourne metro area, over one third of sellers doubled their original purchase price," said Larocca.
The smallest proportion of loss-making re-sales was seen in the Yarra Council region, with 3.9% recording a loss over the June quarter.
Meanwhile, the largest proportion of loss-making re-sales was seen in the Melbourne Council region, with 17.3% of all re-sales selling at a loss over the same period.
"Based on profits made from resales of houses, the top five suburbs in Melbourne were Flinders, Armadale, Caulfield, Oakleigh East and Parkville," said Larocca.
"The RP Data top 50 list shows that the suburbs around the hills to the north east and eastern fringe of Melbourne have been good investments with Belgrave Heights, Belgrave South, Montrose, Warrandyte, Mount Dandenong, Olinda, Kallista and Warburton."
Looking at the long-term, Larocca noted a trend for tree-change close to the city. The other notable trend included the inner north with Parkville, Princess Hill and Fitzroy North, with prices being attractive to buyers compared to the inner east, while also featuring period-style properties.
"Outside of Melbourne, the strength of the Geelong market was apparent with many suburbs in the region providing all sellers with a profit," Larocca said.

Following our <a target="_blank" href="https://www.propertyobserver.com.au/victoria/docklands-finding-its-feet-after-a-difficult-conception/2013101065628">suburb overview of Docklands</a>, we continue our series on the suburb with the local real estate agents perspective.
At last, say the real estate agents, the emerging Docklands has rejuvenated itself and started to blossom, to achieve its potential.
No more a soulless ghost town, it is now an attractive – and well located – haven where high-rise residential towers and rows of townhouses front busy streetscapes and wide promenades. They have enviable views and amenity.
The waterfront with its marinas and luxury craft add their own atmosphere. Things are buzzing.
There’s a general consensus that, as building works settle down – and new residents settle in – Docklands will consolidate and provide the kind of lifestyle its residents bought in for in the first place.
Places Victoria’s expectations are that, by 2025, Docklands will be home to 20,000 residents and 60,000 workers, with an area almost double the size of the Melbourne central business district.
And there’s no better gauge of this than recent property transactions.  Long-term agent Glen Lucas, of Lucas Real Estate, with offices at Yarra’s Edge and NewQuay, said business was "pretty good".
"The market has stabilised over the past three months after a tough 18 months. There is lots of interest now and we are selling more property – and the best thing is that 75% of buyers are owner-occupiers.
"It’s a good news storey: people do want to live here despite some negative perceptions in the past. Everyone seemed to have an opinion about Docklands based on negative media reports, such as about the broken Observation wheel. Everyone seemed to want to have a crack.
"Well, I lived at Docklands for six years and I found it a great place in which to live."
Some of the offerings are spectacular, such as the penthouse at 90 Lorimer Street which Lucas sold on New Year’s Eve for $3.5 million – again to an owner-occupier. "We were all pretty excited about that," admitted the agent. "And, from what I hear, the renovations are absolutely spectacular."
Lucas said average Docklands sales were around the $750,000 mark with average rents around $550 a week. His firm manages 1100 rentals.
<a target="_blank" href="https://www.sellmycastle.com.au/agent-profiles/glenn-donnelly/2939/">Glenn Donnelly</a>, of City Residential Real Estate in Lorimer Street, echoed the owner-occupier theme. "Of our past 10 sales eight were to owner-occupiers. Properties here have started to generate a lot more interest and this year we are charging along in both sales and rentals."
Donnelly has lived at Docklands for the past six years and worked there for 12. "It is a fabulous area: you can walk everywhere - I don’t tend to drive a lot – and there are restaurants and bike paths and, of course, activities on the water.
"I have seen enormous changes: no one wanted to live here in the early days because there were no amenities; there were a lot of negatives. Now it’s totally different. Rents and sales are up and there’s been enormous growth, yet we are still five years away from our peak.
"What we really need is a school, though, and I know one’s being planned. That would make the suburb complete."
Donnelly said sales averaged $680,000-$700,000 for two-bedroom townhouses with two bathrooms, two car spaces and views, with similar properties renting for around $580 a week. "The rent market is strong and nothing stays vacant for long."
City Residential Real Estate manages 370 rentals.
John Sdregas, of JMRE North Melbourne, but with a Docklands focus, says he foresaw the growth potential for real estate 10 years ago as residents of congested inner suburbs east and north of Melbourne moved further west to get more ‘bang for their buck’.
They found they could buy whole houses in well-placed Yarraville or Seddon for what they were expected to pay for small, two bedroom apartments in, say, Richmond, Fitzroy or North Melbourne. This pointed to a realignment of the centre of Melbourne with Docklands as its focal point.
"I’ve only ever seen steady growth here – about 7% in the past two years. And, also, demand for rentals is strong at about $500 a week for the average two bedroom, one bathroom, one car park townhouse. The average sale price for those properties would be $500,000-$550,000."
Ddregas said an early imbalance in supply and demand causing to a glut of apartments - and the seemingly never-ending construction works - had led to popular perceptions of Docklands in its formative years as being deserted.  This has changed: he now believes that with all the big companies establishing themselves, and others moving in, the notional centre of Melbourne is moving west and assuring the suburb’s future.
Lachal Property Group’s Paul Lachal, who specialises in project management and advising investors and developers on marketing and sales, often at Docklands, said nowhere in Australia had there been such development in such a short timeframe, with 10 large buildings erected – including the NAB and ANZ banking headquarters.
"This is the fastest growth area in the country," Lachal said. "A lot of people used to say it is desolate but, if they had seen what was here 10 years ago and what is here now, and if they see the major new buildings that have sprung up, they would be amazed."
He said these ‘house-hold names’ were anchor points adding stability and traction to Docklands and attracting others to follow their lead. They are the solid foundations on which residential builders can build a new suburb.
Lachal said the fact Docklands was not laid out on the Hoddle Grid – as is the Melbourne CBD – could be blamed for making it harder to get around. It’s just a learning process, he said.

At last, Docklands is starting to blossom say local real estate agents

Last week saw Melbourne record the 11th consecutive weekly clearance rate in excess of 70%.  
RP Data is expecting 1,046 auctions in Melbourne this week and 1,168 across Victoria.  
This week will be followed by the largest for auctions in the state’s history with 1,628 expected, 1,500 of those in Melbourne and 1,396 on Saturday alone.  
These conditions will provide a high level of choice for buyers and will not only provide favorable negotiating conditions but also help with the often difficult task of finding the special home that they have been searching for. It is often forgotten that low stock levels can act to dampen the market as buyers can’t find the home that meets their needs.

High level of choice for buyers: RP Data's Melbourne October 19 weekend auction preview

“Spring can be a great time to renovate and maintain your home but look out for travelling con men, who prey on homeowners with cheap deals for odd jobs that you may not even need,” Delahunty said.
Today-only deals are one of the techniques that Consumer Affairs Victoria and Crime Stoppers Victoria are pushing an awareness about, that often pressure home owners into making poor decisions.
“Travelling con men become much more active as spring arrives and homeowners start looking at ways to fix and upgrade their homes.  They door-knock for work such as painting, roof restoration, driveway work and tree-lopping and put you under pressure to agree to get the work done immediately. Sometimes they even drive you to an ATM to get payment up-front,” he warned.

Renovators beware: Travelling con men

This article is the first in our series taking an in-depth look at the Melbourne suburb of <a href="/news">Fitzroy</a>.
The real estate market in Fitzroy is having a good time of it, according to long time agent Andrew Bennison, of Bennison Parker. "I’ve been here 13 years and this is probably the best 12 months I can remember," he said.
"Interest rates are low and there’s an expectation they will fall once again before Christmas."
Bennison said the area had many positives: "People are looking for a better lifestyle here with the vibrant cafe culture, the handy proximity to the city, and good public transport.’’
Those moving in are often the younger set and also the empty nesters. Bennison said the "top end" of Fitzroy – with its substantial modern properties and older, but modernised, terraces – attracted the older demographic. Prices could be as high as $2 million.
Renters, usually in the younger demographic, pay around $550 to $600 a week for two-bedroom apartments or terraces. Yields are around 3.5%.
Nelson Alexander Fitzroy’s Janine Ballantyne agreed the market was strong. "We are doing pretty well," she said, "especially with single fronted terraces."
The average price for these popular designs, built in the 1880s and 1890s, is $850,000-$1 million for those on 150 square metres or more.
Ballantyne’s comments were borne out during the auction of <a href="https://www.realestate.com.au/property-house-vic-fitzroy+north-114938795" target="_blank">80 Best Street, Fitzroy North</a> last Saturday. The sale price of $988,000 trounced pre-auction estimates of $750,000 to $825,000 – no doubt leaving the owners and agents delighted.

The single fronted brick terrace has a new verandah and garden. It has a functional floor plan with two double bedrooms opening from a double-arched hallway, spacious living room and large kitchen and dining room.
A central period-style bathroom with claw-foot bath and shower opens to a central courtyard. Features include polished timber floors, period detail and gas heating. There’s a pergola covered brick-paved courtyard with right-of-way access. The tightly-held precinct is close to St Georges Road, Edinburgh gardens and the Inner Circle bike path.
Collins Simms’ long time agent Stephen Whitelaw said there was strong demand for real estate with his firm achieving a 95% auction success rate so far this year. "Demand for properties of all sorts is steady, particularly in the lower and middle sectors."
Prices of $800,000-$1.2 million are common with many potential buyers looking for apartments, terrace homes and townhouses.
Whitelaw said the middle to upper sector was not as "robust". Buyers here are seeking better located single fronted houses or renovated family homes, with the best price paid so far this year being around $2 million. Rentals are "price sensitive".

"Best 12 months I can remember": Fitzroy agents revel in the good times

The former Daniel and Robertson brickworks site in Melbourne's eastern suburb of Nunawading has been listed for sale.
The prominent infill site, at 56-74 Station Street, is expected to attract strong interest from developers because of its residential redevelopment potential.
CBRE and Knight Frank are jointly marketing the property on behalf of the Robertson family through a public expression of interest campaign.

CBRE’s Paul Tzamalis said the site had been "earmarked for an imminent rezone to support residential development as part of Whitehorse City Council’s Mega Mile structure plan.”
He also said the 4.9 hectare property had a history spanning more than 150 years and would continue to play a pivotal role in the area.
“The brickworks site has been the cornerstone of Nunawading since the late 1800s, giving rise to jobs and infrastructure for the area,” he added.
Nunawading's Mega Mile was identified as a Major Activity Centre under the state government’s Melbourne 2030 strategy – an initiative which aims to guide the future growth of the area over the next 15 years.

Daniel and Robertson brickworks in Nunawading listed for sale

Real estate agents Marshall White has signed a six year lease at the old Kay &amp; Burton premises in Melbourne's Albert Park.  
The lease, at level 1, 101-105 Dundas Place, was for 325 square metres and includes five on-site car parks. Marshall White is expanding out of its previous premises of 201 square metres, at 119 Bridport Street. Its lease expiry is January 2015.  
Commenting on the deal, Fitzroys agent Tom Backay said the rate of just over $350 per square metre per annum plus GST reflected "the strength of the rental market in the Albert Park area", where he noted that there were only a handful of office leasing options available at any one time.

Marshall White expands to Albert Park premises

Spring continues to deliver good outcomes for vendors with a clearance rate of 73.8% from 883 auctions results so far this week and a 1.3% increase in home values in the last month. This week’s clearance rate is a moderate rise on the 71.3% last week and 70% so far this year.
 The market is clearly absorbing increased volumes in the auction market with little sign of diminished demand suggesting the record weekend at the end of October, when Melbourne will see 1,500 auctions, will deliver a result on trend. The latest market information from RP Data shows the overall time on market for houses sold at private sale stable at 39 days. The strongest demand in the house market is being recorded around the $500,000 level in the outer east where Croydon Hills, Bayswater North, The Basin, Scoresby, Croydon South, Boronia and Bayswater record the quickest sales in Melbourne.
