Local developer Harridan is seeking to turn its Woolloongabba apartment project into the first stage of a broader transformation of Burke Street, using a new 16-storey mixed-use building to establish a greener pedestrian connection toward the rapidly evolving Boggo Road transport and knowledge precinct.

The South East Queensland developer has filed plans for 154 apartments on the <a href="https://www.apartments.com.au/new-apartments/4-burke-street-woolloongabba-qld-4102">southern side of Burke Street</a>, where its proposal has been designed alongside a wider vision by LatStudios for the street.

That vision positions the southern side of Burke Street for buildings of 15 storeys and above, while envisaging lower-rise development of up to five storeys on the northern side to transition into Woolloongabba's existing character housing. It also proposes wider pedestrian verges, deep planting, new street trees and upgrades to the pedestrian approach to Boggo Road Station.

The Harridan development itself has been designed by Brisbane-based Arqus Design and will comprise 154 apartments across 16 storeys. The mix is weighted heavily toward two-bedroom apartments, with 121 proposed alongside 10 one-bedroom and 23 three-bedroom residences. There will typically be around 14 units per floor.

A lower-ground car park and three podium levels will accommodate 156 resident parking spaces, along with visitor and commercial parking. There will also be 154 resident bicycle spaces and 40 visitor bicycle parks.

Harridan is a family-owned developer and part of the Holmwood Highgate Group, with more than three decades of development activity across South East Queensland. Its portfolio spans residential, commercial and industrial property, with current residential projects including Riverbank on Byron in Bulimba, Esperance Residences in Carina and The Precinct at Kinross Road in Thornlands.

Wooloongabba has been popular for apartment developers, particularly since the announcement of the 2032 Summer Olympics games in Brisbane.

While there have been a lot of development applications, it has failed to materialize into real supply.&nbsp;

Sarazin has been the major player in the area. They are under construction at Murcia Residences, on the fringe of East Brisbane and Woolloongabba. Lewis Land Head of Development Michael Long said the inclusion of a berth with every Sky Home had become increasingly valuable as marina access across the Gold Coast tightened.

“Marina berths are becoming increasingly difficult to secure across the Gold Coast, so including one with every Sky Home makes this a genuinely rare offering,” Long said.

“The private 70-berth marina will accommodate boats up to 12 metres in length and is positioned just 2.5 kilometres from the Broadwater, placing the open ocean only 15 minutes away.

The display opening comes as construction completes on The Waterline, with the first residents expected to move in from mid-October.

Residents of The Waterline will have access to a private pool, along with Harbour Shores' wider collection of amenity including a lagoon pool, social clubhouse, tennis court, gym, yoga facilities and sauna.

Lewis Land partnered with Studio Collective to furnish the completed display, with the interiors designed to demonstrate how the residences could function as permanent homes rather than simply as show apartments.

Studio Collective Director Melissa Park said the surrounding waterways informed the interiors, but in a more restrained way than a traditional coastal scheme.

“We drew inspiration from the canals and coastal surrounds, but our approach was to interpret that subtly through layered materials and a grounded palette of earthy tones, rather than literal coastal references,” Park said.

“We introduced hero moments of green and teal to reference the surrounding waterways, while mirrored elements help reflect natural light.

“The result is a residence that feels elevated yet comfortable, somewhere buyers can genuinely imagine themselves living, entertaining and unwinding.”

Sky Homes are priced from $3.65 million.

Lewis Land is also offering private marina berths with The Residences, its limited collection of three and four-bedroom villas positioned directly along the Harbour Shores waterfront boardwalk.

St Vincent de Paul Society Housing Australia has filed plans for a major mixed-use housing precinct on the southern edge of the North Sydney CBD, adding another significant proposal to a pocket around North Sydn​ey Station that is quickly becoming one of the LGA's busiest development zones.

The State Significant Development Application covers a 5,990 sqm site at <a href="https://www.apartments.com.au/new-apartments/1-19-mackenzie-street-lavender-bay-nsw-2060">1-19 MacKenzie Street and 211 Blues Point Road in Lavender Bay</a>, immediately south of Nor​th Sydney Station and between the commercial core and the lower-rise Lavender Bay Heritage Conservation Area.

Designed by Wardle, the proposal would deliver a new residential tower comprising 88 build-to-sell apartments and 19 affordable apartments, alongside a separate co-living building with 57 rooms and a building manager's studio.

It would also see the significant restoration and upgrade of St Francis Xavier Catholic Church, the adaptive reuse of the former school building, new parish facilities, retail, a new public square and around 1,000 sqm of publicly accessible open space.

The project is seeking a concurrent rezoning of the site to R4 High Density Residential and an increase in the maximum building height to allow a tower reaching RL120, or up to 20 storeys. The proposal was progressed through the NSW Government's Housing Delivery Authority pathway.

The build-to-sell component will be weighted toward larger apartments, with just six one-bedroom apartments compared with 31 two-beds, 43 three-beds and eight four-bedroom residences.

The 19 affordable apartments will comprise two studios, 15 one-bedroom apartments and two two-bedroom apartments, taking the total apartment component to 107 residences before the 58 co-living rooms are included.

Wardle's design for the Vinnies site has sought to negotiate that emerging high-rise context while retaining the lower-scale character of MacKenzie Street and the adjoining heritage conservation area.

The main building adopts a three-storey podium and tower arrangement, with the podium aligned to the ridgeline and front setback of St Francis Xavier Church.&nbsp;Wardle has designed the podium with colonnades, seating, recessed entries and active ground-floor frontages, with sandstone-toned precast concrete and face brick referencing the materiality of the existing church.

The tower then steps back eight metres to the south and six metres to the north before rising in a sculpted form comprising four interlocking quadrants. Wardle has also introduced rounded forms and chamfered corners to reduce the tower's perceived bulk and improve view sharing with neighbouring development sites.

Resident facilities and outdoor areas are planned at the separation between the podium and tower at Level 3, oriented toward Sydney Harbour and the CBD skyline.

The tower itself will feature a glass reinforced concrete facade, with recessed balconies and deep reveals used both to provide shading and privacy and frame views toward the harbour and city. The lower levels take a different architectural approach, using brick and sandstone-toned finishes intended to establish a stronger relationship with St Francis Xavier Church. The Church itself will be conserved and upgraded for its continued use, while the former school building will be adaptively reused as part of the co-living component.

The proposal adds to an increasingly concentrated pipeline of residential development around Blue Street, MacKenzie Street and Lavender Bay.

Just west of the site, Central Element lodged plans earlier this year for one of the most significant residential developments proposed in Lavender Bay in recent years.

Central Element's SJB-designed scheme at 64-66 Lavender Street and 3-7 Middlemiss Street would deliver 163 apartments across two towers rising 23 and 32 storeys, replacing five existing apartment buildings containing 32 homes. The project also forms part of the Housing Delivery Authority pathway.

Immediately around North Sy​dney Station, another two significant proposals have emerged at 5 and 15 Blue Street.

Zurich Australian Insurance Properties is seeking to adaptively reuse its longstanding commercial building at 5 Blue Street, directly above North Sydney Station, rather than demolishing the structure.

Its SSDA proposes converting the building into a 14-storey mixed-use development with 62 apartments and 86 co-living rooms, together with ground-floor retail and a major refurbishment of Blue Street Plaza. The application is currently at the Response to Submissions stage.

First look: Vinnies files for 20-storey Lavender Bay apartment tower as North Sydney housing pocket heats up

When the opportunity arose for South Australian developer Palumbo to return to Kent Town, where it had previously delivered East Park Apartments and the East 
Rundle Apartments, it wasn't one the longstanding developer-builder was going to pass up.

The decision was quickly vindicated, with more than 30 apartments sold within the first month of launching <a href="https://www.apartments.com.au/new-apartments/royal-apartments-kent-town-2-8-north-terrace-kent-town-sa-5067">Royal Apartments</a> to the market.

The 206-apartment development, which will bring significant new supply to Adelaide's tightly held eastern city fringe, also gives <a href="https://www.apartments.com.au/developers/palumbo">Palumbo</a> the opportunity to bring new life to one of Kent Town's most recognisable watering holes.

Royal Apartments incorporates the historic Royal Hotel, a venue Palumbo Managing Director Daniel Palumbo said has a longstanding connection with the local community.

The wider development will comprise two residential towers alongside the restored hotel, sitting on North Terrace opposite the Adelaide Park Lands.

For Palumbo, the project also marks a return to familiar territory.

The developer completed East Park Apartments next door more than a decade ago and jumped at the opportunity to develop in Kent Town again when the Royal Hotel site became available.

"The opportunity emerged, and we moved to secure the site," Palumbo said.

"We were approached by the previous landowner, who said they had extensive commitments in Sydney and weren't in a position to deliver the project.

"We took over the site and within six months recut the design scheme to be more in keeping with the type of development we want to bring to Adelaide.

"Now we're on the market and those changes have really resonated with local buyers."

That has translated into a strong start to sales, with 33 apartments transacting in the project's first 35 days.

Palumbo said the early purchaser profile had been consistent with the group's traditional focus on owner-occupiers rather than investor-led apartment stock.

"Local owner-occupiers have always been our market," he said.

"There are always some investors, but we've never developed what would be called traditional development stock. Owner-occupiers are very much our market."

The buyer mix has been diverse so far, with downsizers and younger professionals both accounting for a significant portion of early sales.

South Australia's current stamp duty settings, which allow&nbsp;eligible homeowners in South Australia aged 60 savings of up to $103,830 on stamp duty when they downsize to a new property valued at up to $2 million,&nbsp;have helped encourage downsizer activity, while younger buyers in their late 20s and early 30s have been attracted to the opportunity to live immediately outside the CBD while still being able to walk into the city.

"If this location was in New York and you were sitting on Central Park, you'd be talking about a $60 million apartments."

Royal Apartments will offer a broad mix of residences, ranging from one-bedroom apartments through to four-bedroom sub-penthouses and penthouses.

Current listings include one-bedroom apartments from $680,000, while larger three and four-bedroom residences are priced around $2.5 million.

Residents will have access to a swimming pool, gym, barbecue and recreation areas, residents' lounge and dining space, and a communal deck.

Palumbo is acting as developer, architect and builder on Royal Apartments, continuing the vertically integrated model it has used across its South Australian portfolio.

The group was also behind the $150 million Sofitel Adelaide, the 251-room five-star hotel and residential tower which opened in 2021.

Palumbo said Royal's launch had come at an interesting time for the broader Adelaide apartment market.

Buyer confidence had initially been impacted by uncertainty surrounding the Federal Budget and broader economic conditions, but Palumbo believes sentiment is beginning to improve against a backdrop of significant investment flowing into South Australia.

He pointed to increased activity across defence and resources, including Olympic Dam, as potential long-term drivers of the state's economy and housing market.

"Money is starting to flow into Adeliade, significant amounts as Adelaide bucks the trend of the rest of the country.," Palumbo said.

"There's a lot of activity in the economy over the next decade. I think more investment will come into this market."

Early works on Royal Apartments are expected to commence this year, with major construction activity and cranes anticipated on site from early next year.

Go-to builder-developer <a href="https://www.apartments.com.au/developers/graya">GRAYA</a> is continuing to bulk out its already impressive and diverse apartment portfolio across South East Queensland. Their latest milestone is securing development approval for Silk, its boutique riverfront apartment development in St Lucia.

The approval clears&nbsp;the way for the team to begin construction planning for the 22-residence project.

GRAYA Co-founder and Chief Executive Officer Rob Gray said the project had been shaped around local homeowners wanting to remain in St Lucia without maintaining a traditional family home.

"St Lucia is one of those suburbs people do not want to leave," Gray said.

"They know the river, the trees, UQ, the golf course, Toowong and Indooroopilly, and that familiarity is hard to replace.

"True riverfront opportunities here are exceptionally scarce. What we have designed at Silk is a way to stay in the suburb people love, with the scale and privacy of a private home and far less to maintain.

"This is not typical apartment product. It is a proper home on the river, and that is exactly what this market has been missing."

The approval comes as new apartment development continues to increase across the St Lucia and neighbouring Toowong corridor, although direct riverfront sites remain considerably more tightly held.

GRAYA Co-founder and Managing Director Andrew Gray said securing the approval had removed a significant element of development risk from Silk.

"Genuine riverfront sites of this quality in St Lucia are not something that comes up regularly," Gray said.

"The approval removes a substantial layer of execution risk, and the location underwrites demand in a way very few inner-city sites can.

"The fundamentals here are as strong as anything we have assessed in Brisbane."

Silk will see GRAYA return to a stretch of the Brisbane River where it already has recent construction experience. The vertically integrated group recently completed ARC in neighbouring Toowong as builder for developer Spyre, delivering the riverfront project on a constrained site.

GRAYA will take a different role at Silk, controlling the project from design and development through construction and aftercare under its vertically integrated model.

The development will include a gym and resident leisure areas at ground level, integrated with the river's edge.

Silk joins a growing pipeline for GRAYA across Brisbane and the Gold Coast, which includes Enclave, The Gallery, Coral and Ripple.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

<a href="https://www.apartments.com.au/developers/far-east-consortium">Far East Consortium</a> is preparing to commence construction on <a href="https://www.apartments.com.au/new-apartments/640-bourke-street-melbourne-640-bourke-street-melbourne-vic-3000">640 Bourke Street</a> this October, marking the next milestone for the Melbourne CBD development and its higher-end Eliza Collection.

Spanning levels 44 to 68 of the 68-storey <a href="https://www.apartments.com.au/architects/rothelowman">Rothelowman</a>-designed tower, the Eliza Collection has been conceived as a lower-density offering within the broader development, with only five apartments on each floor, dedicated lift access and a collection of resident spaces reserved exclusively for Eliza Collection residents.

The Eliza Collection forms part of Far East Consortium's broader move toward larger-format residences at 640 Bourke Street, where the number of apartments was reduced from earlier plans as apartment sizes increased.

"What it's meant for 640 Bourke is we've actually reduced the number of apartments. We've increased the overall size of the apartments. We don't have any studios in here, and what that does for a project is it elevates it," Far East Consortium Director of Sales and Marketing Lauren Sheldon said.

Rothelowman Associate Jun Chang said the design process provided an opportunity to create more generous floorplans.

"We were given the opportunity to be more generous. The apartments became bigger and squarer than any other apartments which had been designed in the CBD before that."

That thinking carries through to the Eliza Collection, where the residences have been designed around the space and functionality associated with a larger home, but positioned high above the centre of Melbourne.

Kitchens are equipped with Gaggenau appliances, a butler's pantry, temperature-controlled wine cabinet and sculptural pendant lighting, while engineered timber flooring, stone and porcelain finishes and custom cabinetry feature throughout the broader interiors.

Privacy and security are another point of distinction. Eliza Collection residents have dedicated lift access, while 640 Bourke Street will provide concierge services and secure resident parking. Short-stay accommodation, including Airbnb, will not be permitted within the development.

Eliza Collection residents will also have exclusive access to selected amenity spaces across levels one and three of the restored Eliza Tinsley building. These include the Salon with grand piano, an art therapy room, private dining rooms and treatment rooms.

They sit within more than 3,000 sqm of amenity planned across 640 Bourke Street, alongside facilities including a pool, gym, whisky lounge and further social and wellness spaces.

The Eliza Tinsley building itself is central to the wider project's identity. Rather than treating the existing Eliza Tinsley façade as a separate element, Rothelowman used it as a starting point for the architecture of the new tower, with the historic building to accommodate the project's gallery and lobby.

"It's a significant asset and wants to be celebrated and experienced by all residents every single time they go in and out of the building," Rothelowman Principal Stuart Marsland said.

The tower will rise behind the retained heritage building at 640 Bourke Street, placing residents within walking distance of Southern Cross Station, Flagstaff Gardens, Queen Victoria Market and the Docklands waterfront.

With construction scheduled to begin in October, Far East Consortium has established an onsite display gallery at 640 Bourke Street, including fully built apartments that allow the project's layouts, materials and finishes to be inspected at full scale.

A fully built Eliza Collection apartment is also available to view at the display suite by appointment ahead of the planned October construction commencement.

The list of the city’s most expensive suburbs is very stable due to their sought after location and high quality housing.
Using the median value measure Toorak is almost twice as expensive as the second on the list, <a target="_blank" href="/news">East Melbourne</a>. The median value of a house in Toorak is $3.5 million compared to $1.88 million in East Melbourne and $1.82 million in <a target="_blank" href="/news">Brighton</a>.
The top ten is rounded out by <a target="_blank" href="/news">Canterbury</a>, <a target="_blank" href="/news">Deepdene</a>, <a target="_blank" href="/news">Middle Park</a>, Hawthorn East, <a target="_blank" href="/news">Kew</a>, Balwyn and <a target="_blank" href="/news">Malvern</a>.
When viewed from the perspective of the overall value of all house sales in the past year Brighton tops the list with $604 million worth of homes sold compared to $473 million in Kew and $410 million in Toorak. Deepdene is a very small suburb and has only seen $25.5 million worth of houses sold in the past year.
With the exception of Canterbury and Malvern sales data over the past 12 months shows that either less expensive homes have been offered for sale or the prices being paid are generally below the underlying values.
There are six suburbs whose values are nearing a million and if the market continues to appreciate will reach that level soon. <a target="_blank" href="/news">Ashburton</a>, <a target="_blank" href="/news">Ormond</a>, <a target="_blank" href="/news">St Kilda East</a>, <a target="_blank" href="/news">McKinnon</a>, <a target="_blank" href="/news">Prahran </a>and <a target="_blank" href="/news">Park Orchards</a> have values between a million and $950,000.

Melbourne's most expensive suburbs

A tenant of a rental property in Melbourne's Frankston South has successfully sued his landlord for a $300,000 compensation payment after the balustrade of a balcony collapsed, causing injury.

Three people fell five metres to the ground in November 2007, with two dying since the fall - one from complications associated with injuries, the other due to unrelated causes.
The court-approved settlement occurred two days into the County Court Trial.
Landlord D T Wade and Associates was sued by the tenant, who was assisted by lawyer Trang Tran, a senior associate for Maurice Blackburn.
The balcony had not been properly maintained nor routinely inspected, and repair work prior to the client's tenancy was inadequate, said Tran.
"Our client sustained severe injuries to his arm and shoulder that have resulted in multiple hospitalisations and surgery, including a total shoulder replacement. He remains in constant pain and discomfort. This case highlights the need to ensure premises are properly and adequately inspected and kept in good repair to avoid serious injuries and even death to tenants and visitors," she said.
Rotted timber must be replaced, and structures should always be kept in a sound manner - particularly balconies and balustrades - with regular inspections and maintenance as needed.
The landlord, alleged the lawyer, had been told by previous tenants that the timber of the balcony was rotted, causing Tran to claim they had failed in their duty of care.
“This is a wake-up call for land owners, real estate agents and property managers. They should respond quickly and adequately when tenants say there are structural or other problems relating to rental properties,” she said.
In 2011, three teenagers were injured in a balcony collapse also in Frankston South.
The Victorian Building Commission has <a target="_blank" href="/news">this pamphlet available online</a>, which can also be found on the <a target="_blank" href="https://www.frankston.vic.gov.au/Search_Results?keyword=balcony">Frankston City Council website</a>.
"Any balcony has the potential, if not appropriately maintained, to fail at some stage. The legal and financial implications for home owners are enormous," it states.
Research conducted by the Building Commission in 2009 found that 45% of Victorian households have a deck or balcony, of which a third (27% decks, 33% balconies) were built between 1960 and 1990 when a widespread use of inappropriate timber, lack of building approval, inadequate design and poor workmanship were evident.
"Research also tells us that 39 per cent of respondents were not aware that decks and balconies require checks. In the last few years balcony collapses in several states and territories have resulted in a number of injuries and deaths," the pamphlet notes, pointing to a yearly visual inspection as a way that should identify any problems.
It notes that inspections should look for the following risk factors:
• Pooling of water on the balcony surface
• Handrails fixed through the balcony’s top surface
• Tops of solid balustrades and fixings at wall junctions
• Cladding finishing hard against the balcony
• No threshold between the building and the balcony
This may not just be contained to Melbourne, and Victoria, either. Just Think Real Estate's Edwin Almeida recently told Property Observer of his fears that a number of rental properties around Sydney are in less than habitable states, citing mould and electrical problems as two other potential problems that could see tenants getting sick, and a number of investors being sued in the future.

Landlord sued for $300,000 over balcony collapse

Camberwell's The Chocolate Box Centre slated for $13 million plus sale

The once humble mum and dad coffee shop has become big business in Melbourne.
Figures from online local restaurant review website Urbanspoon showed there are 2,574 cafés alone in metropolitan Melbourne, the Weekly Review Melbourne Times (WRMT) reported.
With a population of just over 4 million, that equates to one cafe per about 1,600 people.
Driving this rapid spread of cafes has been the shift away from the traditional cafe shop model to a "coffee-business" hybrid.
Across Melbourne, hairdressers, car dealerships, record shops, laundromats, art galleries and even a church now either sell barista-made coffee or offer it gratis to customers, WRMT reported.
An example of that is the Soap Bar Launderett in Carlton’s Elgin Street. The owners are installing a new in-store café in the hope it will ease customers’ boredom as they wait for their washing and bring in a few extra dollars.
Knight Frank research director Richard Jenkins told the publication that he expected more businesses were likely to add a coffee machine to their business in order to diversify how they made a buck. “A lot of owners are interested in trying to offer more experiences to their customers and I think that’s what they’re doing by offering a convenience that could translate into more sales,” he said, "Retail sales are slowing down but people are still going out. It’s a cheap luxury and will attract shoppers. It’s a really clever idea.”

In-store coffee shops becoming big business in Melbourne

Located in Melbourne’s northwest, 13 kilometers from the CBD, Glenroy is an up-and-coming suburb that has grown in popularity over the years. This is due to an increase in medium-density developments favoured by first-home buyers and young couples, residential amenities in the area, as well as its proximity to the CBD.
Dr Andrew Wilson, senior economist for Australian Property Monitors, told Property Observer that Glenroy is “part of the gentrification process”.
“The Northern suburbs – Coburg, Pascoe Vale, Glenroy, they’re all being gentrified. Glenroy has easy access to reasonable levels of residential amenities and infrastructure. It is a developing lifestyle market – typical of areas such as Brunswick,” he said.
He added that property in Glenroy is more generally affordable compared to suburbs in the area.
“We’ve seen lots of redevelopment and medium-density developments, which are directed towards that first homebuyer or young couple-type of buyer,” he said.
Dr Wilson has also noticed a shift in the types of buyers in the area, which he attributes to an “emerging cosmopolitan lifestyle”.
With many properties undergoing redevelopment, Wilson believes the area will continue to increase in popularity. Trends point towards smaller types of property or unit development.
According to the latest RP Data report, median unit prices in Glenroy have fallen by 9.4% compared to last year’s figures.
Dr Wilson says there has been an “overshoot with unit development” as developers tend to overshoot underlying demand. However, he does not believe there will be an oversupply of medium-density developments in the middle-ring suburbs.
Barry Plant Glenroy managing director Angelo Nestor, who has 30 years’ experience in Melbourne’s northern suburbs, told Property Observer the property market in Glenroy has “picked up quite well”. 
“The interest rates have helped the market kick a little bit more. The last twelve months have been slower but it’s picked up because of the interest rates. The change in government has helped as well,” Nestor said.
He notes that investors have fueled most buyer activity in Glenroy. In particular, investors are purchasing units in new developments. First-time home buyers are also making a resurgence, preferring townhouses over developments.
Nestor also agreed that the sharp drop in median unit price over the last year is due to oversupply in the area. 
“When the market was going really well, the developers came in and there was a lot of development going on. When the market pulled back, a lot of developers were caught with units. But that’s changing now,” he said.
According to the <a href="/news">latest RP Data report</a>, the median house price for Glenroy is $419,000, down 1.9% on last year. The average discount required to sell a house is 6.6%, while private treaty sales average 75 days on market.
The median asking rent for a house in Glenroy is $320 per week, while gross rental yield currently stands at 4%.
The median unit price in Glenroy is $385,000, down 9.4% on last year. The average discount required to sell a house is 4.6%, while private treaty sales average 84 days on market.
The median asking rent for a unit in Glenroy is $300 per week, while gross rental yield currently stands at 4.4%.

Suburb spotlight: Glenroy undergoing "gentrification"

Victoria’s four commercial trading ports in Melbourne, Geelong, Hastings and Portland are facing new planning rules that disallow accommodation within the Port Zone.
The newly approved planning zones for Victoria’s major ports, announced by Planning Minister Matthew Guy, have been introduced to create a buffer between port operations and uses in adjoining areas.
“Our ports are handling increasing freight volumes and have great opportunities to grow operations, and we need to balance the importance of protecting port operations with managing their potential impact on surrounding areas,” Guy said.
These changes will mean that port managers will not have to apply for planning permits for buildings and structures associated with the port, including wharves and warehouses. They will, however, still be required to comply with provisions of the relevant planning scheme.
Accommodation, including caretakers’ houses, will not be permitted on port land as it is deemed “sensitive use”.

New zoning disallows accommodation for Victoria’s major ports

A preliminary clearance rate of 69.2 per cent was reached from 996 auction results so far this week.
This was the sixth week with more than 1,000 auctions scheduled for Melbourne. The market delivered a result that is lower than trend for the past few months and suggests balanced conditions for buyers and sellers for the last few selling weekends this year.
RP Data’s latest release provides an update on overall transactions numbers this year and shows that for the Melbourne market the number of sales is 7 per cent higher than last year but 21 per cent below the peak of 2007. These numbers are based on sales that have been settled.
Improved conditions this year will clearly result in both higher prices and sales volumes.

Melbourne market review for week ending 10 November

RP Data is expecting 1,048 auctions in Melbourne this week and 1,172 across Victoria.
With October now ended and with just six selling weeks remaining for the year, it is timely to compare the year to date performance of the auction market.
So far this year there has been just over 27,500 auctions with a clearance rate of 70%. This compares very favourably to this time last year when there had been fewer – 22,000 in total – auctions and a much lower clearance rate of 56%.
The increased demand has caused prices to rise by 8.1% over the year according to the October RP Data-Rismark House Price Index released last week. The rise in values has been welcomed by vendors and it will have also encouraged more vendors into the market which is why listings are higher than this time last year.
These factors combine to create a vibrant property market in Melbourne.

RP Data's Melbourne November 9 weekend auction preview

A Westpac leased retail property in Melbourne's Frankston has sold under the hammer for $5.375 million. 
The property attracted a yield of 6.2% and was sold subject to two secure leases to Westpac, at 50-52 Wells Street, and Xtreme Clothing Pty Ltd, at 1 Shannon Mall. The Wells Street property consists of a ground floor banking chamber and first floor office for a total area of around 667 square metres. The Westpac lease is returning $286,973.42 per annum plus outgoings, with a lease term of seven years until 2017 and two further terms of five years each.
The Shannon Mall premises are about 90 square metres. Xtreme Clothing’s lease is a new five-year deal with two terms of three years each, returning $52,000 per annum plus outgoings. 
The total rent is $338,973.
Fitzroys agent Charles Emmett said, “The strong price and competition generated on the day reflected the depth of the market and the strong demand out there for high quality retail investment property priced in the $1 million to $15 million price bracket.”
