Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer Big Projects brought in the renowned Sydney-based design studio YSG to craft the interiors for The Frederick, Big Projects' new Mermaid Beach project and YSG's first move into the multi-residential development space.

It was a strategic move for Big Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of Big Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

Yasmine Ghoniem, Director of YSG Studio, says their vision&nbsp;for The Frederick "reinvents coastal living."

“Nobby’s has such an iconic energy, it’s one of those rare pockets of the Gold Coast where the community, the beach, and the streets all feel connected,” Ghoniem says.

"Responding to the neighbouring coastline, soothing curves add a relaxing regional overlay, while unique detailing really sets it apart. It’s a place that feels lived in from the moment you step inside.”

A standout feature of The Frederick is its rooftop terrace, an uncommon inclusion for a boutique, low-rise building, where amenity is typically concentrated at ground level.

Positioned to capture panoramic views from the hinterland to the ocean, the rooftop has been designed as a series of intimate zones. It includes a pool, sauna, sun decks, workspaces and dedicated entertaining areas.

“The rooftop was conceived as a collection of spaces where residents can unwind and connect, an extension of the Nobby’s lifestyle,” Barrett says.

Architecture for the project was led by Plus Architecture, with landscape design by LDG.

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

"They’ve reviewed a number of projects, however this one has stood out for its design flair/ appeal,"&nbsp;Clydsdale says.

Site demolition is slated for this month, with construction commencing soon after. Big Projects is targeting a late 2027 completion.

Big Projects taps Sydney’s YSG for first multi-residential project at The Frederick Mermaid Beach

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

Architecturally, the building will feature a curved, geometric façade that celebrates and elevates the existing structure, with warm, muted tones which were selected to extend the materiality of the existing building rather than contrast it.&nbsp;

Interiors will bring together three metre high ceilings with waffle concrete in some spaces, natural timber, granite and Australian materials, culminating in crafted, generous and considered spaces that are defined by authenticity.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Construction to commence at luxury Glen Iris townhome project, Orchard Mews

A rare new apartment development has been proposed on the fringe of St Ives Village.

Developer Newquest Property has lodged plans for a low-rise apartment project designed by well-regarded architecture firm Warren &amp; Mahoney, which is best known for its work in the multi-residential sector in Melbourne.

The building, proposed for a 1,916 sqm site on <a href="https://www.apartments.com.au/new-apartments/st-ives-residences-3-5-memorial-avenue-nsw-2075">Memorial Avenue</a> opposite St Ives Village Green, has been designed to blend into the surrounding natural environment.

“This palette references the established materiality of the suburb while elevating it through refined finishes to achieve a more luxurious architectural expression.”

Of the 33 apartments proposed, 21 will be three-bedroom residences. The remaining mix includes nine two-bedroom apartments, one one-bedroom apartment and two four-bedroom residences. The development will be supported by 62 car parking spaces and 33 secure bicycle spaces.

The proposal would replace two single-storey brick buildings currently on the site.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Darebin Council, comprising Melbourne’s inner-northern region, has released the city’s first good design guides, devised to help lift the standard of design by developers working in Darebin.

The council endorsed the guides in early September as the first local government to do so outside of the City of Melbourne.

City designer Munir Vahanvati led the development of the documents which clarify the Council’s expected outcomes for design in planning application, and assist planners in pre-application meetings and assessments.

“Planning schemes by necessity are broad and there are various ways to meet the requirements. Our Good Design Guides clarify how Council expects applicants to meet those requirements in Darebin,” he said.

The guides form part of the Council’s design excellence program, aimed to lift the standard of design in multiple ways and help create quality neighbourhoods.

“We know ensuring high quality design will create more resilient and liveable neighbourhoods. It’s not just about aesthetics, it’s about how things work and how the developments interact with their environment”, Vahanvati said.

Darebin is expected to see population growth of 40 per cent over the next 20 years and ensuring good design outcomes for the community is important, said Council CEO Sue Wilkinson.

We want our Darebin of the future to deliver on the ideals so important to us and our community. Our city needs to be sustainable, accessible and liveable, while supporting our diverse population,” she said.

Future guides are planned to set the standards for landscape, streetscape and environmentally sustainable design.

City of Darebin sets new standard for developments

<html><body>Through to November, there have been signs of an economic and property market uplift in Victoria, according to the latest data from CoreLogic.

This follows a decline in Melbourne dwelling values, which are sitting 5.0% below the record high value reached in March 2020.

New listings across Melbourne rose from 2,756 in the month of September, to over 8,000 in November. Meanwhile, sales activity rose from 1,546 to an estimated 4,301. This means the increase in sales activity has not matched the big increase in stock on the market, which may have a dampening effect on the recovery of the Melbourne market.

The Melbourne rental market has been particularly impacted by the pandemic. This may also end up impacting property values, and CoreLogic data suggests larger dwelling value declines are correlated with declines in rent values.
"Nationally, housing market values did not see the large decline anticipated at the start of the COVID-19 pandemic. Housing values fell just 1.9% between March and September before moving into a recovery trend, increasing 0.4% nationally through October and 0.8% in November," Eliza Owen, CoreLogic’s Head of Research Australia said.

"Relative to previous housing market downturns, the current decline through to November seems relatively mild, with dwelling values just 0.7% below the pre-COVID levels. There are numerous factors which have contributed to the prevention of a larger downturn in dwelling values including the institutional, coordinated response to the pandemic, which have seen low borrowing costs, added incentives for first home buyers and the extension of mortgage repayment deferrals limiting forced sales."

"Despite an initial slump in housing finance through the beginning of the year due to the COVID-19 pandemic, the year to October saw a remarkable 14.5% lift in the volume of finance secured for the purchase of property, according to ABS lending indicators."

"The post-COVID mortgage lending boost was driven by owner-occupiers including changeover buyers such as upsizers and downsizers, as well as buyers getting into the property market for the first time."

"Money lent to first home buyers saw the fastest growth rate at 35.1% in the year to October, accounting for 22.1% of lending, up from 18.8% in the year prior. Meanwhile, investor mortgage lending increased less than 1% in the same period. There are several factors that contributed to this growth in first home buyer activity, including generational trends, monetary and fiscal incentives and lower dwelling values and competition," she concluded.</body></html>

The former MasterChef judge Gary Mehigan pulled his 1880s Malvern East home from weekend auction.

It had been listed with a price guide of $5.9 million to $6.49 million. 

The Herald Sun reported the celebrity chef pulled it "less than 24 hours before it was to go under the hammer and is negotiating with prospective buyers."

The celebrity chef is understood to be planning to spend more time at his Victorian country property.

His four bedroom Central Park Road property was bought in wife Mandy’s name for $3,301,000 in 2012.

The single level home, which features a solar-heated pool on its 1070 sqm block, has been listed through Marshall White Stonnuington.

Historic Melrose at Harkaway listed with $6 million hopes

The real estate investor and manager Cromwell Property Group has secured approval for a $350 million mixed-use expansion of its existing Collins Street property in Melbourne’s Docklands Precinct.

The plans are to add a 55-storey mixed-use building to the site at 700 Collins Street which currently homes a 17-level, A-grade office tower which Cromwell have owned since 2004.

The new mixed-use building will comprise 265 apartments, a 4.5 star, 182 room hotel and further 13,000 sqm of office space across 13 levels, as well as a four-storey podium car park with 199 spaces.

The apartments will be a mix of studio, one, two and three bedroom apartments with residents having access to concierge services, a swimming pool and a cafe.

Bobby Binning, Cromwell’s Head of Property, says The Docklands area has come a long way since they purchased 700 Collins Street in 2004.

Construction has commenced on Chiodo’s $17.5 million townhouse development project in Melbourne’s Ashburton.

Ei8ht,&nbsp;situated at 348 Warrigal Road, is a three-storey project that will offer eight residences with a mix of two and three-bedroom configurations.

Each of the residences will include their own personal lift. There will also be the choice of a wine cellar or theatre room in the basement.

Designed by Studio Mint, the homes will include entertainment spaces, stone benchtops private storage space.

“Ei8ht townhomes are inspired by the traditional character of Ashburton. We wanted to pay tribute to the suburb’s diversity, incorporating the big city feel with small-town charm,” the Chiodo founder, Paul Chiodo, said.

Melbourne property developer, Beulah, has achieved 100% settlement success on its $50 million South Melbourne development, Habitus Townhomes, with the majority of the townhomes settling at the peak of the Melbourne lockdown.

The five-storey townhouse project at 10 Boundary Street, which had the support of the CBA and the Lieberman family's Monark Property Partners, comprises 25 townhomes priced from $1.35 million.

Melbourne’s strict lockdown resulted in a suite of new sales tactics, ranging from virtual viewings throughout the lockdown period to settlement discussions over Zoom.

Beulah Managing Director, Jiaheng Chan, said the settlement success is a testament to the quality of the development and the design’s appeal.

“Reaching 100% settlement is an achievement in itself, let alone during a state-wide lockdown where in person consultations were off the table," she said.

Habitus is marketed as "a step up from apartment living and the future for Melbourne’s burgeoning apartment market."

While the anticipated trend might be a post-pandemic pivot away from office to residential projects, one Melbourne developer is sticking to their original intentions.

Developer DeGroup will embark on their new $70 million office tower in Melbourne’s CBD despite concerns over rising vacancy rates.

Founder Colin DeLutis said the group was more than confident that the new building would find a ready leasing market.

Located at 263 William Street, in the heart of Melbourne’s legal precinct, the project is set to rise 75 metres above the Metropolitan Hotel which will be retained with a suite of restoration works.

"With nothing new and modern having been built in the legal precinct for over 20 years, we are quite bullish about the market and very confident about the building’s leasing potential”, DeLutis said.

The company’s confidence diverges from commentary by property experts who have expected a lessening of demand for commercial developments in the Melbourne CBD.

“We’re going to see CBD office buildings converted into residential,” Kernel Property’s Steve Urwin said in July.

This has been supported by recent national office statistics for Q3, released by JLL.  

“The extended lockdown in Melbourne has negatively impacted the leasing market with the availability of backfill space and sublease space contributing to the uplift in vacancy”, said JLL’s head of leasing Tim O’Connor.

According to JLL’s insights, the Melbourne CBD recorded -70,100 sqm of net absorption over the quarter and vacancy increased to 11.3 per cent in 3Q20. 

The presumed push away from offices has yet to influence some Melbourne’s commercial developers who are confident that businesses and their clients want COVID safe, hygienic spaces.

The 20-storey, 7,013sqm building, offers 3,799sqm of office space over 17 levels and features an 822sqm multi-level restaurant and bar.

The self-contained office floors will feature kitchenettes, shower facilities, natural light from all sides and views of Flagstaff Gardens and the surrounding CBD.

Crema Constructions have been appointed as builders of the WMK Architecture designed building.

The tower is due for completion in 2022.
