Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

Pezet Matheson originally marketed and sold out Flow off the plan, making the latest transaction a return to one of the project's original buyers.

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>
</ul>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

The Melbourne-based developer&nbsp;Orchard Piper has secured a rare development site fronting Fitzroy Gardens.

The 1,200 sqm site at 364-370 Albert Street, East Melbourne was an amalgamation of three adjoining park-front sites which had been held by the same family for over four decades.

Urban spoke with ICON Developments’ commercial director Scott Jarzynka, who noted that he’d seen an increase in both interest and sales post-COVID-19.

“People in the area are realising they need more space than they can find in an apartment offering locally”, he said.

MK: What are the highlights of Verre and what has attracted buyers to the project?

W&amp;L: The primary things buyers like about Verre are the look and appearance of the building, The floorplans, the fixtures and finishes and the price. Other things they love about the project is the size of it and the view to the East or West.

MK: What was the development’s design brief for Chamberlain Architects?

W&amp;L: The brief to the architect was to create a landmark building that heralds a new era for this part of Plenty Road. It was important for us to develop the site for the long term, and we wanted a building that would stand the test of time, and provide a positive impact on the area.

We were also aware of the fantastic views to the east and the south and wanted a building that took advantage of this. The brief for the apartments was that they be generous in size and considered in the way the space was used.

MK: What is Verre’s relationship with glass and how has this manifested in the building’s design?

W&amp;L: 296 Plenty Road was the location of a family-owned and operated glassworks factory for over 80 years. The factory — ‘Peerless Glass’ became synonymous with glass innovation in Melbourne. It was one of the first local manufacturers to offer glass products which utilised sandblasting and bending techniques.

Quite a few of our purchasers have told us that this was one of the biggest selling points at St.A, a floorplan that has outdoor space and allows you to set up a home office which is important to purchasers.

Apartments across Melbourne continued to see solid price growth over March, with values jumping 2.1 per cent over the month.

That's the latest figures from property data firm CoreLogic, who have seen units values rising in Melbourne since October.

February the Victorian capital saw a growth of 1.2 per cent, which had been the largest gain since late 2019 before the March figures were revealed.

It's put Melbourne apartments 3.2 per cent up over the first quarter of 2021 after more modest 0.1 per cent gains in January. The quarterly unit performance is only behind Hobart (+8.6 per cent) and Sydney (+3.2 per cent).

Melbourne's median apartment values is now $593,121, up from $582,833 in February and $577,206 at the start of the year.

Last month CoreLogic's head of research Tim Lawless says there were tentative signs the trend of the housing market performing considerably stronger than the unit market could become less obvious.

Now Lawless says the unit market has turned a corner.

“Despite the underperformance, unit markets have turned a corner, with Sydney recording two consecutive months of rising values, while the Melbourne unit market has seen values consistently rising since October last year, with the trend accelerating over recent months.”

And there's good news for investors, with Lawless suggesting the unit rental markets in Melbourne and Sydney appear to be stabilising.

“Sydney unit rents have posted a subtle rise over the past three months, while unit rents in Melbourne have held firm over the same period.

"The improvement comes after a long running decline, however a material improvement in rental conditions is likely to be dependent on foreign students and visitors returning to shore up inner city unit rental demand.“

April 2021: How did Melbourne apartments perform over March?

The Melbourne developer Riverlee have commenced construction at their $2 billion New Epping community in Melbourne's north.

Stage one, which was fast-tracked under the Victorian Government’s Building Victoria Recovery Taskforce, will include a mix of 151 social and affordable homes to be operated by the homelessness services provider Haven; Home, Safe, as well as the $133 million Northern Private Hospital, to be operated by Ramsay Health Care.

They will make up part of the 51 hectare New Epping, a redevelopment of the former Epping Quarry, which Riverlee bought in 2015, around 15 years after the quarry ceased its operations.

There is slated to be over 2,500 townhouses and apartments as part of the development, as well as a new health and commercial office precinct.

The stage one residences are estimated to be completed by May 2022.

It will take between 10 to 15 years to complete the whole urban renewal project which will drive $4.7 billion in economic benefit to Victoria.

Minister for Housing and Minister for Planning Richard Wynne was in attendance at the groundbreaking ceremony around 20 kilometres north of Melbourne.

Riverlee development director David Lee says the groundbreaking milestone is significant for the community in Melbourne’s north, positioning Epping as the centre of activity in the region, following collaboration with the City of Whittlesea, state government and project partners to achieve the works. 

“Together with our project partners, local council and the state government, we are excited to be commencing Stage 1 at New Epping –a project that will play a huge role in meeting the healthcare and housing demands of this growing area," Lee says.

"The diverse mix of housing, health and commercial uses will create a vibrant culture and community with a focus on wellness and sustainability. 

“Our vision for New Epping will take urban regeneration to a new level and bring an inner-city offering to the suburbs. The site no doubt has its challenges and we thank the state government for recognising the needs of this region by fast-tracking the work under the Building Victoria Recovery Taskforce,” he says. 

"Riverlee carefully selected its project partners to ensure that New Epping would be a leader in healthcare and support services for residents, with Ramsay Health Care the largest private hospital operator in Australia and Haven; Home Safe known for its integrated approach to housing and services.

Haven; Home Safe chair, Damien Tangey says that the Stage 1 residences area truly collaborative partnership project which will increase the supply of safe, secure, social and affordable housing in Melbourne's north.

“The Stage 1 residences area sound investment in the community and demonstrates how the private and community housing sector can work with government to deliver quality forms of housing in terms of architectural design, environmental outcomes, and internal space planning,” he says

In addition to the Stage 1 residences and the new Northern Private Hospital, the works include key supporting infrastructure including the development of the 11ha central green spine that will connect all components within New Epping.
