Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

For Aimee and Lyle Goodman, the journey started almost by chance.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

Pezet Matheson originally marketed and sold out Flow off the plan, making the latest transaction a return to one of the project's original buyers.

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>
</ul>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

Urban Exclusive: Why families will be keen on Hampton's new townhomes, 37 Prince Street

Inner-city Melbourne apartment seekers are set to get a rare opportunity to secure a slice of South Yarra, in an area dominated by high-rise, high-density towers.

A joint venture between&nbsp;Wattletree and Dorman Capital will see the development of South Yarra House, on one of South Yarra last remaining riverside sites on the Claremont Street dress circle.

The $190 million project is being developed by Wattletree, a development company founded by Rob Pitts and Nick Moylan in 2021.

While South Yarra House will be Wattletree’s fifth project, it signifies the first JV partnership between Wattletree and Dorman Capital.

The site will become home to around 60 apartments across 20 levels.&nbsp;The project has been inspired by simple, brutalist, art-deco New York architecture.

&nbsp;

Dorman Capital acquired one of the sites in 2018, with the two adjoining lots acquired by Wattletree in May 2021, allowing for a 1,000 sqm amalgamated site offering uninterrupted views of central Melbourne, the Yarra River and the Royal Botanical Gardens.

SJB Architecture and Hecker Guthrie Interiors have been at the forefront of the designs that resonated well with Stonnington Council members when approved in July.

Wattletree Director Nick Moylan says the building is a product of a changing world, and a return to first principles when it comes to the spaces we live and work from.

“The market for quality owner-occupier and down-sizer apartment product is growing, and from what we’re seeing, still under-served. We’ve tailored product to suit that," Moylan suggests.

Initially the idea behind Dorman Capital's purchase had been for a commercial office project, Dorman Capital Managing Director Nick Dorman said.

“We were initially pursuing a commercial office project which had challenges due to the site's land proportions, prior to Wattletree acquiring the adjoining sites and approaching us with a joint venture proposal which alleviated those concerns," Dorman said.

“We quickly built a strong relationship with Rob and Nick and were impressed with their partnership focused style and collaborative, no fuss approach to decision making,” Dorman added.

Rob Pitts is well versed in the property and construction industry, having co-founded Hacer Group in 2000 alongside Kevin Hibberson.

In 2021, Rob stepped away from Hacer Group, selling his shares to focus his time on Wattletree.

“I served as CEO of Hacer Group for 21 years up until 2021, growing and leading the company through a diverse range of multi-million dollar projects for leading Australian property developers, investment groups and private companies. In June 2021, both Kevin and I decided it was time to sell our shares in Hacer.

“We were both very proud of what we had achieved at Hacer and felt that it was time to hand over the batten. I was particularly excited about focusing 100 per cent of my time on property development.

“Nick Moylan and I started Wattletree Development because we are both very passionate about property and love the development process. Our focus for Wattletree is to develop a reputation for creating and delivering a pipeline of high quality, market leading and innovative property development projects,” said Rob.

Wattletree’s first four developments include three commercial projects in Hawthorn, including the iconic, state of the art ‘Xero’ head office building on Burwood Rd, as well as a 33-apartment building in Clifton Hill.

Sometimes there's more to a residential development than just creating places to live.

Take the newly launched Joe's Quarter, the latest beachside Melbourne project by Shenfield Property Group.

Their new project is on the site of the old Pompei Boatworks in Mordialloc, just south of Bayside in the City of Kingston local government area. Not only have they incorporated the long history of the site in the striking design, but they've also done so in the name.

Joe's Quarter is named in homage to Joe Pompei, who ran Pompei Boatworks with his brother Jack. Jack was known as Mr Mordialloc and the brothers spent years building and fixing boats at the Main Street site before the old building became neglected and fell into disrepute.

Now demolished, the site has been cleared to make way for just 11 residences designed by&nbsp;JFKDESiGN, who used strong, robust materials to reflect the old building's maritime history.

Developer Alister Shenfield has worked with designer Jackson Fitzroy Kennedy for nearly two decades with this project being their most ambitious together to date.&nbsp;

A robust, yet stylish exterior of unique angled feature brickwork mimics the upward sweep of a bow, enhanced with details in copper, charcoal steel and aluminium.

The vibrant and funky Fitzroy is set for its next apartment development.

Boutique property developers Urban have launched their latest project, 25 Smith, with the project only growing the group’s already substantial portfolio across Melbourne’s inner-city.&nbsp;

The group began as a collaboration between colleagues Bart O’Callahan and Tony Suttle and now includes a hand-picked specialist team of property-focused staff across both Melbourne and Sydney.

Just 23 apartments will be delivered across the aptly named project at 25 Smith Street, with Urban engaging experienced construction firm Hamilton Marino to build the $44 million development.
