Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Pezet Matheson originally marketed and sold out Flow off the plan, making the latest transaction a return to one of the project's original buyers.

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>
</ul>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

Dahua Group is currently running a buyer incentive on their completed Melbourne apartment project, Hawthorn Park.&nbsp;

Melbourne and Sydney developer Fortis has won planning approvals for two projects in Richmond.

Construction on 8 Brighton Street and the adjoining 5 Wiltshire Street in the city-fringe suburb is expected to commence later this year.&nbsp;

​As one of the most substantial development parcels to be consolidated in Melbourne’s city fringe area in recent years, the projects will establish a brand new residential, commercial and retail precinct in Richmond.

The two projects collectively occupy 15 blocks of land, creating one major development. Both sites are being designed by prominent multi-disciplinary design studio SJB, and development will be funded by Pallas Capital.

​The approved plans include the creation of a pedestrian-priority food and beverage retail boulevard along Wiltshire Street, opening up and connecting Brighton Street with Little Lesney Street, and creating six leasing opportunities.

​“Our approach with our Richmond projects is similar to our work in Double Bay, where we have considered not just the development of our sites, but also how it could enhance the broader neighbourhood," Fortis Director Charles Mellick says.

"The project will bring to market exclusive food and beverage amenities for approximately 1500 workers and over 150 residents who will call it home, along with the wider Richmond community. Boasting three street frontages, the project will offer residents unobstructed north and south views, alongside exclusive access to the rooftop amenities, including wellness areas, working from home spaces and barbecues. All residents will also have exclusive access to three levels of basement parking.

The neighbouring site at 5 Wiltshire Street, acquired for around $33 million, consists of nine individual lots totalling 1,432 sqm.

The proposed development will comprise 11 levels of commercial space and three levels of basement parking. Offering 11,000 sqm NLA, the project will offer uninterrupted views of the city skyline, premium EOT facilities and an activated rooftop with barbecues, a bar, wellness areas, workspaces and communal social spaces exclusive to its tenants.&nbsp;

Fortis secures planning approvals for $300 million mixed-use Richmond project

Samma Property Group has been given approval for their waterfront Docklands development on a rare island site at 194 Lorimer Street, marking the inception of a city-wide footprint expansion.&nbsp;

The $250 million project will rise 31-storeys on the four-frontage site, comprising 402 apartments boasting direct Yarra River views, along with views to the Melbourne CBD and Port Phillip Bay.&nbsp;

The mixed-use site will offer 3000 sqm of community indoor and outdoor amenity, with a clear focus on fostering community connection and improving mental health and wellbeing, in addition to 115 sqm of space for food and beverage retailers and 850 sqm of community space.&nbsp;

Conceptualised alongside multi-award-winning architects, Fender Katsalidis, the non-traditional silhouette features two sculptural towers extending to the ground floor, drawing from nearby nautical inspiration that shapes the slender interlocking forms with a cantilevered beam reminiscent of the bridge of a ship.

Fender Katsalidis Partner, James Pearce said careful consideration has been given to the design of the podium in respect to the existing heritage fabric at the river’s edge, while the integration of the podium and tower forms provides a more dynamic experience of the building when viewed from the surrounding neighbourhood.

"The result is the creation of a new urban marker that will join a series of architectural moments dispersed along the City-Link Freeway, while the sculptural composition of the interlocking forms provides an engaging complexity that invites resolution," Pearce said.&nbsp;&nbsp;

The historic Shed 21 will play an integral role in the development, with the heritage playing a part in the architectural design, while also being connected to the wider community through a public realm site-link.&nbsp;

Tract has been at the helm of the landscape architecture and town planning, creating a design with all-electric infrastructure and a 7-star NatHERS rating, as well as targeting a 5-star Green Star certification.&nbsp;

High-end developer Fortis have submitted plans for a new project in Melbourne's St Kilda.

Fortis, who operate in Sydney and Melbourne's most sought-after areas,&nbsp;is seeking to create 39 apartments at 61-73 Fitzroy Street, a 2,661 sqm amalgamated site secured last year.

Fortis said they've long been interested in St Kilda, and in particularly Fitzroy Street.

"St Kilda has a colourful history, character &amp; charm and a unique position within Melbourne – immediate proximity to the CBD, parks and unrivalled amenity, yet distinctly coastal featuring one of Australia’s most well-known beaches," Fortis Director Charles Mellick, who co-founded the company in 2016 alongside Patrick Keenan and Dan Gallen, told Urban.

"Fitzroy Street is one of Melbourne’s most historic grand boulevards which has admittedly seen better days, but here lies the challenge and opportunity to breathe new life into the precinct."

Fortis have had Woods Bagot design the Fitzroy Street project, which will also reinvigorate Fitzroy Street and benefit the local community.

Fortis called it a "precinct defining opportunity."

The site has a 65 metre street frontage, and a&nbsp;strategic location, at the mid-point of Fitzroy Street.

"Our proposal will be a catalyst for rejuvenation,"&nbsp;the documents submitted to Port Phillip Council noted.

"This opportunity is to redefine the local area and play a key part in the Fitzroy Street’s return to former grandeur.

"The extensive frontage to Fitzroy Street offers immense opportunity for activation in what is currently a run-down retail strip."

There will be around 950 sqm of hand selected retailers, likely to be a providore, a bakery, or a signature food and beverage venture.

"[The retailers will cater] to the daily needs of surrounding residents, provide passive day and night activation and give everyone a compelling reason to visit Fitzroy Street."

The 39 apartments will be located above and behind the retail, focusing on "quality not quantity."

"Lucky future residents will enjoy refined common amenity on the ground floor, the retail experience, beachside living and everything St Kilda has to offer on their doorstep," the documents stated.

There will be just three one-bed apartments, 19 two-bedders, and 10 three-bedroom units.

Two three-bedroom duplex penthouses will be on offer, as well as five three-bedroom penthouses.

The plans have 100 parking spaces, and 39 bike spaces.

Fortis say the existing architecture in St Kilda influenced the design of the project.

"Victorian Grandeur is a prevalent motif and its contribution to the character and charm of St Kilda is apparent through the use of refined fretwork and double columns," the design statement noted, citing&nbsp;St Kilda's Linden Gallery as an influence.

"This former grandeur has become a recognisable feature of current day St Kilda. Our proposal seeks to rejuvenate this charm through its façade articulation, balustrades and generous planter boxes. The intention is to add a further layer of contemporary charm and character to St Kilda."

Cobild Construction have already been appointed as the lead construction partner on the project, having already been appointed to 10 of Fortis' projects since teaming up together in 2018. Local landscape designer Florian Wild are in charge of the landscaping.

First look exclusive: Fortis lodge St Kilda precinct plans

Malaysian property developer Gamuda Land is continuing to expand it's foothold in the Melbourne apartment market.

Gamuda Land, led by CEO Ngan Chee Meng, have lodged plans for a new mixed-use St Kilda development at 95 St Kilda Road.

Gamuda Land have previously developed 661 Chapel Street in South Yarra and recently secured a 2,600 sqm site in Fishermans Bend, where they are plotting a 200-apartment, mixed-use tower.

The plans for 78 St Kilda Road are for an 18-level building with 78 apartments designed by Bayley Ward Architects. There will be a ground floor co-working space and a cafe tenancy.

Bayley Ward have drawn inspiration from the local heritage of St Kilda.

In their design submission to the Port Phillip Council, Bayley Ward described the proposal as "A living breathing building with a green vertical spine, connecting residents from ground fl oor to a communal landscaped rooftop garden."

The tower will be broken down in 10 one-bedroom apartments, 29 two-bedders and 39 three-bedroom units.&nbsp;

A penthouse is set to spread across the 16th and 17th floors. The lower level will have two-bedrooms, a living area, laundry, and two bathrooms, while the upper level comprises the master suite, as well as kitchen, living and dining areas. The penthouse will also include a private rooftop terrace, with 170 sqm of open space. That will connect to the communal rooftop space.&nbsp;

A central building atrium will be located across the first floor, providing 297 sqm of communal, in addition to a communal rooftop terrace, which will include a community vegetable patch.&nbsp;

The development will boast a fossil-free status, with the sustainable design running on 100 per cent renewable energy supply.

Hip v Hype were in charge of the sustainable elements of the project.

"95 St Kilda Road brings high quality, sustainable apartment living to St Kilda," the planning submission documents noted.

Tract have handled the landscaping of the project, noting their landscape design will aim to provide a green overlay to the built form with an abundance of planting including vines, ferns and trees that are suited to the micro-climate of the various external spaces.

"The planting will cool the innercity urban environment and provide a lush and welcoming environment. The landscape will provide numerous high quality communal spaces that are designed to encourage social connection between the residents of the development."

The project is expected to launch to the market later this year.
