AURA elevates amenity living at Melbourne Square

Builder-developer Scion is the latest to target Sydney's booming Hills Showground Metro precinct, filing plans for more than 100 apartments within walking distance of the station.

Scion has lodged a concurrent rezoning and State Significant Development Application for <a href="https://www.apartments.com.au/new-apartments/27-33-middleton-avenue-castle-hill-nsw-2154">27–33 Middleton Avenue</a>, where it plans to replace four existing homes with an 11 and 14-storey mixed-use development comprising 109 apartments, six affordable housing dwellings, and a ground-floor café.

Designed by BHK Architects, the proposal includes three levels of basement parking with 174 spaces, more than 1,200 sqm of communal open space, and extensive landscaping across the 3,791 sqm site.

The development has been designed as two buildings connected by a recessed wintergarden spine, with the 14-storey building positioned to the south and the 11-storey building to the north.

The apartment mix has been weighted towards owner-occupiers, with 13 one-bedroom apartments, 55 two-bedroom residences, 31 three-bedroom apartments, six three-bedroom lofts, and four four-bedroom homes. Six apartments will be dedicated as affordable housing in line with the NSW Housing SEPP.

According to the Architectural Design Report by BKH, the proposal seeks to create "a place-responsive architecture" inspired by the natural landscape surrounding Cattai Creek, while strengthening the public domain through landscaping, active frontages and a neighbourhood café.

Atlas Urban, in its Urban Design Report, says the proposal takes a different approach to increasing density around Hills Showground Station by favouring a more slender, vertically articulated built form over a conventional mid-rise outcome. The report argues this allows for greater deep soil planting, improved solar access and a better public domain outcome, while still delivering additional housing close to rapid public transport.

The site sits around 500 metres from Hills Showground Metro Station, within a precinct earmarked for significant residential intensification following the opening of the Sydney Metro Northwest line. Planning documents accompanying the application note that Greater Sydney's population has grown by more than one million people since planning for the precinct first began, reinforcing the need to accelerate housing delivery around existing transport infrastructure.

Scion is expanding its development pipeline which also includes <a href="https://www.apartments.com.au/new-apartments/chatham-west-ryde-2-6-chatham-road-west-ryde-nsw-2114">Chatham in West Ryde</a>, 62 apartments which are approaching completion. They also have a State Significant Development Application with the NSW Government's Housing Delivery Authority for <a href="https://www.apartments.com.au/new-apartments/96-anzac-avenue-west-ryde-nsw-2114">145 apartments on Anzac Avenue</a>, also in West Ryde.

First look: Scion plots Castle Hill apartment development near Hills Showground Metro Station

<a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a>&nbsp;has unveiled its scaled-back plans for a pair of towers rising up to 49 storeys directly opposite Bella Vista Metro Station.

The builder-developer will deliver 674 apartments and a new mixed-use hub at the gateway to the station precinct.

The State Significant Development Application has been lodged under the Housing Delivery Authority pathway for the 6,979 sqm site at <a href="https://www.apartments.com.au/new-apartments/9-11-mawson-avenue-bella-vista-nsw-2153">9-11 Mawson Avenue</a>, with the apartments sitting above a mixed-use podium. Initial plans were for closer to 900 apartments across two 40-storey towers.

Located around 30 metres from the Bella Vista Metro Station entrance, the development is intended to act as a catalyst for the long-planned Bella Vista Station Precinct, transforming a vacant site into a transit-oriented residential and commercial destination.

Planning documents describe the project as delivering "a high-density mixed use destination that combines housing, retail and community-serving uses in a highly accessible setting."

The mixed-use podium has been designed to create an active urban centre around the Metro station, incorporating a 1,423 sqm supermarket, a 3,029 sqm gym, specialty retail spaces, a 100-place childcare centre and a publicly accessible "city room" community space. A secondary laneway, active frontages and landscaped public areas are intended to improve pedestrian connectivity through the site and strengthen links between the station precinct and surrounding neighbourhood.

In the project's design report, Turner said the proposal responds to Bella Vista's emerging role as a higher-density centre within Sydney's north-west growth corridor.

"The project transforms a strategically located site into a high-density mixed use destination that combines housing, retail and community-serving uses in a highly accessible setting," the report states.

"Active frontages, a publicly accessible city room, a secondary laneway and a mix of uses including a local supermarket, child care centre and gym create a more complete and socially useful urban environment for residents, workers and the wider community."

The developer is progressing around 1,000 apartments across <a href="https://www.apartments.com.au/news/nsw/first-look-urban-property-group-plans-next-major-wollongong-tower">two projects in Wollongong</a>, with several thousand more homes in the pipeline across Newcastle, Castle Hill, Little Bay and Penrith.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

A trio of Queensland property groups have unveiled plans for a $300 million mixed-use redevelopment of the former Noosa Bowls Club site, a proposal that would deliver more than 200 new homes in one of the Sunshine Coast's most supply-constrained markets.

Kilter Property, Frank Developments and Calile Malouf Investments are behind the plans for the 1.8-hectare site at <a href="https://www.apartments.com.au/new-apartments/99-noosa-drive-noosa-heads-qld-4567">99 Noosa Drive</a>, which would transform the long-vacant site into a new residential precinct featuring 208 apartments, retail, hospitality and public space.

The proposal comes as Noosa continues to grapple with housing affordability and a shortage of permanent accommodation, particularly for key workers. The site's location in Noosa Junction, close to shops, public transport and employment, aligns with the direction of Noosa Council's Housing Strategy, which encourages higher-density housing within established activity centres rather than continued urban expansion.

The draft plans include 48 affordable-by-design apartments and 48 rooming accommodation units aimed at key workers. Around 2,000 sqm of ground-floor retail and food and beverage space would activate the street frontage, alongside a new public town square and landscaped open space.

Frank Developments Founder and Director Frank Licastro said the development would continue the company's focus on architecturally-led residential projects while addressing one of the region's biggest challenges.

Calile Malouf Investments, best known for its role in Brisbane's James Street precinct and The Calile Hotel, will bring its place-making experience to the project. The company recently commenced construction on The Calile Noosa hotel and says the residential development will complement its growing investment in the region.

CMI Director Cal Malouf said the aim was to create a walkable precinct combining housing, retail and hospitality while remaining true to Noosa's character.

"We see a similar opportunity in Noosa to deliver a vibrant, walkable destination that combines exceptional housing, hospitality and retail in one integrated project," Malouf said.

Brisbane-based Cavill Architects has been appointed to design the project.

Drew Group&#39;s mid-century designed Lagoon apartments are set to take up an enviable location&nbsp;between the ocean and the famous Tedder Avenue.

The two towers, Sunrise Tower and Sunset Tower, will&nbsp;sit comfortably on a sprawling&nbsp;4,000 sqm plus site, the biggest amalgamated site in Main Beach since the 1980s.&nbsp;

The size of the site allowed Drew Group, led by Jonathan Drew, to create an extensive central Lagoon,&nbsp;a resort-style heated swimming pool and spa. In the space is also&nbsp;barbecue areas, pool lounges, and a 65 sqm gym with treatment rooms.

Why the Main Beach lifestyle is attracting buyers to Lagoon apartments

Set to launch its mutli-billion dollar La Pelago in Surfers Paradise to the local market soon, the&nbsp;national apartment developer GurnerTM has their eyes on their next Gold Coast project.

It's something completely different to La Pelago, which will see around 800 apartments built on its prime Ferny Ave site.

GurnerTM, led by prominent developer Tim Gurner, has put together something more boutique for its Burleigh Heads site that was secured late last year.

Gurner&nbsp;has had their go-to Melbourne-based architecture firm Warren &amp; Mahoney create a 22-level tower at 1929 Gold Coast Highway, which will home 80 apartments.

It's more affordable owner-occupier stock than some in the area, with the building&nbsp;dominated by large two-bedroom apartments.

There's just eight three-bedroom apartments, including the sprawling full floor penthouse. There's 64 two-beds, each with a multi-purpose room. There's a single two-bed, two-bath apartment, and one one-bed unit.

The resident amenity, oriented to have views of Burleigh Beach and the hinterlands, is located on the roof&nbsp;and features a pool and a barbecue space.

In their architect statement submitted to the local council, Warren &amp; Mahoney noted the two key elements of the Burleigh Beach project, proximity and aspect.

"These elements craft orientation and enable each home to be unique. By considering first principles and designing from the inside out, the floorplates allow occupants to be at the forefront."

They said the design emulates an architectural style unique to its context, taking cues from&nbsp;Burleigh Beach, Tallebudgera Creek and the National Park.

GV Property Group's Luke Reaby, who sold the site to Gurner, says interstate developers are bringing a fresh set of eyes and design to the Gold Coast strip.

"We welcome interstate developers at is Creating more competition in demanded suburbs, and setting a benchmark for a higher level of finish and architectural flair," Reaby says, adding that there's still plenty of interest from interstate developers who still see value in the Gold Coast development market.

STEER&nbsp;will deliver C&Ocirc;TE Palm Beach, a $45&nbsp;million high-rise project at 3 Thirteenth Ave, on the corner of&nbsp;Thirteenth Ave and the dress circle Jefferson Lane. It will see&nbsp;17 half-floor apartments built, each with&nbsp;three&nbsp;bed, three bathrooms, and two parking spaces.

Steer Founder Rob Steer&nbsp;says despite the rising construction&nbsp;prices, there remains a strong local demand. He is committed to delivering the project with a strong local builder.

DKO studio director Kai Chua says the design of each apartment, balances the need for\ shelter and privacy whilst opening to the ocean and magnificent views. It offers all the wonders of modern coastal living with the warm, intimate embrace of home.

The local population in Palm Beach is forecast to grow considerably over the next 10 years, and Steer says that, with height limit laws soon to be introduced, there will be even tighter availability of this type of stock in the coming years.

With due diligence completed on the site, Steer is expecting sales and marketing to begin in July, with construction set to follow shortly after in September.

Jefferson Lane is the most sought-after beachfront strip in Palm Beach. Down the street&nbsp;a 247 sqm, three-bed apartment in 77 Jefferson&nbsp;recently sold for $3.95 million.

Further along the sand&nbsp;at 39-41 Jefferson Lane,&nbsp;Seven Group media heir Ryan Stokes has apartment development plans currently with council.

Dubbed Akuna, a word derives from the Aboriginal word meaning &ldquo;flowing&nbsp;water,&quot; the project will span&nbsp;nine levels and&nbsp;comprise nine three-bedroom apartments and four four-bedroom apartments.

A two-level penthouse&nbsp;at 15 Jefferson Lane sold last year for $7.5 million, which was even more than the suburb&#39;s former $6.9 million record house price sale. That now stands at $8,275,000, a sale achieved earlier this year.

Landing on the corner of Canberra Terrace and Arthur Street, the site spans 3,284 sqm, with the proposed built form fanning out from the podium level.

New developer to take on Robina apartment development

Koichi Takada&nbsp;is back on the Burleigh beachfront.

He&#39;s drawn up designs to the latest apartment tower to be filed with the Gold Coast City Council at 216 Esplanade, a prime spot across the road from the sand,&nbsp;and on the same strip as one of his few Gold Coast developments, SEA by prominent Burleigh Heads developer FORME.

Dubbed Palms, it will be another high-end boutique development on the beach, with just 28 half and full-floor apartments proposed across a 17-level tower.&nbsp;

The tower will be crowned with two two-level penthouses, with the 295 sqm half floor apartments on level one, with level two set to home a huge master suite, an outdoor dining terrace with built-in barbecue kitchen, a sun deck, and a private plunge pool.

The resident amenity is located on the&nbsp;second&nbsp;level, where there will be a resort-style pool with ice bath, hot tub, two saunas, and an outdoor shower. Takada says the development is inspired by its natural surroundings.

The Sydney-based property developer&nbsp;Pyco Group&nbsp;has received approval for their latest residential project&nbsp;in Brisbane&rsquo;s inner north-east.

The 47 sub-tropical townhouse project, Nouveau Albion, is the latest on the group&rsquo;s thriving list, adding to the already $130 million projects currently underway across Brisbane and Sydney.

Having previously worked together on&nbsp;The Bailey project, DAH Architecture has again been tasked with handling the designs of the three-bedroom, double storey-residences, with the fully cross-ventilated homes revelling in split level living arrangements.

&nbsp;&ldquo;A modern take on the classic Queenslander, Nouveau represents an entirely new type of apartment living for those who value room to move&mdash;in one of the city&rsquo;s most exciting urban playgrounds,&rdquo;&nbsp;Pyco note about the project.

Pyco has a number of residential developments cropping up around the Brisbane area, including the currently under-construction West End project, The Bailey, which comprises 26 luxury boutique, two and three-bedroom apartments, with only a selection of three-bedroom residences remaining.

The group also plan to deliver another 36 residences to West End, with plans put forward to develop on a site on Vulture Street.

Hirsch &amp; Faigen&rsquo;s $200 million Yves, Mermaid Beach development is proving to be a quick hit amongst local buyers, with one of its 145 apartments snapped up by Gold Coast couple&nbsp;Mark and Renee Rooney.

Varsity Lakes local Mark Rooney&nbsp;says he and his wife based their purchase off a list of 60 different criteria, ranging from living and communal spaces to the ceiling height and interior aesthetics.

Half of the apartments in Yves were snapped up in the first two months of marketing, unsurprisingly with locals dominating the purchasing.

For the Rooney&rsquo;s, Yves long term growth and advantages, alongside its architecturally acclaimed design, ticked all the boxes of their detailed criteria list and ultimately sealed the deal.

&ldquo;We looked at five or six other developments first and did an analysis of which one we thought provided the best short-, medium- and long-term growth and advantages for myself and my wife, and Yves proved to be most favourable in that respect,&rdquo; said Rooney.

&ldquo;The quality and pedigree of the developer, the architect and the builder were the next things we looked at and when all 60 criteria were analysed against some of the other developments, Yves undoubtedly came out on top.

Rooney said&nbsp;Yves serene beachside location further cemented his desire for the development, also citing the surrounding amenities as its major draw cards.

Developers, Hirsch &amp; Faigen, had previously caught the attention of the Rooney clan with their interstate projects and most recently, the Kirra Beach development of Emerson.

&ldquo;After seeing theirs and Rothelowman Architects&rsquo; portfolio of projects on the Gold Coast, Sydney and Melbourne, we were really impressed, especially with Hirsch &amp; Faigen&rsquo;s distinct style,&rdquo; he added.

Upon completion, Yves will comprise a mix of&nbsp;one, two and three-bedroom designs, in addition to the premium offerings of two four-bedroom, half-floor sub-penthouses and a single full-floor penthouse.

Why locals are buying an Yves, Mermaid Beach apartment

Lewis Land has submitted plans for the second stage of their $1.5 billion Harbour Shores precinct&nbsp;in Biggera Waters on the Gold Coast.

Cottee Parker Architects, who designed stage one, have drawn up the plans for the three 12-level&nbsp;apartment buildings, which is set to bring a further 230 apartments and villas to the masterplanned precinct.

Stage two at 564 Oxley Drive forms part of the 15.7&nbsp;hectare Greenfield waterfront site, which has a 90-metre frontage to the canal.

"Built around a holistic haven, residents are provided connections to sky, water and landscape in a resort inspired enclave," Cottee Parker noted in their design statement submitted to the local council.

"Refined, quality architectural design - biophilic design. A building that is designed as part of the coastal fabric of Biggera waters."

Each of the towers will offer around the same number of apartments. Building 2A will have 73 one, two, three and four-bedroom apartments, 2B will have 87 apartments, but just two, three and four-bedders, and 2C will have 70 apartments, just two's and three's on offer there.

Residential amenity is provided across all three towers.

Towers 2A and 2B will be crowned by rooftop pools and private dining areas, taking advantage of the expansive coastal and Surfers Paradise views, while 2C will have their amenity, including swimming pool, barbecue space, and private seating pods, on the ground level.

Lewis Land announced earlier this year their $1.5 billion plans for Harbour Shore, designed as an exclusive ‘Village of Villages’.&nbsp;

Matthew McCarron, Lewis Land Group Chief Executive Officer, said sustainability and community are key aspects of the masterplan, which includes a mix of apartments, waterfront villas and penthouses, and will eventually be home to more than 4,500 residents.

McCarron said community feedback will be important to ensure that the needs of locals are met.

“The lodgement of this development application with Gold Coast City Council is the first stage of a focused community consultation program and we welcome the opportunity to discuss our plans with residents as well businesses and community groups over the coming months,” he said.

“We are thrilled to launch this project which continues our long history of crafting iconic addresses focused on providing residents with a unique Gold Coast lifestyle.”

Habitat Development Group has turned the first sod on their $129 million mixed-use project, The Corso, the group&rsquo;s second within the new Maroochydore CBD.

Habitat Development Group Director, Cleighton Clark said The Corso was expected to follow on from the success of the group&rsquo;s first Maroochydore CBD project, Market Lane Residences, which will soon see the first residents moving into their new apartments.

&ldquo;Market Lane Residences has been an overwhelming success. It&rsquo;s sold out and its popularity flowed through to The Corso with strong enquiry and a current sales rate that sits at around 65% already,&rdquo; he said.

Designed by Sunshine Coast-based K Architecture, tower one comprises 116 apartments including five penthouses, while tower two will home 42 apartments and&nbsp;715 sqm of ground level retail.

Residents on the northern side will benefit from views toward the Maroochy River and Picnic Point and north-east to the Ocean, while residents on the southern side will overlook the Sunshine Coast Parade, the Corso, as well as the future waterways.

The project features a large resort pool on the ground floor, as well as a 600 sqm communal terrace on the fourth level&nbsp;which connects the two towers. There is also a 130 sqm dining room adjoining the terrace for the exclusive use of residents.

Clark said around 380 people would be employed on the project and that Habitat would look to source as many trades and materials as possible locally.

&ldquo;We were concerned the labour shortages might affect the project given its size, but despite the labour shortages in the construction sector, it&rsquo;s been really exciting to see how many local trades are interested in being involved in this new CBD project,&quot; Clark added.

&ldquo;That means we&rsquo;ll be able to resource the project without having to go outside the Sunshine Coast, which is great news for the local economy.&quot;

As the only residential apartment building within the new&nbsp;Maroochydore&nbsp;City Centre that&#39;s currently for sale, The Corso presents a rare opportunity, with future&nbsp;buyers&nbsp;within walking distance to renowned local hospitality operator, Tony Kelly&rsquo;s bustling eateries, Market Bistro and Giddy Geisha in the Foundation Place building on Market Lane.

Completion for The Corso is&nbsp;slated for mid-2024.
