The Gold Coast economy has grown by 25 per cent since 2020/21 to surpass $55 billion, but perhaps the more significant story is what sits behind the headline number.

For decades, the Gold Coast has been viewed through the lens of tourism, lifestyle and population growth. The latest State of the City Report suggests that perception is increasingly out of step with reality.

Released by Invest Gold Coast, the report ranks the Gold Coast as Australia's largest non-capital city economy and, perhaps more notably, second nationally behind Sydney for Economic Complexity, a measure that assesses the diversity and sophistication of an economy.

It's a result that places the Gold Coast ahead of Melbourne, Brisbane, Perth and Adelaide, highlighting the extent to which the city's economic base has broadened beyond its traditional industries.

Today, the Gold Coast supports more than 350,000 jobs, is home to over 83,000 businesses and generates $19 billion in annual exports. Manufacturing now accounts for 62 per cent of international export growth, while sectors including health, education, advanced manufacturing, technology and professional services are becoming increasingly important contributors to the local economy.

Gold Coast Mayor Tom Tate said the report confirmed the city's evolution into one of Australia's most significant economies.

"The Gold Coast economy continues to grow at an incredible pace. This is no surprise to those of us who have watched the evolution up close," Mayor Tate said.

"As one of the most entrepreneurial, investment driven and opportunity focused economies in the country our ambition has been realised and possibilities are endless.

"The Gold Coast has built a reputation as the city that says yes. We say yes to investment, yes to opportunity and yes to people who want to build something.

"It's this mindset helping us drive major growth across health, advanced manufacturing, screen production, marine, technology and the knowledge economy."

While population growth has been one of the defining stories of the past decade, the report points to a broader economic transformation taking place.

The city's knowledge economy now contributes $7.9 billion annually and supports around 31,000 jobs, while the health and wellbeing sector contributes $5.2 billion and employs more than 42,000 people. Together, the six priority sectors identified in the report account for almost $24 billion in economic output and more than 145,000 jobs.

One of the strongest examples is the Gold Coast Health and Knowledge Precinct at Southport. The 200-hectare precinct now contains more than $5 billion worth of health, education, research and innovation infrastructure and supports over 16,000 jobs.

The report also highlights the growing role of advanced manufacturing, particularly in aerospace, defence and modular construction.

Gold Coast-based Gilmour Space Technologies recently became the first Australian commercial company to attempt an orbital launch, while companies including Modscape and ModnPods are helping establish the Yatala-Stapylton corridor as one of Australia's fastest-growing advanced manufacturing hubs.

The city's entrepreneurial culture is also translating into business growth.

Since 2019/20, the number of businesses operating on the Gold Coast has increased by 22 per cent, while firms employing more than 200 people have grown by 80 per cent. The report suggests the next challenge is converting more local start-ups and medium-sized businesses into nationally significant companies.

Development activity remains another key indicator of confidence.

There are currently more than $23 billion worth of major projects underway across the Gold Coast, supported by a record 75 active cranes, a figure that now exceeds Brisbane and represents a 150 per cent increase since 2016.

Importantly, the report notes the next phase of investment will need to extend beyond residential development.

While 93 per cent of crane activity is currently tied to housing, Invest Gold Coast argues future investment will increasingly need to focus on cultural, civic, infrastructure and industry-enabling projects that strengthen the city's long-term economic resilience.

Invest Gold Coast Chair Will Hodgman said the city was now benefiting from years of economic diversification.

"What is happening on the Gold Coast is the result of the city's economic base broadening, fuelled by industries with long-term, high-growth potential," Mr Hodgman said.

"This is no longer a secondary Australian economy, the Gold Coast is becoming a globally connected city with deeper capability across health, knowledge and creative industries, advanced manufacturing, technology and exports."

Looking ahead, the Gold Coast's population is projected to exceed one million residents by 2046.

Buyers rush to Homecorp's Florence Residences as Gold Coast wellness trend gains momentum

The NSW Government has expanded its $1 billion Pre-sale Finance Guarantee program, broadening access for affordable housing providers and smaller residential developments as it seeks to accelerate housing delivery across the state.

The Minns Government says the program has already helped bring forward more than 600 homes across Sydney and regional NSW since launching in September 2025, with similar models now adopted in South Australia and Western Australia.

The latest changes, announced by Treasurer Daniel Mookhey and Minister for Planning and Public Spaces Paul Scully, are designed to improve access to finance for projects that have planning approval but are struggling to secure funding.

Among the key changes is an expansion of support for community housing providers. The program will now support up to 100 per cent affordable housing projects valued at up to $30 million when delivered by not-for-profit providers, while support for larger affordable housing developments will increase for projects worth up to $80 million.

The government says the changes will help accelerate the delivery of housing for low-income workers, older people, people living with disability, and those at risk of homelessness, while reducing reliance on direct grants or subsidised loans to bridge funding gaps.

The eligibility criteria for smaller residential developments have also been broadened. The previous $5 million minimum project value threshold has been removed and replaced with a requirement that projects deliver at least four homes.

Support has also increased for projects delivering fewer than 20 homes, with the guarantee now able to cover up to 75 per cent of dwellings in a development, capped at $30 million per project.

The changes are expected to particularly benefit smaller-scale and regional developments, which often face greater challenges meeting pre-sale requirements imposed by lenders.

Treasurer Daniel Mookhey said the scheme demonstrates how government can use its balance sheet to stimulate housing supply without relying solely on taxpayer-funded grants.

"The Pre-sale Finance Guarantee shows how this Government is using its balance sheet to reduce risk and unlock private investment, enabling new homes to move from design to construction faster," Mookhey said.

"This landmark reform allows us to deliver homes for working families at a lower cost to taxpayers, while also maintaining strong financial discipline."

Planning Minister Paul Scully said the program had already proven effective in bringing stalled projects to market.

"The Pre-sale Finance Guarantee has already proven it can unlock stalled projects and accelerate housing delivery by giving lenders the confidence they need to back good developments," Scully said.

"These changes will allow more affordable housing and smaller developments to access support so more homes can be built faster where communities need them most."

Housing Minister Rose Jackson said the expansion would help community housing providers overcome financing barriers that often delay projects.

"We know community housing providers are ready to build more homes, too often they're held back by barriers to finance," Jackson said.

"Expanding the Pre-sale Finance Guarantee helps remove those barriers so more affordable homes can get off the ground sooner."

The announcement was welcomed by the Property Council of Australia, which has long advocated for measures aimed at improving project feasibility and access to finance.

Property Council NSW Executive Director Katie Stevenson described the expansion as a practical intervention that addresses one of the most immediate constraints on housing delivery.

"This is exactly the kind of practical intervention we need right now, focused on getting projects out of the ground, not just approved," Stevenson said.

"It builds on a model the Property Council has worked closely with government to develop following calls for such a scheme ahead of last year's NSW Budget, so it's great to see it being expanded."

Stevenson said the reforms would help unlock projects that are ready to proceed but have been delayed by financing challenges. However, she noted that broader feasibility issues remain a significant barrier to increasing housing supply.

"The biggest challenge in NSW housing today is delivery. Too many projects have planning approval but are simply not financially viable to proceed under current settings," she said.

Speaking at the Property Council's NSW Housing Summit, Housing Minister Rose Jackson acknowledged that feasibility and financing pressures continue to constrain housing delivery, while reaffirming the government's commitment to work with industry on solutions.

Stevenson said the government's recognition of those challenges was encouraging ahead of next week's state budget.

"It's positive to see the government clearly recognising that feasibility pressures are now a binding constraint on supply," she said.

"With the Budget just days away, the focus must be on backing delivery, making sure projects stack up, finance can flow, and more homes can move from approval to construction."

The expanded Pre-sale Finance Guarantee forms part of the NSW Government's broader housing agenda, which also includes planning reforms, the NSW Housing Pattern Book, and a series of rezonings intended to increase housing capacity across the state.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

House Hunting chief Drew Muirhead lists Balmain East home

The Victorian State Government plans to collect 10 per cent more or $709 million with its higher fire levies on every Victorian’s property in 2019-20.
The levy will rise to $738 million in 2020-21, with further hikes to $756 million in 2021-22 and $776 million in 2022-23.
Treasurer Tim Pallas is due to announce the FSPL rates this month, the Weekly Times reports.
Opposition emergency services spokesman Brad Battin said the Andrews Government had “lost control of fire services costs, due to pandering to UFU demands”. 
The fire services property levies on all the state’s households and businesses.
The rises are designed to cover the ever-growing cost of funding restructured fire services and union demands for higher pay and allowances.
The rises reflect a 20 per cent hike on the $645 million they paid on their properties this financial year. 
The surge is being driven by the growing cost of funding the state’s fire services as the Government moves to carve off the CFA’s 38 integrated stations into a new career-only firefighter service with the MFB, to be called Fire Rescue Victoria.
Until now the Government has protected Victorians from the impact of rising cost of the fire services, including a 19 per cent hike in paid firefighter allowances, by capping the FSPL.
But from July 1 the cap comes to an end.

Victorian real estate owners to be hit by rising fire services property levies

Victoria's state budget, announced yesterday, has moved to increase taxes on foreign buyers and foreign ownership.
The stamp duty has risen in Victoria for a foreign investor from seven percent to eight percent, which puts it at the same rate as in New South Wales.
The budget also focused past the purchase and have changed rules regarding the absentee land tax, where foreign investors leave land purchases empty.
The tax has increased from 1.5 percent to two percent, also in line with the figures in New South Wales.
It is estimated about 3000 foreign property investors will be hit by a boost to the absentee owner surcharge.
Victoria Treasurer Tim Pallas said the tax increases, which have been said to have been enforced to discourage landbanking, were targeted at people who could bear a greater tax burden.
He said that over the past year Victoria has seen its biggest 12 month decline in property prices in the state's history.
The Property Council have described the increased stamp duty for foreign investors as an "own goal"
Carrie Law, the CEO of Juwai, a Chinese website for buyers of overseas property, said the decision to hike taxes for foreigners were "<a href="/news/chinese-website-reaction-to-victorian-state-budget-s-new-taxes-on-foreign-buyers">dispiriting but not too damaging.</a>"

Foreign property buyers and ownership hit in Victoria state budget

The US-based star of Nashville Clare Bowen withdrew her south coast home from its weekend sun-splashed onsite auction.
The crowd who had gathered on the Minnamurra riverfront were advised the property was not going to auction as scheduled through Ray White Kiama agent Gail Connellan.
“No doubt it will be sold very soon,” the auctioneer said of the home which was modernised during Bowen’s six-year ownership.
There has been a recent nearby $1.9 million sale on the riverfront strip that gave potential buyers something of an unrenovated price comparison.
Actor-singer Bowen, who has been spending time in Australia, is soon to kick off a tour across the US, where she lives with her husband­, folk musician Brandon Robert Young.
“I’d keep it if I was here more,” Bowen said during the home’s marketing.
“Brandon and I are very fortunate to travel internationally quite a bit, and to have the careers we have, but it means we are away a lot.

Bowen is now readying her first solo album. Rolling Stone magazine noted this week Bowen embraces her scars in the new video for Let It Rain.

She heard her first broadcast of a Grand Ole Opry concert on the wireless in her grandfather’s kitchen.
After her leading role of Wendlain in the Sydney Theatre Company’s production of Spring Awakening, Bowen took the advice of the STC’s artistic director, Cate Blanchett, and bought a one-way ticket to Los Angeles in 2012.
“There is nowhere else like it in the world,” Bowen says of the south coast on NSW.
“It’s where I sat and dreamt my dreams and got brave enough to follow them.
“I wrote songs in my head as a kid while kayaking upriver through the mangroves.”
Clare Bowen will star alongside Bryan Brown in SBS’s Hungry Ghosts, the Matchbox Pictures’ four-part story based on an original idea by Timothy Hobart.
It explores three generations of Vietnamese Australian families, all haunted by the war.
The Shawn Seet-directed sees Brown plays Neil Stockton, a photographer famous for his collection of Vietnam War photographs.

Victoria is the number one destination for Chinese buyers in Australia, leading Sydney with a wide margin. The fact that prices and Victoria are lower than in Sydney has helped to drive Chinese purchasing.
The foreign buyers' tax that was until now 1 per cent lower than in New South Wales also contributed to support demand.
The other big political news lately is the recent national election. The election outcome will have a positive impact on Chinese real estate investment.
The research we conducted just before the election found that a significant share of the industry believes the Coalition victory will mean more Chinese investment, while a Labor victory would have meant Chinese investment would fall. Will Chinese buying triple overnight just because Scott Morrison is in The Lodge? No, but there will be a real impact.
Our core case for 2019 is for Chinese investment to be flat, after two years of falling far and fast from the peaks we saw at the end of 2016. Chinese buyers are still the most important foreign buyers in the market. They just are not buying with the same hyperactivity as three years ago.

The top Australian cities in 2019 are Melbourne, Sydney, Brisbane, Adelaide, and the Gold Coast, followed closely by Perth in sixth.
Melbourne and Sydney together in 2019 account for 52.3% of buying enquiries. 
The cities with the fastest growing levels of Chinese buyer interest are Hobart, Brisbane, and Canberra.
Hobart has the fastest rate of Chinese buyer growth, with 77% more buyer inquires in 2018 than the year before. Brisbane has the second fastest rate of Chinese buyer growth, with 30.8% more Chinese buyer inquiries in 2018. Canberra has the third fastest rate of Chinese buyer inquiry growth in Australia, with 24.6% more Chinese buyer inquires than the year before. 
Remember that all three of these smaller cities receive significantly less buyer interest than do Sydney or Melbourne. That’s especially true of Hobart and Canberra. Brisbane is fast becoming a real alternative for the two traditional gateway cities of Melbourne and Sydney. Hobart and Canberra, however, still account for only a small share of Chinese buyer interest.

Chinese website reaction to Victorian State Budget’s new taxes on foreign buyers

The Victorian Budget 19/20 has been adjusted to deal with the biggest write down in revenue in Victoria’s history. 
This is due to the challenging headwinds for Victoria’s property market with sales volumes down 24 per cent and cooling values as we have seen over the past year. 
Victoria’s property industry remains the cornerstone of the Victorian Budget, continuing to contribute 46 per cent of revenue and $10.5 billion in land tax and stamp duty alone in the next financial year.
The Budget delivers on the Government’s bold and ambitious infrastructure investment plan and has addressed many of the priorities outlined in the REIV’s Election Platform and Budget Submission. 
In particular, the REIV welcomes the payroll tax relief for small business and commends the Government for adjusting the rates in Regional Victoria so that by 2022/23 regional businesses will pay the lowest payroll tax in the nation.
The Victorian Government will invest $2.6b to support jobs, economies and communities in Regional Victoria and an additional $150m in the next financial year to establish the Victorian Jobs and Investment Fund. 
The REIV is also pleased with the investment in new urban growth corridors and precinct plans which we have consistently advocated for.
Included in this is $173m for the Geelong City Deal and an additional $18.8m for services.
We welcome the Fishermen’s Bend Framework which includes homes for 80,000 people and the investment in the innovation and employment clusters in Sunshine, Monash, Dandenong, LaTrobe and Werribee.
The Government has also committed $50m for the Growing Suburbs Fund to build and upgrade new community facilities in Melbourne’s 10 rapidly-developing interface municipalities. 
The REIV commends the Government for its commitment to education and training with historic expenditure in the sector.
We will work with the relevant bodies to ensure the ongoing professionalism and upskilling of our industry which was a fundamental tenet of the REIV’s Budget Submission. 
We also welcome the $2.5m support for mentoring for small business.
Other noteworthy initiatives include the extension of the Better Apartments program to the suburbs, the expansion of solar homes and the 50 per cent discount on land transfer duty for commercial and industrial properties in Regional Victoria in four year’s time.

Victorian Budget delivers infrastructure and incentives

Michael Sukkar has been appointed assistant Minister to the Treasurer and Minister for Housing.
He has been a member of the House of Representatives since 2013, representing the Deakin electorate in Victoria for the Liberal Party.
He served as the Assistant Minister to the Treasurer between 24 January 2017 and August 2018, when he returned to the backbench.
Luke Howarth is the assistant minister for Community Housing and Homelessness as key parts of Scott Morrison’s second Ministry.
The announcement of a Federal Housing Minister and an Assistant Ministry for Community Housing in the second Morrison ministry shows an awakening to the importance of affordable housing to the future of the country, according to Nicholas Proud, CEO of PowerHousing Australia, which represents 33 of Australia’s largest tier one and scale-growth community housing providers. 
“As the biggest slowdown in the development of residential housing in our history threatens to see house prices sky rocket again as demand again outstrips supply, the Federal Government signals that affordable housing, social impact and the economy are not mutually exclusive.
“With housing remaining in Treasury there is real promise to build on the development of the National Housing Finance and Investment Corporation to see affordable housing deliver up to 10-20 per cent of the national build rate to preserve, jobs, underpin state budgets, preserve supply and keep house prices rising at a more manageable pace.
“Linking Treasury, Cities and Urban Infrastructure makes real common sense, it shows commitment to stop thinking about social and affordable housing as a short-term real estate play and reframes it as a long-term infrastructure yield/risk class ripe for 10-15 year institutional and global investment.
“It also links housing to the deep infrastructure and City Deals investments announced in previous Coalition budgets, which help to reduce congestion and make it easier for Australians, including key workers and those on low and middle incomes, to more easily get to and from work."
Around noted Australia is heading for a slowdown in new housing delivery.
The Australian Banking Association welcomed the reappointment of Treasurer the Hon Josh Frydenberg MP and the new appointments of the Hon Michael Sukkar MP as Assistant Treasurer and Minister for Housing and Senator Jane Hume as Assistant Minister for Superannuation, Financial Services and Financial Technology.  
The CEO of the Australian Banking Association Anna Bligh welcomed the new appointments and looks forward to working closely with the Government on important policies such as improving protections for customers through overhauling the Banking Code of Practice, Open Banking and the Government’s First Home Buyers policy announced during the campaign.
“There are a number of critical reforms apart from the Royal Commission, most notably Open Banking and Comprehensive Credit Reporting, which the industry is eager to continue to work closely with the Government to ensure their success.

Charter Hall has just been granted approval by the City of Melbourne to commence demolition of the building which currently stands at 555 Collins Street. The approval follows the lodgement of the proposal of a $1.5 billion redevelopment last month. The prominent corner section is one of the last of its kind in the area, spanning 4,620 square meters of prime real estate on Collins Street. A commercial tower designed by Cox Architecture and Gensler is on the cards and will draw on extensive research to produce revolutionary workspaces, utilising modern technology and human-centric design.

Tier one contractor Delta Group has been appointed to undertake the demolition which will cost approximately $13 million. Once demolition is complete, the first phase of redevelopment will involve the construction of 35 levels of premium office space across 45,000 square metres. The goal is to create work environments which are engaging and inviting, as well as seamlessly integrated within the area’s surrounding CBD environment.

The building will also contain a state-of-the-art health and wellbeing offering as well as a premium retail hub with a curated selection of restaurants and bars.

The team are currently preparing for demolition with completion slated for mid-2022.
