The Gold Coast economy has grown by 25 per cent since 2020/21 to surpass $55 billion, but perhaps the more significant story is what sits behind the headline number.

For decades, the Gold Coast has been viewed through the lens of tourism, lifestyle and population growth. The latest State of the City Report suggests that perception is increasingly out of step with reality.

Released by Invest Gold Coast, the report ranks the Gold Coast as Australia's largest non-capital city economy and, perhaps more notably, second nationally behind Sydney for Economic Complexity, a measure that assesses the diversity and sophistication of an economy.

It's a result that places the Gold Coast ahead of Melbourne, Brisbane, Perth and Adelaide, highlighting the extent to which the city's economic base has broadened beyond its traditional industries.

Today, the Gold Coast supports more than 350,000 jobs, is home to over 83,000 businesses and generates $19 billion in annual exports. Manufacturing now accounts for 62 per cent of international export growth, while sectors including health, education, advanced manufacturing, technology and professional services are becoming increasingly important contributors to the local economy.

Gold Coast Mayor Tom Tate said the report confirmed the city's evolution into one of Australia's most significant economies.

"The Gold Coast economy continues to grow at an incredible pace. This is no surprise to those of us who have watched the evolution up close," Mayor Tate said.

"As one of the most entrepreneurial, investment driven and opportunity focused economies in the country our ambition has been realised and possibilities are endless.

"The Gold Coast has built a reputation as the city that says yes. We say yes to investment, yes to opportunity and yes to people who want to build something.

"It's this mindset helping us drive major growth across health, advanced manufacturing, screen production, marine, technology and the knowledge economy."

While population growth has been one of the defining stories of the past decade, the report points to a broader economic transformation taking place.

The city's knowledge economy now contributes $7.9 billion annually and supports around 31,000 jobs, while the health and wellbeing sector contributes $5.2 billion and employs more than 42,000 people. Together, the six priority sectors identified in the report account for almost $24 billion in economic output and more than 145,000 jobs.

One of the strongest examples is the Gold Coast Health and Knowledge Precinct at Southport. The 200-hectare precinct now contains more than $5 billion worth of health, education, research and innovation infrastructure and supports over 16,000 jobs.

The report also highlights the growing role of advanced manufacturing, particularly in aerospace, defence and modular construction.

Gold Coast-based Gilmour Space Technologies recently became the first Australian commercial company to attempt an orbital launch, while companies including Modscape and ModnPods are helping establish the Yatala-Stapylton corridor as one of Australia's fastest-growing advanced manufacturing hubs.

The city's entrepreneurial culture is also translating into business growth.

Since 2019/20, the number of businesses operating on the Gold Coast has increased by 22 per cent, while firms employing more than 200 people have grown by 80 per cent. The report suggests the next challenge is converting more local start-ups and medium-sized businesses into nationally significant companies.

Development activity remains another key indicator of confidence.

There are currently more than $23 billion worth of major projects underway across the Gold Coast, supported by a record 75 active cranes, a figure that now exceeds Brisbane and represents a 150 per cent increase since 2016.

Importantly, the report notes the next phase of investment will need to extend beyond residential development.

While 93 per cent of crane activity is currently tied to housing, Invest Gold Coast argues future investment will increasingly need to focus on cultural, civic, infrastructure and industry-enabling projects that strengthen the city's long-term economic resilience.

Invest Gold Coast Chair Will Hodgman said the city was now benefiting from years of economic diversification.

"What is happening on the Gold Coast is the result of the city's economic base broadening, fuelled by industries with long-term, high-growth potential," Mr Hodgman said.

"This is no longer a secondary Australian economy, the Gold Coast is becoming a globally connected city with deeper capability across health, knowledge and creative industries, advanced manufacturing, technology and exports."

Looking ahead, the Gold Coast's population is projected to exceed one million residents by 2046.

Buyers rush to Homecorp's Florence Residences as Gold Coast wellness trend gains momentum

The NSW Government has expanded its $1 billion Pre-sale Finance Guarantee program, broadening access for affordable housing providers and smaller residential developments as it seeks to accelerate housing delivery across the state.

The Minns Government says the program has already helped bring forward more than 600 homes across Sydney and regional NSW since launching in September 2025, with similar models now adopted in South Australia and Western Australia.

The latest changes, announced by Treasurer Daniel Mookhey and Minister for Planning and Public Spaces Paul Scully, are designed to improve access to finance for projects that have planning approval but are struggling to secure funding.

Among the key changes is an expansion of support for community housing providers. The program will now support up to 100 per cent affordable housing projects valued at up to $30 million when delivered by not-for-profit providers, while support for larger affordable housing developments will increase for projects worth up to $80 million.

The government says the changes will help accelerate the delivery of housing for low-income workers, older people, people living with disability, and those at risk of homelessness, while reducing reliance on direct grants or subsidised loans to bridge funding gaps.

The eligibility criteria for smaller residential developments have also been broadened. The previous $5 million minimum project value threshold has been removed and replaced with a requirement that projects deliver at least four homes.

Support has also increased for projects delivering fewer than 20 homes, with the guarantee now able to cover up to 75 per cent of dwellings in a development, capped at $30 million per project.

The changes are expected to particularly benefit smaller-scale and regional developments, which often face greater challenges meeting pre-sale requirements imposed by lenders.

Treasurer Daniel Mookhey said the scheme demonstrates how government can use its balance sheet to stimulate housing supply without relying solely on taxpayer-funded grants.

"The Pre-sale Finance Guarantee shows how this Government is using its balance sheet to reduce risk and unlock private investment, enabling new homes to move from design to construction faster," Mookhey said.

"This landmark reform allows us to deliver homes for working families at a lower cost to taxpayers, while also maintaining strong financial discipline."

Planning Minister Paul Scully said the program had already proven effective in bringing stalled projects to market.

"The Pre-sale Finance Guarantee has already proven it can unlock stalled projects and accelerate housing delivery by giving lenders the confidence they need to back good developments," Scully said.

"These changes will allow more affordable housing and smaller developments to access support so more homes can be built faster where communities need them most."

Housing Minister Rose Jackson said the expansion would help community housing providers overcome financing barriers that often delay projects.

"We know community housing providers are ready to build more homes, too often they're held back by barriers to finance," Jackson said.

"Expanding the Pre-sale Finance Guarantee helps remove those barriers so more affordable homes can get off the ground sooner."

The announcement was welcomed by the Property Council of Australia, which has long advocated for measures aimed at improving project feasibility and access to finance.

Property Council NSW Executive Director Katie Stevenson described the expansion as a practical intervention that addresses one of the most immediate constraints on housing delivery.

"This is exactly the kind of practical intervention we need right now, focused on getting projects out of the ground, not just approved," Stevenson said.

"It builds on a model the Property Council has worked closely with government to develop following calls for such a scheme ahead of last year's NSW Budget, so it's great to see it being expanded."

Stevenson said the reforms would help unlock projects that are ready to proceed but have been delayed by financing challenges. However, she noted that broader feasibility issues remain a significant barrier to increasing housing supply.

"The biggest challenge in NSW housing today is delivery. Too many projects have planning approval but are simply not financially viable to proceed under current settings," she said.

Speaking at the Property Council's NSW Housing Summit, Housing Minister Rose Jackson acknowledged that feasibility and financing pressures continue to constrain housing delivery, while reaffirming the government's commitment to work with industry on solutions.

Stevenson said the government's recognition of those challenges was encouraging ahead of next week's state budget.

"It's positive to see the government clearly recognising that feasibility pressures are now a binding constraint on supply," she said.

"With the Budget just days away, the focus must be on backing delivery, making sure projects stack up, finance can flow, and more homes can move from approval to construction."

The expanded Pre-sale Finance Guarantee forms part of the NSW Government's broader housing agenda, which also includes planning reforms, the NSW Housing Pattern Book, and a series of rezonings intended to increase housing capacity across the state.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

Stockland, the nation’s largest listed housing developer, says residential sales remain weak, with “risk to the downside”.
It was especially the case in Stockland estates on the outskirts of major cities and regional areas.
Cancellation rates have increased moderately on the back of uncertainty created by current market conditions, it advised yesterday.
Stockland chief executive Mark Steinert told investors that buyer defaults had increased in the last quarter of the 2018-19 financial year to 5 percent, above the long-term average of 3 per cent.
Stockland has more than 2800 contracts on hand for settlement from the 2020 fiscal year, but the group expects challenging conditions to continue this year.
Even after the post-Federal election uplift with enquiry levels recovering in Sydney and Melbourne, where the downturn had been the deepest, it noted.
Perth and South East Queensland remained flat.
Stockland chief executive Mark Steinert said their residential sales for the March quarter were 26 percent below the December quarter.
He blamed “challenging market conditions, reduced credit availability and buyer uncertainty due to the upcoming federal election”.
Stockland sold a major partially completed estate, The Grove last year, to Frasers Proeprty to reduce its exposure to the weakening market and find a share buyback.
Domain reported Macquarie Equities' analyst Rob Freeman - who recently toured Mirvac, Stockland, Lendlease, Frasers and The Satterley Group's estates - saying sales volumes had fallen between 30 percent and 70 percent over the past year.

"Developers which relied heavily on investor channels to sell product in the upswing have suffered the most in the downturn.

The report reveals challenging property market performance across Australia’s regions, with falling sales activity in the 12 months to February 2019.
The proportion of houses and units selling has seen a similar decline with house sales down -20% and unit sales down -22% over the year to February 2019.

Luxury in Collingwood: A new Cox Architecture-designed precinct to transform an entire suburb block

The property industry, united through the Property Industry Foundation have rallied together to complete a $9 million redevelopment of Melbourne City Mission’s Frontyard Youth Refuge at 19 King St.
In excess of $1.5 million in services have been donated pro-bono to the redevelopment by a large consortium of top-tier consultants. 
The pro-bono consultant team include Ashurst, Case Meallin, Slattery, Fender Katsalidis, Norman Disney Young, Built, Hendry Group, Equitable Access Solutions, Irwinconsult, Wood and Grieve Engineers and Urbis.
Frontyard, Victoria’s largest youth homelessness service provider, has been transformed into a four-storey building with two floors of new crisis accommodation and connected services.
Chairman of Property Industry Foundation Victoria, Peter Inge says, “We’re proud that our industry has come together to partner with Melbourne City Mission and successfully design and deliver the redeveloped Frontyard facility, which will service the most severely marginalised and disadvantaged youth in our city."

“It’s encouraging to see the property industry donate their time and expertise to a physical facility that will assist at- risk and homeless young people,” he added.
The redeveloped Frontyard is the first in the country to combine crisis accommodation with multiple support services 24/7, 7 days a week.

“Only a fully-integrated service will effectively meet the needs of our most marginalised young people with complex needs who are currently falling through the cracks of siloed service systems,” says Vicki Sutton, Chief Executive Officer, Melbourne City Mission.
“Without appropriate interventions, young people can become further entrenched in long-term homelessness and disadvantage. The pioneering Frontyard model aims to break this cycle by supporting young people to create a future where they can experience all the benefits of life we often take for granted.” Ms Sutton said.
City of Melbourne Lord Mayor Sally Capp said Council has been supporting Frontyard Youth Services since 1990.

“Homelessness is one of the biggest issues facing our city right now. That’s why we’re providing support for young people experiencing homelessness by investing $480,000 in Melbourne City Mission and their new Frontyard Youth Service,” the Lord Mayor said.
A large consortium of consultants and suppliers in the property industry, have donated their services and resources to the Frontyard redevelopment. 
Alongside the pro-bono consultant team, suppliers who have generously donated materials to this project include Harvey Norman, Highbury Plumbing, Haydens Ceiling and Partitions, Signorino Tiles, Taubmans Paint, Apec, AMP and AGL Energy.

Property industry completes $9 million youth homeless refuge pro-bono

A joint study by Aussie Home Loans and CoreLogic has revealed the most affordable suburbs across Australia, with the lowest median house values starting at a mouth-watering $37,497 in Western Australia’s Mount Magnet.
WA emerged as the nation’s most affordable, with eight of the country’s Top 20 located in the state, followed by Queensland (6 suburbs), Tasmania (4) and South Australia (2), with none recorded in Victoria, New South Wales or our territories.
CEO of Aussie, Mr James Symond said “The suburbs featured in the national Top 20 have all suffered falls in values of up to 66 per cent over the last 10 years and are located in regional areas."
“These areas are highlighted by their distance from capital cities and have been hardest hit by the end of the mining boom and difficult agricultural conditions, such as WA’s Mount Magnet, Laverton, Meekatharra, Morawa, Dundas, Leonora and Coolgardie.”
Mr Symond said some of the areas in the Top 20 had suffered dramatic falls in values of up to 38.5 per cent (Morawa) over the last 12 months alone, confirming the dire predictions of some property analysts.
He added “The downturn does have a bright side in the opportunity it now affords first home buyers to get into the property market, with interest rates remaining at historic lows and government grants schemes still in place in most states."
“I am surprised that the lowest median apartment values in the Top 20 are higher than the house values, with the most affordable suburb for units being Rosebery in Tasmania ($66,108). The more expensive median unit values likely reflects the fact that higher density housing is most common in areas with larger populations and diversity of amenity, at least relative to the more affordable markets.”
“If you’re saving up to buy your first home or investment property, now’s a great time to speak with an Aussie Broker. Our report reveals some quality affordable housing in suburbs across the country, and with our current record low interest rates buying a property could be more achievable than you know,” said Mr Symond.

WA's Mount Magnet sees lowest median house values across Australia: CoreLogic

<div>Adelaide hoteliers Peter and Jenny Hurley, who had a $4.75 million price tag on their Surfers Paradise holiday home, have accepted $3.55 million.</div>
The home on the <a href="https://www.realestate.com.au/sold/property-house-qld-paradise+waters-129089842" target="_blank">Commodore Drive dress circle</a> cost the couple $4 million in 2003 when they bought it from freight tycoon Clive Thomas and wife Lee.
The Thomas' built the European-inspired home with domed ceiling a year earlier.
It had sold at $4 million in 2003.
It has four bedrooms, a formal lounge with wet bar and an entertaining area with infinity edge pool overlooking the Main River.
Kollosche Prestige agents Michael Kollosche and Duncan Longmore had the listing.
Peter, a long-time Adelaide Crows board member until a few years ago, established the Hurley Hotel group over four decades ago, buying the Wudinna Hotel in 1975.
