The Gold Coast economy has grown by 25 per cent since 2020/21 to surpass $55 billion, but perhaps the more significant story is what sits behind the headline number.

For decades, the Gold Coast has been viewed through the lens of tourism, lifestyle and population growth. The latest State of the City Report suggests that perception is increasingly out of step with reality.

Released by Invest Gold Coast, the report ranks the Gold Coast as Australia's largest non-capital city economy and, perhaps more notably, second nationally behind Sydney for Economic Complexity, a measure that assesses the diversity and sophistication of an economy.

It's a result that places the Gold Coast ahead of Melbourne, Brisbane, Perth and Adelaide, highlighting the extent to which the city's economic base has broadened beyond its traditional industries.

Today, the Gold Coast supports more than 350,000 jobs, is home to over 83,000 businesses and generates $19 billion in annual exports. Manufacturing now accounts for 62 per cent of international export growth, while sectors including health, education, advanced manufacturing, technology and professional services are becoming increasingly important contributors to the local economy.

Gold Coast Mayor Tom Tate said the report confirmed the city's evolution into one of Australia's most significant economies.

"The Gold Coast economy continues to grow at an incredible pace. This is no surprise to those of us who have watched the evolution up close," Mayor Tate said.

"As one of the most entrepreneurial, investment driven and opportunity focused economies in the country our ambition has been realised and possibilities are endless.

"The Gold Coast has built a reputation as the city that says yes. We say yes to investment, yes to opportunity and yes to people who want to build something.

"It's this mindset helping us drive major growth across health, advanced manufacturing, screen production, marine, technology and the knowledge economy."

While population growth has been one of the defining stories of the past decade, the report points to a broader economic transformation taking place.

The city's knowledge economy now contributes $7.9 billion annually and supports around 31,000 jobs, while the health and wellbeing sector contributes $5.2 billion and employs more than 42,000 people. Together, the six priority sectors identified in the report account for almost $24 billion in economic output and more than 145,000 jobs.

One of the strongest examples is the Gold Coast Health and Knowledge Precinct at Southport. The 200-hectare precinct now contains more than $5 billion worth of health, education, research and innovation infrastructure and supports over 16,000 jobs.

The report also highlights the growing role of advanced manufacturing, particularly in aerospace, defence and modular construction.

Gold Coast-based Gilmour Space Technologies recently became the first Australian commercial company to attempt an orbital launch, while companies including Modscape and ModnPods are helping establish the Yatala-Stapylton corridor as one of Australia's fastest-growing advanced manufacturing hubs.

The city's entrepreneurial culture is also translating into business growth.

Since 2019/20, the number of businesses operating on the Gold Coast has increased by 22 per cent, while firms employing more than 200 people have grown by 80 per cent. The report suggests the next challenge is converting more local start-ups and medium-sized businesses into nationally significant companies.

Development activity remains another key indicator of confidence.

There are currently more than $23 billion worth of major projects underway across the Gold Coast, supported by a record 75 active cranes, a figure that now exceeds Brisbane and represents a 150 per cent increase since 2016.

Importantly, the report notes the next phase of investment will need to extend beyond residential development.

While 93 per cent of crane activity is currently tied to housing, Invest Gold Coast argues future investment will increasingly need to focus on cultural, civic, infrastructure and industry-enabling projects that strengthen the city's long-term economic resilience.

Invest Gold Coast Chair Will Hodgman said the city was now benefiting from years of economic diversification.

"What is happening on the Gold Coast is the result of the city's economic base broadening, fuelled by industries with long-term, high-growth potential," Mr Hodgman said.

"This is no longer a secondary Australian economy, the Gold Coast is becoming a globally connected city with deeper capability across health, knowledge and creative industries, advanced manufacturing, technology and exports."

Looking ahead, the Gold Coast's population is projected to exceed one million residents by 2046.

Buyers rush to Homecorp's Florence Residences as Gold Coast wellness trend gains momentum

The NSW Government has expanded its $1 billion Pre-sale Finance Guarantee program, broadening access for affordable housing providers and smaller residential developments as it seeks to accelerate housing delivery across the state.

The Minns Government says the program has already helped bring forward more than 600 homes across Sydney and regional NSW since launching in September 2025, with similar models now adopted in South Australia and Western Australia.

The latest changes, announced by Treasurer Daniel Mookhey and Minister for Planning and Public Spaces Paul Scully, are designed to improve access to finance for projects that have planning approval but are struggling to secure funding.

Among the key changes is an expansion of support for community housing providers. The program will now support up to 100 per cent affordable housing projects valued at up to $30 million when delivered by not-for-profit providers, while support for larger affordable housing developments will increase for projects worth up to $80 million.

The government says the changes will help accelerate the delivery of housing for low-income workers, older people, people living with disability, and those at risk of homelessness, while reducing reliance on direct grants or subsidised loans to bridge funding gaps.

The eligibility criteria for smaller residential developments have also been broadened. The previous $5 million minimum project value threshold has been removed and replaced with a requirement that projects deliver at least four homes.

Support has also increased for projects delivering fewer than 20 homes, with the guarantee now able to cover up to 75 per cent of dwellings in a development, capped at $30 million per project.

The changes are expected to particularly benefit smaller-scale and regional developments, which often face greater challenges meeting pre-sale requirements imposed by lenders.

Treasurer Daniel Mookhey said the scheme demonstrates how government can use its balance sheet to stimulate housing supply without relying solely on taxpayer-funded grants.

"The Pre-sale Finance Guarantee shows how this Government is using its balance sheet to reduce risk and unlock private investment, enabling new homes to move from design to construction faster," Mookhey said.

"This landmark reform allows us to deliver homes for working families at a lower cost to taxpayers, while also maintaining strong financial discipline."

Planning Minister Paul Scully said the program had already proven effective in bringing stalled projects to market.

"The Pre-sale Finance Guarantee has already proven it can unlock stalled projects and accelerate housing delivery by giving lenders the confidence they need to back good developments," Scully said.

"These changes will allow more affordable housing and smaller developments to access support so more homes can be built faster where communities need them most."

Housing Minister Rose Jackson said the expansion would help community housing providers overcome financing barriers that often delay projects.

"We know community housing providers are ready to build more homes, too often they're held back by barriers to finance," Jackson said.

"Expanding the Pre-sale Finance Guarantee helps remove those barriers so more affordable homes can get off the ground sooner."

The announcement was welcomed by the Property Council of Australia, which has long advocated for measures aimed at improving project feasibility and access to finance.

Property Council NSW Executive Director Katie Stevenson described the expansion as a practical intervention that addresses one of the most immediate constraints on housing delivery.

"This is exactly the kind of practical intervention we need right now, focused on getting projects out of the ground, not just approved," Stevenson said.

"It builds on a model the Property Council has worked closely with government to develop following calls for such a scheme ahead of last year's NSW Budget, so it's great to see it being expanded."

Stevenson said the reforms would help unlock projects that are ready to proceed but have been delayed by financing challenges. However, she noted that broader feasibility issues remain a significant barrier to increasing housing supply.

"The biggest challenge in NSW housing today is delivery. Too many projects have planning approval but are simply not financially viable to proceed under current settings," she said.

Speaking at the Property Council's NSW Housing Summit, Housing Minister Rose Jackson acknowledged that feasibility and financing pressures continue to constrain housing delivery, while reaffirming the government's commitment to work with industry on solutions.

Stevenson said the government's recognition of those challenges was encouraging ahead of next week's state budget.

"It's positive to see the government clearly recognising that feasibility pressures are now a binding constraint on supply," she said.

"With the Budget just days away, the focus must be on backing delivery, making sure projects stack up, finance can flow, and more homes can move from approval to construction."

The expanded Pre-sale Finance Guarantee forms part of the NSW Government's broader housing agenda, which also includes planning reforms, the NSW Housing Pattern Book, and a series of rezonings intended to increase housing capacity across the state.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

Melbourne developer Steller has collapsed into receivership.
Steller had a reported $4 billion-plus worth of residential and commercial projects in the pipeline with a number of high-profile development vendors and acquisitions across Melbourne.
The decision comes a few days after their stalled $80 million joint development of the <a href="/expert-insights/investing/sorrentos-stalled-conti-hotel-listed-for-sale">Conti Hotel in Sorrento</a> (above) hit the market. It is owned by hotelier Julian Gerner who bought it from the Di Pietro family in 2015. 
Gerner had embarked on a $150 million end-value restoration and redevelopment before Steller bought into the project in 2017.
Stellar was founded in 2006 by Simon Pitard and Nicholas Smedley who dissolving their partnership and selling all undeveloped assets.
Financial trouble has been cited as the likely cause.
Credit fund manager OCP Asia, who provided funding to Stellar, appointed receivers McGrathNichol Restructing to secure their position, the Australian Financial Review has reported.
The Australian reported OCP lent around $120 million. Sydney-based fund manager Atlas Advisors also lent to Steller. Atlas Advisors has advised it was not a principal lender but ran bespoke funds built to cater for the differing appetites of investors.
"The receivers are undertaking an urgent financial assessment of the assets under their control," McGrathNicol partner Keith Crawford said in a statement.
"We'll be working constructively with all stakeholders, including financiers of individual properties, to secure the best possible outcome for all parties."
OCP Asia said they will support the assets during the receivership process, providing "additional funding to ensure the assets can be maintained while options for recapitalisation, development and/or disposal are explored".
Based in Caulfield East, Steller had projects in nearby Carnegie and Bentleigh and recently completed developments in Glen Huntley and Hawthorn East. 
Guy Hedley, the executive chairman at Atlas, has since publication of their involvement, noted "Steller is going through a process of dissolving its partnership.”
“However Atlas is confident the matter will be resolved and a recovery acceptable to our investors will be achieved.”
The Age has reported Atlas placed caveats last month on a series of properties owned by Steller or the subject of Steller property developments.
Atlas has caveats over a development site at 12-18 Craig Street, East Keilor, a series of houses on Riversdale Road, East Hawthorn, the Parkdale private hospital at 152 Como Parade West and properties in Bittern, Hastings and Mornington.

Melbourne developer Steller falls into receivership

The travelling reality TV regulars Kevin Moloney and Janetta Stones have bought again in Maldon, the historic village in rural Victoria.
The couple, who feature on Channel Nine's hit series Travel Guides, sold The Brambles, their 1860s cottage for $685,000 earlier this year (pictured above).
The Brambles was built in 1866 as the manager's residence and assayers office to the South German mine.
They restored and extended the miners cottage on it 2265 square metre holding.
They've gone from on historic cottage to another, paying $420,000 for Rose Garden Cottage on 1,100 square metres.
It had AirBnb potential should the travelling couple pursue the option outlined in the Waller Realty marketing.

The Reserve Bank of Australia has just announced a further reduction to the cash rate to a record low of 1%. This is the <a href="/guides/how-australia-s-interest-rate-cuts-could-impact-first-home-buyers">second rate cut</a> in just two months in a bid to generate greater trust in the Australian economy and reduce unemployment rates. At the time of the first interest rate cut, Reserve Bank Governor Phillip Lowe commented that it “wouldn’t be unreasonable” to expect more interest rate cuts later in the year.

Last month, 47 lenders passed on the June cut at the complete rate of 1.25%, while 32 passed on a portion of it, and seven didn’t pass on the reduction at all.

In May of this year, <a href="https://www.propertyobserver.com.au/https://westpaciq.westpac.com.au/Article/38639">Westpac’s Senior Economist Bill Evans</a> predicted three cuts this year, while other economists suggested that last months was to be the first of many.

While Evans’ prediction was just shy of a month, it’ll be interesting to see whether a further cut is made to the already low rate before the end of the year.

<h2>What does the interest rate cut mean for home buyers?</h2>

In a financial climate like this, one could argue that your money is better invested in property than the bank if possible. Savers are likely to experience lower interest payments on their term deposits (depending on which bank you’re with), while homebuyers will find it easier to secure a mortgage with a lower interest rate.

Many financial advisors have also explained there could be a potential decrease in mortgage repayments of up to $92.95 per month for a $650,000 home.

The eastern suburbs Roche family are to emerge as the mystery buyers of the recently sold $21 million Palm Beach beachfront.
The family is headed by Bill and Imelda Roche, who founded the direct marketing beauty products company Nutrimetics International in the 1960s.
The family acquisition of the Phillip Cox-designed trophy home, Palm Haven, ranks as the fifth highest sale so far this year.
It was sold by the family of Phillip Esplin, the late founder of Esplins Solicitors, who spent $800,000 in the late 1980s then $1.3 million next door to create the sprawling 2075 square metre Barrenjoey Road beachfront.
LJ Hooker Palm Beach agent David Edwards had the listing.
The sale comes amid the quietest trophy home market since the global financial crisis slowdown.
There have been only five recorded sales at $20 million-plus across Sydney this year, compared with 20 through last year.
The highest sale has been press scion Alexander Ma securing around $29 million in Vaucluse; followed by Stephen Burcher’s $23.56 million in Rose Bay and Rudi Sisic’s $22.6 million just next-door.
The Point Piper harbourfront of insurance mogul Richard Enthoven and his wife Karen ranks fourth having sold this month for about $22 million.

Roche family to emerge as $21 million Palm Haven, Palm Beach buyers

The new occupants appear to be paying less than the glamour couple.

Tony Benjamin expands Macleay Street, Potts Point presence with art gallery purchase

The Hervey Bay market is still improving with continued activity across most asset classes, according to a recent Herron Todd White (HTW) residential report. 
The report notes that house and land packages in the estates generally priced below $450,000 are appealing to a mix of owner-occupiers and investors.
The relativity of prices within some estates is becoming a concern with a broad range of cost for a similar product.
Vacant land prices appear to have improved, especially along the Esplanade with a number of sales now over $500,000 for quarter acre lots with views.
The rental vacancy rate remains tight which is appealing to investors in the mid-range asset class. Gross returns in the order of 5% are achievable.
"Dundowran Beach and Craignish continue to be the most active for property priced above $700,000," the valuation firm said. 
"These areas appeal to buyers due to the larger lots, good size homes and generally extensive ancillary improvements."
Since November 2018, there have been seven sales of property over $700,000 in these areas.
A four bedroom architecturally designed house in Dundowran Beach has recently been sold for $802,000.

Hervey Bay market continues to improve: HTW residential

Darwin continues to show relatively soft housing market outcomes, according to CoreLogic head of research Tim Lawless.
National housing market conditions continued to improve through June, although on a quarterly basis, every capital city housing market recorded a drop in value.
The largest falls over the past three months were recorded in Darwin (-3.6%).
The Reserve Bank of Australia delivered its decision today from Darwin, the first time it's done that in 50 years.

Nationally, rents remained unchanged over the month after tracking 0.3% higher over the June quarter and 0.4% higher over the financial year.
The largest annual fall in rents over the year can be seen in Darwin (-4.7%).
According to JLL, a population outflow following the wind-down of several mining investment projects has left the NT economy and property market weak.
JLL's Capital Value Cycle chart placed both Darwin Apartments and Houses in the Dowturn section, with Darwin houses appearing further along in the segment, nearing the Bottoming category (pictured below).
Their data shows that sales for both detached houses (-1.9%) and attached dwellings (-4.3%) have lagged over the year to March.

New home sales in May bounced back to their highest monthly level in over a year.
The HIA New Home Sales report – a monthly survey of the largest volume home builders in the five largest states – provides an early indication of trends in the residential building industry.
The pickup in sales during May follows lacklustre results throughout the first four months of 2019.
Federal Elections always impact market confidence and the discussion around new tax imposts on investors through an increase in Capital Gains Tax magnified this uncertainty in the first part of the year.
This month’s result confirms our expectation that the decline in building activity will start to level off in the second half of 2019 and stabilise at a level below the highs achieved back in 2017.

The resurgence in home sales was evident across all five states covered by the New Home Sales survey, suggesting a broad based improvement in housing market sentiment around the country.

The slow start to 2019 has seen intense competition amongst home builders. The lift in sales shows that more homebuyers are seeing opportunities in this competitive trading environment.
Income tax cuts, solid population growth and accelerating wage growth are necessary to ensure that the market does not decline further.
New home sales jumped in all four major states, up by 54.2 per cent in New South Wales, by 34.0 per cent in Western Australia, by 26.0 per cent in Queensland, by 25.3 per cent in Victoria and by 0.9 per cent in South Australia.
