The Gold Coast economy has grown by 25 per cent since 2020/21 to surpass $55 billion, but perhaps the more significant story is what sits behind the headline number.

For decades, the Gold Coast has been viewed through the lens of tourism, lifestyle and population growth. The latest State of the City Report suggests that perception is increasingly out of step with reality.

Released by Invest Gold Coast, the report ranks the Gold Coast as Australia's largest non-capital city economy and, perhaps more notably, second nationally behind Sydney for Economic Complexity, a measure that assesses the diversity and sophistication of an economy.

It's a result that places the Gold Coast ahead of Melbourne, Brisbane, Perth and Adelaide, highlighting the extent to which the city's economic base has broadened beyond its traditional industries.

Today, the Gold Coast supports more than 350,000 jobs, is home to over 83,000 businesses and generates $19 billion in annual exports. Manufacturing now accounts for 62 per cent of international export growth, while sectors including health, education, advanced manufacturing, technology and professional services are becoming increasingly important contributors to the local economy.

Gold Coast Mayor Tom Tate said the report confirmed the city's evolution into one of Australia's most significant economies.

"The Gold Coast economy continues to grow at an incredible pace. This is no surprise to those of us who have watched the evolution up close," Mayor Tate said.

"As one of the most entrepreneurial, investment driven and opportunity focused economies in the country our ambition has been realised and possibilities are endless.

"The Gold Coast has built a reputation as the city that says yes. We say yes to investment, yes to opportunity and yes to people who want to build something.

"It's this mindset helping us drive major growth across health, advanced manufacturing, screen production, marine, technology and the knowledge economy."

While population growth has been one of the defining stories of the past decade, the report points to a broader economic transformation taking place.

The city's knowledge economy now contributes $7.9 billion annually and supports around 31,000 jobs, while the health and wellbeing sector contributes $5.2 billion and employs more than 42,000 people. Together, the six priority sectors identified in the report account for almost $24 billion in economic output and more than 145,000 jobs.

One of the strongest examples is the Gold Coast Health and Knowledge Precinct at Southport. The 200-hectare precinct now contains more than $5 billion worth of health, education, research and innovation infrastructure and supports over 16,000 jobs.

The report also highlights the growing role of advanced manufacturing, particularly in aerospace, defence and modular construction.

Gold Coast-based Gilmour Space Technologies recently became the first Australian commercial company to attempt an orbital launch, while companies including Modscape and ModnPods are helping establish the Yatala-Stapylton corridor as one of Australia's fastest-growing advanced manufacturing hubs.

The city's entrepreneurial culture is also translating into business growth.

Since 2019/20, the number of businesses operating on the Gold Coast has increased by 22 per cent, while firms employing more than 200 people have grown by 80 per cent. The report suggests the next challenge is converting more local start-ups and medium-sized businesses into nationally significant companies.

Development activity remains another key indicator of confidence.

There are currently more than $23 billion worth of major projects underway across the Gold Coast, supported by a record 75 active cranes, a figure that now exceeds Brisbane and represents a 150 per cent increase since 2016.

Importantly, the report notes the next phase of investment will need to extend beyond residential development.

While 93 per cent of crane activity is currently tied to housing, Invest Gold Coast argues future investment will increasingly need to focus on cultural, civic, infrastructure and industry-enabling projects that strengthen the city's long-term economic resilience.

Invest Gold Coast Chair Will Hodgman said the city was now benefiting from years of economic diversification.

"What is happening on the Gold Coast is the result of the city's economic base broadening, fuelled by industries with long-term, high-growth potential," Mr Hodgman said.

"This is no longer a secondary Australian economy, the Gold Coast is becoming a globally connected city with deeper capability across health, knowledge and creative industries, advanced manufacturing, technology and exports."

Looking ahead, the Gold Coast's population is projected to exceed one million residents by 2046.

Buyers rush to Homecorp's Florence Residences as Gold Coast wellness trend gains momentum

The NSW Government has expanded its $1 billion Pre-sale Finance Guarantee program, broadening access for affordable housing providers and smaller residential developments as it seeks to accelerate housing delivery across the state.

The Minns Government says the program has already helped bring forward more than 600 homes across Sydney and regional NSW since launching in September 2025, with similar models now adopted in South Australia and Western Australia.

The latest changes, announced by Treasurer Daniel Mookhey and Minister for Planning and Public Spaces Paul Scully, are designed to improve access to finance for projects that have planning approval but are struggling to secure funding.

Among the key changes is an expansion of support for community housing providers. The program will now support up to 100 per cent affordable housing projects valued at up to $30 million when delivered by not-for-profit providers, while support for larger affordable housing developments will increase for projects worth up to $80 million.

The government says the changes will help accelerate the delivery of housing for low-income workers, older people, people living with disability, and those at risk of homelessness, while reducing reliance on direct grants or subsidised loans to bridge funding gaps.

The eligibility criteria for smaller residential developments have also been broadened. The previous $5 million minimum project value threshold has been removed and replaced with a requirement that projects deliver at least four homes.

Support has also increased for projects delivering fewer than 20 homes, with the guarantee now able to cover up to 75 per cent of dwellings in a development, capped at $30 million per project.

The changes are expected to particularly benefit smaller-scale and regional developments, which often face greater challenges meeting pre-sale requirements imposed by lenders.

Treasurer Daniel Mookhey said the scheme demonstrates how government can use its balance sheet to stimulate housing supply without relying solely on taxpayer-funded grants.

"The Pre-sale Finance Guarantee shows how this Government is using its balance sheet to reduce risk and unlock private investment, enabling new homes to move from design to construction faster," Mookhey said.

"This landmark reform allows us to deliver homes for working families at a lower cost to taxpayers, while also maintaining strong financial discipline."

Planning Minister Paul Scully said the program had already proven effective in bringing stalled projects to market.

"The Pre-sale Finance Guarantee has already proven it can unlock stalled projects and accelerate housing delivery by giving lenders the confidence they need to back good developments," Scully said.

"These changes will allow more affordable housing and smaller developments to access support so more homes can be built faster where communities need them most."

Housing Minister Rose Jackson said the expansion would help community housing providers overcome financing barriers that often delay projects.

"We know community housing providers are ready to build more homes, too often they're held back by barriers to finance," Jackson said.

"Expanding the Pre-sale Finance Guarantee helps remove those barriers so more affordable homes can get off the ground sooner."

The announcement was welcomed by the Property Council of Australia, which has long advocated for measures aimed at improving project feasibility and access to finance.

Property Council NSW Executive Director Katie Stevenson described the expansion as a practical intervention that addresses one of the most immediate constraints on housing delivery.

"This is exactly the kind of practical intervention we need right now, focused on getting projects out of the ground, not just approved," Stevenson said.

"It builds on a model the Property Council has worked closely with government to develop following calls for such a scheme ahead of last year's NSW Budget, so it's great to see it being expanded."

Stevenson said the reforms would help unlock projects that are ready to proceed but have been delayed by financing challenges. However, she noted that broader feasibility issues remain a significant barrier to increasing housing supply.

"The biggest challenge in NSW housing today is delivery. Too many projects have planning approval but are simply not financially viable to proceed under current settings," she said.

Speaking at the Property Council's NSW Housing Summit, Housing Minister Rose Jackson acknowledged that feasibility and financing pressures continue to constrain housing delivery, while reaffirming the government's commitment to work with industry on solutions.

Stevenson said the government's recognition of those challenges was encouraging ahead of next week's state budget.

"It's positive to see the government clearly recognising that feasibility pressures are now a binding constraint on supply," she said.

"With the Budget just days away, the focus must be on backing delivery, making sure projects stack up, finance can flow, and more homes can move from approval to construction."

The expanded Pre-sale Finance Guarantee forms part of the NSW Government's broader housing agenda, which also includes planning reforms, the NSW Housing Pattern Book, and a series of rezonings intended to increase housing capacity across the state.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

An apartment block in Zetland has been vacant for eight months after residents were evacuated in late 2018 due to building defects emanating from a leaking roof.
The Garland Lofts apartment complex at 19 Gadigal Avenue in Zetland was vacated in late 2018, just before the Opal Tower disaster over Christmas.
The building, made up of 30 warehouse conversion-style apartments, was inspected in February this year by staff of the City of Sydney who said it had "extensive and severe water damage."
“The water damage caused the failure of the internal fire-rated construction throughout several apartments," a City of Sydney spokesman told the Sydney Morning Herald.
"The fire-rated construction is required to separate individual apartments and common areas during a fire."
Much like the Mascot Towers, the Garland Lofts, Zetland building was constructed in 2009, meaning owners are not protected by the five year building insurance guarantee following its construction.
The block was built by a company called Garland 204 Pty Ltd, who went into creditors voluntary liquidation in 2014.
The company was directed by Phillip Bartlett.

The SMH reported on its front page that there had been "ongoing litigation between multiple parties over defects." The Herald stressed it did not seek to attribute responsibility to any particular party. Garland Loft two bedrooms apartments were initially priced from $385,000.
There hasn't been a sale in the complex since 2017 when a one bedder sold for $650,000.
It was the fifth purchase in the block however for developer AIL Property Group who have laid out $3.075 million on the five units.
Building defects being noticed in a number of apartment complexes are now starting to become a weekly update across Sydney.

Opal Tower residents were <a href="/news/no-definitive-cause-identified-but-opal-tower-is-structurally-sound-but-needs-significant-rectification">evacuated over the Christmas period last year</a> as the building started cracking, while the most recent case of <a href="/news/mascot-towers-residents-await-causes-of-cracking">evacuations was at Mascot Towers</a> where the building has been described as 'sinking.'
During the 2008 marketing of the Zetland apartments, the managing director of estate agents CBRE David Milton, noted to the SMH that professionals and first-home buyers were increasingly eyeing the town centre and its immediate environs.
"What would people choose: an affordable new unit with a lot of space and a big balcony with well-planned inside-outside living, or a tiny unit in a 40-year-old crumbling block that needs a lot of work in the eastern suburbs?" asked Milton.
"We're finding a lot of people are coming here out of the eastern suburbs. The future is very, very positive."

Luciano, the son of a hotel pianist and a schoolteacher who founded VGI in 2008 after a stint at Caledonia Investments, holds shares worth $492 million.

Insurerbuild partners emerge as $9.6 million Portsea buyers

The local council have revealed its was responsible for certifying Sydney's defective residential building Mascot Towers for occupation.
It came ahead of the push by the NSW government for private certifiers to sign off new apartment high-rise construction.
The planning documents, which were held in storage at Newcastle, show the then Botany Bay council issued a final occupation certificate to the developer J &amp; B Elias in July 2008.
The council, now known as Bayside, was the principal certifying authority appointed under the Environmental Planning and Assessment Act.
The former state minister for Better Regulation, Matt Kean, had suggested some of the state's troubled apartment complexes arose following "dodgy" private certifiers having conflicts of interests with developers.
The council development approvals at Mascot Towers came when the local member Ron Hoenig was the mayor.
Now the local MP for Heffron which includes Mascot, Hoenig says the council thoroughly considered all planning requirements for Mascot Towers.
The current mayor Bill Saravinovski says council only became aware of the cracks last month, although the building defects emerged in 2011 just three years after completion.

The Toowoomba residential property market remained steady throughout the first half of 2019 following a general decline since the peak of activity at the end of 2013, according to the latest Herron Todd White (HTW) residential report. 
The report suggests that although sales activity has been steady across the board, the market has continued to be multi-speed and property specific.
"There has been little consistency with variations in sale prices and buyer interest across the established suburbs," the valuation firm stated.
"The prestige market however, has been performing strongly, particularly in the eastern suburbs as has the upper end of the rural residential lifestyle market."
A recent over $1 million sale was five bedroom architect designed home in Middle Ridge.
Situated in a quiet cul-de-sac, the house at<a href="https://www.realestate.com.au/sold/property-house-qld-middle+ridge-131307442" target="_blank"> 8 Daniells Close </a>comprises master suite with walk in robe, four additional built-in bedrooms, open plan living area, and kitchen with designer cabinetry.

The median sale price for houses across the Toowoomba Regional Council LGA has displayed little growth over the past four years, sitting at approximately $380,000 at the end of 2018, up from $375,000 in June 2015.
According to the HTW report, another key indicator of the steady property market is the volume of property sales.
In the six months ending December 2018, there were approximately 1,320 transactions across the Toowoomba Regional Council LGA.
This is slightly less than the same period one year earlier, when approximately 1,375 sales were recorded and further highlights the steady residential property market.
"The unit market has followed a declining trend, with low sales volumes following the oversupply of unit products that became apparent throughout 2016.
"Land sale volumes have continued to decline since a peak in mid 2015," the valuation firm noted. 
Toowoomba has seen an explosion of retirement village developments in recent years, ranging from medium density multi-level projects to low density detached dwellings.
These projects are spread right across the city, from Glenvale in the west to Highfields in the north, with more projects being planned.
The report suggests that this retirement living boom could be a driving factor in the low volume of land sales and sluggish level of housing transactions.
"The surprising factor is that residential vacancy rates continue to decline," the valuation firm said. 
In postcode 4350, the vacancy rate was just 2% as at April 2019.
A circa 1950 house in postcode 4350 has recently been sold for $350,700.
Set on a 908 square metre block, the brick house at<a href="https://www.realestate.com.au/sold/property-house-qld-east+toowoomba-129059814" target="_blank"> 10 Eton Street, East Toowoomba </a>comes with three bedrooms, spacious kitchen, open brick fireplace, and double hung windows.

Toowoomba prestige market shows strong permanence: HTW residential

Architect Harold Desbrowe-Annear was the pioneer of the medieval movement in Australian home design, especially in Melbourne's north-east.
Born into a Bendigo mining family in the 1860s, raised in Richmond, and matriculating from Hawthorn Grammar, Annear was articled in the office of architect William Salway. The office was designing trophy homes - Raheen for Edward Latham in Kew, Moondah for James Grice at Mt Eliza and Millswyn Court for James Gatehouse in South Yarra.
Desbrowe-Annear, who was following the English Arts and Crafts movement closely, was responsible for much of the medieval-inspired work in Heidelberg, Ivanhoe, Greensborough and Alphington. His Macgeorge house at the confluence of the Yarra River and Darebin Creek is still seen as a stunner.
In the early 1900s, the then Ascot Vale-based Desbrowe-Annear and his wife Florence went to live at Eaglemont, near Heidelberg, where his father-in-law, James Chadwick, had bought three building blocks high on Mount Eagle for £170.
The couple built a home for themselves that differed from the other two as it initially had a corrugated iron roof, painted red to replicate expensive Marseilles-pattern metal tiles. The tiles were added at a later date.
The father-in-law's neighbouring residence, which became known as Chadwick House, has recently had a suitable offer after having a price revision to $3 million. Miles Real Estate Ivanhoe agents Stewart Oldmeadow and Elisse Farquhar initially gave a $3.15 million to $3.35 million guide.
A medieval-inspired Arts and Crafts-style home, it has half-timbered roughcast walls, a hipped and gabled Marseilles-patterned tile roof, arcaded chimney stacks and cantilevered gables.

The house, which was added to the Victorian Heritage Register in 1996, sits in 1460 square metres of established gardens on The Eyrie. Its views were captured by artists of the Heidelberg School, including Arthur Street and Walter Withers, who mixed socially with the Desbrowe-Annears.
The home was first sold in 1922. It last traded in 1988 for $715,000 when sold by university professor Robert Reid to the architect Peter Crone and his wife Jane, who undertook an award-winning restoration. The property has been returned to its original condition, winning Crone the national award for heritage from the Australian Institute of Architects in 2008.
Crone first became aware of DesbroweAnnear in the 1960s, when he was a student of architecture at RMIT on a class visit to Eaglemont to view homes designed by Desbrowe-Annear and Walter Burley Griffin. The class text, Robin Boyd's Australia's Home (1952), referred to Annear's inventive approach. "Every new commission for a house was an invitation to experiment with a new device for a window or a cupboard or a detail of construction," Boyd wrote.

In 1902, Desbrowe-Annear gave a lecture at his local library in which he quoted the emerging designer William Morris's 1880 lecture The Beauty of Life: "Have nothing in your houses that you do not know to be useful or believe to be beautiful."
Embracing open planning, Chadwick House is a four-bedroom, two-level home with a stately dining room, a library and a living area with adjoining sitting room, opening to a veranda with views. Inside it has extensive timber panelling, with Charles Voysey-style built-in furniture and storage space.
Guided by notions of ventilation, aspect, sunshine and views, along with a healthy atmosphere, the home comes without the then very dominant long passageway.
Its swagged and ogee-arch slatted balcony balustrading was borrowed from northern European 14th and 15th century domestic styles.

These are exemplified in the white roughcast and black-stained timbering - an early example of medieval revival style unique to Heidelberg.
Harriet Edquist's Harold Desbrowe-Annear 1865-1933: A Life in Architecture suggests the architect was an iconoclast and maverick, having been trained in the academic classicism of the 1880s. She describes the three Eaglemont homes as representing a "remarkable episode in Australian domestic architecture".
By 1914, Desbrowe-Annear was living in South Yarra, with his upmarket clients commissioning Glynt at Mt Martha for the Henty family, descendants of Victoria's first European settlers. It bears a similarity to another of his designs, Delgany at Portsea.
After his death in 1933, Edquist notes, Desbrowe-Annear's work was soon eclipsed by the modern movement, which was not interested in history or acknowledging its debt to pioneers.

The Sydney property developer, Daniel Hausman pleaded guilty today to extorting around $5 million from the accused conspirators of the alleged Plutus tax fraud. 
Hausman entered a guilty plea to charges of blackmail and dealing with proceeds of crime at Sydney's local court before Magistrate Atkinson.
The Australian Financial Review reported four of his earlier charges were dropped.
The accused conspirators allegedly paid the money, as well as an additional $19 million, in return for the promise that the media and authorities would not be notified.
Hausman, who was not charged with tax fraud, had <a href="/news/woollahra-home-of-alleged-plutus-scammer-daniel-hausman-listed">his Woollahra abode (above) listed</a> for weekend auction when it was <a href="/news/woollahra-home-of-alleged-plutus-scammer-daniel-hausman-passed-in">passed in</a>.
He told The Australian Financial Review he had been assisting the AFP for the last two years in recovery of money.
Accused Plutus mastermind Adam Cranston was also at the court seeking changes to his bail conditions.

The much-missed cel­ebrity chef Geoff Jansz and his wife Angella have listed in the Southern Highlands, but they’re not quitting the farm.
Jansz, who starred on television in the 1990s, is just selling a portion of the farm, Aviemore.
The couple is subdividing off a 4000sqm parcel which was previously a dressage area used by their daughters who are now grown up.
Bordered by established trees, the land is for sale via Angus Campbell Jones at Campbell Jones Property which is asking $1.2 million.
Campbell Jones says the block is a ‘one off’, accessed down a tree-lined driveway.
For a long time Jansz has been known for producing various jams and spiced ­tomato relishes.
He still has a kitchen and studio in the barn on the ­property, as well as an extensive veggie garden.
His Instagram postings showed this week he was picking limes, fresh thyme and scotch bonnet chillies, and ­busily preparing a charcoal grilled ­Jamaican jerk chicken.
With freezing hands, he’s also been picking his remaining Granny Smiths, which deemed too unattractive to sell have been given away instead.
The 57-year-old bought the farm back in 1994 when the couple moved from Melbourne’s Hawthorn.
His paddock to plate passion was first screened on TV in 1992 when he made an ­appearance as a food presenter on ABC’s EveryBody, which was hosted by Lisa Forrest.
Jansz hosted Channel 9’s What’s Cooking after taking over from Gabriel Gate in 1993 until it ceased going to air in 1999, when he was co-hosting with Kerri-Anne Kennerley.
From 1995 until 2004 he also appeared on Burke’s Backyard, and also hosted the daytime cooking program Fresh with the Australian Women’s Weekly.
In recent times he’s been the chef for lunches at Wombat Hollow, Michael and Susie Yabsley’s corporate forums venue in the Highlands.
Despite loving Melbourne, the couple missed the country lifestyle.
They initially looked on the Mornington Peninsula however given family ties to Bowral they opted for the Southern Highlands. They spent $670,000 for the 4.6ha holding now known as Aviemore, named after the Picton restaurant he had before he began his career in the media.
Jansz learnt to cook in the kitchens of Mark Armstrong and Paul Bocuse in France.
“To me food should be all about enjoyment, however if you’re inclined to dig a little, every mouthful contains a myriad of stories, of truths and possibilities — some agriculture, some history, some culture,” he says.

The first glimpses of recovery are emerging in the Australian mortgage market, with an increase in lodgements seen for the first time in a year, according to the latest AFG Index.
Notably their findings showed that, non-major lenders are driving much of the activity, responsible for a record high 42 per cent of lodgements and for the first time accounting for more than one in every three mortgages for first home buyers.
The AFG Index recorded more than $13 billion in lodgements in the three months to June 30, representing a 12 per cent increase on the last quarter. Despite the turnaround in the last quarter, the numbers remain 11 per cent down on the same time last year.
AFG Chief Executive Officer David Bailey said, “there are tentative signs of increased activity with both lodgement numbers and volumes up significantly for the quarter. It will be important to see the impact of recent moves by the RBA but we remain cautiously optimistic."
“It remains relatively subdued out there in Victoria and New South Wales, with both states recording an 11 per cent dip on the same time last year, offset by activity in the smaller states,” he noted.
South Australia was ostensibly flat, whilst Queensland and Western Australia recorded slips of thirteen per cent and seven per cent respectively.
Average mortgage size is at an all-time high of almost $515,000, with South Australia the only state to record a drop to now be sitting at $402,473.
Mr Bailey said “with investor lending up, it is interesting to also note the major banks’ responses to the recent cash rate reductions where investor loan rates have seen larger rate cuts passed on to customers. With those APRA-related restrictions now lifted, this could signal a new battleground for customers.
“After a period of slow growth, Refinancers have lifted to 28 per cent, but this is still a long way from the activity seen in 2016 when they recorded levels as high as 39 per cent. Homeowners looking to Upgrade have dropped back to the same level they were at in the final quarter of 2017,” he said.
AFG found, among the non-majors, Macquarie’s market share grew steadily across the quarter and finished June just shy of 10 per cent. ING has also been regaining ground and finished the quarter at four per cent, after dropping to less than two per cent in March.
While among the majors, CBA increased market share to finish June at 18 per cent and NAB finished a tough quarter to reach seven per cent by the end of June. NAB’s gains appear to be at the expense of the Westpac group of brands with Westpac, Bank SA, Bank of Melbourne and St George all recording a fall in market share.

Signs of home loan market recovery, non-major market share at record high: AFG

Westpac is set to pay back tens of millions of dollars to around 40,000 home loan customers after a manual processing system glitch.
The mortgage holders were left on interest-only loans after the term expired, instead of being converted to a principal and interest rate, News Ltd papers have reported.
It is believed Westpac will be paying back under $100 million.
The glitch, which affected Westpac, St George, Bank of Melbourne and Bank SA, meant mortgage holders of the named banks were not paying down the principal as planned.
So when interest rates rose, unaware customers would have found themselves out of pocket. 
Westpac identified the issue in 2017, but the details are only just coming to light.
It has been reported that each customer who has been affected will have been contacted, with around 70 percent of customers having received their reimbursement.
That means around 12,000 customers remain out of pocket.
The error predominantly impacts loans with an interest-only period that expired between 2009 and 2016.
An automated switching process has been introduced to prevent a repeat of the costly error.
