Big Four bank NAB believes so. They are now expecting the next move from the RBA to be a cut, rather than a hike, which they had pencilled in for August. They are unsure of the timing of the cut however, they note in their latest&nbsp;NAB Economics RBA Watch.

NAB Chief Economist, Dr Sally Auld, said recent data suggests the economy has lost momentum and the outlook for rates has shifted, noting that the broader economic backdrop has changed since earlier in the year.

“The next move in the cash rate is likely to be down, but the timing is uncertain," Dr Auld said.

"In February, growth was above trend, the economy was operating above capacity and there was uncertainty over the restrictiveness of rates. None of these conditions exist today,” she outlined.

Dr Auld said recent data pointed to softer momentum across the economy while acknowledging that at the same time, uncertainty remains a key feature of the outlook.

“Both Q1 GDP data and the NAB business survey suggest momentum in the economy has slowed, meaning that growth has likely peaked for the cycle. That said, we are cognisant there is still considerable uncertainty around the outlook, both with respect to activity and inflation.”

Dr Auld said inflation risks and labour market outcomes would be important to watch.

“On the prices side, we are still forecasting above target core inflation through to mid-2027. Margins will compress and weaker labour market outcomes are a risk.”

She said tighter financial conditions are expected to weigh on housing and activity.

“Tighter financial conditions will be reflected in a slowing in house price growth and housing credit growth. In summary, we have greater conviction that the next move in rates is down, but less conviction on the timing.”

Now on public exhibition through the NSW Government's Housing Delivery Authority pathway is a State Significant Development Application for a further 657 homes on the prominent gateway site opposite Beaton Park.

The proposal comprises three buildings, including two build-to-sell towers rising 25 and 30 storeys, delivering 391 apartments, alongside a 12-storey co-living building with 266 residences, making it one of the largest co-living proposals currently planned in regional New South Wales.

Of the apartments proposed in the build-to-sell towers, the majority, 310, are two-bedroom dwellings. The balance comprises 44 one-bedroom apartments and 37 three-bedroom residences. Apartment sizes range from around 50 sqm for one-bedroom homes to approximately 90 sqm for three-bedroom apartments.

The submission says the proposal has evolved significantly from its original Housing Delivery Authority application following extensive consultation with the State Design Review Panel and Wollongong City Council.

The final scheme has been designed to align with the emerging vision for the Flinders Street Precinct, an area identified by Council as a future high-density mixed-use neighbourhood capable of accommodating substantial housing growth close to transport, employment and community infrastructure.

According to the design report prepared by COX Architecture, the development aims to "deliver a built outcome consistent with the future character of the Wollongong CBD while responding to the site's unique constraints and opportunities."

"Our vision for the next phase of the site evolution in Wollongong is grounded in three design pillars that guide the design response: place, natural environment and celebration," COX said.

"Inspired by its surroundings and grounded in the stories of place on Wodi Wodi Country, the design proposal acknowledges the established character of its setting while creating a unique and timeless identity that sits harmoniously within it.

"The design proposal responds to its specific site conditions, acknowledging the vegetation, climate, wind conditions and solar access of the site."

The architecture responds directly to the site's position between Wollongong's urban core and its natural landscape setting.

COX identified views towards Mount Keira and the Illawarra Escarpment as defining features of the site, while the upper levels of the towers will also capture expansive views across the city and out to the Pacific Ocean.

The design team has positioned the tallest buildings closer to the rail corridor, where overshadowing impacts can be better managed while establishing a landmark built form on the northern approach into the city.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

It comes a week after the news of engagement to the equestrian businessman Richard Lavender.
The breakfast television presenter - who now works just four days a week - intends to downsize with plans to spend more time in her beloved Southern Highlands.
Marketed as laid back luxury with a breezy beach feel, the three bedroom home has $2.8 million hopes for its late July auction.

The longtime Belrose estate of the former Coca Cola Amatil chief executive Dean Wills, has been listed for sale with a record breaking guide.
Wills, who oversaw the drink giant's worth jump from $400 million to $8 billion bought the property with his late wife, artist Margaret Wills, in 1994.
There's an art studio in the home where Wills would paint. She was once commissioned by the Duke of Edinburgh to paint a series of the Queensland outback.
Wills is now asking for offers of $8.8 million through Sydney Country Living agent Brian McMillan.
Set on a private 9,490 sqm, the fullbrick home has six bedrooms, including a lower level master wing with two sitting areas, a fireplace, ensuite, walk in robe and dressing room.

Avalon Beach trophy home set for weekend auction

Public auctions and open for inspections have been banned once again in Melbourne’s coronavirus hotspots.
Onsite auction sale will be banned in the affected areas from Thursday as stage three Victorian government restrictions are reinstated until at least July 29. 
Real Estate Institute of Victoria president Leah Calnan said the industry would be affected. 
The stage three restrictions meant vendors in the 10 affected postcodes would have to revert auctions online or change to a private sale.
Victoria’s premier Daniel Andrews has announced that businesses in these businesses re-entering quarantine status will receive some financial compensation for complying with the government mandate by staying closed longer than the rest of the state and country. 
In an effort to control community transmissions of the deadly virus Andrews has ordered some reopening businesses to once again close their doors. 
It is not known yet if estate agencies will qualify given their partial capacity to carry on.
Victoria has reported double-digit growth of positive Covid-19 cases in the last two weeks, including the fourth and fifth-highest daily increases since the pandemic started. It’s “very clearly…not where we wanted to be,” said Andrews.
With stricter and more enduring lockdown measures than any other state, many Victorian businesses were already left financially bruised from the first lockdown.
“The businesses and facilities in these areas that have been able to recently reopen – from beauty parlours to gyms to libraries to swimming pools – will again be restricted. Cafes and restaurants will again only be open for take-away and delivery,” said Andrews. 
“We know this will have a very real impact on local businesses trading in these communities. We’ll help them get through this with an initial $5,000 in dedicated support for businesses previously eligible for a Business Support Fund grant or a payroll tax refund,” said Andrew.

Onsite auction ban back again in Melbourne COVID-19 hotspots

Patchway, one of the Southern Highlands most impressive trophy homes, has been sold for an undisclosed price having been initially listed with record setting hopes.
The Burradoo home last traded for $4,175,000 in 2014 when bought by Ed Blackadder, the former managing director of merchant bank Hambros, and wife Elaine. 
With prize-winning gardens of rhododendrons and azaleas on its 8900 sqm Ranelagh Road holding, Patchway had initial $5.95 million hopes two years ago.
The Blackadder's had bought the home from the Wilson steel fabrication family. The Wilsons bought Patchway for $3.03 million in 2002 and carried out a seven-month renovation of the house. 
Inspired by classic English Georgian manor house architecture, Patchway dates back the 1940s when set on 20 acres. 
Built by the Eric Pratten, it was later owned by Neil and Beverley Cottee and then by Dan and Toni Regan.
The home has five bedrooms, a study and a stone paved north facing conservatory which opens to the outdoor entertaining terraces.
There's a grand entrance gallery with a distinctive cantilevered staircase which leads to three of the bedrooms, including the master suite that has its own dressing area, bathroom and private balcony.
The garden estate Lowenbrau which sold for $5.6 million in 2005 holds the Burradoo price record.

Burradoo's Patchway finds buyer

One in 10 off-the-plan apartment buyers have lost their deposits in the last quarter, according to analysis by Digital Finance Analytics.
Out of around 35,000 off-the-plan settlements between March and June, 3000 have collapsed.
Off-the-plan values have dropped between 10 and 15 per cent during the past 12 months on average, Digital Finance Analytics principal Martin North said.
In Sydney's inner west and eastern suburbs about 551 apartments failed to settle, as did 457 in Melbourne's inner suburbs.
There was an $87 million potential loss in deposits, excluding how developers impose penalties when buyers pull out of the sale.
The analysis by Digital Finance Analytics suggested lower valuations due to weaker demand and oversupply had prompted banks to reject final loan approvals, forcing buyers to give up millions of dollars in deposits.
"Values are likely to fall further, given the oversupply in the sector," he said.
The proportion of off-the-plan apartments racking up large losses in values at settlement has surged over the three months to May, CoreLogic data shows.
More than half (52 per cent) of the 3389 off-the-plan properties across Sydney had a lower value at settlement compared to the contract price.
Values fell by more than 10 per cent for one in four (26 per cent) Sydney apartments since the contracts were signed circa 2017.
Melbourne saw 51 per cent of the 4173 off-the-plan apartments were worth less at settlement compared to their purchase price.
Values fell by at least 10 per cent for one in five (20.9 per cent) apartments since the contract was signed, North told Nine Entertainment.
In Brisbane, 41 per cent of off-the-plan properties have lost value since being purchased.
It was 49 per cent in Perth, 25 per cent in Canberra and 20 per cent in Adelaide.
CoreLogic noted the trend was not just a result of COVID-19.
Undervaluation of off-the-plan apartments across Sydney and Melbourne has been rife over the past two years, averaging 46 per cent in Sydney and 42 per cent in Melbourne, CoreLogic advised.

One in 10 off-the-plan apartment buyers lost their deposits in June quarter

Australia's eastern states continue to drive the residential dwelling value decline across the country, with a second consecutive month of falls nationally.
CoreLogic's Home Value Index recorded a -0.7 per cent decline in values over June, following on from a -0.4 per cent decline over May.
And again it's been Sydney and Melbourne the two main drivers, the Victorian capital the joint worst performer across the country, down -1.1 per cent and matching Perth's decline.
Sydney posted -0.8 per cent dwelling declines, having seen -0.4 per cent declines over May.

There were smaller declines in Brisbane and Adelaide, while Hobart, Canberra and Darwin all bucked the downward trend.
Despite June's value decline, market activity estimates were encouraging, showing a 29.5 per cent surge in home sales. Over May sales activity had been up 21.5 per cent.
CoreLogic head of research Tim Lawless said the downwards pressure on home values has remained mild to-date, with capital city dwelling values falling a cumulative 1.3% over the past two months. 
"A variety of factors have helped to protect home values from more significant declines, including persistently low advertised stock levels and significant government stimulus", Lawless suggested.
"Additionally, low interest rates and forbearance policies from lenders have helped to keep urgent sales off the market, providing further insulation to housing values.”
<h2>Houses and Units</h2>
The housing market across the country performed slightly worse than units over the month, with -0.7 per cent declines compared to units -0.6 per cent.
And it was the housing market that dragged down Sydney and Melbourne.
Sydney's house values dropped -0.9 per cent, compared to the -0.6 per cent decline in unit values.
There was a bigger difference in Melbourne where they saw house values scale back -1.3 per cent compared to units -0.7 per cent.

The unit markets however in Brisbane, Adelaide and Perth all underperformed compared to housing.
Darwin and Canberra were the only capital's to see gains in both the housing and unit markets.
<h2>Where are prices falling?</h2>
In that nation's two biggest real estate markets, values are down the most in the upper quartile.

“Higher value markets tend to be more reactive to changes in the environment, having led both the upswing and the downturn over previous cycles", Lawless said.
"The past three months has seen this trend playing out, with upper quartile values down 1.7% across the combined capital city index over the past three months, while lower quartile values have fallen by only 0.3%."
Lawless says the capital city trend is driven mostly by Sydney and Melbourne, while the smaller cities have shown a mixed result across the valuation cohorts.
"In Sydney the upper quartile is down 1.3% over the past three months, while lower quartile values are up 0.2%.
"Similarly, over the same period in Melbourne, upper quartile values are down 3.7% while lower quartile values have declined a more modest 0.5%.
"Importantly, the upper quartile also recorded the most significant run-up in values throughout the second half of last year."

Melbourne leads east coast residential June price declines: CoreLogic

The development industry and councils will now have access to a new Planning Delivery Unit (PDU) that will work with NSW Government agencies to unblock planning projects stuck in the system. 
NSW Planning and Public Spaces Minister Rob Stokes said the PDU will focus on resolving issues in major development applications (Das), State Significant Developments and planning proposals so that decisions can be made faster. 
“An efficient planning system has proven vital in our work to get the State back on the road to recovery post-pandemic,” Mr Stokes said. 
“The new PDU is the new central point of escalation, complementing our Planning System Acceleration Program, and keeping transparency, timeliness and certainty at the heart of our system.” 
The PDU is led by former Liverpool City Council CEO Kiersten Fishburn and will comprise a team of up to 30 staff, including a number of senior specialist case managers. 
In addition to helping to progress individual proposals, Minister Stokes has set the PDU an initial four projects to prioritise in the next eight weeks that will create opportunities for more than 66,500 new jobs and 50,000 new homes across Greater Sydney.  
The four priority projects include:

<li>·       The Parramatta Road Corridor Strategy: This strategy will allow planning proposals and development applications to begin being lodged that will deliver up to 27,000 new homes and 50,000 jobs along Parramatta Road. </li>
<li>·       St Leonards Crows Nest 2036 Plan: Finalising this plan, after two years in draft form, will allow the new Metro Station at Crows Nest to progress and unlock an extra 6,800 homes, 16,500 jobs and significant new green space.</li>
<li>·       Glenfield Precinct: Resolving the re-imagining of the Hurlstone Agricultural College site will allow a new mixed-use precinct to be developed, with a sporting hub, enhanced local centres, and up to 7,000 new homes.  </li>
<li>·       Marsden Park North (and West Schofields) Precinct: Finalising this Voluntary Planning Agreement will unlock up to 10,000 new homes, and see 18 new playing fields and local parks delivered as well as improved road and pedestrian connections across both precincts.  </li>
</ul>
Treasurer Dominic Perrottet said the PDU will also prioritise project delivery in regional NSW by directing planning panels to determine projects, where necessary, if a decision has not been made within 120 days.  
“Now is the time for us to all work together to make decisions quickly and decisively to help create more opportunities for jobs and investment, right across the State,” Mr Perrottet said. 
“The PDU is another great example of how we need to do things differently in a post-COVID world and as we move from the response to recovery phase we need to look at fresh ways to get our State’s economy back up and running.”
