Big Four bank NAB believes so. They are now expecting the next move from the RBA to be a cut, rather than a hike, which they had pencilled in for August. They are unsure of the timing of the cut however, they note in their latest&nbsp;NAB Economics RBA Watch.

NAB Chief Economist, Dr Sally Auld, said recent data suggests the economy has lost momentum and the outlook for rates has shifted, noting that the broader economic backdrop has changed since earlier in the year.

“The next move in the cash rate is likely to be down, but the timing is uncertain," Dr Auld said.

"In February, growth was above trend, the economy was operating above capacity and there was uncertainty over the restrictiveness of rates. None of these conditions exist today,” she outlined.

Dr Auld said recent data pointed to softer momentum across the economy while acknowledging that at the same time, uncertainty remains a key feature of the outlook.

“Both Q1 GDP data and the NAB business survey suggest momentum in the economy has slowed, meaning that growth has likely peaked for the cycle. That said, we are cognisant there is still considerable uncertainty around the outlook, both with respect to activity and inflation.”

Dr Auld said inflation risks and labour market outcomes would be important to watch.

“On the prices side, we are still forecasting above target core inflation through to mid-2027. Margins will compress and weaker labour market outcomes are a risk.”

She said tighter financial conditions are expected to weigh on housing and activity.

“Tighter financial conditions will be reflected in a slowing in house price growth and housing credit growth. In summary, we have greater conviction that the next move in rates is down, but less conviction on the timing.”

Now on public exhibition through the NSW Government's Housing Delivery Authority pathway is a State Significant Development Application for a further 657 homes on the prominent gateway site opposite Beaton Park.

The proposal comprises three buildings, including two build-to-sell towers rising 25 and 30 storeys, delivering 391 apartments, alongside a 12-storey co-living building with 266 residences, making it one of the largest co-living proposals currently planned in regional New South Wales.

Of the apartments proposed in the build-to-sell towers, the majority, 310, are two-bedroom dwellings. The balance comprises 44 one-bedroom apartments and 37 three-bedroom residences. Apartment sizes range from around 50 sqm for one-bedroom homes to approximately 90 sqm for three-bedroom apartments.

The submission says the proposal has evolved significantly from its original Housing Delivery Authority application following extensive consultation with the State Design Review Panel and Wollongong City Council.

The final scheme has been designed to align with the emerging vision for the Flinders Street Precinct, an area identified by Council as a future high-density mixed-use neighbourhood capable of accommodating substantial housing growth close to transport, employment and community infrastructure.

According to the design report prepared by COX Architecture, the development aims to "deliver a built outcome consistent with the future character of the Wollongong CBD while responding to the site's unique constraints and opportunities."

"Our vision for the next phase of the site evolution in Wollongong is grounded in three design pillars that guide the design response: place, natural environment and celebration," COX said.

"Inspired by its surroundings and grounded in the stories of place on Wodi Wodi Country, the design proposal acknowledges the established character of its setting while creating a unique and timeless identity that sits harmoniously within it.

"The design proposal responds to its specific site conditions, acknowledging the vegetation, climate, wind conditions and solar access of the site."

The architecture responds directly to the site's position between Wollongong's urban core and its natural landscape setting.

COX identified views towards Mount Keira and the Illawarra Escarpment as defining features of the site, while the upper levels of the towers will also capture expansive views across the city and out to the Pacific Ocean.

The design team has positioned the tallest buildings closer to the rail corridor, where overshadowing impacts can be better managed while establishing a landmark built form on the northern approach into the city.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

A recent announcement made by Victoria Premier Daniel Andrews confirmed that Metropolitan Melbourne and the Mitchell Shire are will re-enter stage 3 'stay at home' lockdown in an attempt to slow the increase of active COVID-19 cases and potential community transmission.  

There are currently <a href="https://covidlive.com.au/states-and-territories">8,755 COVID-19 cases in Australia</a>, approximately 32% of which are isolated to Victoria alone. 

The new lockdown will differ slightly to the previous lockdown, with the exception that workers will be allowed to go to work if required, students can attend classes, and essential supermarket shopping for provisions will be allowed. However, people cannot leave Metropolitan Melbourne for daily exercise – <a href="https://www.theguardian.com/world/live/2020/jul/07/coronavirus-australia-live-news-army-adf-nsw-victoria-border-lockdown-covid-19-police">including activities such as hiking and fishing</a>.

Melbourne to enter 6-week COVID-19 lockdown: Here's what you need to know about the restrictions

A renovated home in South Australia's Peterhead that was one of the stars of Channel 7’s ‘House Rules’ in 2014 has hit the market at 104 Mead Street. Mel Chatfield, who was on the show six years ago, said the property had become too big for her and her daughter and it was ideal for a large or growing family. “We originally bought the house as a run-down property in desperate need of renovation and my dream was to see it restored to its former glory,” Ms Chatfield said.

Cliff side Perth home on Millionaires Row listed

Experts say now may not be the best time to buy property, according to Finder, Australia’s most visited comparison site.  In this month’s <a href="https://finder.us9.list-manage.com/track/click?u=cc5e9bce699fa1d71a67cf499&amp;id=9834d9a8b8&amp;e=f2176dbcf8" target="_blank" rel="noopener noreferrer" data-auth="NotApplicable">Finder RBA Cash Rate Survey™</a> – the largest of its kind in Australia – 43 experts and economists weighed in on future cash rate moves and other issues related to the state of the Australian economy.  While all experts surveyed expect a cash rate hold in July (43/43), just one third of respondents (15, 35%) said that now is a good time to buy property.  Another third (13, 30%) believe that buyers should sit tight and wait for the property market to settle, while the others were unsure (15, 35%).
Cooke said recent reports have indicated that 1 in 10 apartment buyers who purchased off the plan are choosing to default on their loans.  ”This is the most shocking report I have seen since the onset of COVID-19. It is a huge decision to default, as it means losing your deposit." “There are two main things that would put a buyer in this position: either they’ve lost their job and can no longer afford the loan, or the property has dropped in value so far that the banks are not willing to issue funds." “Both are terrible positions to be in, and paint a truly dreary picture for our economic future as it’s only likely to get worse from here,” Cooke said. 
A Finder consumer survey from June of more than 1,000 Australians found that consumers feel more bullish than experts. More than half of (59%) believe now is a good time to buy property – a sentiment that hasn’t been shared by so many Aussies since months before the pandemic hit. Economic Sentiment Tracker  Finder’s Economic Sentiment Tracker gauges experts’ confidence in five key indicators: housing affordability, employment, wage growth, cost of living and household debt.  This month, positive sentiment about household debt improved slightly, while wage growth positivity stayed at 0% for the fourth consecutive month. Winners of the 2020 New South Wales Architecture Awards have been announced, with a number of architect collaborations recognised amongst the top projects.
In celebration of the state’s best architecture, a total of 41 awards, comprising named awards and architecture awards, and 32 commendations, were presented across 13 categories.
Held on the evening of Friday July 3, 2020 the NSW Chapter of the Australian Institute of Architects live streamed the awards presentation, allowing the public to freely join what is normally a members-only event.
The evening’s most recognised project was Phoenix Central Park (pictured top) by Durbach Block Jaggers with John Wardle Architects, taking out the NSW Architecture Medallion for its celebration of the union between architecture and artistic fields.
The gallery and performance space, located in Chippendale, was also awarded the Sir Arthur G. Stephenson Award for Commercial Architecture and John Verge Award for Interior Architecture.
Peter Poulet, chair of juries for this year’s NSW Architecture Awards, says Phoenix Central Park is an outstanding project showing the best of collaborative outcomes and is also recognised for its strong use of material and form.
“Having been given an open invitation to design something exceptional, the architects have joined forces to seamlessly intersect design with the visual and performing arts. The single yet multifaceted and dynamic project creates an immersive experience for those inside while being a striking architectural marker on the outside,” says Poulet.
The Lord Mayor’s Prize went to the CBD and South East Light Rail by the huge team of Grimshaw with ASPECT Studios in collaboration with the City of Sydney, on behalf of Transport for NSW, supported by Randwick City Council. The highly collaborative project is recognised as one of the most significant transformations in the history of the city centre.
Another exemplary project was Verve Residences (below), a multi-residential Newcastle development by CKDS Architecture with Hill Thalis Architecture and Urban Projects.

The project was awarded the Aaron Bolot Award for Residential Architecture – Multiple Housing, as well as the Blacket Prize for design excellence in a regional context.
According to Carolyn Mitchell, jury chair for the Residential Architecture – Multiple Housing category, Verve Residences sets a new standard for urban architecture in Newcastle.
“Verve Residences is paving the way for more socially and environmentally aware residential design in Newcastle. There are certainly many lessons to be taken from how the architects have gone about creating meaningful engagement between residents, as well as the community it sits within,” says Mitchell.

The prestigious Enduring Architecture Award this year has gone to Richard Leplastrier for his Palm Garden House project (below). Built in 1974, the design of the unique home in Sydney’s Northern Beaches is centred on its relationship to the landscape.

Marrickville Library (below) by BVN received multiple awards, including the prestigious NSW Premier’s Prize, the Milo Dunphy Award for Sustainable Architecture, and an award for Public Architecture. The project represents a vision for the future of public architecture, as a facilitator of community engagement, a positive contributor to and representation of its contextual fabric, and a celebration of its historic and natural environment.

A new category in this year’s program was the People’s Choice Awards For Life in 2020, which was created by the NSW Chapter in response to the ways COVID-19 has altered our relationship to housing, workplaces and the public domain. This marked the first time the public was able to have its say.

Projects that received a named award or architecture award will now progress to compete in the National Architecture Awards program. The shortlist will be announced by the Australian Institute of Architects in the coming months.

Architect collaborations top 2020 New South Wales Architecture Awards

Sydney and Melbourne’s auction results maintained their holding pattern at the weekend.
Sydney recorded a preliminary clearance rate of 65.9 per cent on Saturday, after 470 auctions and 310 reported results. There were 69 properties withdrawn from auction.
Melbourne's preliminary clearance rate was 62.2 per cent after 373 auctions and 235 reported results. There were 40 homes withdrawn from auction – including properties that had been listed in the renewed coronavirus hot spots.

But the historic Ascot Vale home, Bolinda sold posted auction for $3.1 million.
It was Melbourne's top weekend result, pushing a $2,275,000 Brighton East sale into second place.
Bolinda had been listed initially with expectations between $3.7 million and $3.95 million in April.
But this expectation was reduced in May to $3.3 million to $3.5 million.
The historic Ascot Vale manor has had just three owners since it was built 136 years ago.
The four-bedroom home at <a href="https://www.realestate.com.au/property-house-vic-ascot+vale-133328186" target="_blank">43 Kent Street</a> last traded 57 years ago.
The Italian Renaissance style house is in need of some renovation.
It was owned for nearly six decades after being built for the McClelland family in 1884.
The family set up an artists’ group and later built the McClelland Sculpture Park and Gallery in Langwarrin.
Sydney's top sale was $4.63 million in Mosman. Six of the 14 registered parties bid for the four-bedroom house at 12 Windward Avenue that was for sale for the first time in six decades.

CoreLogic reported volumes were down week on week across the combined capital cities, with a total of 1,185 homes scheduled for auction. 
The lower activity which we have historically noted over school holiday periods, returned a preliminary clearance rate of 65 percent. 
This was higher than last week preliminary figure of 64.5% across a higher 1,485 auctions, which later revised down to 60.6% at final collection. 
Looking at results from the first week of July last year, a lower 953 homes were taken to auction with a success rate of 64% according to final figures.
Across Australia’s two largest auction markets, the lower activity across both cities saw the clearance rate improve.

Across the smaller cities, Canberra continues to outperform in terms of success rate across the capital city markets with an 81.6% preliminary clearance rate this week. 
However this was down slightly on the final clearance rate last week with 84.4% of homes successful at auction across Canberra. 
Perth, where only a small proportion of properties are auctioned, continues to return one of the lowest clearance rates across the capital cities with only 22% of auctions clearing this week.
Ray White Group booked a preliminary clearance rate of 61 per cent on a week when the leading auction house had a reported auction market share of 31 per cent.
The average registered bidder number sat at four.

Urban’s tour of a completed Skyview apartment

Former Prime Minister Kevin Rudd and his wife Therese Rein have emerged the $17 million buyer of the Sunshine Coast home of Queensland restaurateur David Hales and wife Louise.
The power couple will be upgrading from nearby.
The home last sold at $15.2 million when tennis legend Pat Rafter and his wife Lara quit the Sunshine Coast in early 2018.
Its latest sale come after being on the market since late last year when the home came with initial hopes of $20 million.
It had undergone a recent $1 million upgrade.
The John Burgess-designed seven bedroom home was sold by the retired tennis champion Pat Rafter and his wife Lara who moved to their 28 hectare Byron Bay retreat.
<a href="https://www.realestate.com.au/property-house-qld-sunshine+beach-123425942" target="_blank">The Rafters always wanted $18 million plus</a> for the seven bedroom, five bathroom beachfront home which was built in 2010.
Rafter suggested it was what it had cost.
They paid $9.5 million in 2006 for the building block with rival tennis star Thomas Muster missing out of the 1286 sqm double block holding.
The minimalist luxury U-shaped home has a central pool with two glass-fronted wings pushing out towards the ocean over a steep banksia and pandanus-covered dune that drops down to the beach.
There's a path to the sand and the surf, some 136 kms north of Brisbane.
Rudd remains president of the New York-based Asia Society think tank, but the purchase has been advise as part of a move to repatriate capital to Australia.
Rein's wealth derives from employment services company Ingeus, which she sold in a deal worth up to $US206 million ($298 million) in 2014.
"We’ve made a conscious decision to bring our investments home to Australia," Ms Rein told the mainstream press.
"While Kevin was in office, we had to invest overseas to avoid conflicts of interest. We’ve now mostly brought those investments back home to Australia."

Clarke Hopkins Clarke's Jordan Curran explains how COVID-19 could influence the design of mixed-use communities

The Kirribilli apartment of the MAFS star Cameron Merchant, was sold post-auction earlier this month. 
The one bedroom had been passed in at $875,000 at its lacklustre June auction.
Merchant, who is still with his now-pregnant wife from the Channel Nine show Jules Robinson, got just the two bids.
Jordan Black and Nigel Mukhi, from DiJones Chatswood, had the listing.
Their discussions appeared serious as he stared down the prospect of a serious loss on his investment.
Negotiations continued for 80 minutes after the auction.
The pair married properly after the 2018 series concluded.
Merchant bought the property for $941,000 in 2017, before he took part in the Channel Nine experimental show.
At the time he was working for cricket bat brand Spartan and was playing first grade cricket for Manly.
He was expecting to make a loss on the one bedroom Fitzroy Street unit, with around $900,000 being sought in its pre-auction price guidance. 
The mildly art deco Nottingham block has 12 units with its last one bedroom sale last December at $900,000.
The pair are said to be looking to upsize together.
Merchant also owns an investment apartment in Dee Why he bought for $720,000 in 2014.
