Big Four bank NAB believes so. They are now expecting the next move from the RBA to be a cut, rather than a hike, which they had pencilled in for August. They are unsure of the timing of the cut however, they note in their latest&nbsp;NAB Economics RBA Watch.

NAB Chief Economist, Dr Sally Auld, said recent data suggests the economy has lost momentum and the outlook for rates has shifted, noting that the broader economic backdrop has changed since earlier in the year.

“The next move in the cash rate is likely to be down, but the timing is uncertain," Dr Auld said.

"In February, growth was above trend, the economy was operating above capacity and there was uncertainty over the restrictiveness of rates. None of these conditions exist today,” she outlined.

Dr Auld said recent data pointed to softer momentum across the economy while acknowledging that at the same time, uncertainty remains a key feature of the outlook.

“Both Q1 GDP data and the NAB business survey suggest momentum in the economy has slowed, meaning that growth has likely peaked for the cycle. That said, we are cognisant there is still considerable uncertainty around the outlook, both with respect to activity and inflation.”

Dr Auld said inflation risks and labour market outcomes would be important to watch.

“On the prices side, we are still forecasting above target core inflation through to mid-2027. Margins will compress and weaker labour market outcomes are a risk.”

She said tighter financial conditions are expected to weigh on housing and activity.

“Tighter financial conditions will be reflected in a slowing in house price growth and housing credit growth. In summary, we have greater conviction that the next move in rates is down, but less conviction on the timing.”

Now on public exhibition through the NSW Government's Housing Delivery Authority pathway is a State Significant Development Application for a further 657 homes on the prominent gateway site opposite Beaton Park.

The proposal comprises three buildings, including two build-to-sell towers rising 25 and 30 storeys, delivering 391 apartments, alongside a 12-storey co-living building with 266 residences, making it one of the largest co-living proposals currently planned in regional New South Wales.

Of the apartments proposed in the build-to-sell towers, the majority, 310, are two-bedroom dwellings. The balance comprises 44 one-bedroom apartments and 37 three-bedroom residences. Apartment sizes range from around 50 sqm for one-bedroom homes to approximately 90 sqm for three-bedroom apartments.

The submission says the proposal has evolved significantly from its original Housing Delivery Authority application following extensive consultation with the State Design Review Panel and Wollongong City Council.

The final scheme has been designed to align with the emerging vision for the Flinders Street Precinct, an area identified by Council as a future high-density mixed-use neighbourhood capable of accommodating substantial housing growth close to transport, employment and community infrastructure.

According to the design report prepared by COX Architecture, the development aims to "deliver a built outcome consistent with the future character of the Wollongong CBD while responding to the site's unique constraints and opportunities."

"Our vision for the next phase of the site evolution in Wollongong is grounded in three design pillars that guide the design response: place, natural environment and celebration," COX said.

"Inspired by its surroundings and grounded in the stories of place on Wodi Wodi Country, the design proposal acknowledges the established character of its setting while creating a unique and timeless identity that sits harmoniously within it.

"The design proposal responds to its specific site conditions, acknowledging the vegetation, climate, wind conditions and solar access of the site."

The architecture responds directly to the site's position between Wollongong's urban core and its natural landscape setting.

COX identified views towards Mount Keira and the Illawarra Escarpment as defining features of the site, while the upper levels of the towers will also capture expansive views across the city and out to the Pacific Ocean.

The design team has positioned the tallest buildings closer to the rail corridor, where overshadowing impacts can be better managed while establishing a landmark built form on the northern approach into the city.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

Orana, the largest masterplanned community in Melbourne’s south-east, has gone completely digital - selling 70 blocks of land totalling more than $19 million in sales, without a single person stepping foot in a display.
House and land packages start from $418,566, with land sizes from 221 sqm to 448 sqm available now.
Utilising digital contracts and an online deposit portal, the $1.3 billion development by Victorian developer Balcon Group launched sales after 10 years in the making; the site comprising eight individual landholdings acquired over a period of more than a decade and will one day be home to more than 12,000 people across 4000 lots.
The early success of the project has been buoyed by the developer’s exclusive $20,000 promotion for essential workers, which has seen 76 per cent of purchasers so far comprised of local healthcare workers, teachers, police officers, hospitality staff and other essential workers.
“We’ve had an incredibly positive response to the grant, with 45 lots selling to essential workers, making up an incredible 76 per cent of all purchasers to-date,” said Balcon Group general manager Jason Shaw.
“In what has been a challenging time for everyone recently, all of us at Balcon Group felt strongly about doing something to give back to essential workers within our community.
“At Orana, community is at the core of everything that we do and ultimately drives our vision for the project.”
The 274ha site includes more than 42ha of green, open space, comprised of six parks, sporting fields and three wetlands; the total green space is more than Melbourne’s Royal Botanic Gardens.
Already entrenched within the local community, more than half of all purchasers to-date are making the move from surrounding postcodes such as Cranbourne, Pakenham and Clyde North; 72 per cent of future residents will be first home buyers.
“Our intention with Orana is to provide a place for residents to live, play, exercise, socialise, and even work – with the future town centre and business park providing employment opportunities just a short commute from their front door,” said Jason.
Orana has attained a 6-Leaf EnviroDevelopment accreditation from the Urban Development Institute of Australia (UDIA), which acknowledges Orana’s excellence across six areas of sustainability: ecosystems, materials, waste, energy, water and community.

“Balcon has six parks and waterways planned for Orana, as well as 10 kilometres of shared paths for cyclists, joggers and walkers – spaces for the whole community to engage, interact and explore,” said Jason.
At Orana, Balcon Group has also committed to the Urban Forest Program, a collaboration with City of Casey, to achieve 30 per cent tree canopy across the entire 274ha site, translating to thousands of newly planted trees.

The 26 year old gamer Elliott Watkins, one of Australia's biggest gaming personalities, has spent $9,125,000 in Tamarama.
It was the first time in nearly four decades the home traded having been long owned by the cinematographer Peter James.
The three bed home was designed by Peter Stronach of architecture firm Allen Jack+Cottier on its 580 sqm Thompson Street block.
It has a pool, library, lower level lounge, study and cellar.

The second wave of COVID-19 has prompted ANZ to forecast Melbourne faces a 15 per cent fall in home prices by next year.
It is the largest peak-to-trough decline ANZ predicted for an Australian capital.
ANZ Bank has maintained its forecast for national house prices to fall by 10 per cent from peak to trough but now expects smaller falls in Hobart, Brisbane, Adelaide, Perth and Canberra.
While all those cities are set to fall between 6 and 9 per cent, the bank revised its forecast to a 15 per cent drop in Melbourne house prices, a dip greater than its previous prediction of a 13 per cent fall.
It still predicts a 13 per cent fall in Sydney, bottoming out in the second half of 2021. 
Darwin is expected by ANZ to stay in the doldrums, being down nine per cent.
The bank expects Hobart to fall by eight per cent) and Brisbane by six per cent.
The bank estimates Melbourne house and unit prices have already fallen by 2.2 per cent between March and July
It labelled the decrease “slightly more modest than we expected”, given government support payments like JobKeeper, superannuation withdrawals and deferred mortgage repayments helped the market/.
ANZ senior economist Cherelle Murphy said a dramatic decline in demand for housing had hurt both the sales and rental sectors.
“You’re going to have a greater unemployment problem in Melbourne simply because of the lockdown, (so) demand is going to be diminished,” she said.
With the Stage 4 lockdown in early August, Victoria’s economy is likely to have contracted further since.
In the three months to the end of June, the ANZ Stateometer showed Victoria’s economy deteriorated sharply, mainly due to weakness in the labour market and consumer sectors.
The ANZ believes Victoria's economy will contract 5 per cent or by more than $22 billion this year after a flat 2019-20.

12 Red Sands Avenue, Shell Cove sold for $1.9 million

An almond orchard in the New South Wales Riverina has been sold for $98 million to a foreign investment group.

<h2 class="_3mduI _2gTdF _1deB8 jwLlj _1O6ck _1GKnS _2o9MN _1-RZJ" data-component="Heading">The sale is conditional on Foreign Investment Review Board approval.</h2>
Mooral is located 25 km south west of Hillston.
Mooral was sold by ASX-listed investment trust Rural Funds Group which told the ASX in a statement that "contracts have been exchange for the sale of the Mooral almond orchard for $98 million (subject to various adjustments and inclusions) with a global agriculture and timberland investment manager as nominee for a special purpose vehicle that will be owned by pension funds and institutional investors."
It further stated, "it was conditional on completion of due diligence (within 45 days but subject to possible extension) and Foreign Investment Review Board approval". 
It is understood the property has been sold to a North American investment group, Hancock Agricultural Investment Group. 
The 3,841-hectare horticultural property, Mooral, features 808ha of productive almond trees which were planted in 2006 and 2007.
It was the water entitlements that boosted the property's value.
Mooral has 9 kilometres of frontage to the Lachlan River, and water entitlements including 10,305 megalitres of Lower Lachlan groundwater (of which 3,225ML is subject to a lease), 470ML of Lachlan River regulated high-security water and 1,443ML of Lachlan River regulated general security surface water.
The Australian almond industry is now Australia’s most valuable horticultural export industry.  
The Australian Almond Board reported an increase in export sales of 19% to $740 million over the 2015 marketing year, with Australian almonds sold to 50 countries and India comprising close to $200 million in sales.  
World almond demand has now surpassed production, and according to the Australian Almond Board, sales volumes are constrained by the availability of almonds.

Hillston almond farm sells for $98m to American investors

Developer Luke Saraceni has failed in his damages claim against the Commonwealth Bank over the handling of finances for the Raine Square tower.
Justice Paul Tottle ruled that the bank had acted within the terms of the financial agreement between the parties.
Saraceni’s now-liquidated Westgem Investments and his private investment partner Henri Pourzand, had claimed Bankwest and parent company CBA had engaged in unfair and unconscionable conduct.
His barrister Robert Newlinds claimed that the conduct led to extra and unnecessary costs.
Justice Tottle ruled CBA had succeeded in part of its counterclaim, except in relation to a Vasse Newtown development, The West reported.
The ruling is the latest chapter in a saga that dates back to 2008 regarding the $450 million Raine Square.
The bank appointed receivers KordaMentha to Westgem in January 2011 after it missed a $50 million payment.
Bankwest foreclosed on his $16 million Mosman Park mansion and other assets.
KordaMentha sold the Raine Square property to Charter Hall for $458 million in 2013.

Sarah and George set to win The Block Brighton 2020

The Block has opened casting for 2021.

Couples must be aged between 18-65, energetic and with a sense of humour and available for a 10-12 week shoot period from late February, 2021.

Exact dates and its location are yet to be confirmed.

But first round couples will be reduced to final participants in the first week of filming.

The deadline is 27th September 2020. Contestants will not be able to work during the shoot period.

Previous home renovation experience is an asset, but not required from both partners.

Successful participants will be paid a nominal weekly fee during filming of The Block to cover basic living costs and expenses.

Out of a 45,000 entries, ten contestants were selected for The Block 2019.

It will be the 17th season with <a href="https://www.castasugar.com/casting-now/block2021" target="_blank">applications being taken here</a>.

Filming of the current 16th season was interrupted by the pandemic.

The contestants left the site for their homes across Australia a month into production.

The contestants started production of the 2020 series in late February.

Harry (57) and Tash (32) — The first father and daughter renovation duo, an IT manager and a social media project manager from Melbourne.

Sarah (27) and George (33) — Teacher and electrician from Sydney.

Daniel (35) and Jade (34) — Farmer and hairdresser from Wandearah in South Australia.

Luke (35) and Jasmin (36) — Chippy and teacher from Perth.

Jimmy (33) and Tam (31) — Plumber and bar manager from Brisbane.

More than a third of the season had been shot.

Nine's production company spent $14.96 million on the 2,770 sqm site of the demolished former Andrina Private Nursing home just off Brighton's Golden Mile. 

It was bought from Nick Williams, son of horse trainer Lloyd Williams.

Williams had plans for 13 townhouses on the block.

The series' five houses are tipped to fetch $3.5 million plus.

Scott Cam and co-host Shelley Craft returned to the latest series, along with judges Neale Whitaker, Shaynna Blaze and Darren Palmer, foreman Keith Schleiger and his right-hand man (and former Blockhead), Dan Reilly.

Applications for The Block 2021 are open

The apartment was transformed on the Sky High series by Matt and Kim Di Costa.
It hit the market for the second time since the 2013 show wrapped.
The three-bedroom pad at <a href="https://www.realestate.com.au/sold/property-apartment-vic-south+melbourne-133393982" target="_blank">201/142 Park St, South Melbourne</a>, had $2 million to $2.2 million price hopes.
The apartment is the only one in the building that has a walk-in cellar.
It also has the most bathrooms.
The apartment sold for $1.455 million in season 7 of The Block, with the WA couple placing third and pocketing $250,000 profit. 
The pad was raking in up to $1600 a week as a rental before it sold for $1.9 million in October 2017.
It was most recently leased for $1450 a week in early 2019. 
Matt and Kim listed it on <a href="https://www.realestate.com.au/property-apartment-vic-south+melbourne-114301027" target="_blank">realestate.com.au</a> saying the apartment features “professional craftsmanship, exacting standards and the highest quality of materials, appliances, furniture and finishes together with superlative design to create an opulent home and entertainment paradise.”
