Big Four bank NAB believes so. They are now expecting the next move from the RBA to be a cut, rather than a hike, which they had pencilled in for August. They are unsure of the timing of the cut however, they note in their latest&nbsp;NAB Economics RBA Watch.

NAB Chief Economist, Dr Sally Auld, said recent data suggests the economy has lost momentum and the outlook for rates has shifted, noting that the broader economic backdrop has changed since earlier in the year.

“The next move in the cash rate is likely to be down, but the timing is uncertain," Dr Auld said.

"In February, growth was above trend, the economy was operating above capacity and there was uncertainty over the restrictiveness of rates. None of these conditions exist today,” she outlined.

Dr Auld said recent data pointed to softer momentum across the economy while acknowledging that at the same time, uncertainty remains a key feature of the outlook.

“Both Q1 GDP data and the NAB business survey suggest momentum in the economy has slowed, meaning that growth has likely peaked for the cycle. That said, we are cognisant there is still considerable uncertainty around the outlook, both with respect to activity and inflation.”

Dr Auld said inflation risks and labour market outcomes would be important to watch.

“On the prices side, we are still forecasting above target core inflation through to mid-2027. Margins will compress and weaker labour market outcomes are a risk.”

She said tighter financial conditions are expected to weigh on housing and activity.

“Tighter financial conditions will be reflected in a slowing in house price growth and housing credit growth. In summary, we have greater conviction that the next move in rates is down, but less conviction on the timing.”

Now on public exhibition through the NSW Government's Housing Delivery Authority pathway is a State Significant Development Application for a further 657 homes on the prominent gateway site opposite Beaton Park.

The proposal comprises three buildings, including two build-to-sell towers rising 25 and 30 storeys, delivering 391 apartments, alongside a 12-storey co-living building with 266 residences, making it one of the largest co-living proposals currently planned in regional New South Wales.

Of the apartments proposed in the build-to-sell towers, the majority, 310, are two-bedroom dwellings. The balance comprises 44 one-bedroom apartments and 37 three-bedroom residences. Apartment sizes range from around 50 sqm for one-bedroom homes to approximately 90 sqm for three-bedroom apartments.

The submission says the proposal has evolved significantly from its original Housing Delivery Authority application following extensive consultation with the State Design Review Panel and Wollongong City Council.

The final scheme has been designed to align with the emerging vision for the Flinders Street Precinct, an area identified by Council as a future high-density mixed-use neighbourhood capable of accommodating substantial housing growth close to transport, employment and community infrastructure.

According to the design report prepared by COX Architecture, the development aims to "deliver a built outcome consistent with the future character of the Wollongong CBD while responding to the site's unique constraints and opportunities."

"Our vision for the next phase of the site evolution in Wollongong is grounded in three design pillars that guide the design response: place, natural environment and celebration," COX said.

"Inspired by its surroundings and grounded in the stories of place on Wodi Wodi Country, the design proposal acknowledges the established character of its setting while creating a unique and timeless identity that sits harmoniously within it.

"The design proposal responds to its specific site conditions, acknowledging the vegetation, climate, wind conditions and solar access of the site."

The architecture responds directly to the site's position between Wollongong's urban core and its natural landscape setting.

COX identified views towards Mount Keira and the Illawarra Escarpment as defining features of the site, while the upper levels of the towers will also capture expansive views across the city and out to the Pacific Ocean.

The design team has positioned the tallest buildings closer to the rail corridor, where overshadowing impacts can be better managed while establishing a landmark built form on the northern approach into the city.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

The forecast projected a staggering 15% increase over two years across several Australian states.

The economists have also provided positive projections for Q2 of 2021, with the anticipated 10% drop in house prices being revised to 5% due to the economic resilience proven thus far.

The news is likely to reinstate greater confidence in the market post-pandemic. With such low-interest rates and several off-the-plan projects still commencing construction, we could see an uptake in apartment sales in the coming months. 

We asked INPG Sales Director, Andrew Steele, what this meant for off-the-plan property buyers. Andrew commented that finding a property nearing completion by December next year could be a wise option.

Westpac economists project significant home value increase from late 2021

The Commonwealth Bank has trimmed the rate on its ‘no frills’ home loan for homeowners and investors. 
The move sees the major bank’s Extra Home Loans cut by 0.10 percent for owner occupiers and up to 0.15 percent for investors, taking the lowest variable rate offer from the bank to 2.69 percent.
While the Extra Home Loan is one without an offset or extensive features, it does allow for additional repayments and redraw, which Canstar advised are two critical features of a loan that enable borrowers to pay their loan off sooner.
<a href="https://www.canstar.com.au/" target="_blank">Canstar</a> analysis shows CBA’s owner occupied Extra home loan rate of 2.69% (2.70% comparison rate) is 1.16% below the bank’s loan with an offset account being its Wealth Package at a variable rate of 3.85% (4.27% comparison rate).
The difference in monthly repayments between the two on a $400,000 loan over 30 years is $255. Borrowers need to decide whether they value the extra benefits of the package loan that highly.
Looking across the market, further analysis shows mortgage holders will pay an average of 0.37% more for a variable rate loan with an offset account, or $81 each month on a $400,000 home loan over 30 years.
Canstar’s Group Executive, Financial Services, Steve Mickenbecker says borrowers will typically pay more for a loan with an attached offset account so it might be worth considering one of the basic loans available and taking advantage of the extra repayment feature. 
 “Getting ahead of your home loan repayment schedule works to recession proof your finances and helps build long term wealth.”  
He said when no frills loans first hit the market, they came with the drawback that you could not make extra repayments to get ahead. 
“For Commonwealth Bank in particular, a no frills loan may work for borrowers who don’t see the value of the additional benefits of the packaged loan that could be costing them an extra could be costing them an extra $255 a month.”

CBA trims home loan rates

Mike and Megan Fishwick have sold their mid-century modernist-inspired Suffolk Park home. 
The stunning homebuild, minutes from Byron Bay, featured last year on Grand Designs Australia.
The First National Byron Bay agent Tara Torkkola secured the snappy sale at $2.1 million just under the $2.2 million price guidance.
The 800 sqm building block was sold in 2017 for $645,000 in the Seacliffs rainforest ­estate developed by Jonathan Levy’s Unison Projects.
Mike, a clothing designer for a local street/surfwear label, and Megan, founder of Feel Good Revolution took their inspiration from the internationally ­acclaimed 1951 Ludwig Mies van der Rohe-designed Illinois weekender for Dr Edith Farnsworth.
The couple lived in a caravan with their three children for almost a year while undertaking the project. The Foxtel LifeStyle channel presenter Peter Mad­dison suggested it was “a uniquely Aussie version of a modernist building”.
“It’s incredible because they’ve put so much energy into creating a most ­unlikely building given their budget,” Maddison said.
The three-bedroom, two-bathroom house features an outdoor pool, entertainment deck and a large carport. The kitchen, covered in handcrafted kitchen tiles, includes a cafe-style rangehood and spacious dining with a bespoke dining nook.
There’s a $1.2m median house price at Suffolk Park which has 18 properties for sale. Based on five years of sales, Suffolk Park has seen a compound growth rate of 10 per cent for houses, according to realestate.com.au. The median has been above $1m since 2016.

Grand Designs' Suffolk Park MCM-inspired home sold

The Real Estate Institute of New South Wales (REINSW) has blasted the NSW Government’s decision to extend its rental moratorium saying the timing, which coincides with the end of the banks’ loan repayment waiver, will create a perfect storm and send many mums, dads and retirees broke. 
Contrary to the NSW Government’s obvious stereotyping, around 80 percent of landlords in New South Wales are mums and dads or self-funded retirees who are either paying off a single property investment, or depend on it for income. 
Now they are facing an even longer period of no income, more uncertainty and for many, financial ruin, he says. 
This is a case of logic being ignored, livelihoods being placed at unnecessary risk and, worryingly, a refusal to undertake the proper consultation. 
How are these mum and dad investors, many who have lost their jobs, going to cope? The banks have already made clear that the cold hard reality for many landlords is that they are going to have to sell their property to retire debt. The nest egg people have worked so hard to achieve, and have sacrificed so much for, will be lost. 
The Department of Fair Trading has informed the REINSW clearly that if even if a landlord has lost their job, if the hot water system breaks on their property, they have to find the money from somewhere to fix it. 
For the Minister to assert that the extension of the rental moratorium is in support of both tenants and landlords is grossly insulting. To date, the Government has provided the Tenants Union $13.5 million to assist tenants. Not one cent has been provided to assist landlords. It undermines the absolutely critical role landlords play in society: providing choices for people to have a roof over their heads. 
“n the end, tenants will suffer too. Fewer properties available for rent at this incredibly delicate economic time pushes more people onto the streets.

The REINSW calls for an urgent review of this decision, particularly in the absence of any research to suggest the extension of the moratorium is an appropriate, let alone necessary, move.
The NSW Government’s failure to explain the rationale for the extended rent-free period is a critical concern, especially given the current state of eased restrictions in New South Wales as well as the recent decrease in the national unemployment rate to 6.8 per cent. 
The REINSW has repeatedly sought to consult with the Department of Fair Trading and the Minister to explain the impacts of this measure on the state’s landlords and tenants but our efforts, despite the promises made, have been met with a closed door. 
Instead, the State’s largest real estate industry body, like the rest of the community, is left to process the recklessness of a decision made with no industry consultation, no basis in data and with clearly no understanding of the broader industry and market ramifications. 
We expected better from the NSW Government.

REINSW blast NSW government decision to extend rental moratorium

A large majority of Victorians approve of the way Premier Daniel Andrews is handling his job, according to a Roy Morgan Snap SMS survey on Victoria’s Stage 4 restrictions.
However, 76 per cent said the Victorian government should compensate small businesses not forced to close.
The current restrictions will continue until the end of September, with a longer roadmap keeping many businesses closed throughout October.
The survey asked respondents three questions from a pool of six to determine their attitudes towards the current government directives.
According to the results, only 38 per cent of Melbournians say the night-time curfew in Melbourne should end now, compared to only 31 per cent of country Victorians.
Over 80 per cent of respondents who identified with the ALP and Greens parties, supported Andrews’ handling, whilst only 43 per cent of L-NP approving of his leadership.

L-NP supporters also favoured ending the restrictions, with 51 per cent saying Melbourne restaurants should be able to provide table services.

The survey was conducted on Tuesday, September 8, with a Victoria-wide cross-section of 2,325 Victorians.

Australian real estate fund manager EG announced the establishment of its new private wealth division.
The data-driven investment manager’s new division, headed by director Rodney Walt, will supply commercial property syndication opportunities for investors and family offices.
“We are pleased to officially offer this new service to sophisticated investors interested in commercial real estate, providing them with the opportunity for future growth in the current economy,” Walt said.
A proprietary risk management software, PRISMS, will be used to identify the opportunities, consider the risk and match the deal to investors.
Investors can expect to benefit from high income returns supported by a long-term lease, and to receive an average distribution of 8.5 per cent per annum based on a 7-year hold strategy.
The company, which is targeting a minimum $150 million in gross asset value over the next 12 months, also conducted an announcement to sophisticated investors for a specific opportunity today.
EG is targeting crash distributions of 8.5 per cent per annum in real estate.
Investors are asked to participate in commercial real estate opportunities offering high-yielding secure investments.
The company calculates an equity internal-rate-of-return forecast at 11 per cent, with opportunities of a 15-year lease term to a global tenant.
EG has over $3.2 billion in assets under management, with two decades experience in institutional mandates.

Kalinga renovated Queenslander hits the market

Restaurant &amp; Catering Australia welcomed Victorian Premier Daniel Andrews’ announcement that regional Victoria will be able to move to step 3 of the roadmap.
From 11.59PM on Wednesday, September 16, hospitality businesses in regional Victoria were able to serve patrons outdoors, with a cap of 50 seated patrons per venue.
An updated ‘two square metre’ density limit will be put into place.
Under the new guidelines, venues can open with a cap of 10 seated customers per space – with up to two spaces per venue – and in line with the existing ‘four square metre’ density rule.
The announcement was welcome news for regional Victorian businesses, according to R&amp;CA CEO Wes Lambert.
“This is undoubtedly welcome news to the thousands of regional Victorian hospitality businesses who have been under strict lockdowns despite the fact that case numbers have been virtually at zero”, he said.
However, Lambert noted that more is needed to help businesses across Greater Melbourne, who will be subject to strict lockdowns until at least the end of November.
“R&amp;CA will continue to lobby the Andrews Government and the DHHS for indoor dining to be allowed under step 3 rather than outdoor only,” he said.
The industry association believes that allowing limited indoor dining earlier, as has been done for regional Victoria, will save thousands of businesses and jobs across Melbourne. 
R&amp;CA presents the interests of over 45,000 restaurants, cafes and catering businesses in Australia, with the aim of ensuring owners and operators within the hospitality industry remain profitable and sustainable. 
“While support for our sector is welcome, there is only one way to truly support our sector – and that is to get us open sooner”, Lambert said.

Adelaide trophy home enters the market at $2.05 million

Construction sites across NSW will be subject to a new scaffolding safety blitz after a recent round of inspections saw more than 800 notices issued for significant safety breaches.
Minister for Better Regulation, Kevin Anderson has called upon the industry to improve its standards or risk heavy fines after SafeWork’s inspectors found missing scaffold parts, unlicensed workers, and substandard safety measures for those working from heights. 
“This is no joke – this year alone three people have died and 25 have been seriously injured due to falling from a height,” Mr Anderson said. 
“Over the first three month blitz SafeWork inspectors issued 26 penalty notices, 232 prohibition notices and 580 improvement notices, 500 of which were for risks associated with falling from heights. 
“We will not tolerate poor safety and workers lives being placed at risk on our worksites, and from today we are kicking off a new three month blitz, focusing on these risks.
“The sites we’ve identified can expect another visit very soon.” 
Mr Anderson said the notices were only the first step in the process, and under the recently amended Work Health and Safety Act 2011, non-compliant businesses could face heavy fines or up to five years jail-time. 
“NSW is proud to be leading the way with the strongest work health and safety legislation in the country, and we will not hesitate to prosecute anyone who disregards the safety of others,” Mr Anderson said. 
“Everyone should feel safe doing their job. If you spot anything risky, play your part in protecting your own safety as well as that of your work mates by immediately reporting it to SafeWork via the Speak Up app or <a href="https://speakup.safework.nsw.gov.au/" target="_blank" rel="noopener noreferrer" data-auth="NotApplicable">website</a>.”
