Big Four bank NAB believes so. They are now expecting the next move from the RBA to be a cut, rather than a hike, which they had pencilled in for August. They are unsure of the timing of the cut however, they note in their latest&nbsp;NAB Economics RBA Watch.

NAB Chief Economist, Dr Sally Auld, said recent data suggests the economy has lost momentum and the outlook for rates has shifted, noting that the broader economic backdrop has changed since earlier in the year.

“The next move in the cash rate is likely to be down, but the timing is uncertain," Dr Auld said.

"In February, growth was above trend, the economy was operating above capacity and there was uncertainty over the restrictiveness of rates. None of these conditions exist today,” she outlined.

Dr Auld said recent data pointed to softer momentum across the economy while acknowledging that at the same time, uncertainty remains a key feature of the outlook.

“Both Q1 GDP data and the NAB business survey suggest momentum in the economy has slowed, meaning that growth has likely peaked for the cycle. That said, we are cognisant there is still considerable uncertainty around the outlook, both with respect to activity and inflation.”

Dr Auld said inflation risks and labour market outcomes would be important to watch.

“On the prices side, we are still forecasting above target core inflation through to mid-2027. Margins will compress and weaker labour market outcomes are a risk.”

She said tighter financial conditions are expected to weigh on housing and activity.

“Tighter financial conditions will be reflected in a slowing in house price growth and housing credit growth. In summary, we have greater conviction that the next move in rates is down, but less conviction on the timing.”

Now on public exhibition through the NSW Government's Housing Delivery Authority pathway is a State Significant Development Application for a further 657 homes on the prominent gateway site opposite Beaton Park.

The proposal comprises three buildings, including two build-to-sell towers rising 25 and 30 storeys, delivering 391 apartments, alongside a 12-storey co-living building with 266 residences, making it one of the largest co-living proposals currently planned in regional New South Wales.

Of the apartments proposed in the build-to-sell towers, the majority, 310, are two-bedroom dwellings. The balance comprises 44 one-bedroom apartments and 37 three-bedroom residences. Apartment sizes range from around 50 sqm for one-bedroom homes to approximately 90 sqm for three-bedroom apartments.

The submission says the proposal has evolved significantly from its original Housing Delivery Authority application following extensive consultation with the State Design Review Panel and Wollongong City Council.

The final scheme has been designed to align with the emerging vision for the Flinders Street Precinct, an area identified by Council as a future high-density mixed-use neighbourhood capable of accommodating substantial housing growth close to transport, employment and community infrastructure.

According to the design report prepared by COX Architecture, the development aims to "deliver a built outcome consistent with the future character of the Wollongong CBD while responding to the site's unique constraints and opportunities."

"Our vision for the next phase of the site evolution in Wollongong is grounded in three design pillars that guide the design response: place, natural environment and celebration," COX said.

"Inspired by its surroundings and grounded in the stories of place on Wodi Wodi Country, the design proposal acknowledges the established character of its setting while creating a unique and timeless identity that sits harmoniously within it.

"The design proposal responds to its specific site conditions, acknowledging the vegetation, climate, wind conditions and solar access of the site."

The architecture responds directly to the site's position between Wollongong's urban core and its natural landscape setting.

COX identified views towards Mount Keira and the Illawarra Escarpment as defining features of the site, while the upper levels of the towers will also capture expansive views across the city and out to the Pacific Ocean.

The design team has positioned the tallest buildings closer to the rail corridor, where overshadowing impacts can be better managed while establishing a landmark built form on the northern approach into the city.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

Off-the-plan property explained: What is stamp duty?

The ASX-listed real estate firm The Agency have entered a trading halt on Thursday morning, pending an announcement which expects to see them ask for further investment.
The group say that to continue as a going concern, they are principally dependent on a raise of $5 million from the issue of convertible notes, which will be subject to shareholder approval.
They're also principally dependent on the execution of an amended deed with their main financier Macquarie Bank. 
The Agency still have a $12 million debt registered to Macquarie, which has been c<a href="/news/the-agency-gets-funding-extension-until-after-easter">ontinually extended from its initial March deadline</a>.
It had been due September 30, but that has now been pushed six weeks to November 14. The $5 million raise will be used to pay down its Macquarie debt.
They say they will need the continued support of creditors.
And whose to suggest a large portion of their capital raise won't be coming from the west of the country, where the last two injections of cash have come from.
It was back in May that the prominent Perth horse owner and breeder Bob Peters invested $1 million in the company through Peters Investments.
Shares will be halted until Monday. 
It comes after The Agency <a href="/news/the-agency-pursue-joint-venture-opportunities-posting-revenue-spike-but-continued-losses-due-to-write-downs">posted further losses in FY2020</a>, but The Agency advised the losses were mainly due to depreciation and amortisation and impairment of goodwill.
The total losses grew to $10.36 million, up on its $9.26 million loss in 2019.

The Agency enter trading halt ahead of $5 million capital raising

The recently departed Seven Network TV presenter Simon Reeve has listed the Gold Coast home he shares with his partner Linda Johnston.
Reeve has just left the Seven Network, with whom he is now in litigation, after border restrictions between Queensland and New South Wales prevented him from continuing his role as sports presenter on Weekend Sunrise.
The couple paid $848,000 for the Tallai home in 2010, when he was the Sydney correspondent for Sunrise.
Now they're seeking $1.1 million plus for the acreage and 1990s homestead.
Set on 7,735 sqm, the home has five bedrooms, three bathrooms and a home office.
In the grounds is a 14 metre swimming pool with accompanying cabana, as well as two fenced horse paddocks.
"You can very much sense that a family has been raised in this home - they have lived together, loved together, cried together and laughed together, but now it is time for a new family, to create their own life-lasting memories", the REMAX marketing advises. 
His future abode is unknown.

Departed Seven sports presenter Simon Reeve lists Queensland home

National Australia Bank has made cuts of -0.10 per cent to savings rates on Tuesday, becoming the seventh provider to cut savings rates over the last week.
Other providers who cut their savings rates include BOQ and ING, Canstar data reveals.

The bank also cut a number of term deposit rates by between -0.05 per cent and -0.15 per cent.
Canstar’s group executive Steve Mickenbecker noted that prices are down when it comes to saving rates.
“With the Reserve Bank supplementing bank fund raising with 0.25 per cent loans, banks are under less pressure to raise funds from savers”, he said.
“We have seen savings interest rates continue to slide through the pandemic.”
Canstar notes that savers have to actively manage their money or make do with modest remuneration.
“Savers have to micromanage their money by qualifying for bonus rates or switching savings accounts every few months to earn introductory rates, or settle for rates around 0.05 per cent.” Mickenbecker said.
He noted that these rates are likely an unanticipated consequence of the measure to fund businesses through the crisis.
The top saving rates from the major banks still sits with Westpac Life account.

Savings rates cut by NAB along with six other providers

Melbourne estate agents were relieved to be taking people through homes from Monday September 28, as the Andrews government eased lockdown restrictions earlier than anticipated.
And Ray White managed to score an online auction sale on day one, the first since the easing of restrictions.

“The online interest for this one was really amazing and virtual inspections also proved very popular,” said Ray White Craigieburn agent Daniel Diamantopolous.

On Monday Ray White Werribee agent Peter Krnjeta managed to take 14 separate prospective home buyers through properties.
“We’ve been talking about the pent-up demand for months now, but my phone literally did not stop ringing after the announcement on Sunday – the demand is incredible,” Mr Krnjeta said.
“People have been waiting weeks and weeks for this opportunity and there’s no doubt they’re now seeing a light of the end of the tunnel as transactions can now take place more easily, of course, in a COVID-safe environment.”

MD: The inspiration was to replicate the success of The Docklands Residences, a mixed-use development featuring the first new-built Marriott Hotel in Australia in over 20 years. I should say that the inspiration we had from an amenity point of view was from Marina Bay Sands in Singapore, which is famous for the rooftop infinity pool and pool bar and has now become iconic destination for many travellers in Singapore. Again, a development is more than just a concrete and materialistic finishes to us, but a place where people will live, enjoy, and talk about.

Good news has been announced for property seekers in Australia after a lengthy period of solely online research comes to a close. In-person property viewings will now be permitted as an amendment to Melbourne's <a href="/news/melbournes-level-4-covid-19-lockdown-what-you-need-to-know-0">lockdown restrictions</a>, giving buyers the freedom to partake in private one-on-one inspections. 

The new rules are effective today, however, there are still a few guidelines people must adhere to:

Time limits

Inspections will be limited to just 15 minutes.

Display viewings

Only one sales agent may be present at the viewing.

Group viewings

Those within the same bubble can view properties together, including housemates, or partner and children.

Travel distance

Exceptions will be made to the 5-kilometre radius rule, with property seekers able to travel to attend a viewing. However, you can only leave your home for a maximum of two hours and no travel to regional Victoria will be permitted. 

Last week Westpac economists also shared some <a href="/news/westpac-economists-project-significant-home-value-increase-from-late-2021">positive commentary</a> acknowledging that it would be likely that we could see a significant upturn in property values by December 2021, despite the impact COVID-19 has had on the economy.

Melbourne's new COVID-19 rules mean you can start viewing properties in person again

Former independent Member for Wentworth Dr Kerryn Phelps and wife Jackie Stricker-Phelps are again seeking buyers for their Potts Point ­investment apartment.
They initially put the two-bedroom apartment in The Rex building up for sale last year, but it was pulled from its December auction, when they were seeking $1.68 million.
This time round Phillips Pantzer Donnelley agent Debbie Donnelley has a $1.45 million to $1.55 million price guide for its October 8 auction.
The apartment has two levels with 127sqm space with views across Fitzroy Gardens and a car space.
The couple paid $715,000 in 2008, which was less than its $780,000 off-the-plan price in the block ­designed by Burley Katon Halliday in 2004.
There was a $1.4 million two-bedroom sale last month which was first sold at $750,000 in the Denis O’Neil-developed complex.
The couple will be hoping to ride the wave of price growth that has seen Dame Nellie Melba’s former old-style Macleay St apartment nearby under offer for a rumoured $6.625 million.
The apartment last sold for $4 million in 2016, but there had since been an ­extensive Xavier Hinde renovation, which included the purchase and utilisation of roof space, by the Burrell family from Adelaide.
Melba’s residency was in the early 1930s.

Kerryn Phelps relists Potts Point investment apartment

Channel 7 Morning Show co-host Larry Emdur is seeking to offload two near coastal ­investments.
There’s a 50sqm North Bondi apartment (pictured above) located in a 1930s art deco block of 12.
The one-bedroom has a living space with an ornamental fireplace, which has been renovated since Emdur paid $318,000 back in 2001 when he was hosting The Price is Right.
It was last advertised for tenants at $650 a week in 2018.
The last one-bedroom sale in the Brighton Boulevard block of 12 secured $1.06 million in 2017.
A Glen St, Bondi, apartment (pictured below), also recently updated, has two bedrooms, a stone kitchen and a new bathroom with bathtub.

Emdur has hosted Seven’s The Morning Show alongside Kylie Gillies since 2007, but has been on our screens since the early 1980s, when he was 17.
After moving from Melbourne as a baby, Emdur grew up near the beach.
Their estate agent son Jye told The Wentworth Courier his parents were set to reinvest the proceeds of two off-market listings.
They will retain a Bondi Beach unit bought for $375,000 in 1992.

The Ray White group welcomed today’s Victoria State Government announcement that private home inspections can return.
