International developer&nbsp;<a href="https://www.apartments.com.au/developers/spg-land">SPG Land</a> is preparing to re-launch its long-awaited $1.5 billion <a href="https://www.apartments.com.au/new-apartments/paradiso-place-surfers-paradise-103-ferny-avenue-surfers-paradise-qld-4217">Paradiso Place</a> development at Budds Beach, bringing a new price point to the Surfers Paradise apartment market.

The developer will release one-bedroom apartments from $825,000 and two-bedroom apartments from $1.24 million in the three-tower development.

According to Urbis, the starting price for the two-bedroom apartments is more than $400,000 below the weighted average sale price for comparable two-bedroom apartments in Surfers Paradise during 2025, which was pinned at $1.7 million.

Urbis reported quarterly average sale prices for new two-bedroom, two-bathroom apartments ranged from around $1.2 million to $1.7 million throughout 2025, peaking in the December quarter.

Paradiso Place is now moving into its formal sales campaign, with a limited early-release opportunity available ahead of the public launch.

The development will comprise 845 apartments across three towers rising 40, 41 and 44 storeys from a 1.15-hectare site spanning an entire city block. The towers will sit above a new retail precinct.

ASX-listed developer <a href="https://www.apartments.com.au/developers/stockland">Stockland</a>&nbsp;is continuing its push back into the new apartment market, filing plans for a prominent gateway site between Collingwood and East Melbourne.

The development giant, which moved back into the new apartment space when it announced Stanton Place in Sydney's Rosebery and have since filed plans for a 50-storey tower, are jumping into the off the plan Melbourne market.

They are hoping to create a mixed-use neighbourhood precinct for <a href="https://www.apartments.com.au/new-apartments/79-81-victoria-parade-collingwood-vic-3066">79-81 Victoria Parade</a>, replacing an existing commercial building with a scheme by <a href="https://www.apartments.com.au/architects/john-wardle-architects">Wardle</a>&nbsp;for 478 apartments,&nbsp;ground-floor retail, new public open spaces and a publicly accessible pedestrian laneway.

Wardle's design draws heavily on Collingwood's industrial character, using articulated building forms, brickwork and robust materials inspired by the suburb's warehouse and manufacturing heritage. The built form has been broken into a series of smaller volumes to better respond to the surrounding streetscape while extensive communal gardens, rooftop amenities and shared resident spaces are integrated throughout the project.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>

The online digital home loan platform Lendi and Aussie Home Loans have announced they have entered into an agreement to merge.

It has been mooted for a month.

The financial press had advised Aussie has 200 outlets and a $70 billion loan book that makes $50 million a year profit while Lendi is a loss maker, recently advising a $37 million loss with an $8 billion book.

Aussie has around 1000 brokers, and Lendi has around 200.

They intend for the proposed merger to "create a market leader in the Australian home loan market."

Lendi shareholders will hold the majority shareholding of 55 percent in the merged business, while Aussie’s current owner, CBA, will hold a 45 percent shareholding.

It will continue to provide funding for the Aussie Select branded home loan product.

The CBA chief executive officer, Matt Comyn said the combined business will have a stronger platform to offer "enhanced digital capabilities for Aussie brokers and a superior experience for customers."

Lendi CEO and co-founder David Hyman suggested it was an "exceptional opportunity" to drive the growth and digitisation of the two companies, both of which had "led disruptive change" in the Australian home loan market. 

Aussie CEO James Symond suggested the merger was another important step in the almost 29-year evolution of Aussie as Australia’s leading retail mortgage broker.

"We are currently posting record lending volumes through our network of over 970 brokers and over 210 stores and, by underpinning Lendi’s technology across our national broker network, we will further accelerate this growth and momentum.”

Completion of the transaction is subject to ACCC approval and other customary conditions.

It is expected to occur by mid calendar year 2021.

The former chief executive of Ferrari Australasia, Herbert Appleroth has listed his Rose Bay harbourfront garden apartment.

It goes to auction next February with $13 million hopes, a record for the suburb which has seen fresh records paid during 2020.

Appleroth paid $7.58 million off the plan for the three-bedroom garden apartment in the Bord De L’eau development in 2016.

He settled on the 218sqm unit in mid-2019, about six months before he departed Ferrari. 

The triplex apartment was designed by architects MHN Design Union. 

Appleroth, an heir to the Aeroplane Jelly fortune, then sought a bespoke design from interior designers Jo Lawless and Darren Palmer.

It is fully automated, with American oak floors.

It comes with Bang &amp; Olufsen sound system.

It comes with Vitroesa Italian sliders to its private garden designed by Will Dangar.

Property prices are expected to rise across multiple markets in 2021, according to ME’s head of home loans, Andrew Bartolo. 

He expects a resilient housing market that has weathered the economic pressures of COVID-19 together with lower interest rates will give homebuyers and investors’ confidence.  

According to a ME survey of 1,500 households conducted this month, 46 percent of owner occupiers expect the value of their dwelling to increase during 2021.

Only 5 percent anticipate a decline reflecting a substantial change from six-month prior when only 22 percent expected dwelling prices to rise and 25 percent expected them to decline.

Sentiment among those intending to buy or sell in the next 12 months will likely be "two-speed," he expects.

"Many will be looking to buy or sell as soon as possible, while others may delay their move until they feel more confident about their own personal finances and/or the economy.”

Buyer activity is expected to be up year on year due to so much of 2020 being affected by lockdowns and buyers and sellers waiting to see. 

“More investors will re-emerge in 2021 in search of income and capital growth.

"Record low interest rates will drive momentum across the market.

“Strong first home buyer activity will also continue, after a brief dip in property prices.

"Historically low interest rates, stamp duty exemptions, government grants and the absence of foreign investors will continue to propel first home buyers into action.”

He expects early 2021 is expected to be a bumper property season that will rival the traditional spring frenzy as buyers respond to a late surge in auction listings. 

“Topping the property trends in 2021 is the desire for ‘urban village’ living, related to the significant increase of professionals working from home," he noted.

“While there are still many challenges including unemployment, job insecurity and lower immigration, we’re seeing some positive signs: improved consumer confidence, stronger auction clearance rates, more transactions, and falling loan deferrals – generally considered proof of a healthier market."

Having secured the sale of their last luxury build, a luxury beachfront in the gated Beaches estate on the exclusive David Low Way on Sunshine Beach for around $10 million, the couple have paid $1.6 million for a 595 sqm site near the Noosa River.

The block currently homes a 1950s holiday rental which was fetching $500 a night.

But the Clout's have lodged plans for a boutique apartment project dubbed 7 William, which will be made up of two three bedroom apartments over three levels, and a one bedroom studio unit on the ground floor.

There will be parking for five cars, and two private swimming pools, one at the front and one at the rear of the property, both with a lounge deck.

7’s construction phase should begin by mid-2021, with a view to being complete within 12 to 14 months.

Melbourne’s inner west has been earmarked as a top buying target by property experts for the last few years.

Footscray, one of Melbourne’s inner-western suburbs with countless ongoing development projects, is a similar distance from the CBD as South Yarra but without the soaring property prices.

According to CoreLogic, West Footscray was amongst Melbourne's best performing suburbs post-GFC, with values rising over 30 per cent between 2008 and 2011.

The residential and mixed-use development, Live City, will only push Footscray’s value upward.

Delivered by R&amp;F Property, the $750 million, eight-building project is situated at 124-128 Ballarat Road and is set to offer as many as 1,450 apartments over the next six to eight years. Stage one of the development topped out in August, comprising 208 residences spread across 14 floors.

Designed by Elenberg Fraser, apartments are available in one, two and three-bedroom configurations, with features including a private balcony, views of the Melbourne CBD and expansive glass doors. Other offerings include reconstituted stone benchstops, concealed storage, timber flooring and premium appliances.

One bedroom apartments within the project begin at $350,000, with two-bedrooms priced from $460,000.

2. Liberty One

Another property to watch in Footscray is Bensons Property Group’s Liberty One development on 1 Warde Street. The development offers 350 one and two-bedroom residences.

Designed by CHT Architects, Liberty One’s features include premium oak floors, stone benchtops, high-end kitchen appliances and private balconies.

Located within the Joseph Road Precinct, the project offers residents close access to alfresco dining and retail spaces, as well as amenities such as an outdoor cinema, gym and residents’ lounge.

Newly built or off the plan properties up to $1 million in purchase price receive 50 per cent discount on their payable stamp duty thanks to Victorian Government initiatives. The November 24 budget revealed substantial discounts for buyers purchasing properties prior to June 30.

One-bedroom apartments in the project begin at $396,000, with two-bedroom properties from $630,000.

Footscray, an affordable inner-west suburb of Melbourne, is a similar distance from the CBD as South Yarra and sits within an area earmarked by property experts as long-term price gain potential 

New developments to secure in Melbourne's Footscray
