International developer&nbsp;<a href="https://www.apartments.com.au/developers/spg-land">SPG Land</a> is preparing to re-launch its long-awaited $1.5 billion <a href="https://www.apartments.com.au/new-apartments/paradiso-place-surfers-paradise-103-ferny-avenue-surfers-paradise-qld-4217">Paradiso Place</a> development at Budds Beach, bringing a new price point to the Surfers Paradise apartment market.

The developer will release one-bedroom apartments from $825,000 and two-bedroom apartments from $1.24 million in the three-tower development.

According to Urbis, the starting price for the two-bedroom apartments is more than $400,000 below the weighted average sale price for comparable two-bedroom apartments in Surfers Paradise during 2025, which was pinned at $1.7 million.

Urbis reported quarterly average sale prices for new two-bedroom, two-bathroom apartments ranged from around $1.2 million to $1.7 million throughout 2025, peaking in the December quarter.

Paradiso Place is now moving into its formal sales campaign, with a limited early-release opportunity available ahead of the public launch.

The development will comprise 845 apartments across three towers rising 40, 41 and 44 storeys from a 1.15-hectare site spanning an entire city block. The towers will sit above a new retail precinct.

ASX-listed developer <a href="https://www.apartments.com.au/developers/stockland">Stockland</a>&nbsp;is continuing its push back into the new apartment market, filing plans for a prominent gateway site between Collingwood and East Melbourne.

The development giant, which moved back into the new apartment space when it announced Stanton Place in Sydney's Rosebery and have since filed plans for a 50-storey tower, are jumping into the off the plan Melbourne market.

They are hoping to create a mixed-use neighbourhood precinct for <a href="https://www.apartments.com.au/new-apartments/79-81-victoria-parade-collingwood-vic-3066">79-81 Victoria Parade</a>, replacing an existing commercial building with a scheme by <a href="https://www.apartments.com.au/architects/john-wardle-architects">Wardle</a>&nbsp;for 478 apartments,&nbsp;ground-floor retail, new public open spaces and a publicly accessible pedestrian laneway.

Wardle's design draws heavily on Collingwood's industrial character, using articulated building forms, brickwork and robust materials inspired by the suburb's warehouse and manufacturing heritage. The built form has been broken into a series of smaller volumes to better respond to the surrounding streetscape while extensive communal gardens, rooftop amenities and shared resident spaces are integrated throughout the project.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>

Being able to spot a dodgy investment in today's sophisticated market isn't easy, but there are a few tell-tale warning signs to watch out for.

Most styles of investment out there are open to unscrupulous traps and scams, so a good general rule of thumb is to avoid opportunities that look too good to be true, advises ThinkForex senior market analyst at Matt Simpson.
He says that often, poor investments occur because investors buy in after glancing at equity curves with an enticing shape, not realising that these curves are based on closed positions, rather than open positions.
"If you're seeking a fund manager or signal provider to copy trade signals, there's far more to consider than the enticing shape of their equity curve.
"I'm sure you've seen plenty of trading systems with 100% win rates, with screenshots of win after win. Look closer and you'll see it's the 'account history' and not the 'open trade' section, so you're only seeing closed trades. The point is that they could be holding financial losses and providing signals to trades with small accounts."

<h3>Check company investor information</h3>

It's easy for investors to misinterpret company investor information. In fact, research undertaken by Macquarie University this year to explore the way that companies could present and distort information to influence the judgement of non-professional investors should serve as a warning to all.
Conducted by Dr Andreas Hellmann from the Sydney faculty of business and economics, the research found that the use of management commentary, strategic disclosure and design elements, such as graphs, in company investor presentations could manipulate the facts being presented.
The annual company report is broadly accepted as an accurate document to communicate financial facts between a company and those deemed accountable, such as shareholders.
This fact alone implies a subtle presumption that all information presented in annual reports is objective, neutral and, therefore, useful when making a decision about the company, which isn't always the case.
Dr Hellmann believes that more stringent regulatory parameters are needed to limit the ability of companies to manipulate the decisions of non-professional investors.
And while the federal government introduced the <a href="https://futureofadvice.treasury.gov.au/Content/Content.aspx?doc=home.htm" target="_blank">Future of Financial Advice reforms</a> earlier this year to improve the confidence of Australian retail investors in the financial services sector and to reassure people that accessible and affordable financial advice is within reach, the truth is that it's still very easy to fall foul of a poor investment.

<h3>Look beyond promised returns</h3>

According to Dale Gillham, chief analyst at private investments company Wealth Within, all too often the average punter looks at the promised returns rather than far more important information, such as the reputation of the company, whether they're an international player trying to break into the Australian market, and how they've performed in recent years.
"You need to be backing the best companies, rather than looking solely at their return on offer. So often, people look at the investments offering a good return, but you need to look at how the company is regulated, their compliances with organisations like ASIC, what licenses they have, their track record and, of course, always read the fine print."
Don't invest more than 5-10% of your investment portfolio into smaller funds, leaving the majority with larger and safer options. And before parting with any money, make sure you talk to a financial advisor, Gillham says.

<h3>Compound your returns</h3>

Even if an investment in a small fund does well, don't be tempted to invest further. Instead, slowly siphon the funds out of that investment and keep compounding your returns and place them into capital safer products, Gillham says.
"Sometimes, some of the smaller funds can be quite nimble and it can work out well quite quickly. However, you can also end up buying shares through these smaller funds that were cheap because someone was trying to dump poor stock quickly. The golden rule is that slow and steady wins the race."
Remember that volatility isn't something you can predict. Just because you've made a good return in a fund over the past 12 months doesn't mean it will do that again for the next 12 months. In fact, statistically speaking, high growth options often drop faster.

<h3>Know where your money is</h3>

Make sure you know where your money will be physically located and who will be controlling it before parting with a cent. Ensuring it remains in an Australian bank account is always the safest option.
If you're determined to control your own investments, you need to get to a point where you're 100% self-sufficient or know how to use external research as a tool to complement your own trading.
Gillham says the trouble often begins when people sign up to multiple services.
"This leads to analysis paralysis, probable over-trading and generally poor trading decisions. Ironically, it tends to be these same people who don't have time to do it themselves, who find themselves spending all their spare time reading newsletters, trying new services and cherry-picking signals in hope of that big win. No good? Then they move on to the next one, losing even more."

REIA welcomes no change on property taxes in Hockey 2015 budget

Three service stations in the NSW localities of Gundagai, Wyong and Salt Ash went under the hammer at Burgess Rawson's 100th portfolio auction. 
The one at 11 Dog on the Tucker Box Road (Hume Highway) Gundagai (above) , anchored by Shell-Coles Express, fetched $7.71 million.
The 14.94 hectare site with a major truckstop facility comes with an abundance of customer parking and bus/truck access.
A KFC, Subway, a 24-hour diner and cafe make up the rest of the property.
It earns a net $646,095 pa, with the Shell-Coles station making up nearly 48% of it.
At the winning bid, the yield works out to about 8.3%.
The selling agent was Rhys Parker.
The Salt Ash centre at 2893 Nelson Bay Road is leased out to the ASX-listed Caltex and fetched $4.7 million at the auction. 
Built in 2012/2013, it is currently on a 10-year lease to 2024, with options until 2039.
The site is spread over 2,164 square metres. 
The estimated net income is $275,858 pa + GST (Sept 2015), translating to a yield of about 5.9%.
The location is on the main road and has a traffic volume of 22,800 cars per day.
The Wyong station at 140 Pacific Highway fetched $1.25 million.
It is leased out to Westside Petrol for a 10-year period to 2025 with 3 x 10 year options.
The service station is a single tenant investment and earns a net estimated $87,964 annually, giving a yield of about 7%. 
There is a fixed 3% rental increase.
The tenant pays the outgoings (excluding land tax).
Wyong has a population of 154,976 people, which is expected to rise to 220,000 by 2031 and is less than 90 minutes from Sydney.
Both the Wyong and Salt Ash properties were sold by Rhys Parker and Darren Beehag. 
Commercial properties such as service stations are a big draw with investors because of a number of factors. The initial investment in a commercial property may be higher, but so are the returns, according to a blog on Burgess Rawson's website.
Also, major players as tenants means they take care of the outgoing payments, against residential property where the costs are borne by the landlord.

Three service stations auctioned at yields between 6% and 8%

The Christmas break is often a time when Australian expatriates buy properties back in Australia to eventually occupy as their home when their overseas assignments end. 
"We expect given the low Australian dollar, that this summer will see many more expats actively looking for a property back here in Sydney," estate agent Vicki Laing noted. 
"There are great buying opportunities for cashed-up expats given the softening state of the Sydney market."
The Australian dollar briefly dipped this year below US70¢ for the first time since April 2009, down from US81c in January 2015, and at US$1.10 in mid-2011. It was around 71c in mid-December.
Many see it going and staying in the 60s during 2016.
Vicki Laing said while the low dollar was having an emerging impact on the willingness of Australian expats to buy, there were many familial influences always motivating them to buy property in Australia including schooling issues.
"These are not influenced by the state of the dollar," she said.
Expat interest is beginning to emerge in select pockets highlighted in early spring when three of the five registered bidders for a Belle Manly auction offering were expats.
It sold for $4,550,000 under the hammer with the buyer from Singapore beating buyers from the UK and the USA for 8 Bower Street overlooking Cabbage Tree Bay.
But many agents aren't seeing any increase in expat numbers.
"I would like to say that the expats are back in strength given Australia’s currency is now at a six year low however that’s simply not the case," Mosman Richardson &amp; Wrench agent Robert Simeon said.
 "With the Australian dollar weaker, property is around 25% cheaper than the A$0.94c it was just 24 months ago for those who are paid in foreign currencies," Robert Simeon noted.

Lower Aussie dollar tempting expats to buy back home

Angus Raine of Raine &amp; Horne says that expats who are typically spending $3 million-plus for a future home in Australia need a buyers’ agent to identify good buys and to then negotiate the sale. 
“Because of the tyranny of distance and the amount of money they are spending, expats shouldn’t just rely on only their on-line research,” says Raine. 
And expats shouldn’t rely too heavily on the help of their relatives, he suggests. “They need experts to really work on their behalf.”
Buying near a good private school often heads the wish-list of expats with the desire for their children to attend secondary school often the trigger for expats to return to Australia. 
Potts Point estate agent Vicki Laing, from Laing Estate Agents, noted some expats rely heavily on their Sydney-based relatives to inspect, at least initially, possible purchases.
"In many cases, expats first identify potential buys on the internet and then ask their family to inspect the properties."
Shayne Harris of Savills Australia says parents really enjoy inspecting properties and representing their expat children.
“They are obviously proud of their kids and pleased to be on the ground looking after them.” 
But Harris says that over reliance on relatives can lead to issues and disappointment.
Buyers’ agent gave noted some vendors regard expatriate buyers as "wood ducks", or easy targets especially if the expat buyers unwittingly send a message to vendors that they have plenty of money, are poorly informed about the local property market and have little time to inspect properties.
Shayne Harris says expats tend to look for houses in good condition that can be rented immediately after settlement.
He says an expat can claim excellent negative-gearing tax breaks that might ease the reality that rents for top-end properties are significantly down.

Rental properties make money for investors through income and capital gains, both of which are taxable.

Depending on your annual income from investments, wages and other sources, tax can eat up a sizable chunk of your returns.

The Australian Taxation Office has strict rules about what costs and expenses you can and can’t use to reduce your tax bill. For example, you can only claim expenses for the period that your property was rented or available for rent.

You can claim some expenses in full in the tax year in which you incurred them but others must be claimed over a number of years.

As an investor, you’ll want to minimise the amount of tax you pay on your rental property and ensure the process of completing tax returns run as smoothly as possible. Here are some tips to help.
1. Keep paperwork in order from the start. Record all up-front expenditure when buying your investment as initial expenses form part of the property’s cost base and can help cut capital gains tax when you sell. Carefully file all investment-related receipts throughout each year to minimise headaches at tax time.
2. Pre-pay interest and other expenses if it makes sense for you.
3. When considering whether to repair or replace an appliance or fixture, remember repairs can be claimed in the tax year in which they were incurred while replacements often need to be depreciated over the item’s lifespan. This could make a difference to your investment’s costs and your annual tax bill.
4. Consider obtaining a depreciation schedule. These do cost but they may allow you to claim deductions for capital works and assets such as appliances that save thousands in tax over the time you own the investment. 
5. Handle tax in the same way as the names on the property title: if the property is held equally in joint names, for example, you both need to declare half the income and claim half expenses in your tax returns.
6. Beware of redrawing on your investment property mortgage for personal use. This changes the amount of interest you can claim as a tax deduction and may affect whether your property is positively or negatively geared.
7. Try to time the sale of your investment property so it settles in a year when your taxable income will be lower. This might mean waiting until you retire, take a break from work or start a business, for example.
8. If you plan to dispose of a loss-making investment, try to sell in the same year as a profit-making investment property so you can use the loss to reduce your net capital gain, and therefore your tax bill. Remember to offset capital losses from previous years against current-year gains.
9. Seek advice before buying property through a self-managed superannuation fund. There can be tax advantages but there are fewer benefits to negative gearing through super. There are also restrictions on what you can do with your rental property that don’t apply to investments you directly own – such as renovating and renting to relatives or friends.
10. Seek professional tax advice to ensure you’re claiming all you’re entitled to.

Minimise the amount of tax paid on rental property investment

Horsham has plenty of room for improvement in 2017, but improvements in the rural season may lead to improvements, according to HTW’s February 2017 update.
The valuation firm says the Horsham residential market is coming off a sluggish 2016, however, above average harvest yields produced this season may instil some confidence back into the region and the property market.
Despite the better rural season, the market is expected to remain slow at the top end with a limited buyer pool in this price range.
"We hope to see an increase in the volume of sales within the owner-occupier market ($300,000 to $400,000)," the report says.
"Local agents are already reporting an increased buyer interest this year in comparison to the same period last year, however we expect prices to remain relatively stable within this price bracket.
"Unit prices are likely to remain stable with interest from both investors and people looking to downsize.
"The rural residential market will again be closely watched with a low volume of sales and high volatility expected."
