Kennon describes the project as a once-in-a-generation opportunity.

"Positioned at the northern gateway of Brisbane's primary CBD corridor, this project represents a singular moment in the city's urban evolution, one that will not come again," the architecture practice said in the documents submitted to the Brisbane City Council.

"Where the airport and world beyond meets the city, the building will rise as a sculptural landmark, a defining piece of architecture that signals arrival into Brisbane and anchors the connection between the city and the communities to its north."

ASX-listed developer <a href="https://www.apartments.com.au/developers/stockland">Stockland</a>&nbsp;is continuing its push back into the new apartment market, filing plans for a prominent gateway site between Collingwood and East Melbourne.

The development giant, which moved back into the new apartment space when it announced Stanton Place in Sydney's Rosebery and have since filed plans for a 50-storey tower, are jumping into the off the plan Melbourne market.

The design report identifies the public realm as a central driver of the proposal.

"Collingwood has limited access to high-quality parks and public open space, and the proposal delivers valuable new areas for respite, social interaction and fine-grain retail activity."

The development would deliver a diverse mix of housing, including studio, one, two and three-bedroom apartments alongside townhouse-style residences. Two basement levels are proposed beneath the development, providing resident and retail parking as well as extensive bicycle facilities.

Wardle's design draws heavily on Collingwood's industrial character, using articulated building forms, brickwork and robust materials inspired by the suburb's warehouse and manufacturing heritage. The built form has been broken into a series of smaller volumes to better respond to the surrounding streetscape while extensive communal gardens, rooftop amenities and shared resident spaces are integrated throughout the project.

The planning documents describe the existing office building as offering little engagement with the public realm, with the redevelopment intended to create a more permeable and active neighbourhood destination.

The 79–81 Victoria Parade site occupies a strategic location about 1.5 kilometres east of Melbourne's CBD, at the threshold between Collingwood and East Melbourne. Rather than see the locally heritage-listed Alpha Cottage as an obstacle to navigate, plans integrate the landmark home into a new 18-storey residential tower, giving one of the suburb's oldest surviving residences a new role as the project's communal hub.

The development application covers a 1,177 sqm amalgamated site at 127-133 Lambert Street and 30 Shafston Avenue, where Zephyr Group plans to deliver 64 apartments above three basement levels. Designed by <a href="https://www.apartments.com.au/architects/joe-adsett-architects">Joe Adsett Architects</a>, the proposal carefully weaves the retained heritage cottage into a contemporary residential scheme, with the tower elevated above the historic building to preserve its presence within the Lambert Street streetscape.

Named after the native Australian Banksia flower, the project draws inspiration from its distinctive form through curved balconies, sculpted planter boxes and cascading subtropical landscaping that soften the building's profile.

As the design report explains: "The tower's identity is defined by its feature facade, drawing direct inspiration from the Banksia wildflower. The building departs from traditional rigidity through the use of elegant, GRC-moulded planter boxes that appear as if shaped by the breeze."

Plans propose 64 apartments, comprising 32 two-bedroom and 32 three-bedroom residences, across an 18-storey tower. Residents would have access to rooftop amenities including a swimming pool, spa, gym, sauna, private cinema, dining spaces and landscaped recreation areas, while more than half the site is dedicated to planting and open space.

The heritage component is the defining feature of the proposal. Constructed in the early 1880s and occupied from at least 1883, Alpha Cottage is recognised by Brisbane City Council as an important surviving example of Kangaroo Point's nineteenth-century residential development and as a representative transverse-gable timber cottage. Despite extensive redevelopment across the peninsula, the building has retained a high degree of its original form and internal fabric.

As part of the redevelopment, the cottage will be carefully relocated a short distance within its original allotment to facilitate construction before being returned to a prominent position along Lambert Street. Original verandah elements will be dismantled, catalogued and reinstated, while significant internal features, including timber flooring, wall linings, joinery, doors, windows and hardware, will be retained. Later additions, including the enclosed rear verandah, will be removed to better reveal the building's original form.

Once restored, Alpha Cottage will accommodate the building manager's office, mail room and parcel facilities, providing an active everyday use that supports its long-term conservation rather than preserving it as a static display. The heritage strategy also maintains landscaped space around the building, allowing it to remain visually distinct beneath the new tower.

The Heritage Impact Assessment concludes that "the proposal secures the ongoing occupation, maintenance and conservation of Alpha Cottage," finding the development would result in "no more than a minor impact on the cultural heritage significance" of the building while ensuring its long-term future.

Joe Adsett Architects have designed the tower to sit above the heritage building rather than overwhelm it, creating a clear visual separation between old and new. The development's flowing balconies, integrated planting and organic façade respond to Brisbane's subtropical climate while complementing the restored cottage below.

Banksia occupies a prominent corner in Kangaroo Point within walking distance of the Kangaroo Point Bridge, Brisbane River, ferry services, QUT, the CBD and the Woolloongabba precinct. Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>

The City of Parramatta Council has approved plans to build a 25-storey apartment building in Granville, set to be delivered by Chinese developer Starryland.

Located at 26-38 Good Street and 59-61 Cowper Street, the developer acquired the amalgamation of commercial sites from private owners for $36 million.

The 5,150sqm mixed-use site will offer 373 residences, along with residents’ communal gardens, barbeque facilities and 1,171sqm of retail space.

The developer, an Australian division of the Chinese publicly listed company Fuxing Huiyu Real Estate, has previously worked on projects within the Parramatta CBD, including the $550 million sold-out Promenade at Parramatta project.

According to Starryland’s managing director Hao Liu, Granville is considered an undervalued suburb in the Parramatta region.

“[It] is predicted to one of the upcoming Sydney hotspots”, Liu said.

The project aims to set a benchmark for quality design and finishes in Granville, sales manager James Swete said.

Situated in close proximity to the Granville train station, the project will focus on providing affordably priced apartments targeting first home buyers and young professionals.

“We don’t want to compete in apartment-heavy suburbs with expensive units", Liu said. "Which is why we believe in the areas in Sydney’s west which need more homes.”

Granville, which boasts some of the most affordable house prices in Sydney, has seen growing developer competition with the presence of multiple projects in recent years. Kew residential site marketed as having high end luxury residential development potential listed

The Victorian Premier Daniel Andrews has indicated that international students are unlikely to be permitted to return to their studies in 2021 despite the government desire for the international education industry to resume as quickly as possible.

Property investors awaits 1000s of foreign students to return to Melbourne, but it looks likely the typical February influx won’t happen.

Andrews said on Monday that it would be "incredibly challenging" at best, and it may be impossible for a resumption anytime soon. 

Last year education think tank, the Mitchell Institute found international students occupied more than 30 per cent of the accommodation in some inner-city and close-to-campus suburbs in capital cities.

The property consulting firm Urbis estimated there are 113,000 purpose-built student accommodation beds in Australia, and 45,500 in the pipeline.

The latest figures from the Federal Department of Education, Skills and Employment show around 30 per cent of Australia's 540,000 student visa holders were out of the country on January 10.

Most departures had occurred in New South Wales (60,000), Victoria (56,000) followed by Queensland (23,000).

Close to 100,000 Chinese students have departed, along with 12,000 from India, according to the department's figures.

Last week he noted "bespoke" quarantine facilities could be an option for his government. But he has since noted limits to the number of people who can be safely quarantined, especially as many Australians await their return home from overseas.

The Federal Government has asked the state to outline plans for the return of international students. 

A federal education department spokesman told the ABC that "no final plans have been shared with the Commonwealth".

"Larger numbers of international student arrivals will only be considered when Australians wishing to come back to Australia have returned in substantial numbers," the spokesman told the ABC website.

In July 2019, an estimated 144,000 students arrived in time for the second semester of study, according to the Australian Bureau of Statistics (ABS).

The Pikos development will provide four levels of basement car parking, as well as&nbsp;a port-cochere drop-off point for the public and residents to use.

Pikos has a workbook in Southeast Queensland of $1.3 billion, with a large portfolio in Kangaroo Point which is it believes is shaping up as Brisbane&rsquo;s hotspot.

Urban takes a glance at five developers operating in the ACT, one of Australia’s strongest rental markets with consistently low vacancy rates, to keep an eye on this year.

1. Geocon Group

Since its establishment in 2007, Geocon has risen as Australia’s fourth largest residential developer, according to the Housing Industry Association. The company has an annual turnover of $250-300 million and is now one of Canberra’s most successful developers.

“Geocon’s hallmark is architecturally-stunning buildings that deliver a new standard of contemporary living”, the company writes.

With several quality developments in the pipeline, this local development group is one to watch. Currently, Geocon boasts nine developments across the territory currently on the market. Among these are two Braddon projects, Midnight and Envie, as well as Belconnen’s three-stage Republic.

The third and final stage of Republic, Nightfall, offers a collection of 334 one and two-bedroom apartments overlooking Lake Ginninderra, designed by Fender Katsalidis. Investors and home buyers can secure a home in the development now, with one-bedroom apartments starting from $468,900.

2. JWLand Development

ACT property developer JWLand has become a significant player in Canberra’s residential property industry – well on their way to becoming a national leader in development. JWLand is known for their community engagement, quality design and precinct-style projects.

One to watch in the new year, JWLand’s current projects include the parkside living quarter, Campbell 5, located in one of Canberra’s most prestigious suburbs. Last year, the project won the Planning Institute of Australia’s ‘From Plan to Place’ award.

Other luxury developments delivered by JWLand currently on the market include Braddon’s. Founders Lane. The project’s fourth stage is to be launched soon.

3. Doma Group

Now recognised as one of the largest investment and development companies in the ACT, Doma assumes a strong place as one of Urban’s must-watch developers. Established in 1974, the Canberra-based group has since moved into several sectors of the property industry, including residential apartments, commercial offices, hotels, retail spaces and carparks.

With ten residential developments either on the market or soon to be launched in Canberra, 2021 is set to be a big year for Doma. Developments currently in their pipeline include Griffith’s The Archer and Dickson’s DKSN.

4. Core Developments

Celebrating only their tenth year operating in Canberra, Core Developments may be a newer competitor in Canberra’s property development industry but has continued to deliver high-quality developments in the ACT.

​​​Core has completed a number of projects in the Capital Territory. Recently completed projects include the successful residential development in Gungahlin, Mezzo. Completed in November 2017, the project featured 126-apartments across two towers of 7 and 12-storeys.

5. POD Projects Group

Canberra-based POD Projects Group have secured their place as a developer to watch following the recent completion of their luxury Gungahlin development, Ruby. Operating for nearly 30 years, POD has successfully delivered nearly 1,500 residential and commercial properties throughout Canberra.

National Enterprises&rsquo; Carl Residences offers first home buyers an accessible lifestyle in Brisbane, according to RE/MAX Experience&rsquo;s David Cotterill.

Located in Brisbane&rsquo;s Woolloongabba, the development offers a collection of 87 one, two and three-bedroom apartments less than three kilometres to the CBD.

&ldquo;These apartments are an exceptional opportunity for the first home buyer,&rdquo; Cotterill said. &ldquo;The overall design is sleek and modern, fit-out is stylish and high quality, and balconies are spacious. In fact, all spaces are large.&rdquo;
